J’s Custom Concrete & Landscape Design

We had our patio replaced with a stamped and stained patio and matching sidewalk to the front of the house. We were initially told it would be about 3 weeks before starting but it ended up being 8 (after many phone calls on my part to get an update). I get it, there are a lot of variables with concrete pouring schedules but I would keep my future customers better informed.
Once work began it proceeded quickly. Over the course of a week the patio and sidewalk were completed. Looked great! The design suggestions offered were very helpful as well.
During my final inspection I noticed a spot that needed to be ground down so the edge would be smooth. Purely aesthetic but nonetheless important to me. After over 2 months of promises from Jim, the owner, this quick fix was finally done (it took no more than 10 minutes to fix). Jim kept saying someone would come out and do this quick touch up but it took a long time to actually make this happen. I had to make numerous phone calls to remind him and that’s just not how any business should operate.
I was professional and patient throughout the entire ordeal but my patience finally ran out. Although the patio looks great and I’m happy with it, I can’t believe that in 2 months they didn’t find a spare 10 minutes to come fix my small issue. 5 stars for concrete work, 1 star for service = average 3 stars.

The reason I’m giving four stars instead of five is because they almost built the patio on top of my sprinklers. Luckily, I noticed it and Jim had his crew cut the main line to the sprinklers that were underneath my patio. I had to hire a third party contractor to reposition the sprinklers and it was a huge headache.

I had my patio replaced with a stamped concrete a little over a year ago. I began seeing a small crack in the concrete around 10 – 11 months. Jay only offers a 1 year warranty. I called him out to see my patio, he came out and said «the small crack is only a little settling».
My patio has a crack ALL the way across the surface of the patio and along the sides on the ends that go to the bottom of the patio. There is no way I would recommend this service again as he not only did poor work, but also came out and made an excuse for it without any corrections or solutions made.

First off, I will start by saying that our patio turned out great. There were a couple of holes after pouring, but Jesus (the foreman) came back out to fix those after he sealed. Jim’s crew did great work. I give the work 4 stars. The 1 star is for the business aspect of the company.
Unfortunately, the rest of our experience with J’s Concrete was not that great.
My husband chose to work from home that first Thursday of work so he could be there to make sure all went well on the first day. After framing half, there was some confusion as to how they were going to do the lower level with the seating wall. Apparently Jim did not come up with a plan with his subcontractor, Victor, in advance. The crew left for the day since there was no plan.
Victor finally came a week and a half later on Sat evening to pour the concrete footing for our seating wall. Jim’s foreman, Jesus, also came Sat evening to grade and to finish framing. Later, we noticed that it had been graded to one level (not two).
Mon — Victor and his worker show up to start laying stone for the wall. Luckily my husband was home, otherwise the cinder blocks they used would have been facing the wrong way (one side has a texture). As far as the grading, my husband had been trying to contact Jim all day Sun and Mon to discuss it. No response. Victor coordinated with Jesus to be back Tues to re-​grade, and finish framing.
The day of pouring, my husband went into the office to work. Jim’s crew thought we were adhering rocks/​tile to the inside of our stone seating wall and were not careful pouring concrete. This resulted in concrete drying on the inside of our wall where it would be visible.
My husband called, left a voicemail and texted Jim on July 17^th when the project was done to tell him about the concrete on the wall. No return calls were received from Jim. Five days later, Jim called to see how the patio turned out and to collect final payment. My husband asked him about the concrete on the wall and he was clueless. We said if it could not be cleaned, we would like some money knocked off the project. He said if he knocked money off, he’d just not pay his crew as much. He continued to raise his voice to my husband and deny ever getting a text about the concrete on the wall (we have a screen shot of it). He also said leaving a voicemail was not a sufficient way to contact him and that we should have told him directly about the concrete. My husband told him that if he had actually returned calls, he would have. Jim continued to argue with my husband until he finally agreed to send Jesus out the next day to clean the wall.
Long story short, J’s Concrete is very disorganized. This company takes on too many jobs and can’t keep them straight — Jim was so out of the loop. My husband had to do a lot of coordinating and managing of the job himself. If he had not been home when work was done, there would have been many errors made due to a lack of management from Jim to his crew. In addition, we just discovered that one of the workers broke the glass on our outdoor wall lamp (we know it was them because there is mysteriously no glass to be found underneath the lamp). We’ve texted Jim a photo, we’ll see if we ever get acknowledgement or not. If you book J’s Concrete, be prepared to do a lot of the project management yourself. The crew who did the work do not speak English as their first language, but they communicated better with us than Jim did throughout the project.

I found J’s through a review on Nextdoor of Jim and company. I have sent two emails/​queries (across a couple of months) with descriptions of the current patio area and options for what I’m looking to do, but received no response to either query.

Jim’s crew did an excellent job laying our concrete stamped patio! The stamp and design is exactly what we were looking for and they did it in a timely and neat manner. Jim came out for the quote and write up and that day his crew was moving dirt and getting it ready. I’ll have to say that after contacting several other contractors Jim was the most straight forward and honest, not to mention fairly priced!
One tip for prospective concrete patio owners. If you’re looking to get a patio in early spring (like we were) and it’s a smaller patio (under 500 sq. ft.), make your calls early and often! These guys do a lot of big jobs so try and book early, luckily Jim was able to squeeze us in!

We had a 650+ square foot concrete patio put in by J’s Custom Concrete. We were delighted with the way it looked. We were a little disappointed in Jim for not honoring his quote. An old patio we had them tear out was «more work» than Jim thought due to the thickness, so he made us pay more than his quote to remove it. (Buyer beware you may end up paying more than your quote. This is the FIRST time I’ve ever had to pay more than quoted for any service/​product and we have done tons of remodeling.) We did a stamped border around the patio. We couldn’t decide which type of color stamp to do and I didn’t want a lot of maintenance for my husband having to seal it every year, so while we were deciding, Jim said «oh heck, I’ll seal it for you for the first 3 years.» Well, great! (We thought.) So they finished the patio and then came time for it to be sealed. They came back at the first year anniversary and did the seal– the color was looking terrible and the guy that sealed it even admitted to us that it shouldn’t have faded so much. Well, good thing they sealed it again! So, now we are on to year 2 anniversary. My husband started tying to reach Jim in January 2015. With multiple emails and voice mails (because Jim never answers his phone), my husband got nowhere. So I left Jim a message on April 21, 2015 — over 3 months since trying to get in touch with him!!! I expressed clear frustration in my voice mail. I got a call back from him the very next morning around 7:30am. He said «never have, never will» come seal a border for 3 years. I told him it was in our contract he signed. He told me the contract stated a «3 year warranty» and nothing about the seal. This was a lesson learned to us — make sure the contract states word for word what the business owner is promising you — we assumed this 3 year warranty was him including that since it is what we discussed– we never discussed extending the warranty. He said «you’re just one of many clients that I have.» And «I don’t owe you anything.» When I told him I had written a review he said «If you remove your bad review, then I’ll come seal it.» I told him I didn’t see any reason why I had to remove my review and that I would never work with him again– he HUNG UP ON ME. *** If you are someone reading reviews online for Jim… you can see a VERY similar pattern with him. He lies. And when he makes a mistake, he blames you, the customer. I HIGHLY recommend NOT using Jim/J’s Concrete. ***

Jim may be fine for concrete work, but beware of his partner, Victor who does pavers. Jim sold us on using this guy and Victor and his very inept crew made a mess out of our front entrance and courtyard. They didn’t pull a permit (which is required by our area) and demoed and destroyed the area to be set in pavers. Victor was never around and he left two workers without supervision to do an extremely amateur job. His crew left trash everywhere, broke up cement they were not supposed to touch and it was the most uneven job we have ever seen. We fired them and had to have another company come out and totally redo the job. It was a disaster.

Update to the work that was outstanding in April. Apparently their sub was saying he completed the work without actually doing any of it. Everything got squared away in July finally. That’s unfortunate for J’s and this can happen to any company, but is a valuable lesson in being too trusting in your subs and not coming out to the site when there were issues.
The work has been completed satisfactorily and everything is good to go now. I will say it looks great so I have no issues there. Was still a pain and a costly fix for some cut corners. J’s did apologize on multiple occasions and did want to make sure it got done right and even followed up months later to confirm. That was nice to see, so I bump it up from 1 to 2 stars. But still a significant problem to keep it from being any higher.

Beware! Would recommend not using this company. Arranged for an estimate for 9÷4÷13 only for Jim to call and let me know that he and another worker were injured on a job and couldn’t come to do the estimate. I can understand that. We rescheduled for 9÷7÷13. No one showed up and no one contacted me to cancel or let me know they weren’t coming. Jim left me a voicemail on 9÷16÷13 letting me know that he was injured which was why he didn’t show for the appointment and asked to reschedule. I didn’t call him back as I don’t work with companies that no-​show and have poor customer service, so Jim went ahead and left me another voicemail on 9÷17÷13 letting me know how non-​understanding I was of his situation and the pain he was in and he couldn’t understand why I wasn’t calling him back.

I haven’t even had these guys out to perform any services, or even give us a quote, but their customer service is so extremely bad that I felt I should write a review on that. We have some concrete work for our front sidewalk we need done, as well as looking at putting in a concrete patio in the backyard. I found these guys online, they have decent review on here, so I gave them a call on Memorial Day to see if I could get a quote. I wasn’t expecting them to be open that day, of course, but maybe a call back within the week would be reasonable. I just got a call back last night, September 21, 4 months after I originally called them, and they said they were just «so busy» they couldn’t contact me before then. Uh, no thanks. If that’s how they treat their customers, I would never ask them to perform any work for us. Terrible.

Jim and his crew are the best. They work long, hard days, and made sure our new patio looked exactly the way we wanted it to. In the end, we have a beautiful «extra room» on our house that we love sitting on till well after dark. I would whole-​heartedly recommend Jim and his guys. Be sure to treat his crew well. Many times they would come over as late as 5 or 6 in the evening, so it might be nice to provide a dinner for the guys, or at the very least some cold Gatorade.

We had Jim and his crew do an extension in a small concrete patio last year. We wanted to incorporate a stamp and stain in the new concrete that would flow seamlessly into the old, plain concrete. Jim helped us remain realistic and showed us how a boarder would make for the best transition. His crew did a flawless job cutting, staining and blending the old with the new. Our patio looks so much better and is much more usable. We were so happy with their work we had them back to do our side yard as well. Since it has almost been a year since our first slab was done and it was close to time to reseal the stain, Jim offered to do that for free. A very generous offer!
His crew is kind, professional, honest and some of the hardest workers I have seen! His prices were some of the best around. We plan on having them back in the future to redo our driveway. Thanks again!

We just got a brand new, stamped concrete patio in our back yard from J’s Custom Concrete. Jim and his team did an outstanding job! Jim walked us through every step of the process, itemized every cost, and explained everything in detail so that we knew exactly what they would be doing for us. He never once tried to up-​sell or hide any costs from us, and he even tried extra hard to find ways to save us even more money! Jim even pointed out flaws in our existing concrete work that was done by our builder, and gave us tips on how to prevent future damage without ever trying to convince us that we needed more work done.
We couldn’t be happier with their friendliness, honesty, and of course the amazing patio we’ll be enjoying for a very, very long time! I’m blown away at not only the amazing service, but the overall quality of the work, too.
Jim will be the first person I call if we ever need any more concrete or landscaping work done.
Bottom line: if you’re looking for someone to do some concrete or landscaping work, go with these guys first.

I hired J’s Custom Concrete to fix a problem that a previous concrete company wouldn’t. I hated to have to spend money 2x’s for the same project and I wish I would have just hired Jim’s crew from the beginning. They did a fabulous job fixing the previous problems and helped me with a couple of other issues around the house as well so now I feel the house has a cohesive look that is functional and beautiful!
Jim kept me informed of everything they were doing and always returned my calls promptly when I had questions. They worked long hours, not leaving until almost 7pm some nights so the project would be finished. I’m sure they start super early so that is one long day! I wouldn’t hesitate to recommend him to others.

Jim and his crew did a first rate job installing a new driveway, stairs, a front patio and a walk at our house. The workmanship was excellent. Most impressive is Jim’s reliability. He always delivered what he said he would and did so at a fair price. Thanks!

FOLLOW UP — A crack showed up on our new patio starting from the house (probably from the change in weather & the house shifting). So I sent an email to Jim w/​pics asking what to do — got a call right away and the guys were at our house a few days later! You’d think they’d just seal the crack and go, of course not, not Jim’s team… they power washed the patio, then used a blower to dry it, got on their hands & knees to towel dry the stamped crevices, THEN filled the crack and re-​sealed the WHOLE patio (600 sq ft)! FREE. It looks new again, and for just a simple crack. Thanks Jim!!! Another reason to refer our friends to you!
