We specialize in providing our residents with a professionally managed and well maintained place to live. This beautiful and unique property is located in the highly desirable neighborhood of Mesa Verde in Costa Mesa. It is a small complex on a large lot, so we have great parking and a spacious courtyard. We have garages and covered carports. There is a swimming pool, jacuzzi and BBQ area next to our upgraded and very tidy laundry room.

Our units have quality, durable fixtures, A/​C, custom paint, microwaves, gas stoves, fridges, D/​Ws, fireplaces, and vaulted ceilings. We offer online communication with our residents so that maintenance requests are taken care of promptly and rent can be paid with minimal effort.

We have recently renovated many of our units with a new grey color scheme, scraped ceilings, granite, new cabinets, new appliances, new flooring, and 6 paneled doors. Come visit Mesa Pines or send us an email. We would love you to be part of our community.

Mesa Pines is a privately owned apartment complex. Owners make regular visits to make sure their property is well maintained.

I just moved-​in yesterday and I love this place! I have been looking for a perfect place to live for about a month and a half and this hidden gem is not perfect but close. Located near high ends apartment complexes but without the high end rent cost. In fact, the comparable for 1BR 1 Bath in the area costs $ 250-​$ 350 higher than the one I got. This complex is next to a golf course with a trail you can walk or run. Mins to the beach, bars, restaurants, freeways, and parks. The manager, Dora is super helpful; she’s on top of everything! A good management is always a plus – had a few bad appt managers in the past, and this I appreciate. I was wondering about the 5 stars rating on this place but I think I know why.

Ten stars if I could! I’ve lived at Mesa Pines in three different units total and each and every apartment is clean, comfortable, updated and modern. The apartment manager, Dora, has an immaculate attention for details. She ensures that every unit is in perfect condition for new tenants– new paint, new carpets and flooring, and professionally cleaned. The units themselves have vaulted ceilings (in upstairs units), fireplaces, and spacious floor plans.
The complex is what I would describe as boutique. It is very small and has a really friendly, community vibe. The grounds are always very green and well manicured, the pool and jacuzzi are great, and the laundry facilities are clean and convenient. The location is perfect– centrally located Costa Mesa within biking distance to everything!
This place holds a special place in my heart. You’ll get to know everyone that lives there, especially Dora’s family. Dora, her husband, and their three kids will be lifelong friends of mine. You won’t find a more welcoming family. They are all funny, quirky, insanely smart, salt-​of-​the-​earth kind of people.
My partner and I moved out to purchase a home (yay!) but I still keep in touch with Dora and think back very fondly on the 6+ years that I spent living at Mesa Pines.

One thing that I love about this complex is that it’s very quiet and cozy. Definitely the best complex that I have lived in by far. Plus Dora is very caring and sweet to her tenants. She has been a great landlord. I’m going to miss living here but my family is growing so I must part ways.

I have lived at Mesa Pines since I was 4 years old. I am now 15. My mom is the manager but I think it is still fair for me to write a review because I am a resident. I can’t think of a better place for my younger brother, younger sister and me to have grown up. There is always something to do like hang out in the courtyard with some of my friends or some of the residents, but my mom makes sure we don’t get loud or crazy. A lot of really cool people live here and many of them have watched out for us as we have grown up. It doesn’t feel like an apt complex, but rather like a community. We also have a really nice pool, jacuzzi and BBQ. My mom has worked very hard to make Mesa Pines a home for my younger siblings and me. She has always tried to plan parties and get-​togethers so everyone who lives here feels comfortable. I think Mesa Pines is a great place to live.

I lived there for four years before moving to NorCal. Very convenient location with a very active community of friendly neighbors. My apartment felt more like a home than most I’d lived in. I even had a great time gardening in my little yard space. Also, the on-​site management is top notch. I wouldn’t hesitate returning if I moved back and needed to rent in the area.

This is by far the nicest community of people I’ve had the pleasure of being a part of. My wife and I moved into Mesa Pines after about a year of being married. We have been here almost for two years. Our previous apartment left us thinking all apartment communities were loud and full of unfriendly neighbors. Fortunately we were able to get an apartment here and it has been perfect. It’s nice and peaceful. All the neighbors will are kind and there are even fun get togethers for different occasions and celebrations. It is a lovely place to live.

Five Stars for the apartment management team. This is a very clean and quite small apartment community that is well taken care of. The only reason I moved was because of relocating out of state or else I would still be in my «perfect“apartment. You will not find another apartment building or management team like this one! The apartments rent very quickly. So consider yourself lucky if you find one for rent or ask to be put on a waiting list. It is totally worth it. Thank you Mesa Pines for the wonderful memories and the positive environment you provided while I resided at Mesa Pines.

We stayed at Mesa Pines from fall 2012 to fall 2014, and we loved it there! The only reason we left was job relocation to a different state. The grounds are always clean, well lit, and tidy. Parking is never a problem for residents (and the occasional guests). Dora, the property manager, lives on site, so you know she has a vested interest in making sure the residents are happy and the area is clean. She’s always efficient in returning emails, and if there’s ever a problem, she’ll have someone over to fix it asap. She’s one of the biggest reasons we chose Mesa Pines!
We found out when we gave our notice that they were planning to renovate our unit, and we’re so jealous of whoever gets to live there after us! Enjoy your time at Mesa Pines, because we sure will miss this place!

I’ve lived at Mesa Pines for 3 years. It was the first apartment I’ve ever lived in. This place is small (about 40 units) is lush with trees, and very peaceful. I lived in a one bedroom with hardwood floors, with a front patio and a small backyard. I also shared a two car garage with another resident. They have washers and dryers onsite, which is always nice.
Dora, the onsite manager, is great! She gave me her cell phone number, and I was able to text or e-​mail her whenever I had a maintenance request or had an issue. My unit was adjacent to the ghetto Prada Pointe apartments. I had a few issues with the tenants living behind my unit. The kids egged my unit and a couple of other units, they would also throw garbage into my back patio. I let Dora know and she immediately responded by contacting the manager at Prada Pointe. I really liked how responsive she was whenever something happened. She makes sure everything is in order and will respond quickly whenever there is a problem. Thanks for everything, Dora! :D
Overall, Mesa Pines is great and I loved living there. Why only 4 stars? I knocked off a star because I didn’t like the annual rent increases. I know Dora has nothing to do with that, it all depends on the market and the owners. I had a $ 100 rental increase last year and this year they wanted to raise my rent $ 75. I think the increases are pretty steep and not something I could easily absorb. If it wasn’t for the rental increases you better believe I’d still be living at Mesa Pines.

I’ve been living at Mesa Pines for about six months now and I’d like to tell you why this small community is awesome.
Mesa Pines is a small and quiet kept little secret in Costa Mesa. Management keeps this place in check and that’s why we love it here. The grounds stay quiet. There are no college like loud parties ever. I never see the police around for trouble. We all pretty much know each other because there are only about 30 units. I believe there are only two families with young children. The rest of us are college aged, business focused young adults on up to elderly adults. We all have our own parking spot and/​or garage. We all respect each other. ***AND everyone here obeys the rules!
I am thankful that everything that needs to go through management in this community is ran electronically. Applications got through online. Payments go through online. Maintenance requests go through online. I know I can send Dora (our amazing manager by the way) if there is an emergency and she always gets back to me that same day!
The grounds are kept neat and clean so I am happy to invite guests over. The gardening is kept up with beautiful florals and the pool area is always tempting. Most of all, I love that the living ground area is gated because it makes me feel a little more safe.
There is usually a waiting list to get in so move fast. Negotiating rent rates won’t work here. What you see is what you get. So… If you are looking for a clean, classy, cozy home like feeling quiet place, Mesa Pines is worth a look.

I love living in this small community! The grounds are well-​kept, the neighbors are pleasant, and everything is just around the corner. I never need to make a long trek over to the laundry room, swimming pool, barbecue, or mail box because it’s all right there. Dora (the manager) is awesome, personable, and has great ideas for bringing everyone together for special events!

I can’t say enough good things about this place. The landlord, the neighbors, the apartment itself are all top notch. It’s quiet, there’s parking and the rent is affordable. I could not imagine a better living situation. The landlord, especially, goes way out of her way to make you feel welcome. If you have an opportunity to live here, I would highly recommend that you do so.

I have lived at Mesa Pines for six months, and the only reason I’m moving out is because I need to find a place for myself, my younger brother, and my older brother. They need to be close to work/​school so I’m sacrificing for their needs. Otherwise, I would stay here.
Dora is the best… you send her an email, she responds within a day, but almost always within a few hours. The apartments are well maintained, the grounds are nice, and it’s QUIET! I can’t recall one party being thrown here, only because everyone is so understanding of their neighbors.
Parking is great — I’ve never had trouble finding a spot.
Honestly, if you’re looking for something fancy or exquisite, look elsewhere (and pay a lot more). Mesa Pines is about getting a great apartment for well-​priced rent, given the proximity to Newport Beach. Look at all the reviews before me — this place is legit and Dora doesn’t tolerate tenants that don’t respect the others in the community.

We really lucked out here. I lived in Costa Mesa for a year while going to school and hated most of it except for where I lived. Dora is the best manager I could have ever asked for, she really went out of her way to give us the best deal and make living there easy. Things were fixed quickly, we never felt like we were cheated in any way. Our apartment was affordable with a fireplace and super nice. I loved living there and being around Dora and her family.

Awesome place to live, safe and quiet, and it’s a great community of friendly people. Dora, the manager tries very hard to know everyone, and is always available. She sets up events where the residents get to meet each other. The grounds are always kept clean, and the pool is always in good shape. The units are reasonably priced, clean and modern. I only lived there for a year, but would recommend it to anyone.

I lived in Mesa Pines for over 3 years. I recently purchased a new home and just moved out. I have to admit, I miss it at Mesa Pines. :)
I lived in a one bedroom unit and I absolutely loved it. Lots of storage space, walk in closet, hardwood floors, spacious front patio and back patio. I also had a one car garage, it was just wonderful! Everything is open and it’s almost got a «Melrose Place» feel to it. And as a woman, I always felt very safe. VERY IMPORTANT!
The apartment complex is clean and the people are friendly. The lawns and landscaping are carefully tended to each week. If you ever need anything fixed, it is usually done that day or the next day, always quick.
The manager of this apartment complex was truly one of the best apartment managers I have had. She is very attentive to residents’ needs and always makes sure that everything is taken care of. This complex is what it is b/​c of the management of this property.
I highly highly recommend this apartment complex. It’s affordable but really feels like a community. You don’t need to talk to everyone, but you know that everyone is looking out for each other. I heart you Mesa Pines!

I’ve lived at Mesa Pines Apartments for almost 3 years, the longest that I’ve been in one place for some time! This is a great place to live.
Mesa Pines is a smaller-​sized complex with only a little over 40 units, so it doesn’t have that huge complex feel (which I love). Dora the manager has helped to make this community have a great friendly atmosphere. She will occasionally have BBQ gatherings to help the residents get acquainted with each other, and everyone is very friendly. The premises is beautiful with large trees and green grassy knolls. The maintenance staff and gardeners do a good job of keeping it looking nice. The complex is always quiet. Parking is never a problem. The laundry room is almost always available, and the machines are always working just fine.
The units themselves are pretty decent. I have the larger of the studio apartments that they offer, and everyone who sees my apartment really likes it. The layout is really interesting, which helps, and the fireplace is a nice touch. I’m very happy here, and have met some great people.
The complex itself is in an excellent location! Everything is close to here… much of it within walking or biking distance. It’s just minutes from Huntington Beach, South Coast Plaza, Triange Square and Newport Beach. It’s a stone throw away from the OC Fairground and OCC, and less than a mile from the 405 fwy.
