Moved to Cordova straight out of college for work. 6 months in couldn’t be more disappointed. As both other reviewers have mentioned my two biggest issues, it doesn’t appear to be isolated. NOISE… and lots of it. I just moved from a college apartment. Even without the loud parties, the Reserve is FAR noisier. The walls are paper thin, and when I mean paper I mean it. I can tell you exactly when my neighbors are walking or closing a cabinet. Basically it’s like living with a bunch of roommates because the walls are just for show. I am forced to sleep with earplugs now. I didn’t even have to do this during my internship in NYC last summer. Then comes the gates. There is a less than desirable crowd that lives here, and the gates are totally useless from a security aspect. THEYAREALWAYSBROKENTOO. Oh man, people will push the gates open which breaks them… and management doesn’t care. There is a fair amount of crime as well. The first month I was here, a car right outside my apartment had all of its wheels stolen. Needless to say, I pay for a garage(another $ 100 on top of rent). The primary off duty guard(a cop) who lives here said renters insurance is a MUST because of the rashes of apartment break ins. This complex is owned by a publicly traded company(which I have shorted out of principle) and the onsite management team, while polite and helpful at times, are completely unable to make meaningful changes due to the way corporate is run. I chose Reserve Apartments because of the updated apartment homes that they offer. Rachel was very helpful and understanding that I was new to the Memphis area. There were a few hiccups when I first moved in and the staff was there to make sure everything was up to my standards, especially Jeremiah and Rachel. This is a nice and fairly quiet neighborhood, which is exactly what I was looking for. The only downside is that this is supposed to be a gated community and that is why I chose this complex. The problem is that people sit there and wait for residents to pull in, open the gate and then they follow you right in. I know that is a hard problem to solve, but some places have the arm that comes down right after your car enters the facilty.

The biggest draw is the grounds/landscaping. The walls are way too thin and noise transfer from neighboring apartments is a huge issue. A handful of the staff are very helpful. I would recommend looking elsewhere first.
