We moved to the Hamptons in mid January from San Diego since we loved our Irvine Company Apartment there! But i wish i could say the same about this property in Cupertino! Our apartment got broken into and all our jewelry and other valuables were stolen, our apartment was turned upside down and the lock of the Main Door was torn apart. It happened Sunday evening when we were all away. What upsets me is that the management has no regret whatsoever and take no ownership of what happened. They say that they cant assure me any safety… The reason we have gated community is because they are considered more safe. Or really???
Carol the manager was not empathetic towards my situation, she very rudely asked me to move as she felt that was the only option i had. Also my apartment has mold on the wall and they feel thats it my doing! I take very good care of my apartment and these people dont even respond to maintainence requests quickly. I wish i can give a no star because living here has been the most harrowing experience ever.

I was there twice. The first time I was passed from agent to agent, asked to wait in their community space and eventually I lost my patience and left. The second time I got a rushed walk through of one model unit and told that others are «similar.» I never stepped into an actual unit for lease.

We lived there for two years. The experience was almost good until we moved out. When we moved in, they charged us $ 100 for deposit of keys, but when we move out, the refuse to admit it was deposit, they said their system shows the money was for key replacement. Even I have the receipt of the deposit check which have comment clearly says it was deposit and they have their signature on the receipt, the manager still says they never take deposit for keys and refuse to give back the deposit !!!
If you are thinking about living there, think about it twice.
We are still fighting with them for our money!

So I have been in this complex since June 2015, last night someone stole the second bike from the complex. Nothing happened on the first bike, since I did not lock it to the wall/​floor locks in the locked closet — too bad for me. Now last night they cut the lock off the bike and stole that one. UGH!!! not the most secure place, and apparently they don’t care either.

Love living here and will be sad to move out in 2 years’ time when the place gets demolished. Luke and the office and maintenance staff are always helpful and friendly. If you can overlook the construction and roadworks going on next door, it’s a convenient location.

Nice location, very convenient to restaurant and supermarket. When we step into the leasing office, Elva was really helpful and patient for showing us around. This is a clean environment, nice pool and playground. We’ve found a nice spot with new carpet and underground parking. We are really happy about it so far.

Walked in to the hamptons leasing office and Elva was pleasant and extremely helpful. We were able to see the model right away and were sold! The grounds are beautiful and well kept, and the apartment was perfect. Can’t wait to become a resident at The Hamptons!

It has it’s pros and cons. Overall, a safe, convenient, and quiet community. Parking can be an issue along with the old appliances.

THIS IS WORST APARTMENT IN SILICON VALLEY, DO NOT RENT!
The attitude of the office manager is the worst experience I have had in my life!
1. DUST, NOISE and JOLT
This apartment is right next to new Apple HQ construction, that means all dusts, noises and jolts from there is inevitable. Your car can get totally covered by the dust just in 3 days (Seriously) and apartment doesn’t help anything other than contact information of apple. Apple just send 2 free car wash ticket, that it.
In fact you have to stand heavy construction all day long, sometimes in the night and weekends (They continued work during Christmas holidays too!).
Also you will be bothered a lot by the roadwork on Wolf Rd. (only one entrance to apartment) — You have no chance to walk or bike as it’s so dangerous and sometimes stopped by the man to wait for trucks. After school time is awful.
This work continues at least until end of 2016 — or even longer.
Even afterwards, you will face sharp rise of monthly rent — no doubt!
2. COMPANY BEHAVIOR
I was quite surprised by seeing SNOOTY behavior of the office manager.
How the person could behave like that? — Indeed her behavior explains very well about this company.
This company has offered «Free transfer» service in last summer before I moved in, it’s a service that renters can move to other room if don’t like after minimum stay of 6 month without any extra charge. That’s why my family decided to live here.
However, when I claimed to exercise this service after 6 months, they turned back and said that it’s no more valid as company has changed its policy in last summer right after my move!
There was no written notice or e-​mail whatever even though it’s really critical information for renters to make important decision.
What manager told me was that «Company can change anything without notice unless specified on lease contract».
Yes it’s maybe so in terms of law, but she should not state it like that to their customers.
Now they are asking me to pay $ 4,000 as it’s considered as a lease breaking to exercise my right. UNBELIEVABLE.
NO TOLERANT, NO WILLINGNESS TO SERVE THEIR CLIENT.

Very decent people. Jason was the one who attended us… He treated us so well. Really he was nice person. look the manager was kind and patient. We booked the apartment but since our work location changed we had to cancel the booking. Excellent place worth the stay. Excellent apartment. They are decent enuf to return our deposit as we told within 48 hours. No hassles. they said they ll return money in 4 days. Usually 21 days is what they ll say. thanks to manager look who refunded our deposit so soon. overall a fabulous experience. We miss the place.

I’ve lived at The Hamptons for more than one year and I was generally content but there are a couple of things that one should be aware of before moving here:
Pros:
1. Very good location close to restaurants, entertainment
2. The apartment complex is very walk-​able with large grass areas, big swimming pool and nice build in hot tube. It has been the only place that I rented where it was feasible to get evening walks without ever leaving the apartment complex
3. Maintenance staff was friendly and fast. Most problems got resolved the same day they were reported.
Cons:
1. Parking. It was really really bad. First of all each apartment has assigned only one parking lot (that can be quite far away from the apartment itself) and there is no way to get another one unless you rent a garage for about $ 500 a month (and you need to wait until one is available). Parking your car on unassigned spots can be really challenging if you come home after 5pm. Also you have to often park at the very opposite corner of the complex (which is quite big so be prepared for some walking).
2. It can be noisy in apartments close to Wolfe Rd and 280. I would suggest choosing some interior buildings if possible.

I have been extremely impressed with the professionalism and kindness of the leasing staff during my apartment search.
Elva, whom has been assisting me has been patient, available and able to answer any questions that I had.
This has been the most pleasant experience that I have ever had with a leasing office, and I am very excited to move in soon!

I’ve been living here at The Hamptons since March and have really enjoyed my stay. The grounds are beautiful, well kept, and overall, the property is a quiet and relaxing place to come home to. The office staff is extremely helpful and courteous — this extends to maintenance as well (I like how you see familiar smiling faces working at the community). My dog and I love the neighborhood green. People are friendly and don’t seem to mind mingling with each other/​sharing the common areas ie pool, bbqs, bball court, which doesn’t really seem crowded ever.
Note: there has been restricted access to the property due to the Apple campus construction, which can be seen as a con. Personally, I feel that it comes with the territory of being in a prime location. The construction guys seem good about directing traffic, etc. I recently discovered that the property has a carwash on site, so that helps!
Also, I’m not sure why folks are saying there’s a lack of parking. Seriously?!? I have consistently parked a second vehicle in one of two spaces next to our unit. I know this isn’t SF, but even compared to luxury community standards, 2 parking spaces per dwelling is generous.
Definitely would recommend this place if you are looking to be in Cupertino or close to the 280.

Tricia was exceptionally friendly, and did everything she could to help is with the application.
The complex is amazing, looks like a place where we can raise our 2 children. The pool is great, the place is quiet, everything is clean and well maintained.

— Location!
— Amenities (pool, parks/​lawns, etc.)
— Spacious apartments
— Friendly and helpful leasing office staff
Cons:
— Not a huge amount of parking, but you can make it work.
— Slimy parent corporation (The Irvine Company) (–1 star)
— Expensive, and the rents are ever increasing. (–1 star)
— Month-​to-​month rental rates are significantly higher than those for a year lease
TL;DR — The only reason I left is to go elsewhere with more competitive pricing.

Cons:management is not proactive and even that they assign you a parking spot there is nothing you can do if someone else uses your spot there is no respect of the spot you got assigned

Cons: Rent it not cheap, and it’s going up every year. I can hear people upstairs snoring late at night sometimes! Parking spot is too far away from my apt. And I had a package lost once at front door.
Pros: Really good location. Can’t ask for more.

My apartment at the Hamptons was great for a first home for my now husband and me. After about a year we grew out of our tiny one bedroom one bath.
Cons– parking is a nightmare. The spots are all different sizes and if you aren’t a good driver that could pose a problem (I saw many accidents). Rent went up nearly $ 500 in our 2 year stay there. Frankly, it was cheaper for us to buy a house than stay here.
This place is good if you can lock in a good price for a long lease.
