Location is great not going to lie. But the units are maintained absolutely terribly. Staff write-​off all signs of maintenance trouble and do the absolute bare minimum in order to keep collecting rent. The units are definitely not worth the prices you pay. Connor group continually jacks up your service charges which get lumped together with a steep trash bill every month. Probably the worst impulse decision I had to move in last summer and can’t wait till I am out of my lease to say goodbye to this place and the Connor group!

I have lived here for 2 years. I would recommend due to quality, price, low noise units and friendly staff. Check them out if your new to the area or just looking for a new place to live

TERRIBLE. DO NOT RENT HERE. I, apparently like others here, had to make a quick decision for a place to live for the summer, and decided to rent here because of the location and amenities. Little did I know the problems I would have with this place. The staff is nice enough, but they completely lie to you about the charges you will incur while renting.
First. I had to pay hundreds just to apply. Then, I had to pay an «administrative cost» ie non-​refundable deposit for no reason. Then I paid another deposit which they decided to take all of once I moved out, even though there were absolutely no charges for cleaning, etc my apartment. Then I have to pay a $ 200 utility payment because, as they had told me the entire time I was there, it was a month behind. Then I get ANOTHER bill saying I owe an additional $ 80+ because the billing is apparently TWO months behind. The amount of hidden charges at this place is absolutely ridiculous. On top of all that, which is bad enough, they charge me over $ 100 for what they assert is a utility charge I owe, although I am thinking it was what a prior tenant didn’t pay and they are making up by stealing from me. I had no clue what I was getting myself into when I rented from this place. Unless you like to pay hundreds on hundreds of dollars of hidden costs that the staff will plain lie to you about, do not even consider renting at this place. They are just liars and thieves. I wish I could rate 0 stars.

I had little time to find an apartment that’s why I ended up here, a last resort kind of thing! I live in a 1 bedroom 1 bath apartment, and the bills in itself each month are well over 300 $. A tad bit ridiculous for such a small place, especially when I’m not even there ²⁴⁄₇. Keep in mind that rent for a 1 bedroom is 800 $ (I believe costs have went up since I’ve moved in.) — Needless to say, I’m moving out in August to a much bigger, more affordable place. Only good thing about this apartment complex is location Make sure you understand what you’re paying for before you move in! The lady that got me into my apartment was fired; probably because of the lies told, saying that bills would never exceed 150 $ a month. Management is better now, thank god! There’s much more I could say but I’m not one for negativity, I would just look elsewhere if I were you :)

I lived at Arbors for about 10.5 months. They let me out of my contract about 50 days early (with no huss or fuss I will add) b/​c a cheaper situation renting a house with some buddies became available. I did enjoy my time at Arbors. 33 and 670 are right there, and being able to run through Grandview on a daily basis was great!
I will say waking up to seeing that green pool infamously pictured on here was turn offish. It seems that as long as you don’t have maintenance issues (which I did not) this place gets decent reviews. I got new carpeting upon move in, and had new slick looking appliances. The few times I did need to speak with the staff, I walked over and sat there until I could talk to someone in person. Yes there is a ton of turnover with that staff, but sit there, explain your situation, and be persistent about it. My questions/​problems were always resolved quickly.
As far as the great Connors Group charges, sure I hated paying 28 $ or whatever a month for trash, but when I signed my lease I asked to see the bill of someone living in a 1 bedroom. I knew what I was getting into. The staff should lay this out to you, but if they don’t, then ASK!
So I guess cross your fingers that you get a decent unit that goes maintenance free during your stay. But overall I enjoyed.

I regret so bad resigning my contact for as long as I did, partly because I was to lazy to move to a new location. My lease is up in May 2015 and I can’t wait to get away from the staff they have at the leasing office. The Connor group which owns Arbors of Watermark has a routine of switching the girls out every couple of months. Since 2013 of November, I have patiently waited for a specific parking spot to open up under the carport. I was told a couple of months ago by one of their employees that she would sign me up for that spot once the resident who had that spot moved out. Well, they switched out the girl to one of their other offices and my spot was given to a new resident. They won’t even return my calls or apologies. Told me it was my fault for not signing a contract for that spot back when I was told I could have it when resident moved out. Another bad thing about this place, they will take weeks to fix anything wrong with your apartment. My next step is to report them to BBB.

I just want to say that ABSOLUTELY everything that Kori A. said above is 100% true. This isn’t just because one or two people have a bad experience.
If you move here, you will have the exact same problems and maybe more. I also have NEVER been to an apartment complex with more dog poop on the ground. It seems that there is a pile every foot.
I wish that I had taken heed of these warnings before moving in. This place is way to expensive for what you get. The only good thing about it is the location. That is it.

Whatever you do, do not try to get out of your contract. It is IMPOSSIBLE to make any changes to your lease ONCE it is signed so please make sure you read it very carefully and if there is any reason you may need to make changes, get them cleared up BEFORE you sign that lease.

Words cannot stress how strongly I recommend against living here, or any property owned by the Connor Group (The Meridian and Quarry are other local properties that I know of). I lived here for 2 years and cannot believe how shady the ownership is. If you see positive reviews, know that the Connor Group has management cherry pick people to write them and offers them $ 50 visa gift cards to do so. I know this because before I had issues with them, I was offered this.
First, the $ 90 a month you are forced to pay for basic Time Warner cable and internet, also includes other charges (including a $ 10 management fee for the privelege of being billed by them) that adds up to around $ 160 a month for a 1 bedroom apartment. If you want a digital cable box or DVR, you must get that separately through Time Warner (why am I paying an extra $ 10 again?).
Notice in your lease that Rent is due on the 1^st with NO GRACE PERIOD, with $ 100 late fee day 1, and an additional $ 75 after 3 days. Well just pay your rent on time right? I agree. Well what if the office is closed January 1, for new years day so you come back to pay on January 2? $ 100 dollar late fee! Even though there is absolutely zero effect on their cash flow (this happened to me). So when it finally came time to pay my last month’s rent which was prorated and I went to pay on their website which they are always promoting as a payment option, of course it would only accept a full month of rent. Knowing how shady The Connor Group is, I took screen shots documenting this, and then went in the next day to pay. They again refused to accept my payment, despite me asking them several times, unless I included $ 100 late fee. I told them I would not be paying this and left and lawyered up. For contrast, the place I live now (which is brand new and infinitely nicer) gives a 5 day grace period and then a $ 25 late fee. This is what normal, resident oriented communities do.
Finally, the «Administrative Fee». When you sign your lease, you do not give a deposit, you pay an admin fee. Whcih means they get to pocket it and any additional costs at move out get charged directly to you, because you don’t have a deposit.
Bottom line, everything Connor Group properties do is to extract as much $$ from you as possible in very shady ways. Why would you want to give your money to people like that? Especially when there are so many other great options in Grandview!

This is the worst apartment complex I have ever signed a lease for… Anyone writing good reviews about this apartment complex is clearly by management (who do not care about there tenants). My roommate and I agreed to a lease verbally with two of the employees here after we were shown the apartment. My roommate and I asked 3 – 4 times if there were ANY additional fees besides rent that we were responsible paying for. Everything looked good until we went back the next day to sign the lease. The SAME girl who said «NO» there are no additional charges then pulled out a sheet and said you have to pay for basic cable + internet ($ 90.00) trash removal ($ 20.00) and pest control ($ 12.00 WTF!?) a month. The both of us were confused because about these «hidden» costs because the day before we were told there were none. We pretty much had to move in because they only gave us 1 day to decide and i was just about to move out of my old place. After moving in we noticed the place was never cleaned by anyone (paint all over carpet/​laundry detergent all over the laundry room floor) Basically nothing was cleaned. We were told it would be cleaned.
We were told Time Warner (the worst cable provider ever) would contact us to set up are cable and they never did. Time Warner delivered are cable boxed to the wrong address. We have lived here for a month now and still do not have are cable boxes. Our first utility bill came in and not only was the lame bundle ($ 90.00 for basic cable, $ 20.00 trash removal, $ 12.00 pest control)
there were also charges for sewer, water, common electric???, and an administrative fee. THIS IS ALL STUFF THEY NEVER TELL YOU UNTIL AFTER YOU SIGN THE LEASE, MOVE IN, AND GET YOUR FIRST BILL. Long story short, they rip you off and there amenities (however good they try to make them sound) are absolutely terrible.
The pools have been drained this entire week. They do not have enough chairs out at the pool. Most people have to sit on the concrete. They let dogs swim in the pool and there is hair everywhere. The gym is embarrassing. The car wash vacuum is broken and the water hose has holes in it so if you want to wash your car might as well jump in the dog hair filled (green) pool and get soaked.
You are looking at roughly $ 250.00 (utilities)+ $ 1,200 in rent for a decent two bedroom apt., shitty amenities and a YOUNG staff who has no clue what they are doing and how to operate a business. I have told all of my friends not to move here and to people who do read this DO NOT MOVE HERE unless you want to be conned into an agreement and then billed for something totally different. WORST APARTMENT COMPLEX EVER.
