Terrazio Apartments

I am current resident here and I HATE it. I’m counting down the days for when my lease is up. The insulation here is terrible. You literally hear EVERYTHING! People talking in the hallways, when my neighbor is simply talking in her living room, when she runs her dish washer and washer and dryer. It’s insane. I feel sorry for the people who actual own units here. Also, I pay $ 200 for parking and the garage door doesn’t work on a regular basis. I’ve had to pay for street parking a few times because I couldn’t get in. If you have an emergency after office hours, good luck. Getting someone from maintenance is almost impossible. On top of all that, the office continues to lose my packages. They sign for them, but they mysteriously come up missing, and then they blame it on the carrier. It has happened with UPS, FedEx, and DHL. The process for them receiving and accounting for packages is just terrible. The Terrazio is the best pricing in the Southloop, but it’s not worth the money. Trust me!

I’ve been living here for 6 months on the 7^th floor, and have been pretty happy so far. Management has turned over since I moved in and both managers have been nice and accommodating. The building is gorgeous and has a great view of the city — and I have spent many days on the rooftop «working». I moved here from a 2 bedroom house in the suburbs, so moving in was an adjustment, but the building staff and my friendly neighbors have made it an easy transition.
Some things that probably would have helped me before I moved in.
I live in a 1 bed /​1.5 bath. Overall my bills have been stable since moving in — around $ 70 per month for ComEd. My rent and parking are set at a very competitive price and management will provide you with incentives to move in. The gym isn’t great, but I primarily use this as an alternative to going to my main gym, especially if I work from home. There is definitely a bit more noise than living in a 2 bedroom house in the suburbs, but I can easily mask this by closing doors or windows. Parking for guests can be a bit of a hassle but there is free parking on Sundays and you can use SpotHero. There is a Mariano’s nearby which actually ends up being cheaper than the Jewel by Roosevelt, and there are a couple of nearby corner shops. It’s nearby the green line and the red line so transport has never been an issue. For those that have dogs, there is a dog park a block and a half away. And you can walk to Soldier Field or Chinatown! It’s definitely a mixed building that reflects the neighborhood, with older people and professionals, and there are some younger kids.
I would definitely agree with Scott E’s review — it’s a great building for the price, and as long as my rent doesn’t jump up I’ll resign :)

This place is all over Craigslist. You see the pictures and it looks like a hotel and then you go view the units and they are the size of a box!

Been living here for about half a year now in a 1bd/1.5ba. My partner and I found this place had almost everything on our «nice to have» list and everything on our «must have» list. Overall, we’re very happy with the building and management. The building is less than five years old and everything is very modern, something we didn’t find in a lot of other places we looked in this price range.
Pros:
Indoor garage (although it could be cheaper)
Balcony in unit and public grilling area on roof
Management is super friendly and attentive
High ceilings, hardwood floors, overall very modern units
In-​unit washer/​dryer and independent HVAC/​thermostat
Stainless steel gas stove/​oven, dishwasher, granite counter tops
Fast elevators
Cons:
The pool is a joke, it’s mainly for appearances/​aesthetic
The workout room is pretty mediocre, but it gets the job done
Thin walls, but we’ve never found the noise to be an issue
Lots of other reviewers seem to be complaining about other tenants, but most of the people I run into living here are other young/​middle-​age couples. There are a few students, and every few weeks we smell pot from outside, but I don’t think that’s uncommon for apartments in this area in this price range. If you don’t want to live with college students, be prepared to pay a lot more to live in one of the many more expensive apartments near by.

We have lived in the building for two years. We are a young professional couple. In the beginning the complex with great. It was filled with other young professionals with occasional parties heard from next door neighbors due to the paper thin walls. Now, this palace is turning into party central with young students and young partiers more and more. The building has falling off. Currently I’m woken up at 2am by our neighbors partying with loud music and screams. Pissed! Cannot wait to get out of here fast enough. The cleanliness of this place has also fallen down as well. It is not what it used to be. It is now turning into a frat house unfourtuantley. All good things must come to an end apparently.

I cannot get out of here fast enough. This place is so awful, I am moving out before my lease is over and paying double rent. I give it one star because the spaces are nice, large, and have nice finishes. But, the staff make this building unlivable. They have come into my apartment numerous times not to fix things without my permission and I have a dog! I have told them multiple times they need to call when they need to get into the apartment. The common areas could be nice, but neighbors don’t take care of things, the place is trashed, never cleaned, etc. Don’t fall for this trap. There are better and more affordable places in the Sloop.

Yes, don’t let these «luxury units» fool you. The area of town is far too crappy for this pricetag. There is no convenient store open past 9pm in the area. The neighboring buildings don’t fit the bill of what this property is trying to market. The area is not the South Loop– definitely falls in the Near South Side (no good). The hallways are not kept up at all, you can smell everything that anyone on your floor is cooking, and there is no sound privacy. If you like to entertain at all, your neighbors will complain. But, the worst part of all is the management. These people have no regards for customer service feedback. This place will be a dead zone within the year. No one make the mistake of signing a one year lease here. You will pay the termination fee to just get out.

Secured access means nothing here because people open the door for anyone. Residents and their guests scream and party all night long. More than once, someone urinated in the elevator. Hallways and elevators always smell like weed. It’s way too expensive to be this ghetto. Don’t be fooled by the nice finishes. We stayed for the length of our lease and then RAN as fast as possible to get out of here.
It’s super nice looking and one of the less expensive places in the Sloop so it’s full of Columbia students who have no respect for their neighbors.
