Mark Lemieux – Keller Williams Realty

I am an attorney who has bought and sold commercial properties for clients and for family members. I was handling the closing of a trust estate and needed to sell a condo owned by the trust. Family members wanted me to «save fees» by trying to sell the condo on my own through the Internet. I’m glad I resisted those requests and choose Mark Lemieux — a real estate agent who knew that condominium complex and the San Diego real estate market.
I was referred to Mark Lemieux, and choosing to work with him was both a good decision and a real pleasure. To begin with, Mark was very knowledgeable, providing a complete presentation showing the condo’s probable value, comparing other sales and average sale prices for comparable units, and analyzing the real estate market in the area. He was plugged in to all the marketing we needed, including multiple on-​line sites, which made a big difference in selling the unit quickly and for top dollar. Mark provided good advice on how to best set the asking price, and explained his reasoning based on the state of the real estate market in that area and in the greater region.
Mark produced buyers in just a few days, so the unit did not sit on the market for weeks and weeks. In addition to selling right way, it sold for an excellent price; even after paying his fee, the net from the sale will be higher than I expected to get doing it all on my own.
Mark provided solid, intelligent advice each time I had a decision to make during the various stages of the sale — marketing, negotiating the sale, and moving through escrow. His advice always made sense and helped avoid problems. Although I am an attorney, I recognized I didn’t have the breadth of real estate knowledge and expertise Mark brought to the table, and I found that he made the condo sell quickly, for a good price and without significant problems. I know the real estate market changes daily, and that real estate rules and regulations — from city, county, state and federal governments — also change regularly. The fact that Mark keeps up with all those changes avoided several delays and problems, which in turn made the whole process go pretty smoothly.
For example, when the Buyers requested a series of repairs, Mark’s advice was to offer them a cash concession for the repair from escrow, but not to arrange for the repair myself. He explained that this way the Buyers could choose their own repair person and if they were unhappy with the results, they couldn’t blame me or threaten to sue the estate over «poor repairs.»
Mark was knowledgeable, well-​organized and took over some of the tedious chores I wasn’t happy about handling. As his client, I felt he was looking out for my interests the entire time. He answered my questions, volunteered information when I needed it and never pressured me to do anything; he made the sale go faster and more smoothly than I expected it to. In addition, Mark was very easy to work with and pleasant.
I would recommend Mark Lemieux without reservation to anyone who wants a profitable, low-​stress experience buying or selling real estate.
