Utah R & I Properties

I’m writing this review to spare other rental property owners the headache and financial loss of dealing with Utah R&I. We used Utah R&I to manage a property which could have been a good investment were it not for the poorly screened tenants and sloppy management of the property.
Our property in West Valley City seldom had a tenant for more than a year and usually the tenant’s departure was accompanied by multiple months of lost rent. When we would call Utah R&I to obtain information about what was going on we would get conflicting stories about what was happening. While trying to get to the bottom of this, Arnie once called one of us an «A**.» So much for customer service. We were fined by West Valley City numerous times for yard violations which Utah R&I never collected from the tenants. We also got calls from the next door neighbor who described one of our tenants as «disgusting.»
Ultimately, we paid dearly for Utah R&I’s mistakes. To evict tenants, Utah R&I would use the law firm of Walter Merrill. In one instance, this firm billed us $ 1139; Merrill also placed a lien on our property when our payment was slightly delayed. They did not remove the lien after payment, and tried to get us to pay double when we sold the property, at first insisting to our realtor that the bill had never been paid, and only recanting when confronted with the canceled check.
Our last tenant was one that Utah R&I «found» from another property they were managing. This was the last and the worst of the lot. The only thing we collected in 2012 from this tenant was their deposit. In exasperation, we decided to sell the property. We had a good offer from a buyer, except it fell through when methamphetamine was detected inside our home. The sale fell through and we lost another $ 4,325 paying to have the property cleaned by a professional crime scene cleaner. Ultimately, we had to carry the property longer, losing more money, and selling for less. As mentioned above, Utah R&I had our «last and worst» tenant in a property before; they should have known better.
All told, we lost many thousands of dollars on this investment. We’ve used about a dozen different property managers all over the country. By far, these were the worst.
