ABSOLUTELY INCOMPETENT and has no clue what he is doing. We’re heartbroken and out almost $ 2,000 trying to purchase our first home and have now lost the home because the appraisal price was significantly lower than comps in the area. A 4 bedroom, 2 bath home was compared to 2 bedroom, 1 bath homes in making a determination for the value of the home– where’s the logic in that?!
Timothy also did not test plumbing during his inspection so we had to pay $ 350 out of pocket for an emergency plumbing inspection to try and salvage the deal. We were also told from the selling agent, our agent and HUD consultant that Timothy simply drove past the home, never bothering to contact anyone to gain access inside or consider updated floor plans when we requested a revision to the appraisal submitted. STAY FAR AWAY! You’ll lose money and your sanity dealing with this person who severely lacks integrity and responsibility to due diligence!

If you are buying a home or refinancing a home, and you find Warden is going to be the appraisal firm, stop right there and ask for a different company.
Warden recently did an appraisal for my home refinance. He claimed to really know the area, in fact was from here. Our home is really unique for the area, and you have to see it to really understand. However, when we got the appraisal he showed up and spent maybe 15 minutes there talked to us a little bit said the home was great etc. Then he said he would have the appraisal done by the afternoon. When we got the appraisal back it was way below what we had expected. We reviewed it and it was full of problems, almost all of the comps he used we would not really consider a comp. Our lender knew we had considered listing this home recently and so we forwarded the appraisal to agent we talked with for her review. She has been in the real estate market in our area since the early 1980s and is an expert in this market. She ripped the appraisal apart and then offered several better comps to use. Warden refused to make any changes and rejected all of the comps.
Our lenders Senior Valuation Analyst then rejected Warden’s appraisal. He called it «not credible and it warranted a new appraisal», which the Bank paid for!
We just got the second appraisal back, and it went up $ 125,000 dollars. The new appraiser told us that he did not pull any comps until he came to our property first to see what he should be looking for. When we told him the first appraisal amount he was shocked. I believe, Warden had already completed the appraisal before even showing up and all he did was take pictures to be included in the report. Appraisers have a duty to have the work free from numerous errors. This is not the case with Warden. Even when we pointed it out to him, he refused to change anything.
I would steer any work away from this company and not use them.

I don’t give 5 star reviews because nobody’s perfect, but I was tempted to give one in this case.
Unlike another reviewer here, I found the folks at Warden extremely knowledgeable about the local market, as well as being fairly priced, efficient and professional. Having someone looking around your home and making judgements about what it’s worth can be nerve-​racking but Justin and Tom were very reassuring.
Our house has been appraised a couple of times in the past decade due to having been inherited, then a planned sale which didn’t materialize.
Our third experience (our first with Warden Appraisals) was the best and made me wish we’d known about them all along!

When I called Warden Appraisal for some Information about some family problems I talked to Tom, he was very helpful and professional in helping address all my concerns. When my I finally schedule my appraisal Justin was the one that came and performed the inspection. I was blown away on the fact that he showed on the time that was scheduled (cause you know companies never show up when they say they will). Justin was very friendly and through in his inspection. If you ever need a private appraisal, which I did or your lender uses Warden Appraisal I would definitely recommend this company. I was very pleased.

Tim Warden’s appraisal of my home pretty much torpedoed my refinancing. I’d caution against using an appraiser who doesn’t live and breathe the real estate market in your immediate neighborhood. In my case, it meant that the comps Mr. Warden used didn’t make much sense.
(For what it’s worth, my property appraised dramatically higher when I used a local appraiser about a year later…)
When I reached out to Mr. Warden to suggest alternative comps, he didn’t reply. A year after writing this review, he messaged me on Unilocal and politely explained that he was prohibited under law from talking to me about his appraisal. It’s a shame he didn’t tell me that at the time because it gave me the impression he didn’t much care.
One extra star for contacting me (even if a year too late), but it doesn’t change my view of his appraisal.
There are two prevailing views when it comes to appraisals and refinancings: they are either commodity jobs that anyone can do, or they require a level of expertise and familiarity with the local landscape. I had always assumed the former, but my experience with Warden tells me it’s the latter.
