Rosen Management

By far the worst management company that I have ever worked with… if this management company manages your association look for a different condo or be prepared to pay an arm and a leg to figure out a problem that they should be helping you with. I’ve had a leak in my house for the past two days (wall is drenched now and behind the furnace so drying it will mean uninstalling the whole furnace so that I do not get mold. Called the 24 hour emergency assistance and they were extremely rude and said no one would come out because it was after 8 PM… I called this morning when the office opened at 9 am and the receptionist was extremely rude and said he couldn’t help at all and there was only one person who could and she was not in the office… I even asked to speak to Randy the owner and I was told that this was not his problem… this is a multi unit issue so I cannot just fix it myself since the leak is not originating from my unit… something that could have been a low cost if emergency responders came out will now be insanely expensive since the walls behind the furnace are so wet.

Unfriendly website, archaic way to pay bills online has to be upgraded for customer convenience. On the top of that RMS charge you a convenience fee for payment online. But, on the very end that is in the line with the service they provide. I will appreciate any effort from the Owner and Management to improve the service as the Owner promised years ago.

This is absolutely the worst management company in existence.
The woman I had to deal with Alexandra, was a nightmare. She was rude when you did get to speak to her and lacked all customer service skills.
She was great at lying as well as being incompetent.
I called her one day 4 times and l never received a returned call. Always an excuse that she was not available.
Her customer service skills may have been learned from the President Randy Rosen… he too does not return calls.
I feel sorry for anyone that is in need of their assistance… they just don’t care

I was a little worried moving into a place run by a management company with such low stars… but it seems like every management company in the city has similar ratings!
So far I have had a great experience with Rosen, after a few bumps in the road during the buying process. My rep, Christine, (although not warm and fuzzy) is prompt and helpful and especially responsive to emails. If she can’t answer my question, she passes it on to the person who can instead of just giving me another number to call myself. Also, I know our assessments are a bit high but the vintage buildling (1930s) and courtyard are beautifully maintained. I’ve only lived here for a little over a week but I feel good about this company so far. Also, being able to manage payments, documents and requests on the website is quite handy.

I haven’t even moved into my Condo yet and already have problems with them. I had to push my closing date back because they haven’t gotten the paper work in and their communication is horrible

Rosen Management is a completely horrible company. We are paying about 250% more then what surrounding condos in similiar sized buildings are paying for assessments.
What is worse, is that we receive no services. If you call and have a questions, they simply don’t respond. If you ask to review documents, like where your money is going, they ignore you.
We have not had a meeting in over six months. I am really not sure what they do except charge us fees. I wish this was a joke, but sadly its not.
Please avoid this company at all costs.

Most of the reviews I write are happy ones. I like it when I company or restaurant I love gets more business! I rarely bother writing about a company I have a bad experience with.
I make an exception for Rosen Management. My experience with Rosen over the past ten years has gone from bad to downright awful. We have a critical building issue right now that is being handled so poorly I feel like crying. My condo board is busy with their own lives. The board has hired Rosen to take care of things.
Okay… humor break.
Want to hear a totally not gross rat poop story? You might as well get a laugh out of reading this, right? One day I saw something that looks like rat poop in my garage. Don’t even ask how I know what rat poop looks like. So I call Rosen to please have someone out to see what it is. Rosen says, if I want it checked, I can wait three weeks for our building exterminator’s next visit. I think, that sounds okay.
Then I am thinking IT“S A RAT, it has to be dealt with right away, right? I called again. t might even crawl up the walls into someone’s apartment. Rosen emailed me. «Don’t worry, the janitor put rat poison in your garage.» I threw a total hissy fit. Rosen said they used Rat poison — without asking me first of it was okay! I called the janitor. «Did you put rat poison in my garage?» He replied «Nope. I could not even get into your garage even if I want to. I do not have your key code.»
These phone calls and emails are way too stressful. Yes I pay high assessments, but I finally just gave up and called an exterminator. He was here for all of ten minutes. The exterminator said it wasn’t rat poop, it was a motor oil spill. And get this. There was no rat poison put out in my garage at all. None. Why did Rosen say they put rat poison in my garage? Beats me. No clue.
Our building is trying to find a more hands on management company. One that cares.
I wouldn’t be surprised if Rosen writes a rebuttal to this; they had my last review removed.
Bottom line: If you have time to keep calling or emailing them, Rosen may be okay. If it’s an emergency, they are great. If if it’s not an emergency, be prepared to make many, many phone calls, playing lots of phone tag, and emailing back and forth. The property managers are just too busy to give any one building very much attention.

I’m currently renting from a building that uses this management, and I must say that I’ve rented from a ton of different companies and this one is the worst. Very snarky emails. There is no warm welcoming feeling from this company.

One of the worst companies — property management or otherwise — that I have had the misfortune of dealing with. Purchased a unit in a building «managed» by Rosen several years ago. They were difficult to deal with when living in the building, but even worse when trying to sell a unit.
Communication is horribly lacking. Emails and phone calls to multiple employees were left unanswered and unreturned.
When selling a unit, they did not respond to multiple requests from me and my attorney for necessary closing paperwork. On the day closing was scheduled, the only items missing were the paperwork they were responsible for. In a panic at 9:05am for a 10:00am closing, this was the actual dialogue when calling Rosen:
me: I’m trying to reach [Property Manager]
Receptionist: she’s not in, can I transfer you to her VM?
me: how about [Assistant Property Manger]?
Receptionist: she’s not in, can I transfer you to her VM?
me: how about [Sales Coordinator]?
Receptionist: she’s not in, can I transfer you to her VM?
me: maybe you can help me, I have a closing in 55 minutes…
Receptionist: I can’t help with any property management. I have other calls to tend to.
Avoid this management company even if it means buying or renting a different place!

DO NOT HIRE THIS COMPANY!!!
We hired them for a year and they promised us the world. When we first met with Mr. Rosen he assured us that he will help us with our gas because it was always really expensive. He said they work with a different company and that they could save us money. Six months into their contract we found out they have not been paying our gas bill and our balance was over $ 20K. We did a special assessment just to cover the gas bill, gave them a notice that we will not be renewing our contract with them. I just found out that the gas company is about to turn our gas off and Mr. Rosen has not responded to this matter.
His staff is completely unprofessional.
This has been the worst company to deal with.

Rosen Management (and Mike LoBono specifically) are the worst property managers in Chicago. They are completely unresponsive and when it comes to addressing urgent needs of a property, they do a very poor job in coordinating the necessary repairs. I would not hire this company for anything.

I wish it weren’t so, but in my experience it is. I am the Board President of our 21 unit Condo Association. I worked with 2 property managers and 1 property manager assistant during my time on the Board. I found the experience to be very time consuming on my end, chasing down where we were at with projects, following up on small tasks and sorting out what I would call normal, day-​to-​day property management tasks. I don’t know if they are overworked and managing too many properties, I was never given an explanation as to why so many things for our property fell through the cracks. We had a project slated to be done in 2012 and by the end of 2013, it had still not been completed, because of what appeared to be their lack of management skills. We decided to go with a new company in 2014 and Rosen made the transition very challenging and a lengthy process. After learning even more from our new condo lawyer and property managers, Rosen had set many of our accounts up incorrectly and filed documents with the state in a way that would not be considered a «best practice» in condo management.
They were our Associations property managers for about 7 years (I have only been in the Association for 2) and from what I understand, the relationship started out well, in the beginning, but was not maintained. As their fee kept increasing every year and our service continued to decrease, they left us with a property that was not being maintained, so we decided we had to go a different route.
They are nice people and I hope they can make the changes necessary to figure out how to better service their customers.

I’m surprised that Rosen has received bad reviews. As I’m typing this review, there is currently a 6 man crew shoveling the parking lot and entrance! They were here on New Years Day shoveling the parking lot as well, after 3 – 4 inches of snow fell.
I receive prompt responses pertaining to any issues with the electronic gate and other issues that arise. I don’t think anyone would have been able to use their vehicles without the level of dedication these guys have!

After reading all of the posted reviews for Rosen Management (RMS), I couldn’t get over the similarities between my experiences and those of other reviewers. I also find it remarkable at how RMS has managed to provide a consistent lack-​luster level of performance. Would like to assure everyone that the poor reviews about this company are sadly true; having experienced many of the situations posted on this page myself.
First off, their customer service is the most dreadful I have every experienced due in part by: (1) the appalling behavior their staff demonstrates towards property owners, (2) complete inability to provide mutually agreeable solutions for all involved parties, (3) their incompetence to form rudimentary logical thoughts aimed at finding a solution for their customer (which is me in case that was unclear to RMS), and (4) their beyond terrible customer service.
RMS is notorious for replying to e-​mails with their typical one line e-​mail response of «that is the home owner’s responsibility»; even when the customer is merely asking a general question that RMS should already have the answer too. The only thing they are fairly mediocre in is depositing your checks every month and while the owner of RMS, Randy Rosen, may appear to genuinely want to help customers from the comments posted below. However I would like to congratulate anyone who is lucky enough to have actually spoken to him since I have not been able to connect with him nor has he returned any of my voicemails. So if your building/​condo board is looking for a new management company; I would NOT recommend this company to perform admirably in that role.

Well, it is no surprise that Rosen Management has only 1.5 stars. I am surprised they have that much. I can’t understand if they are understaffed or just highly unprofessional.
First, I want to say that I feel absolutely sorry if you are a renter or homeowner and you have to deal with this company. I’m sure all of you have requested something from the management company and have no received a response. I requested something from Rosen on Monday. I have written an email every day and even called on Wednesday for a particular response. Five times I have reached out now, and once I was told, «Oh, it’s on it’s way.» That was 2 days ago. I have contacted 3 different people and no one has the professionalism to at least say, «Hey, sorry we are overwhelmed. I will get to you soon.» I actaully got an «Out of Office» response from one person.
UPDATE: I just received this response: Yes, I will respond today.
Funny, that’s the same thing you told me on Wednesday. Oh, and look. No apology for the delay. Remember customer service? I may not be the homeowners or the renter, but I represent them. I am working for them.
UPDATE 2: I decided to give her the benefit of the doubt. Fool me once… It’s now 6PM and she never gave me a response.
Unprofessional.
I will tell you this. If I was looking into a property and found out that Rosen Management was managing that building, I would back out immediately.

I could go on and on and on, but bottom line on top: Do not use this company. DIY, you are way better off!

I’ve been on the Board of my Condo Association for nearly 4 years. It’s a 40 plus year old building with some ongoing maintenance concerns (not unusual) and some challenging owners/​tenants (maybe a bit more unusual than some, but standard from what I’ve heard from other Condo Boards). Overall, it needs a project plan and a manager to execute said plan to maintain a building. We were self managed the first 3 years. We have some challenges with owners and larger maintenance projects. We thought RMS could help. We met with Randy several times before signing to discuss our scenarios and he was full of promises. We bought it.
That being said, RMS was abysmal. Phone calls are not returned, emails go unanswered and even the most basic requests (pay a bill, here is the invoice, address, amount etc… just write a check guys and mail it!) needed 5 emails and 3 phones calls to be accomplished. It took them 2 months to pay our snow plow vendor. We reminded them weekly in emails and phone calls. First the lost the receipt, then they sent it… but it was never received then, the dog ate it…
We could have done the minuscule amount of tasks they did ourselves, four times faster, done once, done right and with ten times the satisfaction. Basically, we just pad them to aggravate us for a year. The only thing they did consistently was pay themselves a monthly fee.
We could barely get them to pay our bills and collect assessments. We had to assist in some way every month, hiring and paying most contractors ourselves becuase they were unable to respond to general maintenance and definately could not handle emergency maintenance issues. The vendors they hired to come out and look at our boiler actually did further damage and left our boiler in an extremely dangerous condition. They drained the water tank and left the gas on, heating an empty, metal tank! Kaboom! Thank goodness we had our own people check on it after their vendors left us in peril.
While the staff was merely incompetant, Randy was beyond rude. When we asked for follow up on status or projects, we were met with silence. We asked for a project plan, it was as if a 3^rd grader had written it, and no follow up was ever done without 4 or 5 emails and phone calls to prod them. During a meeting, when we confronted them with dates and times of unanswered phone calls, emails (second requests, third requests, fourth requests, etc…), our assistant project manager was able to point to one sole email he sent to us that went unanswered. I apologized and asked Randy if it that ever happened again if they could send us a reminder as we do for them when there are unanswered emails and he screamed, «NO! We are not going to baby sit you!» Really Randy? Because we paid you for a year to baby sit you and your assistant property manager… hmm.
Ultimately, we severed our contract with an attorney. They have a tricky automatic renew clause in the contract and had we not used an attorney, they would still be taking our money. The «bank» they use is a unknown, small time non FDIC credit union in Arizona! We had a hard time finding, let alone getting our own money back from them even after we severed the contract.
The irony is that RMS was recommended to me by an associate. He is thrilled with their service, although I have to question how invovled he is with the day to day operations of his Assoiaction and operations of his Condo. They had a different representative with RMS and she must be a gem.
I could STILL go on and on and on, but bottom line on top: Do not use this company. DIY, you are way better off!

I received a call at work telling me my unit had flooded. I’m on the second floor of a three story building. The complex has two separate buildings with 15 units each. I returned home to find my carpet ruined and bathroom floor flooded. Water was going into the first floor unit as well. I started cleaning up immediately to stem the flow of water to my neighbor downstairs. Rosen sent a «plumber» out at days end to check my equipment, which was in perfect working order. He indicated that he’d been working in the other building and was not responsible for the occurrence. A crew of City workers had shut off the building main to complete a water main street project. All relevant information was communicated to my insurance company the same day and it was initially believed that the City caused the problem.
My policy didn’t cover the back-​flow coming up through the toilet, so I had to pay out of pocket for everything. My insurance company indicated that the City was responsible for the damage, based on the information and documentation that I presented to them, including the orders for the water shut off and pictures of the work in progress on the street. My carpeting was matching in three rooms, so replacement necessitated removing heavy furniture to have new flooring installed. A daunting task for a single woman in her late 40’s who was in graduate school. My property was listed for sale at the time and I had to pull it off the market due to the damage.
When I went to recover my losses from the City, who is also my employer, the «plumber» Rosen dispatched didn’t remember visiting my unit and indicated that he had been working in my building the day my unit flooded. Rosen kept no records or logs about the incident, or calling me at work demanding that I get home immediately. I was time barred from filing to recover my losses against their so called «plumber.» Rosen’s property manager suddenly disappeared the same week that my case was going to be heard in court. Neither the City nor myself could reach her. Ironically the Corporation Counsel lived in a Rosen property as well. She non suited my case sparing me from additional expenses. I lost $ 300.00 filing in the circuit court, in addition to the money expended to replace my flooring and emergency service which cost $ 500.00.
The first Rosen managed project was to install emergency lighting in the hallways. The hack electricians they hired used exposed conduit in the finished hallways. I’ve been an electrician for 28 years and the job was not done to Code, nor were proper permits pulled from the Department of Electrical Inspection. Large holes were left in the drywall ceiling allowing bugs to enter, which became an issue later. Lighting that was missing covers were not replaced. Initially Rosen indicated that the job was unacceptable, but never did anything to correct it. The hacks they hired showed up on the job with folding chairs to use as ladders and shorts. The workmanship on the conduit itself was horrible. Four years later they’ve never even painted the conduit to make it blend in, replaced the missing covers on the lighting, and the holes are still in the ceilings.
Unethical, dishonest and incompetent are three words I’d use to describe this management company. If I were still on the condo board and had decision making power, I’d fire them.

Now that my building has been with a new management for 2 years, all I can say is OMG!
I would not wish this Rosen Management on my worst enemy.

I can see I’m not alone in my opinion of Rosen Management. Although I did not read any reviews regarding Randy Rosen personally going off on them. I have the pleasure in writing this review with the firsthand experience of Randy Rosen’s extreme verbal rudeness. There is never a reason to be rude or yell at a client especially when their condo is being damaged by rust colored water and debris. In the time of need or crisis, do not expect help or sympathy from this management company. Expect to hear, «it is the day before a holiday weekend, you will be lucky if we can get someone out four days from now to look at the problem».
If this were my job and my company, I would personally be out helping my client. I hope this personally saves someone from living or owning in a building mismanaged by Randy Rosen.

Correction to my previous review since I got a harassing email from someone who obviously works for Rosen.
One of the people who lives in my building is an accountant. They audited Rosen’s books and their expenses/​receipts for what they had been charging the association. There were MAJOR, MAJOR discrepancies, missing receipts (i.e. charges for things for which there was no receipt), missing money and overall very, very poor management. The bad reviews are very truthful regarding this terrible business. I’m absolutely floored they were able to hoodwink so many people. Thank God for Unilocal — hopefully people will do research and avoid this company at all costs!
