Worst company ever, get someone else!!! If we could give them a negative stars rating we would. Rick Cremins is unethical and inappropriate and abusive to elderly women. They have been Property Managers for Country Villas on Valley Dale & Willowspings for 3 years now. They are single-​handedly running this place into the ground. They always choose the lowest bidder. The Landscaping gets worse all the time. They practice ELDER ABUSE, my 70+yr old neighbor w/​Lupus has a broken garage door that HOA tells her will be repaired when ALL the garage doors are replaced. .it’s been over two years and the poor woman has to go out there and lift that heavy wooden garage door just so she can drive in & out of her garage. It definitely impacts her way of life on a daily basis. You can bet the president of the board, Kay, gets her garage door repaired. She can have her car washed in her driveway too while HOA & PILOT PROPERTIES disallows all homeowners from car washing anywhere in the Country Villas or they will be fined. If there’s an emergency like a pipe broken and water flooding the streets and people’s yards they don’t respond. They always say” call us if there’s a problem” and they do absolutely nothing about it. They sit on the HOA board and don’t listen to any of the homeowners. They make you sit eight feet away and don’t allow people to have input. They carry on with the meeting as if no one else is there. Then if you say anything they tell you to be quiet! There is a rule that people are not allowed to encroach on their neighbors happiness and well-​being, hahaha. They let of 73 year old violent schizophrenic, alcoholic Alzheimer’s (Marilyn Wilson on Shorehang Lane) run-​a-​muc (sometimes naked) terrorizing and attacking residents. There are 7 people on the block who have restraining orders against her, for all the good it does. And they don’t think we notice all these transgressions.. shame on all pilot properties management and Rick Cremins and the HOA.

Pilot is generally unhelpful. I found Rick in particular to be lazy and incompetent.

Well Diane at the management company responded very quickly and did a good job with my request for a document needed for a buyer’s home loan ! That service oriented attitude is rare nowadays. Thanks Diane for your help and prompt response to my request.

Quite simply, this company and its agents exhibit unprofessional and unethical behavior. I have had first-​hand experience as a tenant under their management and worked with an owner who had an equally negative experience.
As a tenant, I have had to submit the same paperwork 3 or more times because of the disorganization at the company. The agent I worked with, Joe, lost paperwork with sensitive information on it including social security numbers, bank account information, and photo IDs. I would re-​forward the information via email that I had saved in hard copy and digitally, and it would be lost again within weeks. While I understand mistakes happen and things are occasionally misplaced, accusing a tenant of being an «illegal occupant of the unit» because PILOT lost the binding paperwork, does not bode for a positive business relationship.
In addition to the paperwork fiasco that went on for weeks, the company made lease changes that were in direct contrast with what the owner had requested. When I asked to come to the office for a meeting, I was told, «It would be better if I came to you.» I have never worked with a professional who refused a meeting in a place of business and asked to come to my house instead… very weird, and I declined. The legal documents, emails, and appointments were always clouded with error and confusion. I have lived in 6 states and dealt with many property management companies, including one of the largest in Manhattan, and I have never had such a chaotic and negative experience.
My advice to tenants and owners is to take the reviews here seriously and truly consider if this is the reputation with whom you want to entrust your housing needs. My advice to Pilot is to value tenants and owners who pay all fees early and in full because you have driven away solid, reliable business. Tt is for Terrible this property management company must be the worst ever in the history of the world they’re doing exactly the same things that Hitler did before World War 2 they are most unprofessional they have no morals they can’t discuss anything that makes sense. It is my belief that these so-​called agents are overstepping your bounds in the law and are liable for said damages occurred to our civil rights. I know what they’re doing to a lot of people is illegal and unethical and I submit this as my report on the matter. We should gather together and create a lawsuit for a class action against our rights and liberties.
I do believe that this is a criminal matter and should be presented as such. contact me and I will gladly do my part to put an end to this travesty of American justice you are truly in the position to take the next step and exercise your constitutional rights.

Do NOT use this company at all!!! Tony the owner is a slippery man who does NOT own up to anything. Very unprofessional. His team play’s the ignorance card at every turn.
Use any other MGMNT company other then Pilot, you will save yourself a ton of headaches
They do not return phone calls, respond to emails etc… I can go on & on & on. Trust me on this one .Run the other way…

Extremely unprofessional. Apartment was not cleaned upon move in. Several things need to be fixed and they refused to take care of any of them.

Since my first review, I’d now like to add about Rick at Pilot, that he just recently sent me an email with Gov. Brown’s ruling on clotheslines (because my neighbor had laundry hanging from the balcony above her condo),
Not only did he fail to read what Gov. Brown wrote through entirely, but his lack of concern about how this effects our property shows how «care-​less» he is about our properties appearance, Then he completely misses the section where Gov. Brown clearly states that Associations can put reasonable rules in place governing clotheslines. We have an HOA with a CCR rule about laundry but he wants to dismiss it instead of doing his job (telling the neighbor they are in violation).
He also claims our patios are backyards which is laughable. They are patios with a low fence in the front. When a «renter» hangs their laundry out everyone can see it. Especially if it is attached to a balcony patio above (per Gov. Brown… not considered a clothesline).
Seriously this shows a total lack of consideration for the upkeep and beautification of our property. A total lack of desire to make this a great place to live. As Ace R. says «T» is for Terrible and Pilot is because they simply «DO NOT CARE» just want to collect a paycheck.

Rick Cremen at Pilot Property Management is an excellent property manager. I had the privilege of serving on the board at Flair Encinitas for several years and Rick was more than helpful and very hands-​on with all aspects of management. He was very present in the neighborhood and quick to respond to homeowner needs. His is a great asset to Pilot and I’m sure to every HOA that he serves. Pilot is not the only company that I worked with at Flair and Rick was not the only manager at Pilot that I worked with but certainly the best.

I have been a long time landlord who has used Pilot for many years. I stuck with them during their transition after losing Gaby and Samantha and through the countless incompetent bookkeepers who made numerous mistakes.
Unfortunately, in my opinion, PPM does not put value on customer loyalty. Nor are they very responsive to my concerns. In fact they are silent. So with much regret, I have found a more responsive and cooperative property management company who is more willing to work with me, the landlord.
I wish them luck.

This is the worst batch of management personnel I’ve ever seen. I’d rather let my dog put on a suit and make an effort to manage issues at my condo rather than this group. Lazy, non responsive and useless.

FREEDOM of SPEECH and my interpretation of the following events: On July 31, 2013, My dog was attacked by a hornet/​bee/​wasp while we entered our front door. During the two weeks prior to the attack, I had noticed a SWARM-​NOT A HIVE accumulating near the front door. We all know what a SWARM is looking for-​A HOME for their QUEEN. I was stung twice as I ASSUMED they were passing through my corridor. FLINGING ARMS began to be normal as I saw 10−20−30 bees.
After my dog was stung and went into shock, I realized this was a dangerous situation. I rushed my dog to the vet and they saved his little life-​barely. I notified Pilot Property ASAP to get PEST CONTROL to the scene. Instead, they sent a BEE ENTHUSIASTIC– a man, who refused to show me his credentials and admitted he was NOT LICENESED to deal with this type of situation. He explained he was in favor of BEES-​and I understood him to say he thought they should be free to live, fly, eat pollen and be free and it was the LA COSTA RESORT and SPA chemicals that led them in our community, After making numerous requests for him to call pest control or at the least TAKE THEM HOME IN HIS Front jean POCKETS, he refused both options. We were forced to go to Home Depot to BUY our own can of spray to get rid of them-​or risk getting stung again, or risk someone in our community getting hurt. Pilot Property did nothing other than sending the PRO BEE MAN out. When I requested to be reimbursed for the can of spray and vet bill, the HOA PRESIDENT and PILOT POINT PM rep said the matter BY LAW must be voted on in their late SEPT MEETING. I requested a RUSH MEETING and was denied.
LETS REVIEW: My dog is suddenly attacked by a bee AT MY FRONT DOOR, I RUSH him to the hospital, I RUSH to HOME DEPOT and I RUSH to pay my bills. They suggest I wait 7 weeks for the reimbursement to be voted on. In the interim, a homeowner, called me and told me she had been made aware or the «private matters» I had disclosed to the HOA and the BOARD. She called me on August 9, 2013 and implied no one was voting on the matter and I would not be reimbursed and to basically forget about it. it was received as a stupid request– I understood, It was implied a BEE is just a Bee and they are part of nature and requests for reimbursements of this nature can raise HOA DUES. LETS GET REAL, if the HOA DUES increase, so will my rent. I was NOT complaining about a BEE-​it was a SWARM! My theory-​fact based intuition is that the HOA should be paying for adequate pest control-​to avoid such a fiasco, from the dues that are collected by the homeowners. And secondly, what happened to the «VOTE»? And yes, this homeowner who called me, has been involved in assisting the HOA to find a new property management company. And has this homeowner really posted a negative post on this site? HMMM. Does someone know-isn’t illegal to say a vote for a reimbursement will be made, but no vote is ever intended? This all sounds just a bit «stingy» to me. :-) VOTE if you believe a REIMBURSEMENT is fair! BTW– ALL the bees/​hornets and wasps are no longer here after I did MY due diligence. QUESTION of the Day: Why didn’t Mr. Pro Bee Man take the bees home with him in his front pockets?

As an owner, I wouldn’t use them. Poor booking keeping and very limited communication. That was what I was paying for. Not worth the money.

if i could give this company NEGATIVE stars i would!!! Tony Easton and ROsa and Carlos and their staff are the MOST incompetent and inefficient management company I have ever dealt with in my 17 years as a renter. We had multiple difficulties with communication with their assistant Gaby, who no longer works there. She had YELLING matches with my husband on the phone, very inprofessional.
AND then the move out… we were lucky enough to get the agreement from the homeowner to break lease early since we purchased a home… Rosa G and Carlos did the walk thru with my husband and we were told how great the condition was. then we get a check in the mail and our bill for some bogus repair and a bill for flea treatment… seriously??? so whatever we wanted to be done so i deposited the shady check they sent dated TEN days before i deposited it…4 days later THE CHECK BOUNCED!!! leaving my account overdrafted over 1400 since i had paid bills with that money. i was floored… then due to the 21 day law in the state of california, we did not have our money, so we were now ENTITLED to the FULL deposit amount. then i had to fight for the 12.00 returned check fee from my bank because of their bad check. It took 2 weeks of phone calls and threats, which were not idle as i had prepared to file a small claim and take them for the alloted 3x amount, to get my money. We did the right thing, paid our bill on time. they attempted to pay sure. with a BAD CHECK! THIS IS ILLEGAL TONY EASTON AND PILOT! PEOPLE GO TO JAIL FOR THIS! so funny enough the idiot that wrote the check, carlos, who is new btw, he wrote a check from an account he hs NO access to and could not verify that there were even funds avail to make the check good… who does that??? WTF?!! every time i called i sent email recount of every conversation in full with no reply back from them. no call to update on progress with tony on returning our money… DID THEY THINK IF THEY IGNORED ME I WOULD GO AWAY??? NOT OVER 2500!!! I PESTERED, CALLED AND EVEN HIGHLIGHED THE cCALIFORNIA CIVIL CODE THAT SHOWS OUR RIGHT TO THE ENTIRE DEPOSIT!!! THEY BROKE THE LAW… TWICE!!! STAY AWAY FROM PILOT PROPERTY MANAGEMENT!!! STAY AWAY!!! and those good reviews are false… so false…

I would highly recommend Pilot Properties. They are a very efficient company. Gaby and Samantha handle business very well. My unit has not been vacant since they took over my last horrible property management company called Utopia. Gaby made sure my condo was in good condition before she got it rented out, the previous tenants from Utopia ruined the carpet. Both Samantha and Gaby always answer the phone and also return calls. I was extremely stressed with my previous management company. It is a great relief that I have found such a competent company to care for my property. Thank you so much Gaby and Samantha, I can now sleep peacefully.

I would not use this company to manage my dog house! The entire staff, including the owner Tony are completely incapable of handling any situation in a timely manner. They are rude, inexperienced and completely unprofessional. Unfortunately for me, I have no say as to what company is managing my condo. My unit was damaged from a fire in the unit upstairs. I had no fault in this, nor did my tenants. It took them over 5 months to repair my unit. It could have been done in 2 months, but they just kept dragging their feet. I finally had to contact an attorney and threaten them, just to get them to start working. I called one day to check on the status of the repairs and the owner, Tony, was so flustered and upset with the whole situation (he obviously had never dealt with a situation like this before and the company he hired to do the repairs, which is owned by a friend of his, hmmm… had no idea what they were doing either) that he actually hung up the phone on me! I could not believe it!
If you are looking for property management companies I would stay as far away from Pilot as possible!

I rented a condo through Pilot Property Management. The roof leaked and I was told I should put a bowl on the carpet to catch the water. We had termite infestation for over a year. It was still a problem by the time I left my place. The garage door opener broke and it took them two months to fix. I believe the roof is still leaking. The carpet and the rest of the unit was pristine when I left. I still had to pay for a professional carpet cleaning even after all of the issues I went through. I wouldn’t get close to this company.

You’re not my HOA’s property management anymore, but I didn’t have any beef with you. I think you may have had beef with me since I didn’t always pay my HOA fees on time.
