Rebecca and her team run a top notch service here. They have a vast array of properties to choose from for all budgets and areas of Columbia. They have a strict set of rules which are understandable so as to keep their owners happy and keep the properties from falling into disrepair. I have had many friends/​siblings rent from them and enjoy their experience. I have not but I have been in able to witness the application process and the business. I decided to live at home because free is the best rent but I strongly suggest giving these people a try. In my experience I have rented from a great rental company (Bollin Ligon Walker) and a not so great rental company (Landmark resources) and I can tell you CPM is as good as BLW if not better in the world of Columbia SC property management companies.
To those parks and rec fans, Ron Swanson would be proud to name this company «Very Good Property Management.»

I applied to rent a home through this company while living about 800 miles away, I was unable to see the house, but from the pictures it looked nice and updated. I spoke to the company and was assured that it was a nice and well-​maintained home, and I trusted that because I have rented prior to moving in 3 states and I’ve never had an issue. I paid the security deposit and had the movers set to arrive at the house a few days after I arrived in Columbia. When I first saw the house I was in disbelief at its condition. It had not been painted since the original listing of the house more than 6 year ago, the bathtub was full of mold, and the bedroom smelled like smoke. I hadn’t provided them a signed lease, so I told them I wasn’t going to sign a lease, and I would appreciate my non-​refundable security deposit back due to the condition of the house. They refused to refund me, or tell me what they were going to do to make the house habitable, so I walked away. They made me fill out paperwork as to why I was terminating the lease I didn’t sign and didn’t assist in finding new housing, they also told me it was up to the property owner to refund me my security deposit. In my opinion, the money should have been held in escrow and not given to the owner. If you’re moving from out-​of-​town I do NOT recommend Columbia Property Management. If you’re local, make sure you look at the house before you give them any money.

You’re probably reading this trying to decide if you should go with Columbia Property Management or another company. You’ll probably notice this on your own, but just in case, I would like to point out that in the owner’s response to every single complaint is that the customer is always at fault, and the company is always correct. The company never offers to go out of its way to make the customer happy.
Running a successful business is a matter of give and take, the customer isn’t always right, but apparently in the eyes of Columbia Property Management, the customers (or their feelings about their potential homes) are never right. Do you really want to do business with a company like that? Probably not!
I wish I had taken photos of the mildew in the tub and somehow captured the smokey smell in master bedroom of the home. I also wish I had recorded the «realtor’s» cluelessness when I asked if the property would be painted and updated. Oh well, you live, you learn! Let my mistakes be a lesson for you in dealing with this company.
If you’re a renter, I recommend many of the other wonderful property management companies in Columbia, and if you’re a homeowner I would be very wary of the quality of maintenance your home will receive with this company. Maybe you’ll pay a little more with another company, but at least your investment will be maintained.

Terrible, terrible, terrible. I am floored at how this company handled a potential customer. I called the office to set up a viewing of a property. First, instead of setting up an appointment with me, I had to call the agent’s cell to set it up, no answer. When he called back I had to coordinate it around their schedule. We finally arrived at meeting at 10:45 the next day (which I had to spontaneously take off of work to do).
On the way there I called his cell at exactly 10:45 to let him know I was running a little late, he did not answer. I arrived at the property at 10:50 and no one was there. I figured he may be running a little late as well, so I waited about 10 mins and called him back, no answer.
After 20 minutes of sitting in the sun, I called the office to find out where he was. The 1^st lady I spoke to said she would call him to find out. 15 more minutes later I called back again to see what was going on, the 2^nd lady said she couldn’t find who I was talking to and would call me back — I think it would be worthy mentioning that they were not the most pleasant people to speak to. 30 minutes and no follow up later I called back to see what the deal was. I spoke to a 3^rd lady who seemed really annoyed at me because I told her I had called multiple times and I was still waiting. After receiving this kind of customer service I told her just not to worry about it because I wasn’t going to deal with a company that treated it’s customers this way. I got no apology at any time and all she could say was OK and then hung up on me!
Running tally:
3 bad customer service employees, almost 2 hours of wasted time, a no show employee, and a partridge in a pear tree.
I should have read the Unilocal reviews before I set this meeting up and I would have avoided wasting my time, gas and taking off work to accommodate their schedule. Thank you Chris for wasting my day, and thank you to the office staff for living up to the negative reviews on here. I work at a place where I am asked about places to live and rent from in Columbia all the time, I will definitely be mentioning Columbia Property Management, LLC as the #1 place to STAY AWAY FROM.

This property managementcompany seems to handle a lot of rentals in Columbia, unfortunately.
The good– they have a lot of rentals, the office staff is professional and knowledgable.
The negative– their leasing agent, the condition of the advertised properties, the price.
I filled out the application online, paid my $ 45 app fee, and made arrangements to drive 7 hours roundtrip to see properties in Columbia. The leasing agent met me at the first property. The current renters waited outside while we took 90 seconds to look around. The second property was either photoshopped or taken the day the place was built. It barely resembled the pictures, and was disgustingly dirty. Tenants had been moved out for at least a month, according to the agent, yet the place hadn’t been cleaned, and there was no electric. The carpet in the living room looked like a pack of wolves had made a kill and feasted there and the smell matched.
I told the agent what I was looking for and asked if there were any other properties for rent to consider. He shrugged his shoulders and said, «I don’t know. I will call you if something comes up as the end of the month comes.»
I didn’t hear back from the leasing agent, but I did check their website and saw more properties that matched what I wanted. It ended up working out, because as I looked at other properties, I found Colapro rented higher for comparable properties than other management companies, and it is apparent their higher prices do not come with better customer service or upgraded properties.
