Broadstone Ambrose

So Saturday my boyfriend and I went to look at some apartments, and we were honestly pretty set on moving here. We came into the leasing office and weren’t greeted or acknowledged. The lady that talked to us was very unfriendly. Most places we have gone to tour apartments the renting agent is friendly and exciting… Not here. We walked in silence throughout the tour and it couldn’t have been over soon enough, the whole experience turned us off to living in the Ambrose apartments.

Great community and amazing staff. I really enjoy living here and being in the heart of deep Ellum. The apartments are beautiful and well maintained.

My wife and I have lived here at the Ambrose for over a year, and we have been incredibly satisfied. We’ve been able to live here at a comparable rate and enjoy our favorite area in Dallas while living in such a cozy apartment. The apartment staff has been helpful and attentive, and there are quite often activities that the complex organizes in order to build a sense of community here. I would definitely recommend this apartment.

Ambrose is a great place to live in the Deep Ellum area. If you’re a first year dental student or nursing student, this is exactly where you want to live! It’s SO close to campus! There’s a Facebook group that one of the residents created so we all are up-​to-​date with what’s going on here at Ambrose and around the Deep Ellum area. Everyone meets up for tailgating, baseball games, different events like that. The apartment features are really nice (stainless steal appliances, granite counter tops, stained concrete flooring, high ceilings, large closets, built-​in bookshelves, garden size tubs). There’s a lot of things I like about these apartments. For the people who say they have issues with the office staff, I just have to say that everyone deserves respect! If you go into the office with a bad attitude, you probably aren’t going to get the outcome you’d like. If you go in being nice about whatever your situation is, the office is more likely to to help you at to the best of their ability.

I’ve lived in different apartments in different parts of town and this has been the most comfortable by far. It’s not a perfect community but even so, I plan to stay and renew my lease. It’s true there is regularly dog waste around the grounds and that’s annoying but it’s not a deal breaker for me. I live in the city so I think you need to have to try to pick the things that annoy you.
I will say that because of the Dart and location, I occasionally get stopped by beggars and I’m always paying attention to my surroundings.
My apartment is cozy! Minimal outside noise bothers me even though I can here the dart train. New appliances and fixtures make this place worth dealing with the stuff outside of my apartment. Low utilities and nice interior? Yes please.

The best advantage of Ambrose is its location. It’s just few steps away from Baylor Hospital, Deep Ellum and DART station. The staff here are also very friendly and cooperative. It’s a pet friendly place and unfortunately some of the residents don’t clean after their dogs in the hallways and stairs. If the management installs surveillance cameras in hallways and stairs and starts to fine those who don’t clean after their dogs, then these residents may be more courteous of others.

Great location but the good qualities of this complex do not outweigh the bad. The apartment is close to main highways, dart station, and awesome restaurants and bars. The main reason I stayed here for so long was because the gated underground parking garage, secure elevator, and having the dog park a couple blocks away… BUT (and I mean a big BUT) once a month the elevator lights malfunction, leaving the elevator pitch black for a few days, which makes the ride to your floor pretty uncomfortable with strangers. There are dog feces and urine on the ground left by irresponsible owners that you have to step over to get into the elevator. Some occupants think this complex has valet waste pick up when there are convenient trash shoots on every floor. All the bad traits could be overlooked if the property manager was capable of dealing with concerns when contacted directly instead of striving to twist the issue around on the resident. Make sure you keep records of your renters insurance and any credits you may be due because you might end up with an email stating eviction if you don’t comply because they are not too keen on keeping their records up to date. I miss Ryan!

We were looking for apartments last week on a short notice. We had a day to decide on an apartment. We went in and spoke to Tara, she was amazing. The apartments she showed us were great and the location was superb. We even looked at some near the DART and you could hardly hear it. Unfortunately, we didn’t lease here because we were offered a better deal elsewhere in the same area. I feel like they still deserve this review because of the negative ones they have. Their manager even tried to offer us a better deal the day after, these people will try to get you the best deal possible, had they offered it that day, we more than likely would have went with them. I can’t vouch for how they are when you’re moved in and living there, but it was good to me.

I absolutely HATE this apartment complex. They had one good staff member who is now gone and are otherwise COMPLETELY unhelpful. Everything about living here is annoying and inconvenient. Parking is a pain. You will absolutely HATE bringing groceries up. If you ask for anything to be done or fixed, you’re lucky if its done within a week. I have NEVER had good A/​C in my room – my roommate’s is good, but in the summer I am sweating, in the winter she is warm and I freeze. They told me it is just the way the apartment is designed and too bad. The DART train lets off here and it doesn’t always feel safe at night. Residents here are getting worse and worse, they let their dogs defecate in the indoor hallways, they smoke weed inside & make major noise disturbances all hours of the night but filing complaints or calling the cops does NOTHING. Management does not give 2 craps about how pleased you are or their service – where I work, those items are important & I get called to the carpet for not giving every effort to provide a «customer» with either aspect. The living situation here is awful. I hate it. I will never EVER live at or recommend this property or any Broadstone property to anyone. It has been the worst renting experience I have had in my adult life. They are simply AWFUL.

Some time ago I posted a negative review about this apartment complex.
I had an issue with the new leasing amount recently. I contacted the manager and within a few days I got an answer. Today I went to the office and they were very nice. I felt that they understood my situation and that they take care of the people living here.
I guess things are changing here. I can only say that the apartments are awesome, the complex is so nice. If they keep taking care of the people living here this will be one of the best place to live in Dallas.

I have to agree so far with Irina’s review. My husband and I are enjoying it here. He’s been here since Feb and I just recently moved in. I haven’t experienced for myself the negative things that have been posted in other reviews. I’ve found the staff to be very helpful. The location is great. I like our apartment layout along with our patio and view of Fair Park. The apt is in good shape with higher quality features. The pool, outside area, and workout room are all nice and kept up. The parking is easy, plentiful and cheap. The security is adequate and I feel safe. No dog poop, garbage, barf, etc. has been seen. I’ve found the neighbors to be pleasant and quiet. Overall the cost of renting here is suprisingly reasonable. My husband takes the Dart train to work every day. We looked at other places in Deep Ellum and everything was lacking in amenities, more expensive, and the kitchens and baths were all like 100 years old. Even though I love lofts, this was our compromise to have better amenities, location and a nicer apt in Deep Ellum. I’ve lived in a ton of apts and there are always going to be some kind of issues, noises, and neighbors who are not the greatest. This can’t always be blamed on the complex but what matters is their response and overall proactiveness, which I find to be good here.

I have been living at Ambrose 2008-​Present (2013) and here is the scoop:
Price: These apartments are not cheap but you get more square footage than you would in uptown or west village for the same price. They have good variety in layouts varying in price and space. I lived in 3 different units and liked them.
Location: Just east of downtown, next to Baylor hospital and deep elm. Easy access to highway 30, 75, tollway and Woodall Rodgers. Apartment complex sits on the dart station «Baylor Hospital.»
Style: Modern. Accent walls (several color options depending on the unit). Certain units have wooden floors and those are very nice.
Tenants: Average age would fall into the 25 – 35 years old range. A lot of med. students, nurses, and professionals.
Security: There is a fire station, hospital, and a police station within a few blocks of the apartment complex. I have never ran into a security issue in 4 years. Apartment complex is a 5 story building built in the shape of figure «8». Tenants must use a clicker and guests must be let in by the tenants (able to do so from your phone) in order to enter the resident parking garage, activate elevators, and enter the building from the staircase.
Parking: There is a gated resident parking garage that has 2 levels. There is an option to pay for a reserved spot (varies from $ 5/​mo to $ 35/​mo). There is also a guest parking garage with limited spaces. Guest parking garage comes down at night and on Sundays but it has been broken several times in the past few years and would stay open allowing people to park there and go out in deep elm, which was causing an issue if you had a guest coming, who then had to park on the street and pay the meter or parking fee. The guest parking garage gate is working now though.
Elevators: There are 2 elevators and both are exceptionally slow. If you don’t mind taking stairs, that’s the way to go. Carrying groceries upstairs is somewhat a challenge; some tenants buy little carts on the wheels.
Gym: There is a gym and it’s a plus! However, it’s relatively small and only has enough machines and free weights to do some cardio and lifting. If you need variety in machines or special equipment such as a Boso ball, jump boxes, physio ball, etc., you would need to get a gym membership somewhere.
Pool: swimming pool is a bit small but is kept in a pretty good shape. Grill at the pool is almost always out of gas, so I ended up buying my own portable charcoal grill and just take it down with me when want to cook by the pool. No music is played at the pool, so must bring your own music and speakers.
Business Center: it has a printer, a TV, and a few computers. I heard that the computers were broken for quite a long time in 2012 but are fixed now. I don’t use this room ever since most people who live at Ambrose probably can afford a laptop or have one provided by the employer. But I guess a printer could be useful.
Maintenance: Normally, any regular maintenance request gets done within 3 days. Apartments were built in 2008 I believe, and everything is still working pretty well.
Noise Level: Relatively low for an apartment complex. 1) Very rarely there are big parties here and most tenants are old enough to act responsibly if they do have a party. Whenever, I have people over, it seems to be fine and there were no complaints from other tenants or management. 2) Isolation between walls is about normal for an apartment complex. I am aware of the fact that I have neighbors and sometimes I hear them but it’s nothing too crazy. 3) If you choose an apartments facing the Dart station, you will hear the train. I got used to it and can sleep through the night, but if you are a light sleeper, I would suggest choosing a unit that does not face the Dart station. Noise from the Deep Elm side is not too bad at all. You might be able to hear some music with an open window or balcony if there are any concerts going on but seems to be fine otherwise.
Pets: Very pet friendly. Swiss Avenue Dog park is walking distance from the apartments. Pet accidents do happen and it used to be a problem but now they penalize tenants who do not clean up after their pets. Aggressive breeds are not allowed.
Leasing Office: They would sign for your packages and keep them till you can pick them up. Employee turnover is pretty high but partially due to Broadstone’s rotating policy (employees change locations every year or two). Everyone who works there is pretty friendly, but I was never late on my payments so maybe that’s why staff is always nice.
Cable and Internet: You can only sign up with Times Warner.
Utilities Bill: It will vary based on the size of the apartment. You can choose any utilities company pretty much. I was paying about $ ⁸⁰⁄₅₀ (summer/​winter) for a one bedroom apartment, and $ ¹⁰⁰⁄₆₀ (summer/​winter) for a two bedroom apartment.
Rent Insurance: Required.
Bug problem: No.
Recycling: Yes.

I am a huge fan of Ambrose even though we broke our lease 2 months early due to the noise. The apartment I had was amazing, it is the largest and best layout for a 1BR with polished concrete floors. I was on the first floor on the corner overlooking downtown and Reel FX, that unfortunately had the dart train arms, so every 5 – 10 minute the dinging would be insanely loud and non stop trains. The bus stop was also outside my window so for about 10 – 15 minutes it would hang out there and the noise was just bad. If the train wasn’t there we would have stayed. My friend lives on the 4^th floor total opposite side and couldn’t hear the trains. Other than that the walls are thick and so are the floors, at least where I lived I could never hear my neighbors, just outside noise.
The elevators are ridiculously slow but hey the stairs are FREE exercise. Ryan at the front desk was always super nice. I never had an issue with maintenance or staff. We also didn’t cause any problems and paid rent. maybe some people piss the front office off or just want to complain about something if they are unhappy. This is an honest review of the place. It is in a great location and they are very nice apartment/​lofts. Perhaps it depends on where you get your unit in the building, but that really goes for any apartment complex you live in. If you want things that quite then rent a house, it’s an apartment, they are going to be noisy. they offered to let us move into another apartment when I first found out how bad the train noise was but I couldn’t give up the one we had. Hell, my friends in other apartments wanted to move into ours and trade. So the manager ordered black out/​noise reducing curtains and rods and had maintenance install them once I decided to stay in the apartment. It didn’t do much but hey it was a nice thought, they could have told me to F myself!
I left Dallas since that city sucks but if I ever had to move back I would totally live in Ambrose again. We stayed in the Walton Lofts behind Ambrose and those were the WORST anyone would have to live in compare to Ambrose. Huge mistake moving out.

The selling point for most is proximity to Baylor. But, you can do better elsewhere in the neighborhood. If you need short-​term or corporate housing close to downtown it’s not a bad option. Long-​term, expect degrading service with rent increases high as $ 300/​month. The biggest issue is the inconsiderate people they let in.
Staff:
* These people are all business. Professional, but cold.
* On the occasions I dealt with the manager she was tactless as they come. I would expect behavior like this at a low-​rent property, or a Walmart, but not a property pretentious as Ambrose.
* At no point in signing the lease, renewal, or upon move out did anyone show the courtesy to thank me for being a resident.
Pricing:
* Not competitive. Ambrose is the highest priced per square foot in the area. You’re paying to make up for lost revenue from empty retail space.
* Includes access to one of the better apartment gyms in the area.
* Residents will tell you excessive rent increase is the common reason for leaving.
Grounds:
* New construction, but minimally maintained so it’s becoming funk nasty. I got the impression this was not due to slipshod maintenance staff, rather management trying to save a dollar.
* Repairs were completed within 24 hours. However, we did have one instance which took six months, and many trips to the office, to have repaired.
* Residents routinely allow their animals to urinate and defecate in the halls, stairwells, or just outside doors rather than pet areas – this is especially unpleasant during the 110° Texas summers.
* DART rail passengers often use stairwells as toilets while waiting for their train.
* At the time I left, there was no occupied retail space on the first floor. Jimmy Johns didn’t last long and It’s A Grind left because their rent was jacked up.
* Parking is more secure than most complexes.
* The pool has been poorly maintained for so long there are water bugs thriving in it.
* Maintenance does a great job of keeping the trash chutes clear and to prevent backups.
Noise:
* Depends on location; courtyard view on the lower floors it’s pretty quiet. The 4^th floor and outside facing units are very noisy, especially on the side facing the DART rail, fire station, and Baylor helipad.
* Wood floors mean you hear every step your upstairs neighbors take.
* Halls are not inherently noisy, but residents often remedy this when returning from area bars.
* Doors on units have cheap hinges allowing them to slam closed – most people gladly let them.
General:
* Get renters insurance! Someone on the 4^th floor let a pipe bust and flooded about 20 units below which then had to be gutted.
* Ambrose is basically the Baylor dorms. With all the «joys» which accompany dorm living.
* There is a lot of damage beyond normal wear and tear; constantly broken elevator buttons, scratched out signage, spit and holes in walls, food spills in common areas, landscaping killed off by pets urinate all over it, etc.
* Ambrose is a vertical trailer park complete with all the white trash accouterments. Fortunately, like all white trash who just want your money, you can throw a little at them and they go away. Good riddance.
* Upon move out they accumulate as many charges as they could to use up the security deposit; a final water bill which was triple the previous highest water, carpet cleaning was triple typical cost, etc.
* Being a good tenant means nothing in this property; all charges to our account were paid in full and on time each month, we never had a complaint against us, and we never raised any complaints about our neighbors.
* Appliances and fixtures are basic compared to other properties of similar age and price. Forget running the dish washer or laundry while watching a movie.
The Ambrose is already a property rapidly in decline. With competition such as The Icon on Ross and other communities slated for development in the area, Ambrose has quickly gone from a rose among the thorns to just another rundown Deep Ellum property.

This place is great for convenience but a lot of the residents make this a «not so great» place to live. Office staff has proven to be nice and receptive to my requests (lots of turnover, though).
Nasty stuff I have actually seen residents do/​allow;
1. Dogs poop any and everywhere and they don’t pick it up
2. Vomit and urine (from people, not dogs) all over the place including the garage and elevators
3. Noise on top of noise, no respect for those living below them (even heard one couple having the loudest sex I’ve ever heard)
4. Dogs are left at home all day and the barking is non-​stop
5. Gross and nasty guys can see the fitness center from their apartments then come to «work out» just because they see a female on the treadmill
6. The arms on the resident entry/​exit gate destroyed some many times, management did not replace (who can blame them)
7. Entry gate to visitors parking area badly damaged
8. Ghetto relatives of residents use fitness center as a «hang-​out» place
I could go on and on but this is the worst of it. No, management is not perfect but from what I’ve seen, if the residents did better this would be a nicer place to live.
I truly miss First Fridays at the coffee shop.

Great location, nice unit, but horrible property management and poor building design. Only 2 very slow elevators (which generate a lot of traffic… almost always in use) and often dirty (pet urine, trash, food, vomit, etc). I have a dog and when taking the tour, the grassy area was maintained and clean. There were bags at the dog stations, but when I moved in that often wasn’t the case. I’d say about 40% of the time there are bags which result in piles of dog crap that I have to avoid when I walk the area (as well as my guests). Elevators were broken often, fire alarm sounded 3 times in 2 months (all false alarms) and one instance of a pipe bursting, resulting in an entire hallway flooded (right next to my unit). This included flooding on all levels! Took 3 months to repair and elevator was not in operation for a month. I didn’t see any compensation for broken amenities that I pay for and not even a sorry card or notice from management.
I heard others music through my walls constantly and the lack of upkeep was borderline unhealthy. I ended up staying with my girlfriend most of the time after the first 2 months. Things seemed worse upon move out than they did when I moved in. I am currently going through a legal battle with the property over a disputed move out charge that I feel was bogus. Management has been nothing but unpredictably responsive with undertones of rudeness. I’ll probably just pay them to get it over with and move past one of the most terrible places I have ever lived.
That being said, the location is top-​notch and I really love Deep Ellum. I would suggest a loft in the area if you like that style as the prices at this place are too high for what you get.

I paid the balance to be done with the experience. Talking to others that lived there around the same time I did, they had similar experiences. Way to go Ambrose!

I’ve read the reviews on here and am writing in rebuttal. I’ve lived at this complex for two months now and, though I know it’s only a short time, the staff has been fantastic. I have a problematic move-​in and had to switch apartments after only a couple of days because I am a light sleeper and couldn’t handle the train that runs outside of one side of the building. I LOVE that the building it right on the DART rail and I don’t think that the sound bothers most people. Anyway, the leasing office staff made my complicated move-​in easy and they were always available to answer questions and let me use the dolly to move my stuff around.
As for other complaints, why would you move into an urban building if you wanted silence outside of your windows all of the time. I love that the neighborhood is urban and that there are people outside of the building enjoying Deep Ellum. If you want silence outside of your apartment building, move to the suburbs. If you want to be on the DART and walking distance to good restaurants and bars, move here. The apartments are well-​maintained, the staff is friendly, the apartments are well-​designed, the gym and pool are great, and you can’t hear your next-​door neighbors from inside your apartment. I don’t know what else you could ask for at this price.

Not worth the headache. From the very beginning this place was trouble. I chose it because it was newly built and was close to work, but I would NEVER RECOMMEND this place to anyone.
The front office staff is absolutely horrible. Everyone I’ve asked who lives at Ambrose or has in the past, tells me the same thing. And they have a lot of turnover. I never see the same person working there after a year. They’re really rude when you ask them any question and they always act as if they’re really busy and you’re bothering them!
I lived on the 3^rd floor, on the same corner as the It’s a Grind coffee house that’s on the mainfloor. The coffee house would have people perform once a month or so and it was incredibly disruptive. I called the front office to make a report about it and tell them it was bothering me and all they said was that it was occurring on It’s a Grind property and they couldn’t do anything about it. I explicitly remember the office staff telling me at move in that Ambrose was in a very quiet neighborhood. There’s no point in making any sort of complaints because no one cares about you at this complex.
The garage always smells of garbage. The first day or so after they clear the trash, there’s just a hint of garbage smell in the air. But by the end of the week, the smell is just overpowering. And in the summer months its really disgusting.
There was some sort of vacuum effect, perhaps because of the design of my apt space, which was really long and rectangular. Everytime I would leave the patio door open there was a very audible «whooshing» noice of wind traveling around my apt and thru the bottom of my front door. There’s basically no peace and quiet at this place.
There are also only 2 elevators in the entire building. It travels slow as snails and its faster to take the stairs. So anytime anyone is moving in, the elevator is down for the entire day basically.
I mean, there is just a laundry list of things that are wrong with Ambrose. Just avoid this place.

I moved into the Ambrose in 2008. I have loved my time here and am about to move into a bigger apartment down the hall. The worst thing that I can think about the place is that one of the grills doesn’t work but management is trying to get it replaced under warranty. The other stuff is minor and usually caused by less courteous residents.
That said, I love the residents. I have mire fun playing water volleyball on weekends or hanging out in the famous Deep Ellum hood with my neighbors than I ever could have imagined.
I haven’t had any problems with management. They are always courteous and responsive. We recently had a happy hour at one of the local bars… They are fun and funny too. The only residents that seem to not like them are the ones we all complain about for their loud dogs or inability to clean up after them. Or those that park in other residents reserved spots. But these are a relative minority and the community works with management on the whole to make it a great place to live.
Looking forward to several more years in one of the best places to live in one of the best Dallas neighborhoods!

it looks nice from the outside, but after just a couple of years, ambrose is starting to resemble marquis gaston! they don’t maintain this property well because they know baylor medical center people will continue to live here for decades to come.
i lived here last year in a brand new unit, and i couldn’t wait to move out. while my actual apartment was nice (as to be expected since no one lived there yet) management is horrible! this is what happened to me:
the leasing office guy is R*** (name redacted to protect his wretched identity per complaints from ambrose to Unilocal), and he changed my leasing contract after i signed it. it was a multiple page document for which i wrote my signature on the last page. well, R*** the wretched liar changed the terms on the first page of my leasing agreement 2 months after i signed it. he put the current date on the counterfeit document, so when J**** the awesome finance guy called me to tell me i was behind on rent (when i wasn’t!), i noticed that the new, counterfeit document was something i had never seen before. fortunately for me, i had a copy of my original contract. thank god i ALWAYS MAKE COPIES OF CONTRACTS! anyway, J**** reverted to my original contract and agreed i wasn’t behind on my rent! however, the lying wretched R*** was still employed at the office when i moved out a few months later. liar R*** also wrote nasty emails and left me scary voicemails which i complained about but never got any resolution from the management. i just learned to avoid the creep. it was scary to know that he had access to my apartment. being a girl and living alone, i had to leave, and that’s why i moved out.
after this experience, i have learned to date and initial every page of a contract i sign, especially leasing contracts. it may even be better to write my whole dang signature, too.
