Regal Palms Resort & Spa

One of the best timeshare exchanges we have ever done. The unit was great, toward the back in a quieter area, and had to drive to the pool but it was worth it. 3 bedrooms which is unusual for a timeshare but made for a very comfortable stay. WiFi was excellent, allowed everyone to have access to the phones, tablets, and computers easily. The pool area was wonderful, had to drag my grandkids away from it, they would have stayed in there the whole vacation.

Regal Palms Resort unit 2142 should NOT be allowed in the rental pool. BEWARE of renting in this complex…
The units are ‘individually owned’ and operated so be aware of that when you book online. I am VERY unhappy about the unit we were assigned. Apparently there are no minimal standards the complex requires for their rental pool at Regal Palms per the front desk attendant. It’s ‘up to the owner to keep up their unit’ and all issues have to be handled with their off-​site property manager via phone who was VERY unhelpful or concerned about the unit when I called in regard of the condition we found it in.
The unit was very far from the pool/​lazy river (several blocks away– too far too walk with the kids). The only great thing I can say about this complex so far it the overall location in proximity to Disney was good, Publix, shopping, dining, etc all nearby. The airport is easy to get to (if you are okay driving on the highway/​toll roads of Florida).
Some units looked nice online however unit 2142 (townhouse) was very worn, loads of stains on carpets, couch (also shredded cushions), stains on towels, broken furniture, missing blinds on windows, kitchen missing basic items like a frying pan/​cutting board, etc. Dead roaches on floor… ants were EVERYWHERE inside (I took a video of it if you want to see it). Overflowing trash upon arrival attracted bees/​flies piled on the back lanai. Several units had large piles of discarded furniture on the road during our entire stay (4 days) even after trash pickup occurred. I’m pretty surprised the HOA would allow this occur.
Pool and lazy river is nice but small (max capacity 88 for the over 600 units on site) and not well staffed. Kids unattended and running around so watch out for your little ones. Trash floating in pools/​lazy river, tables by the pool were unbussed. We had some of our pool toys ‘disappear’ on us while we were in the pool so watch out for your belongings.
I booked through
… be advised that the resort lists their rates at under $ 90 per night, however with resort fee, taxes, and ‘cleaning fee’ it’s more around $ 150 per night during slow season. They will hold a $ 250 for security deposit on your credit card unless you pay the $ 44 damage waiver (up to $ 750 damages/​cleaning waiver). You also have to use your card to borrow pool towels. There are large tubs to return them however no one tracking who is/​isn’t returning them. Per the front desk «they know which towel each person has by our room card». Unless the towels have a tracking device in them, I am curious how they do so however they will bill you $ 10 per towel if they are not returned. I have photos/​video to document my claims if you want to see them.
To Regal Palms Resort Management:
I, as I’m sure many other people, understand that the units are individually owned however it should be up to you to require MINIMUM standards of what is acceptable in your rental pool. To have a consumer be subjected to the unacceptable conditions is highly frustrating and unfair. You post the ‘nice units’ online on multiple booking sites however if the actual unit photos of what conditions were really like were posted, NO ONE WOULD STAY HERE.
In the VERY least, your pool and ‘common’ areas should be maintained and staffed. Trash in pool, river, surrounding areas is absolutely unacceptable. This place seriously needs some major overhaul in both cleanliness and management.
We were considering purchasing an investment at this complex when we saw it online however after seeing it firsthand, I’m so glad we did not buy here.
I hate leaving businesses bad reviews but other travelers should be warned. Good luck if you book a vacation here– I hope you have better luck. :(

Gabe the bartender by the pool knows what he is doing. He makes the best Long Island Ice teas in Florida. He told me he won awards for his drinks, I was skeptical at first but became a believer after first sip.

poorly maintained property. arrived to a broken washing machine. on our 4 th day it still has not been addressed. the problem was obviously known before our arrival. machine is full of water and parts on top of the unit. we keep getting a number to call no-​one comes. it will take one night to sleep here to make you miss home. the beds are so springy ! the place looks great but looks are deceiving. I hate to write bad reviews but you couldn’t pay me to stay here. we need clean towels soon. were told if they fix the washer they won’t give us clean towels. ya because I came to set and do towels all day after I do my families laundry.

So we got to the resort at about 3. Waited in line to check in for at least 20 minutes. Filled out all the paperwork and was told to come back at 4 to wait in line AGAIN to pick up the keys. We had already registered on line but had more to do. Now I’m back at about 4:15. There are two people trying to check in about about 30 people in front of me. Looks like I have at least another 20 minutes. Not sure why we waited the first time. Not the best start to our stay here.

Unbelievable! I’m writing this review as I sit in this sad «resort». First, we go into the unit 2623 and there’s Raid bug spray right upon entering on the hall table. We walk into the dining area and there’s orange place mats with stains. The sofa is dingy, the décor is as if it was found in a thrift store, a bunch of old paperback books and games underneath tv stand in living room. The blinds in living room was missing a piece so we called maintenance to fix. The back yard has no chairs but just a dried up lake or what appears to be. The upstairs bedrooms all have hard beds. I was trying to do some work, but no interenet access. I called the front desk to complain about the Internet issue and I was told to call the management/​maintenance, and so we did, again the 2^nd time since checking in a few hours ago. The man rebooted a couple times but still couldn’t connect. The gentleman slurred and I stated how can there be no internet in a resort and he said it’s happened to him before. It’s 2016, what kind of resort, hotel, and even motel doesn’t have proper Internet? After several attempts he said he’ll call the Internet company to come out to the unit sometime tomorrow to fix the issue. So, basically another day dealing with issues dealing with this unit (2623). I called the front desk upset, and gave all my complaints, she (Chelsea) said she was going to hang up because she wasn’t going to put up with my verbal abuse. The fact a customer is complaining about all the issues and unsatisfactory condition, deems abuse? Wow! I called a couple times using the unit phone and it goes to voicemail, but once I called with our cell phone they answer. Anyway back to Chelsea, I asked to speak to the manager she said they were gone for the day and that she was a manager as well. I told her, she was a manager and that’s how you communicate with customers? I needed Internet for work and I figured with 2 kids that a townhouse would be ideal, but I’m so wrong. We paid 3 nights, first night dealing with issues. I explained to Chelsea I need internet to work and she told me there’s Internet in the front, meaning go to the front area near the front desk and work there. So, I’ll leave my kids to work in the front because this unit isn’t up to par and I have to inconvenience myself. No issues with payments and fees taken though. I should of gone with my gut and stayed away especially after reading several reviews, but I gave it the benefit of the doubt and booked anyways. We stayed at Tuscana resort in December and it’s a condo rental with updated, clean, and above satisfactory establishment. My son wanted to go back but I thought a townhouse at Regal Palms would be better. Wrong. Another thing, the t.v. In the master is the same size as my laptop. Its ridiculous. I wish we never booked here. Such a waste of money. Don’t waste your money or time here. The price you pay per night plus fees is totally not worth it. Go somewhere else! What’s the purpose of a cleaning fee if the unit is filthy? Customer Abuse at its finest. False advertising. Stay away!– finally left that place, had internet for a few hours one night. I called front desk for to request a later checkout, they said call management team, I call and lady says her computer is down and will call me back. Check out is 10am, she calls me back at 9:35am, the latest we can check out is 10:30, knock on the door at 10:10 cleaning lady in van ready to clean … Front desk checkout and checkin takes forever, it seems only one person in front at all times. the front staff are unprofessional and lack basic hospitality skills. STAY AWAY!

Areas of the resort seem a little dated, as well as some of the units. Some of the fitness equipment needs updating as well. However the pool area is really nice. Kids absolutely LOVE it! Even though RP isn’t a 5 star resort, I would NOT hesitate staying here again!

I didn’t give less stars because I wasn’t given the option. Check in took 45 minutes, get into room and it smells of weed and mildew so I call the front desk 2 – 3 times. No answer so we walk alllll the way back. Ask for a room move and they told me that I reserved THAT villa and wouldn’t be able to switch as they’re privately owned bla bla bla. 6 roaches crossed paths with us in 2 nights (not the same one because we killed on contact). Leave 3 – 4 voicemails and 2 verbal messages at the front desk so that some one may call me back and we can resolve this. 6 days later my $ 250 is charged for the previous guest smoking in the room. After 11 days I’m able to contact Samantha who screamed and shouted at me then hung up. I am currently trying to get a hold of a GM but fat chance on that. Same review is seen on tripadvisor and Google. These people charge EVERYONES security deposit for smoking or broken furniture or missing carriages. Avoid this roach farm altogether. And if you have already reserved make sure to not take your shoes off in the house because 1. Floors are dirty and 2. Lightbulbs are broken everywhere

Town home was good, came with several families and all had their own room and enough space to breathe. Resort fees are a bit high and distance to parks is a bit far and not a lot of places near by to go to but place it self was good.

Came all the way down from NY… Upon arrival the bedroom arrangements were not as the hotel told my family it was going to be… We were told that in each room there would be 2 full size beds… That was not the case and myself and 2 of my family members ended up sleeping on the floor in the living room… Next onto the a/​c issue… Upon arrival the first day we noticed the condo was very warm and decided to turn the temperature down (to the recommended 72 degrees that is stated on a paper below the thermostat… I recommend not going any lower unless you want to get hit with a 100 $ «defrosting fee») so we decided to set the thermostat to 72 on cooling mode and to go grocery shopping… Thinking that after an hour and a half of nobody being in the condo it may have cooled down a bit… It didn’t after that for the next 3 days we fought with management about fixing the Ac… Every time they claimed that «they fixed it» and that it would only work if it was set to 78 degrees… All in all a terrible trip… On the last day of our stay the assistant manager finally decided to show up to our condo and was very rude to my family he was also threatening and attempting to intimidate myself my brother and my dad… I give 1 star because of the fantastic NYE party that the private restaurant threw…

UPDATE: we have been to this place 3 times over the past 4 years. I originally wrote a post about how disappointed we were in the resort. This year was going to be our «make it or break it year». We were so disappointed last year in the resort, that we were worried we were going to have to find a new resort to come to every year. However, they have surpassed our expectations and have turned this resort around. We enjoyed our stay so much. We stayed for two weeks in a three bedroom. The resort facilities have been remodeled, and the staff is completely different. They have added so much more and have really made a great effort at bringing the resort back up to par. Our boys really enjoyed mr. Robert who was out every afternoon doing activities with all of the kids at the pool. They also added a mascot who walks around throughout the day. The kids had enjoyed that as well. I am so grateful that they made the changes that they did. Because they have turned this place around and we look forward to returning again next year. Way to go Regal Palms.

This was a horrible experience! Our first 4 bedroom town home did not have a working stove or oven and the pull out couch did not work. We were able to change homes however the second home had roaches in the kitchen and bathroom. The service was horrible at the front desk and the manager was never on duty.

I stayed at this Resort for a duration of 9 nights and 10 days on my Orlando vacation. I found this property on homeaway and I booked through
with Bran Mogin. Our townhouse style unit was privately owned (I’m not sure that goes to the rest of the units). Our entire stay from check in to check out was extremely pleasant.
PROS:
Communication: Bran was wonderful. We communicated via email and it was very quick in responding.
Location: This is about a 20 minute drive from the theme parks (Disney World and Universal Studios), away from the hustle and bustle of tourists. This area was very quite, great for families.
Townhouse: We stayed at the La Mirage #232. It is a 3 bedroom, 2.5 bathroom unit with 1 parking space. When we arrived, we were in awe. It was much more spacious than I had expected. Everything was very clean (I am a germaphobe so examined the place very well). It was fully furnished with many amenities provided (A/​C, bath towels, hair dryer, washer/​dryer, kitchenware, etc.) We were provided with a small starter pack (toilet paper, garbage bags and hand soap) but given that it is not a hotel, there are no room service so you are responsible to clean up after yourself. It was very convenience knowing that we were able to do laundry so I didn’t have to pack much.
Pool: The pool was huge! There were a couple of separate pools, a lazy river, a hot tub and a slide. There was a Tiki bar present but since we arrived during the slow season it wasn’t unfortunately closed. There were many pool chairs provided. Since the pool area was pretty spread out, I never felt like it was over crowded.
Price: The total price for our stay came out to about $ 900 (including the resort fee). Very affordable!
CONS:
Check in: There was an issue when I checked in. Alex was working at the front desk and they had the wrong dates for my stay written down. Good thing I had printed a conformation email. However, Alex was very professional and handled the situation nicely.

We have has great Vacations at resort. We went away from front area very busy ans noise from roads. www found a great unit short walk to pool area but so much more quiet. The unit is owner family unit so lots of extra stuff is left for the regular guests. We left large ice chest chairs and our next trip out more was added r o the supply. We leave each other a wish list even… the same groups come for 6 years and have started to chat on face book and share photos and trip tips. You have to get 540 calabria ave. Colleen books

I read the reviews and some people had horrible experiences. My mother went through someone she knows and we got two townhouses. One was a four bedroom and the other one was a three bedroom. They are individually owned. The individual who provided us with these townhouses has certain standards and wants all of his customers satisfied. So anyone who wants to lease their townhouse out through his website must be on point with their units. Now the other units, I can’t speak for them.
We didn’t have any complaints. The two units were very nice. All we did was run to Walmart and buy the Clorox foam bleach and sprayed all restrooms and the kitchen, since these are privately owned units. The jacuzzi tube was a mess though. But we sprayed it completely down completely with the foam bleach. And everything was fine. No one can clean like you want it. The bedrooms were clean. Our ice machine stopped working and it was immediately fixed.
The kids really enjoyed the pool, the water slide, and lazy river. All of the guest seemed nice as well. The workout room is a nice size and has the basics. The game room is pretty nice and the kids enjoyed that as well.

The townhomes are privately owned, and the reception desk is a different management company then the people who clean and maintain the units. If you have a problem, there is no one on site with a solution– even if you book through the main site, as we did.
We rented a 4 bedroom. The unit was filthy and run-​down. The dishwasher did not work, there was hair and what appeared to be blood on one of the comforters, a dirty diaper under a bed, toothpaste and hair on the walls in the downstairs shower, grime all over the upstairs showers curtain, dirt on the walls, stains on the couch pillows… etc. The boxsprings were not covered with bedskirts so you could see significant rust (or something else) stains all over them. An upstairs electrical outlet had exposed wires. The end table downstairs was broken. There was no wifi in our unit because (and I am quoting the front desk) «the owner of your unit does not choose to pay for it.»
When we checked in on Thursday night, there were no cleaning staff left on the property so they sent us someone from laundry to take away the obviously stained comforters and clean the dried food from the dishwasher. We were promised a thorough cleaning on Friday. On Friday night, we returned to find nothing was cleaned. We were then promised cleaning on Saturday. Again, nothing was cleaned. We ended up buying cleaning supplies at the nearby Publix so we could shower. The ladies who worked at the front desk were very nice, and repeatedly tried to contact the cleaning people to get something done. We placed countless calls to the management company, and only one call was returned on Friday night.
In the end, we gave up and asked for a partial refund. At checkout, the young man at the desk was very belligerent and angry. I ended up speaking with Lisa, who documented our concerns. We received a refund for one night (out of 5) and a refund for the cleaning fees charged at check-​in by the resort. I rarely write reviews, because I usually find places to be as good as described… but this was not even close. If you get a unit that is kept in good repair by the private owner, I’m sure you could be very happy because the price is very reasonable. However, I would never risk it when there are so many nice places to stay in Orlando.

My first time staying at Regal Palms and I loved it. I must admit, I was worried at first. I read the reviews after I booked and didn’t know what to expect after reading so many low ratings. Upon arrival, I noticed two long check-​in lines and automatically thought, «ok, here we go» due to remembering some reviews mentioned hour long check-​ins. However, it was a false alarm, the lines moved pretty fast and I was checked into my unit in less than 20 minutes, not the 2 hours mentioned in previous reviews (would have moved faster but someone in front of me was arguing the deposit fee).
My townhouse was 3 bedrooms, 3 bathrooms. The place was nicely furnished and cleaned. The furniture was not the most luxurious but it was cozy and welcoming. The downstairs had laminate «wood» floors and the upstairs had carpet. The carpet appeared recently vacuumed and in great condition. There was toilet paper placed in each bathroom with 2 extra rolls in each. I was aware toiletry was not provided as this is NOT a hotel and came prepared. I brought my own towels and detergent as the place is equipped with washer and dryer. About three days into my stay housekeeping stopped to pick up dirty towels and drop off new toilet rolls. I wasn’t expecting this but it was appreciated.
On the third day, one toilet was clogged and started to overflow (my assumption is that someone flushed too much toilet paper). The water line going into the toilet was manually shut off and I quickly called maintenance. There was no answer and I left a voicemail. My call was returned in less than 5 minutes and someone arrived to the front door in less than 15 minutes. The issue could have been resolved with a plunger but unfortunately there was not one in my unit. I understand incidents like this happen and was completely understanding and thankful for their quick response.
The pool area is amazing! Perfect for adults and children after a long day. The lazy river was to die for!!! Definitely worth the daily resort fees.
Why the low ratings? I have no clue! My family and I will return and continue to book through the same website.

This was our first time staying here and we will not return! First off, after driving up from Fort Lauderdale and getting to the condo I realized it was not what I booked and was told at the front desk if I had any problems with anything I had to take it up with the management office. The management office is a answering machine and they don’t return the calls you get lucky if you get a live person. After several attempts we finally got a real person who told us sit tight but don’t mess anything up or we would have to pay an extra cleaning fee. Well after about an hour wait no call back so we called him he said he got us moved to a larger condo at no extra charge and to go to office to exchange keys. After arriving at new condo it was larger but a down grade of quality. It seemed warm in condo but we figured it was because it was not booked so the air was turned up. We turned down air and went to the store for groceries. After returning from the store we noticed the condo didn’t seem any cooler and after checking the thermostat the temperature hadn’t changed it was still 87 and upon checking the unit we noticed the filter was filthy! We called the management company no answer so we left several messages but kept calling to. We finally got a hold of someone and he said he would send maintenance right then but maintenance never came. Finally about at about 9 pm, management said no maintenance could come but that we could go sleep at the previous condo and maintenance would come to look at the AC in the morning and we could go get the key again from the front office. After much frustration we managed to sleep ok. The next morning returned to the larger condo to change and have breakfast because they didn’t want us to cook in the condo we slept in due to the extra cleaning they didn’t want to do.
After spending the day at Universal we were looking forward to returning to the condo to relax and take a nap. We returned about 4:45 and the condo was still hot and the dirty filter was still there looking like no one had been to check it! So you guessed it, we had to call the management office this time with no response. We decided that was it! We went to the front office and they were going to fix the situation. We told Tisha everything that happened. She apologized and said she would make some calls to see what could be done. In the meam time she took us to the bar and told them to give us 2 free drinks of choice. Tisha returned in about 10 minutes and gave us the key to another condo but wanted us to check it out first to see if we approved. The condo wasn’t as nice as our original one but it was better than the one w/​o ac so we took it.
All said and done our last 2 nights went pretty good. Thanks to Tisha!

Stayed here on a Saturday thru Monday … Was a great price for a 3 bedroom townhouse with the resort fee, tax and cleaning charge came out to about 120.00 a night not a bad deal for 7 people. The unit we stayed in needed some updating but was clean and it was nice to have a washer dryer available.
The pool is smaller than it looks in pictures but it’s a nice area.
Suggest you Bring your own beach towels or you will have to pay a deposit to get pool towels. Also don’t forget paper supplies and soaps dish and bath but there is a grocery store and Walmart close by if you need anything.

Not sure why all the low ratings. My friend from Wisconsin came down with is family and selected this place due to the price and what he got.
They are condo style townhouse units. Side by side. Having the comfort of a house for the entire family. It was clean. No different than renting a house at the beach. Was it perfect, close. The bathrooms were clean, just the typical spots on the tub you would at home after 2 months of use. Was it dirty, no by not means. Large flat screen tv’s in all the rooms. The water park and pool they have onsite is amazing.
I would highly recommend this place to any family that needs space, has kids and doesn’t want to break the budget.
