First I want to start by saying the apartment itself was very nice. The LOCUST apartments are right by the square so awesome location. Also HUGESUGARANTPROBLEM. But man is the management a nightmare. NOT willing to work with you and has no idea the meaning behind some of the«rules» they follow. Will NOT recommend living In ANY of their proprieties because you do not want to deal with RUDE management who are not accommodating to their renters. If you live here pray you never have to deal with the management. That’s all :)

Moved into Victoria Village shortly after they completed construction and have lived in the same 1bd/1ba unit until having to move to Austin for work. Overall, my experience with the building and management has been absolutely flawless. Pros: –Two year old building(we were first people to live in our apartment) –Location is ideal, two blocks from the Square, stone’s throw to El Guapo’s and Ravelin –Dealing with management has been easy, almost pleasant –was able to negotiate when renewing our lease to avoid a 4% rent increase, they agreed to 2% to keep pace with inflation –what limited maintenance requests we had were all handled within 24 hours Cons: –Plenty of college kid neighbors, but quieter than other complexes I visited in Denton –No pool or gym(although that might’ve kept the loud frat boy types away) –Rent is fairly high for Denton, but still ridiculously cheap for a young professional –If two people share a 1bd, management won’t let you buy an additional parking pass, so you have to park on the street and risk getting side swiped or park at El Guapo’s(which is only mildly annoying, but safer) TLDR: Would strongly recommend this property or any of Jack Bell’s other new properties near the Square

I first did business with Jack Bell Properties in 2008 when I moved to Denton. We drove by the Victoria Heights apartments, saw the number out front, and gave them a call. We loved the apartment and decided to rent it. We didn’t have any issues with the leasing process; no additional fees, the rent was exactly as advertised, etc. Over the course of the next 2 years, we had a couple of problems with them. First, they once charged me a $ 150 fee for having my friend’s dog in my apartment FOR3HOURS. They cited the lease where it specified we could only have one pet(our own) in the apartment, and refused to back down on the fee, even after we explained that the«guest» pet belonged to our visiting friends and did not live in our apartment. Secondly, they once had a really crummy maintenance worker who shut our dog in the bathroom, with the lights off, while we weren’t home. We had asked JBP to call us before the maintenance worker arrived so that we could be home(eliminating any«issues» of dealing with our dog), but they didn’t — and then that happened. However, in our last 6 months of living in Denton, JBP completely re-staffed and had new office employees and management. The new office staff made our move-out easy, and the deposit refund that we received was completely fair in my opinion. They also, from time to time, offer really great renewal incentives. If I had written this review 3 years ago, I would have given them 1 or 2 stars because of the stupid issues we had to deal with. But I saw a lot of changes happening around the time that we moved out(June 2011) and I think they are on the up & up with their new staff.
