CAP Management

I miss you CAP Management! We have a new management company (ACM) in my community and they are awful. Every time I called CAP, they returned my calls within 24 hours or much sooner if it was an emergency. They were always courteous and got things done that needed to be done. ACM won’t return my calls and it takes them forever to even get important things done. I am a renter and ACM told me that I should not be calling them but that I should be calling my Landlords for everything (duh), but my Landlords are very busy and travel a lot and are not always available, so I have taken care of a lot of things for them over the years. I have lived here for almost 10 years and ACM has managed my community for less than 6 months. I am EXTREMELY offended by ACM and didn’t know what I had with CAP until it was gone! I miss you CAP!

Seriously the worst HOA I have ever experienced. It took them nearly a year to replace the keys for the services such as mailboxes, pools, laundry. We paid for these services every month but they took their time in replacing them when they could no longer buy more key fobs. All kinds of excuses, but all they care about is bringing new communities into their portfolio and could absolutely care less about the current communities they say they serve. Response time is absolutely horrendous and non existent. I’ve tried emailing the upper management about concerns when I can’t get anywhere with the people responsible for our community. It’s so terrible. If your community is considering using this terrible property management company, DON’T DO IT!!! Go to 5300 Cherry Creek South Dr and ask any of the residents there how bad it is… it’s unbelievably terrible. Such a disgrace for a company.

I actually had chance to meet on Denver Water sponsored toilet upgrade project at the Shadow Wood and all of the above applies to the employees.

On personal note, CAP are very responsive to the complaints by the residents. CAP will send violation letter 1^st and take recourse later. My tenant was a non-​smoker and CAP sent out a letter to her «smoking?» and she wasn’t happy for being wrongly accused. Of course, CAP did apologize. Plus retarded idiot neighbor who has CAP on speed dial to complain about anything and everything. You know who you are!

If I could give zero stars I would. These employees are unprofessional and drop the ball on just about everything. They are rude, do not follow through and even leave you unprotected and try to cover it up. Whatever you do do not employee this management system your home will be in grave danger and you will risk losing everything on your investment.

I have been a resident for 18 years and CRAP Management is hands down the WORST property (mis)management company we’ve ever had. They will harass you and specifically target you for harassment if they don’t like you and will look for ANY reason to make your life a living hell by threatening you with petty covenant violations and fines. Once they even tried to fine me for a Weber grill and I have never in my life even owned a grill. I pay them over $ 200 a month in HOA dues (extortion money) and they don’t do anything. We have to shovel the snow from our own staircase and walkway because they won’t even provide that basic «community» service. Their idea of ploughing snow from the parking lot is pushing it all into piles into parking spaces in front of our building so there aren’t enough spaces for resident parking. The exterior building is shifting and cracking and in complete disrepair. They won’t fix it. The railings and stairs are rusting out. They won’t replace them. The building has not seen a fresh coat of paint since I’ve lived here. The drain gutters leak and form dangerous overhanging ice that breaks and falls and coats the steps and is a liability accident waiting to happen. Their HOA is like the Stepford Wives with a bunch of nosy powertripping old hags who have nothing better to do with their sad pathetic lives than spy on their neighbors 24 – 7 just looking for dirt to snitch to CRAP management and have them harass you to try to force you out of their «community.» Living here is like a horror movie in the making. Like I said, I’ve been a resident for almost 20 years and have seen half a dozen management companies come and go. I like to mind my own business and keep to myself which is a «community» ettiquette CRAP management should learn to abide by. Welcome to The Village. Be s@@ing you!

EDIT: CAP Management is even WORSE that WE have had to deal with! This is from 2014, KDVR reports that CAP Management mismanaged Condo Owner’s HOA Dues and forcing residents to come up with FIVE to SEVEN MILLION DOLLARS. Wow. Just… Wow.

Absolutely HORRIBLE company.
They take NO responsibility for anything on property (Snow removal, exterior maintenance, looters in the garbage Dumpsters daily, litter, animal feces all over and not picked up, BBQ Grills on balconies which is illegal… etc, etc, etc)
Their monthly fees are exorbitant, and they provide ABSOLUTELY NO SERVICE.
Attempting to contact your Property Manager over the phone is comical and physically painful all at once. Their voicemail literally directs you in circles, telling you to dial a specific extension for your manager, which leads you to a voicemail directing you to ANOTHER extension, which leads to voicemail of someone not affiliated with your specific property.
No wonder they can’t get anything done.
I recommend that you read ALL of the reviews posted here, INCLUDING the «Filtered» ones, because they are ALL SPOT ON.
