Century Medical District

I have been warning the apartment complex for months now about not other residents not picking up pet waste and how pet waste transmits disease. THEY ARE BREAKING THE CITY CODE that requires pet waste to be picked up. They have done nothing about it. Sure enough, my dog got sick! She has only been at the complex. Century Medical District ignored the issue (leasing agents response was «well okey dokey then») and First Communities (the owners of the property) refuse to pay my emergency vet bill of $ 150.00. In my 10+ years of living at apartments, this is BY FAR the worst.

WHAT A JOKE OF AN APARTMENT COMPLEX. Save yourself the time, money, and stress and do not rent here. First of all, they have the most incompetent staff I’ve ever encountered while renting an apartment. Having worked in property management myself, I tend to sympathize with the staff because I know what they go through, but these people are just terrible. My roommate and I went back and forth with Siska for 4 months about a $ 1500 concession that was in our lease that they were not giving to us. On top of that someone charged our $ 600 pet deposit as a fee and we were told that we were basically SOL. A girl got mugged and assaulted and they wouldn’t even let her out of her lease! They also don’t hold packages in the office for any of the residents. You have to pay $ 30 to have your package put in a locker. They tried to get my roommate and I to stay by not raising our rent for our renewal, but at this point they would have to pay us to live here. I have never been so happy to move out of any apartment in my life. Lastly we scheduled a final walk through with Siska, but of course she never showed up. My advice to everyone is to stay away from Century Medical District and any other First Communities property.

It takes a lot for me to actually take the effort to write a review, but Century Medical District… you’ve done more than enough to deserve my time.
I’ll go ahead and skip the parts touched on by the previous reviewers and get to something worse. Yes, everything everyone else has said about the general disinterest in the upkeep of the property (broken garage gate, dangling lights in the garage, poor upkeep of the pool area and dog park), the refusal of management to do their best in the case of catastrophic maintenance issues (AC out in 103 degree summer? Here’s a window unit that blows out warm air. Sewage pipes burst under your apartment? Here’s an air mattress and an empty apartment for the next 2 weeks while we casually fix things), and some of the rudest front office personnel I have ever worked with (that’s you Siska!) is true. But that’s not what got me to wrote this review…
When we told the front office that we weren’t going to renew our lease (with more than 60 days notice) because of all the issues mentioned above, we were told we would have to pay 2 months rent because their records showed that we had already renewed our lease. When I got a copy of these records, it soon became clear that THEY HAD FORGED MY SIGNATURE ON A LEASE RENEWAL APPLICATION. Pretty bad, right? Needless to say, Century Medical District graciously allowed us to move out free of charge… or so I thought.
Our move-​out bill was astronomical. The biggest ticket item on the bill? Carpet cleaning for BOOT PRINTS in our bedroom. We are Asian. We take off our shoes at the door. Some stereotypes are true.
We negotiated a reduced payment with them, delivered a check for the final amount, and thought that we were done with this godawful management team once they cashed that check. But wait, there’s more… both my fiancé and I got collections notices for the amount of the check that had already been cashed. TWO collections claims for one balance that was paid in full.
Yeah, the pool looks nice and the lobby is full of bright lights and books that no one ever reads, but save yourself the trouble… there are plenty of complexes in Dallas with nice pools AND courteous and honest management teams, you don’t want to find yourself writing your second ever Unilocal review because you didn’t believe all of the one-​star reviews that Century Medical District has collected.

I looked at these apartments and they were pretty cute and a decent price range… I was actually thinking about moving into them however, after several attempts both phone and email I could not get anyone to return any of my messages. They clearly had no interest in leasing an apartment.

I live in a «luxury» apartment where when it rains my 4^th floor unit will flood. The water is coming from my patio door which is completely exposed to the elements with no awning and obviously improper sealing. The run off drain from the rooftop is positioned whereas the water hits right at my door. The wood frame is already rotting on what is only a 2 year old building.
The issue was reported to management in 2014 just months after I moved in. Problem was addressed but not rectified. Fast forward to September 2015 and the problem appears to have gotten worse. By now a new management team is in place so understandably their picking up the slack of those that came before them. However I have a huge problem when there is clear communication on what will take place and not only is that expectation not met but there is not even a courtesy call to follow up or give an update. When I reported this problem in September it took nearly A MONTH for someone to just come take a look at my patio door. This after a number of emails and even face to face conversations with staff. And action was only prompted because I had to resort to contacting the regional manager. By that time water had entered my apartment on at least 2 other occasions.
Since then there has been several attempts to pacify the issue: 1) additional caulking 2) Contractor brought in to evaluate (original date to come out was rescheduled twice and within that time of course it rained) 3) a longer kick plate installed (rained almost immediately after and floor was totally wet) 4) I was asked for the invoice for my rug and not offered a replacement but cleaning So here we are about to enter a new year and I’m still worried every time it rains that I will wake to water in my living room. Case and point, it rained last night ¹²⁄₁₂ and as the numerous times before there was water on my living floor when I awoke.
Minimal action had taken place with no sense of urgency which is my biggest problem with this property. Why am I now going on 4 months and this problem still exists? A problem that not only puts my personal property at risk but also causes concern for mold given the number of time my floor has been wet and exposed to moisture. So I pay the equivalent of a mortgage to not only wake up to wet floors and a soaked rug but also to deal with some of the worst customer service I have experienced.
While I enjoy the amenities and location, this is unacceptable for what tenants pay to live here. A shift in management is no excuse for lack of communication and follow through of those who are present and in positions to take place of such issues. I liked this property enough to sign a second year lease but this will indeed be my last. Videos links below. Pics will be added to photo album.

I lived at century medical district for 12 months. When I first moved in it was still encore 6162. Where to start. When we first moved in, we paid $ 200 for them to paint an accent wall. You could see ever brush stroke and even on the other walls you can see where they would paint gloss over flat paint.
I moved in August, so 90+ heat and since day one our AC didn’t work. This had happened at least 3 times the entire time I lived there. They even had to put a window unit in our bedroom because it took them 4 days to fix and they refuse to prorate my rent for sitting in a 80° apartment.
I went into my second bathroom and the floor was flooded because the pipes to the sink were leaking. And then this happened in the master bathroom also.
The appliances are nice but the cabinet’s and even the doors were poorly made.
Very thin walls, you can even hear the alarm going off from your neighbors apartment. For the area this apartment its in, they charge way too much. A month before I moved a woman was attacked and she had to leave notes on the doors because the office didn’t want to tell the residents. Pretty much this place was the worst apartment I lived in. Nice pool when its open.

This place is a little shop of horrors! Feces Pure filth everywhere! Ask other residents how they feel. All of this just seems so unreal but this place is the worst apartments I’ve ever lived in. And you’re going to pay a pretty penny for a heap of shit. Don’t let anyone you love live here and if you want peace of mind and for your own self don’t live here!

My girlfriend lives here and recently there was someone attacked on the property. Not only is the security (if any at all) bad, they failed to report and warn the residents for at least 1 week after the incident happened
The management has changed and they are very unprofessional and do not care about our complaints. This place is not safe and they do not care about warning residents of danger.
If you value your life stay away. Prayers to the poor girl who was attacked…

One star is what I had to rate century medical district and that’s even a stretch. Originally the encore, now cmd… new management is horrible. No sense of urgency and do not what so ever care about their residents. Everything since moving in has gone downhill. Tracy and siska, are horrible managers and do not have their shit together. Do not… I repeat do not move here. If so, you will regret it!!! I can not wait for my lease to be up!

DO NOT move here. I have lived here for a full 12 months now and I would not recommend this apartment complex to anyone. Please look at the attached pictures.
1. It’s dirty. The new management does not keep the complex clean. The hallways constantly have trash laying in them and the pool is very dirty all the time. The pool has also been closed no less than 8 days this month for shock treatments. They don’t empty trashcans in a timely manner and the trash chutes pile up constantly. There has been broken glass by the pool for days before anyone has cleaned it up. The grills are also dirty constantly and don’t have propane often.
2. The management sucks. The old management team was actually pretty good, but the new management is terrible. They’re rude and they don’t care about anything but getting your rent paid on time. I had a package sit down at the office for over 2 months without so much as a single notice from the office that I had received a package.
3. It’s poorly constructed. The walls are very thin, I can hear my neighbors constantly and while I understand this is a part of apartment living, this is far louder than ANY apartment I have ever lived in. The trim and paint is also extremely cheaply done. The edges of the trim have obviously not been sanded and the paint is like chalk that stains very easily. The pet policy is great, but also terrible because you get to hear a 100 pound beast bark ALL day long while their —— owner keeps them trapped in a 600 square foot apartment.
