As a Veteran with a VA loan, it was extremely comforting having another patriotic Veteran on our side. With a VA loan you start to find out that real estate/​listing agents fear what they do not know. Ray was very knowledgeable on the VA loan. He would jump through hoops to explain to listing agents what a VA loan is as well as why veterans who fight for our country should not be denied this benefit. We had less than a 30 day closing, he let me know of every deadline coming up, and when we closed I was the one receiving a check. That was pretty awesome.

I found the Mortgage Maestro Group online and picked them for my FHA 203k Loan. My situation was very unique and needed to be handled with a lot of urgency. Ray and his team jumped right on top of everything and even before things were secured they worked hard to get me to the point of closing. I’ve had my fair share of mortgage experiences with local banks, big banks, private equity, and brokers. In all previous experiences, I was able to close, but had a laundry list of complaints afterwards and never gave anyone repeat business as a result.
To try and avoid another bad experience, I asked a lot of people in associated businesses (contractors, realtors, inspectors, etc.) to recommend a place to get a home loan. Ray’s name was a clear front-​runner. After checking some Google and Unilocal reviews, I felt confident to proceed.
My experience with Ray and his team and Summit Mortgage was a breath of fresh air. Ray and the associates that I worked with are personable, smart, well-​spoken, ethical, quick, and accurate. His fees, rates, and associated closing costs are clear, competitive, and understood up-​front with no surprises later.
When all was said and done, we closed a loan in 40 days with time to spare. I’m a tough customer and rarely are my expectations exceeded. This was one example where they were.

I had the pleasure of working with Ray with our home purchase last month. We were quickly prequalified for the loan and everything was going smooth. A few hiccups came up as my wife had some issues with her student loan consolidation, but Ray was able to navigate through these on our behalf with the builder to ensure we did incur any penalties. On our closing date, I was shocked to see how close the final numbers were to the good faith estimate that Ray gave us over 9 months ago. Having bought a few houses over the last 10 years, I am always very leery of GFEs as a random fee or two always just happen to show up. Ray was right on the mark with his. Impressive. Even more impressive was closing day. Ray actually showed up to our closing to make sure there were no issues. This is the first time I’ve heard of a mortgage broker showing up to a closing.
Don’t hesitate to go with Ray for your next mortgage. He found us a great loan at an unbeatable rate and was a genuinely good guy to work with.

We used Summit for our latest FHA purchase. We had less than 30 days to our contract close date when we contacted Summit. Ray and Scott, who were our main points of contact, were excellent. A constant line of communication always, quick responses, and great service. Not mention, we got a killer rate, even with the rates slowly rising. The only snafu was that figures weren’t in as early as we’d like, but we still managed to close on time. Super easy process, will definitely use them again if needed!

Working with Ray Williams’s Summit Mortgage team was such a satisfying experience. My wife and I had searched for a home over the course 6 months, during which we changed our budget, type of property we were interested in, and realtors. Throughout the whole process Ray kept me in his priorities no matter what the circumstances. Did I mention I was a first time home buyer? Not only did I get a house but I got an education. And Ray did a lot more than teach me what lending/​borrowing is all about he procured a lenders credit which covered the closing costs. Finally, the mark Ray left on our deal that I will always remember him by is the low interest rate he locked me into, and I mean low. If I could give Ray 10 stars I would. I have done 9 home loans in my life, and this was the EASIEST transaction ever. Such a smooth and painless transaction, this is how ALL lenders & banks should operate. It was stress free, and frankly no loan is ever stress free. Any stress I did have was risidual from all the other fire drills other lenders in the past put me through! It was so easy I kept thinking, okay, when am I going to get a last minute emergency call… nope, never. Wonderful!

A previous review mentioned that Ray worked with the customer for over a year and that may be why she had such a great experience (or she may work for him– her name is very similar to one of his employees). If you don’t have a year, then you may not have enough time for Ray.
I submitted an application for a refinance on ⁸⁄₂₆ and Ray suggested we close on ⁹⁄₂₆. I didn’t realize it at the time (since he suggested the closing date) but that was not nearly enough time for Ray and his underwriters to get my refinance together. The underwriters were requesting information up until the very last minute and in the end, I had to bring significantly more cash to closing than anticipated. Ray didn’t admit any fault or apologize; he simply blamed it on everything being so rushed. I was not the one who decided on the closing date (although I did request a specific closing time– I have a job!) so the fact that everything was very rushed can only be blamed on the mortgage team. I provided them with the documents they needed quickly whenever asked; I even tried to be proactive and checked in periodically to ensure they had what they needed.
I received a refund of UFMIP from an old loan that resulted in the need to lower my initial loan amount on the new loan (because I couldn’t get cash back). This is interesting because I noted to Ray on ⁹⁄₁ when signing my initial disclosures that I didn’t see the credit for the UFMIP from the old loan and he told me it was already reflected as a lender credit. It turned out Ray was wrong so the loan amount changed on ⁹⁄₂₀. Apparently, Ray lowered the loan amount without looking at the payoff of my old loan (although my old mortgage company says they provided payoff info prior to ⁹⁄₁₉). This necessitated me bringing in the difference from his estimate and the actual payoff.
I learned about the cash I needed to bring to closing TEN minutes prior to the closing so my only options were to 1) pay and close anyway 2) wait another month to close or 3) forget the whole deal altogether. I couldn’t bear the thought of working with Ray a second longer, so I did end up closing. I certainly would not recommend Summit for your home mortgage needs.
