Hi Ms. Adeline,
Well, the feedback on Emerald Properties is NOT overwhelmingly positive based on the ratings, and how can this be slander if everything I wrote is true?
Even though you have been in business for 50 years doesn’t excuse the fact that you have a high tenant turn over rate.
You seem very defensive, and I understand you’re trying to stick up for Dan as he is probably writing you your checks, but don’t tell me I am lying as you don’t know what is going on with every property and every tenant complaint. In addition, the incident with these neighbors had nothing to do with a mildew issue, but thank you for providing me information on a separate issue!
I see you have been doing your research on me, and I really appreciate your patronizing tone Ms. Adeline — I actually have tried Le Soleil, and I love it! Thanks!
Lastly, if you want to keep your «tough girl» behavior up on Unilocal,I will be happy to report you. I think the Emerald Properties staff needs to attend some customer service classes as management and landlords do not know how to communicate effectively to their tenants.

Things were okay until I had a pretty interesting run in with the Property Manager at Bel Brook/​Hideaway Apt. this Afternoon in San Leandro. The PM called me at work to inform me that I needed to «SIGN» my money order stating the signature line is blank. So when I explained to her that Money orders aren’t signed only Cashiers checks and to please specify the area that she is referring to, She went on to state yet again that the signature line is blank.
Because I was at work in Berkeley (and our shuttle service would not start up for another hour to take me to BART) I asked for the PM to provide me with her managers information which she refused to do stating that only escalated matters should be handled by him. Then the PM stated that she will contact the manager and let me know if she could work something out. Before she rapped up the call with me I asked for her to provide me with the managers name for my record, and she said the first name really quickly. Because I didn’t catch the name or was provided the last name I asked again if she could repeat this information again, she starts talking over me and hangs up the phone!
By this time I’m livid beyond belief. I’m and HR Professional and I had to cancel the rest of my meetings for the day, walk a mile to bart (Because the shuttle service wasn’t running) and head home to meet with the PM before 5pm (which was the time frame she provided). When I arrive at the location reasonably upset, she hands over the Money order. Low and behold there wasn’t a Signature section as I exclaimed before. She was referencing the «FROM» section which could of easily been filled in. I tried to explain to her that this isn’t a signature line and that it’s just a section to «WRITE» who it’s from. Not once did I call her dumb or stupid or any names. She went on to say“Sir you do not need to be rude to me”…#blankstare! Because YOU CAN’T HANDLE CUSTOMER SERVICE ISSUE I’M RUDE? REALLY?. WOW. Never in my 12 years of working in Customer Service had I ever experience lack of professionalism. Just because you run up against a situation you don’t know how to respond, you are going to brush it off and call the CUSTOMER/​TENANT RUDE? UNBELIEVABLE!
Rude is hanging up on the Customers/​Tenant who pays your salary. Rude is talking over and refusing to provide reasonable information. Rude is providing inaccurate information over the phone (signature line) and because I call you out on it you call me RUDE!
If you are looking to live at Emerald Properties I advise that you rethink your decision! I’ve been pretty laid back with people hanging clothes on their balcony as if we are on a farm (she stated that she was working to clean this up «SIX MONTHS AGO!!!»). Kids running and screaming through the Hall Ways at 11pm to 2am in the morning, People BEATING on the hall way doors to get in because they don’t have a key AT 5 AND 6 IN THE MORNING! But NOW, you can bet your money I’ll be filing complaints since IM RUDE! Matter of fact fix my Key nob while you are at it. It’s been dysfunctional since we moved in!

This is a great company with really really really nice managers!!!

I have nothing but high praises for Emerald Properties. From the start, they have been exceedingly courteous, exceptionally responsive, & wonderfully helpful in ensuring that my EVERY need has been met! They deliver on every promise & then some! I can’t say enough about them & will continue to recommend them to all! Thank you, Dan & Laura!

Funny how I don’t have my full name on Unilocal and this business seems to know my history. Judging from the fact that there are no positive reviews for this business, it is crystal clear that you should stay far, far away.

AVOID AT ALL COSTS!!!
I have a friend living in an Emerald Property and has had nothing but trouble with the management/​owners and some of the neighbours since the day of their arrival. Do yourselves a favour and take heed of these reviews. They will appear helpful and friendly initially but as soon as the ink is dry on the lease and the cheque cashed, you are on your own to deal with over-​priced, problem-​ridden abode.
I say again AVOID!!!
