Carlisle on the Katy Trail

Don’t be fooled by its cheap rent. This place has ants, cockroaches, mold, leaky ceilings, homeless people, negligent management, etc. You name it, they have it. In addition, this place is so confusing that even the mailman/​delivery guy drops off the package in the wrong place and ends up losing it. They’ve already lost three of my Amazon packages in a span of five months. Ask yourself this before moving in to this place, «Do I want to save $ 100 a month and live with bugs, leaky ceilings, homeless people, lost packages, and poor management that doesn’t care?»

I’ve been living in the Carlisle on the Katy Trail for around 9 months now and I hate it. when I first moved in the apartment was nice the gates worked staff was kind and I honestly didn’t see any bugs. Well since it started getting colder outside I’ve had nothing but pest problems. I’ve been surrounded by ants in the kitchen and I’m not sure what they are surviving on as I don’t cook and they are not just in the kitchen but the living room and the bathroom. Pest control is supposed to service every Wednesday though I have never seen them and I work from home so you would think they would have serviced my apartment at least once in 9 months and now I hear mice in the walls and it’s only a matter of time until one finds its way into my place if it hasn’t already. I’ve put in a request for pest service and 2 weeks later their website shows my request closed as completed on ¹²⁄₁₁. Again I work from home no one has been here. The staff does not care and why would they in 9 months I’ve seen at least 13 new staff members seriously not even joking. Maybe they hire through a temp service I do not know but what I do know is that you will never see that same face again. Gates have not worked once since November apartments are falling apart and maintenance doesn’t actually fix anything just a patch to get by. We pay $ 30 for reserved parking but people still park where they want to and have about a 99% chance NOT getting towed. The shower/​bathtub paint is starting to come off revealing just how filthy it was underneath it’s very disgusting and the more you clean the more paint will come off making it look like you never clean the thing. They have started doing «renovations» by painting the outside building and landscape but the cheap paint they selected is already staring to deteriorate and it’s only been 3 months since they had it done and for the landscape that’s a complete joke. They must be pocketing the money set aside to do all this and using the cheapest way to do minimal improvement I’m honestly embarrassed to live here. To be very honest for what you pay here you can get something 50 times better for not much more. Ask yourself why they have so many available apartments being they are only slightly cheaper than others around uptown.

I had to sue the apartment complex just to get out of my lease and move to a safer area. If I could rate zero stars, I would but on Unilocal I have to at least give one star. If you want to do your research it’s public records and the docket case number is JS15−30 400. The apartment management is horrible to say the least. I found 13 different state code violations.
The main reason for moving is that I constantly had maintenance problems in the apartment including a bathroom leak and mold in the apartment for six months prior to moving out. Health hazard.
Four months prior to moving out one of their managers (Jennifer, a month later quit) called me while I was on vacation and said that they had lost my entire file (WTF?!?) and wanted a copy of my copy of the lease. The management turnover is crazy they probably had about 20 to 30 different people in the office since I lived there from February 2014 to June 2015. The last manager Martha, was fired a day after I filed the lawsuit.
I also had a stalker who lived in the apartment complex. I had to make multiple police reports and get a restraining order prior to the management evicting him. But he was only evicted because he ended up taking some other guy’s stuff and throwing it in the pool.
Some apartments literally have holes in the roof on the third floor. They did not pass the inspection early spring 2015. This is a state code violation and no renters insurance will no cover what the apartment is supposed to maintain.
I also paid for covered parking and people constantly parked in my spot and I never got a refund I was I was told I would be. I have seen the tow company take cars that were legally parked for no reason. But yet no one ever towed a car from my paid parking because they’re «not legally able to remove a car from a spot if the area is not properly marked». It took months before they painted the number.
Management sent maintenance people into my apartment two weeks prior to moving out without notice, state code violation and violation of privacy.
Beware of extra charges. I was charged on many occasions for random amounts with no explanation after paying my entire bill prior to the first of each month. Anytime I tried to call the office no one would answer so I made sure to have a paper trail of everything and emailed back-​and-​forth.
After speaking to many residents I have come to the conclusion that they tell each resident what they think the resident wants to hear. Just to make them shut up at that moment.
The electricity bill I have been told is separated out by building and divided by each apt. However, other residents have told me the opposite.
I didn’t even mention the rats in the walls!!! I complained and everyone living there during winter ¹⁴⁄₁₅ had this problem! The management told me I could not buy my own rat traps because of a law, bullshit. Maintenance had to seal up every whole behind the sink, dishwasher, fridge and stove in the apt and then rats died in the wall and it smelled. Also a health hazard.
Did I mention homeless people sleeping in the gym area and laundry area? Homeless people constantly raid the trash in the parking lot.
The washer and dryer’s never work properly and I’ve even had clothes stained from oil. The machines you pay for do not work and you’ll have to pay to wash and dry more than once to get your clothes clean. People steal other people’s clothes. The gym is a hazard because all of the equipment is broken.
The only great thing I got out of living at this apartment complex were the maintenance guys. Who were the most honest thing out of this apartment complex.
No, they are not the cheapest apartments in uptown either but sure are the cheapest maintained.
So! If you want to live in apartment with wholes and leaks in the ceiling, with mold in your bathroom, rats in your walls, homeless people constantly raiding the parking lot and sleeping in the laundry area, where your clothes are ruined or stolen, never get a return phone call until you sue them, then move here! Enjoy!

If you don’t really want an involved staff this is the place.
They won’t call you, or answer the phone when you call them. So you really don’t have to worry about them at all.
You want to go in a speak to them in person, you might want to get them when they first come in and catch them off guard because later on in the day they might have better plans and decide to ditch the office earlier than usually planned.
So it might be good for an introverted person, (me) but when things really need to be accomplished and you seek the help of the manager or leasing agent they suddenly are no where to be found… that’s unless you owe them money then they are there.
So if you want to live in a place that is more involved I suggest going some where else.

Note: I have not lived here, but my boyfriend and I met with a manager and checked out a unit today. If they treat prospective clients the way we were treated, I can’t IMAGINE how they’d treat tenants.
From the moment we walked in for our appointment the «Community Manager» Nicole Cambell was exceptionally rude. She clearly had no memory of our making an appointment earlier in the week and rushed around without speaking to us for minutes before finally drumming up some paperwork. We awkwardly stood behind some chairs and waited for her to get ready.
The walk to the apartment was quiet. I asked some questions to get her talking about the unit but her attitude was curt and like we were wasting her time.
When we got to the unit she barked at me for running the faucet to check the water pressure. Jesus. It’s a sink, not a work of art.
To top it off, the apartments are in crumby shape. The carpet had noticeable disgusting stains. The rooms were small and poorly lit. The appliances were old.
But mostly I left this apartment with a bad taste in my mouth. I don’t know why the manager was in such a crumby mood, but she should know better than to take it out on people who might be making her company thousands of dollars a year.
I visited three other complexes today and every time it was a huge relief to meet someone smiling, without an attitude to show me around.

Let me preface this by stating for the price and location, this place is a very good option if you were like me and moving to the area alone and were not seeking a roommate.
HOWEVER-​where do i even begin? The place is literally falling apart, as pieces of my walls crumbled on me while i slept. the entire place is overdue by 20 years for a new paint job, carpet, walls, appliances, etc. The gym is a pathetic excuse for a workout facility with three broken machines and an old bike and torn and broken equipment. the pool which is the center of the complex is unkempt and discolored. The garage door frequently breaks and the entryway to the street is rarely locked. Homeless people frequently raid the garbage. The place reeks of weed, mold, and general dirt and dust. The ACTUAL entrance doesn’t even have a real address, meaning providing directions is complicated.
What is even worse is the poor, negligent management who don’t respond with care to residents needs, upcharge you for using online bill pay and give no care to your (very realistic and low maintenance) concerns because they know no matter what they’ll get a rent check. The management turnover is ridiculous as is the fact that this place hasn’t been shut down by the Health Department.
Avoid avoid avoid at all costs unless desperate.

Good price, but very old with poor management.
The address is hard to locate if you stay on the part west of carlisle.
They are usually fast to repair something. The maintenance men are constantly working. As i suppose they have to, being that it’s so old.
I’ve had air conditioning and heating problems, but they are quick to prioritize these types of issues.
My shower has poor drainage and I’m told I’d have to have my the wall removed to go far enough down to check the pipes.
You have to use the gate code in order to get in. There is no remote. Pedestrian gates are never locked and i sometimes see homeless people going through the dumpster.
You get what you pay for is the best way to sum this place up.

Maybe I’m just living in the magic unit, but I haven’t experienced any of the issues other reviewers are mentioning. Yeah, it’s one of the cheapest apartments in Uptown. It’s obviously not going to be as nice as the apartments across the street that are over $ 400 more. That’s why they can charge such wonderfully reasonable prices. Pay more, get more. But what you get here is pretty darn great. My apartment is clean and quiet with no maintenance problems. I had one day to find an apartment after I moved to Dallas and the management here was amazing. This apartment has been such a big win for me. Totally recommend.

So I have lived here almost a year and have held off writing a review until now. With one week until move out, I think it’s about time (counting down the days).
Let me start off by saying that I know this apartment is older and not one of those nice uptown apartments. I knew that before I moved here, but this was all that I could afford and it seemed liveable. It is barely even liveable.
On move in day I moved everything in and got all settled with my roommate. After moving all day I went to take a much-​needed shower. To my surprise, my shower did not work at all. This was the first red flag. I went to use my roommate’s shower and at least water came out of it. Her shower sprayed water up over the shower curtain so that her bathroom was flooded every time you showered. This was fixed the following week.
Shortly after the showers were fixed, I discovered black mold all around my window along with hundreds of ants. I was quite disgusted, but maintenance was pretty decent and took care of it right away. (Even though there should not have been black mold in my apartment in the first place).
After we finally settled in and the heat of late May really kicked in, we realized that our AC seemed to not be working quite right. No matter what temperature we set it to, it wasn’t blowing cold air. Thinking that this could be solved as easily as my other problems, I filed a maintenance request. This was closed about a week later with nothing done. My work schedule and the terrible office hours (M-​F 9 – 5:30) did not permit me to be able to drop by the office ever really, so I filed a second maintenance request. This time, the maintenance men «came by» while I was at work and «fixed it.» It was not fixed. This went on for the entire summer. It got to the point where I had to go into the office several times to beg them to fix our AC because it was almost 90 degrees in our apartment. After about a month and half of this, they offered us a window unit. While this was a band-​aid for a much larger issue, it worked for the time being. This was finally fixed in late July after about 7 requests (we moved in May 10^th).
One word: ROACHES.
Over time our carpets developed «phantom spots.» If you do not know what these are, it’s basically when old stains resurface. Our carpets look like a dog has only ever peed inside, and that is probably the case.
The walls and carpet smell like mold and smoke. When I asked the office about the smoking policy (since Dallas does not allow smoking inside buildings or 25 ft from any building entrance) she said it doesn’t apply to private residences and smoking is allowed inside and anywhere on the property. The place is littered with cigarette butts and I have gone to work every day smelling like this disgusting mixture of cigarette smoke and mold. Come on Carlisle… get with the program, this is no way to treat a living space.
The bottom line is, don’t move here. These places will be torn down soon, as this is the only viable solution. This has been somewhere to live for me and that is about it. I honestly cannot name a single good thing about this apartment complex.
I just killed off another colony of ants myself. Peace out Carlisle on the Katy Trail. It’s been real, but it definitely hasn’t been fun.

DISGUSTING! I held an apartment online and paid $ 200 in order to do so. Online they state that there is a $ 50 application fee that is included in the $ 200. After paying the $ 200 I was told the apartment would not be available to look at until the day of move in. Knowing the location of the complex I was stoked at what a great deal I had found. A month and a half before move in I checked out the property ground up close and was able to see a «model» unit (Not the same as the unit I would be moving in to). The grounds were not lanscaped and dirt covered the paveways to the apartments. The inside of the apartments were very dark and very old. I never received my money back and never even moved in to the unit. I could live in pretty disgusting conditions but this is not one of them.

I hate that I even have to give a star… This place is awful! Disgusting, old, roach infested… The manager doesn’t do anything other than smile and nod at you when you try to speak with her. I have had my car towed twice and I freaking live here! Absolutely no apology or refund offer. When I went to speak to management they flat out lied to my face and told me there were «No Parking» signs where I was parked and, um hello!, there were none! I even tried to show her a picture of the blank fence (with no sign) and she told me I must have removed the signs myself. Really??? Really. I had to wait a month just to get my dishwasher installed which should have been completed before I moved in, the appliances are crap, I paid extra for wood flooring and never received it, etc. The layout of the complex is ridiculous and unsafe. Stagnant sand just pools around the base of staircases smelling horrible and creating a slimy, slippery surface. This complex is way over priced, just because of location, but for the low quality of the complex, units, and staff I’d rather live a little further out.

This apartment complex isn’t honest. They said they would fully refund my deposit money for an apartment that I never signed a lease for. In fact, when I filled out the application, which was accepted, they told me they would not give me a copy of the application until the lease was signed, but they required me to put down a deposit to hold the apartment. I did that. I accepted a position in another city and couldn’t take the apartment. Since I never signed a lease agreement they agree that I would be fully refunded all of my deposit on 3 occasions. They even told me on the last day that the check was being mailed to me on that I called. Bottom line is they stole the money and kept it for themselves. They are not honest and they will take you’re and lie to you as many times as it takes to keep your money

They do have one of the lowest prices for apartments in the area, but it’s not worth it. Trust me.
They slap on an extra 250 on short term leases, bad management, thin walls, and if you are scared of roaches/​geckos. beware.

This is the worst management company I have ever seen run an apart complex. They have absolutely no idea what they are doing.
It takes 4 days to a whole week to answer any maint. requests (even if it’s an emergency… like a FIRE)
When shit really hits the fan, they simply just turn their phones off.

BEST DEAL IN UPTOWN… RIGHT AT COLE AND HALL! This place is uptown at addison prices! It is not the most glam place to live but hey… you can walk everywhere from here.
