Emerald Escrow Inc was incorporated in 1977. We have been through many different real estate markets through our years working in the California Real Estate market. As the real estate market has changed we too adapt our services to be the best and most effective for all our clients. We also stay educated by being involved in our local real estate association and take many live and online real estate classes.

Donna Pathe has been the owner for Emerald Escrow for over 35 years. She is one of our senior escrow officers as well as manages the day to day in the office. Donna’s passion is helping her clients and learning daily about the real estate market.

When you are buying or selling real estate, what escrow company you work with can definitely have a positive/​negative impact on your overall experience. With that said, Emerald has been continually closing our transactions without a hitch for the past 3 years. I highly recommend to any buyer, seller, or Realtor. Donna runs a tight ship and her staff is friendly, knowledgeable and never too busy to explain a process or forms for the transaction, etc.
A+ service, and all employees are always working hard to have a great transparency in our business so that my clients have a keen understanding of where they are at in the escrow process for their sale or purchase.

Our family had done several transactions with Emerald Escrow through the years. Their service has been professional, accurate and by far more personal than other «name brand» escrow companies. We could pick up the phone and reach someone when we had questions without going through major red tape. the worst escrow company and Shannon Noah is a nightmare to work with. she does nothing. she doesn’t contact anyone. no escrow instructions, no demand request, nothing until the last day of escrow. the manager, Donna Pathe was not much help either. i did complain to the department of corporations and hope they will contact them.
these people should definitely go to some customer service classes as well as escrow laws.

This is by far one of the best escrow offices I have ever delt with. We have had the pleasure of doing business with them on multiple transactions and they really go above and beyond to get transactions closed. Communication is top notch, you can always reach someone when you need them. I highly recommend this company and will continue to use them on all my transactions.

I just finished a super simple transaction with Emerald Escrow. Before I opened with them I asked for a list of all the charges that would be included so I could compare with other escrow companies – they offered the best price by a very small margin. When escrow closed, I noticed a discrepancy in the charges. I emailed them and, no surprise, they did not respond to my inquiry about the charges.
Poorly run business that is apathetic about consistency, follow-​through, and the client. I’ll never do business with them again and will caution my fellow investors as well – don’t they know there are a million other escrow companies to do business with out there?

Me and my entire family have used Emerald Escrow as they are trusted and pay close attention to every detail, and most importantly, super responsive. Donna and her team go the extra mile times ten and provide the best fee’s from a competitive stand point. I shopped every escrow company in town and they were the absolute best that also provided the best service. Donna is an expert, so happy to have worked with her and her team!

Despite being totally unorganized and unprofessional throughout the whole escrow process, this escrow company along with thier owner, Donna Pathe, caused my client $ 750 in extra penalty fees because it simply took them 3 full days to check thier account and realize my client’s wire and the loan funded. Avoid this escrow like the plague.

They were very accomadating to my clients for signings and I am definetly using them for future escrows. I needed mulitple updated HUDs as the bank kept changing thier counters and they sent it to me in a quick and diligent manner. They are big enough to handle virtually every situation with urgency, and yet small enough to give you personal attention.
