Eagle Property Management

We’ve always worked with Dan Irwin, and he has been consistently friendly, reliable, and professional. In particular, I appreciate the manner in which Dan has handled situations with difficult tenants and complex repairs in a four plex. We’re now midway through our third year of working with Eagle Property management. I also appreciate that whenever I send Dan an email, or call him on the phone, he responds within just a few minutes. This kind of fast response has not happened with other property management firms that we’ve worked with in the past. Looks like most of the negative reviews here are from tenants, and I can’t offer any perspective on what’s it like to work with Eagle as a tenant. Yet as an owner, we’ve been very satisfied, and I would personally recommend them.

Worst experience with a rental company ever. As a person in the customer service industry I try to find the best in everyone and give them the benefit of the doubt Because everybody has an off day or can be going through something in their personal life, but this was by far the worst customer service I’ve ever received. I cannot emphasize how terrible the communication skills are. We had been dealing with Mario and out of the 2 ½ weeks we tried to secure a property from them I had only had a voicemail or text returned 1 time. We put in an application within hours of the property going online showing income, credit, references, pets… you name it and after pointless calls in and lots of waiting on his return calls and 2 ½ weeks he tells us that she doesn’t want pets/cosigner…ok well all of that was on the application and you have a guarantor spot on your applications… why does it take 2 ½ weeks and $ 100 in app fees to tell me that? If he had looked at the application for 2 seconds all of that was clearly stated… needless to say I feel scammed and I would not recommend anyone wasting their time/​money with Mario, maybe the rest of the company has their ducks in a row but I sincerely doubt it when they allow such a unreliable employee to continue working there. Judging by other reviews I am not the only one who has dealt with his inconsistencies

I was using Eagle Property Management for a couple of years and although they found us decent tenants, their bookkeeping format was a nightmare! I am sure we lost money over the years because I couldn’t make heads or tails out of their logging. On top of that, utility bills were being paid late. On the statements it was never clear as to what period the tenant was reimbursing for, etc. The time I wasted managing the property manager and trying to figure out the statements had to come to an end. I found another property manager, yet 7 mos. later I get an email from Eagle stating «as a courtesy» they were letting me know that there was an outstanding bill from the water company from May! This was the first I heard of it and I felt they should have not only paid it because it was before we agreed to have the tenant pay directly, but it should have been cleared up during the transition to the new manager. This bill was sent to them monthly and it took 7 months to inform me. After making several attempts with Josh to pay or cover this expense, I was forced to pay to avoid a lien on our property. My last conversation with Josh was that he was going to check with management to see what could be done but never got back to me. I finally decided it wasn’t worth wasting any more hours on this and that it was time to write a review.

At first Dan was super nice but then he started to not communicate with us. Then when he would talk to us he would forget he did. Or when he came by for the 6 month inspection he forgot that he had came and done it already. Then we go to move out and he tried to make us pay for things that had been listed as broken/​faulty/​dirty when we moved in. He also then gotta to act like he never gave permission to change some things and then tried to make us pay to change it back to the way it was. I can honestly say that eagle property management is not that great and you should look elsewhere.

I have only been renting from EPM for a few months now due to the owner of the home deciding to switch Property Management companies. From the very beginning it’s been a hastle working with our manager, Mario. He’s always reachable, however when there’s an issue he’s incompetent. For example, the AC was broken so we called him to take care of it. A week later he sent an AC technician to the house where he told us we needed an electrician to fix our problem. The electrician came out a few days later and said theres no electricity going to our unit but he had to come back another day with the proper equipment. Both technicians complained about being out to fix our unit, they were both completely unprofessional. We managed to determine there was in fact electricity going to the unit and it was for sure the unit that was broken. This process took well over a month and the issue was that Mario was unable to hire the right people to do the job. We have also had issues with our deposits and rent amounts being incorrect. I’ve cut them a lot of slack due to the owner switching accounts, but whenever there’s an issue Mario cannot handle it. Dan, the owner of EPM I’ve never had a single issue with. He handles any issue right away and as smooth as possible. I don’t feel like this is a very professional management company, I think the staff directly dealing with tenants should be customer service oriented and maintain a good relationship. I wouldn’t recommend this management company due to their unprofessional staff.

Found a listing for a rental in Land Park the same day it way posted. Contacted Dan asap to find out when we could look at it and Dan said he would be in touch. We ended up submitting an application that evening since this is a desirable neighborhood. When we touched base with Dan about submitting the application the next day he said that due to the high volume of interest they had closed the application period after only one day of listing it and that applications had already been forwarded to the landlord. We were pretty disappointed but Dan was kind enough to refund our $ 50 application fee. Overall professional service.

I had the pleasure of renting a home through Eagle Property Management from November of 2012 to November of 2013. From day one, the property manager, Daniel Irwin, was relaxed, easy going, and hassle free. Not to mention easy on the eyes. Any questions I had were promptly answered, through email, or telephone. Rent was able to be taken out automatically from the bank account which made payments effortless and always on time.
The property itself was already in great condition and the couple minor concerns I had regarding air conditioner filters and the garbage disposal were quickly handled. I would still be renting from them if it weren’t for the tiresome commute from Elk Grove to Natomas every morning.
I would strongly recommend using Eagle Property Management to anyone looking to rent a home.

Don’t waist your time. Disrespectful owners and inappropriate work relations. I rented a property from them that they claimed was in a «safe neighborhood» and in working conditions. Not only did the place have mold, previous tenant belongings, both bathrooms leaked and were not operable, dishwasher and sink were inoperable but myself and 4 month old daughter were being threatened by the neighbors. There were continuous gun shots with neighbors that threatened to shoot us. Even after providing police reports the management told me that I would be reliable for the full term of the lease and not be allowed to move. I left the same day after only being there for 2 weeks. The place was a complete SCAM. The duplex was inoperable and tried to sue me for mold in the bathroom and repairs that their maintenance crew never showed up for. The owners are young probably only in their early 30’s and have no respect for their tenants or their well being.

Eagle Property Management have been managing my property in Sacramento area since last September. They do a superb job at collecting rent, depositing it into my bank account, keeping me updated about the maintenance costs, without bombarding me with unnecessary questions. I was hoping to find a hassle-​free management company, and I am glad that I found exactly what I was looking for.

I have known the owners at Eagle Property Management for about a year and a half, and I am impressed with the level of care and attention they exhibit toward each potential and current client. From what I have gathered about the property management industry, often the managers do a great deal of unpaid work on behalf of tenants and property owners. The guys at Eagle are easy to work with, skilled and patient. I have had the pleasure of referring my own clients to them, and they have been well attended.

Eagle Property Management manages two homes of mine in Elk Grove. One I bought as a rental and one was my personal home, that happens to be an upper end home. In all honesty without them I wouldnt own rental homes, they take care of all my concerns while also considering the tenants needs and concerns. I met Josh (one of the owners) several years ago, as i was renting a home that he managed, so i have been on both ends. Eagle is absolutely the most professional and efficient property manager you could work with. I had serious reservations about renting my personal home. as I had put a lot of upgrades in it that I wouldnt be able to collect a deposit to cover any damages. All the owners of Eagle were very understanding and took the time to find the perfect tenant, one that would take care of my home as I did. I cant recommend this company high enough. and to be honest I could manage my own property but not with the peace of mind I get from Eagle Property Management doing so.

These guys are a absolute SCAM!!! They took my $ 25 online and called back promptly to tell me it would be 1 – 2 days to get a response on a rental. I was told when I viewed the home that no one else put in a app yet. Awesome! Or so I thought. Considering I was just approved to BUY a home (market is in full swing so decided to rent) and had a nice amount of money saved I figured there would be NO issues in my background check. I called to check on my app after 3 days passed and I was told they were still showing the house and it would be another day. What? I could see if my background came back not up to par but he even told me they hadn’t looked at my app yet. Mind you 3 days prior I had his co-​part call me and tell me it would be done within two days. Ok so I let it be and gave it two MORE days (now we are a week in) and called only to get the VM, left a message and no call back. So I call the next day and Josh answers to tell me that they had to sit down with the owner to pick a tenant out of the apps. Hmmm how does that work? Is this not a equal opportunity for those who put in their applications? UPDATE I JUST got a call from Josh stating I did not get «chosen» by the owner. Little did he know I have already talked to my references as well as my employer to see if anyone did a background check on me and THEY DID NOT!!! So they chose a renter without looking at MY app that was the first one put in for this house. I am livid right now, and when I asked for a refund he told me he would «think about it and let you know» I will chalk that $ 25 as a loss and be sure to warn others of this scam. Oh and when I asked for a copy of my credit report that he claims he ran he said he couldn’t give it to me… you know why? BECAUSE THEY DIDNT EVEN RUN ONE!!! They took my $ 25 along with multiple others and SCAMMED all of us to make a profit. I would never ever ever recomend this place to anyone!
