I was in need of some advice as to how to proceed with an issue involving my landlord and on a Saturday morning Yousef took the time to throughly talk to me about the issue, and offered to look over some text/​voicemails I had as well. He was very generous with his time and I would be happy to hire him if needed in this situation.

I forgot to mention that Yousef won an eviction case at trial and obtained an order from the court against the tenant to pay several thousand dollars to our company for legal fees. He did an amazing job!

For only a small consultation fee, Mr. Monadjemi provided more help, information and guidance than I would have expected from an attorney on retainer. He went out of his way to guide me over the phone. Even before I had met him he gave me advice over the phone, then met with me on very short notice on Sunday so that I would be prepared for court on Monday. we had a really bad tenant and a terrible eviction case. Mr Monadjemi had him out of our apartment despite all the curve balls that the the tenant threw at us. He was very understanding and always answered my numerous emails and phone calls with patience.

His contract is very clear, he can substitute an attorney in his place, unfortunately that means you will be going at it alone if his calendar does not allow for him to be present. If he is not able to attend court he will send in a very sloppy dressed, older gentleman who will very quickly recommend that you not see the commissioner, just get a postponement. I made it clear that I was ready to defend myself I brought my pictures all my prove. FYI my case was a no brainier, ownership kept cashing checks after posting an unlawful detainer. I was too busy with my business to respond and decided to hire Yousef. He has the same first name as my grandpa, good Unilocal reviews, clean office.
I felt wronged when the sloppy older gentleman kept running between department H on the 6^th floor and the floors where he was postponing cases for not Yousef, but other attorneys. Needless too say when it was my turn to see the commissioner, the older gentleman was out running around, no where to be found. Opposing counsel had a noon trial date in Chatsworth, the commissioner was not waiting, she had me in Propra Persona Postpone my own date.
I do not appreciate a con, I do not like when services are paid for but not delivered, I especially hate being called cheap, poor, or a crook! I feel that I am due a refund of $ 450, that is the cost of his court appearance, he never made one!

Yousef, helped us navigate a eviction from one our tenants. From the initial consultation, until the actual eviction Yousef was helpful and patient, we are very happy with his services, highly recommended.

I retained Yousef to help me file an unlawful detainer against subtenants.
I ended up resolving the issue myself but hiring another attorney to ensure I was protected during the process. I officially retained him for less than a week. He did not file a UD on my behalf.
He refunded me a little more than half of my retainer for:
1) two brief phone calls
2) various emails, some personal and some regarding my case and generally only one to two sentence replies
3) a 3 day pay or quit notice
4) request for dismissal
He nor his associates filed the documents with the courthouse. I drove to the courthouse myself and filed the withdrawal request.
The attorneys office I retained (Eviction Group of Downtown LA) did not charge or take payment for a 3 day notice and the filing fees are built into the retainer. My attorney actually said they give 3 day notices to clients for free.
A helpful attorney had informed me prior on how to fill out a withdrawal request. Yousef insisted on doing it for me, although I was aware of the correct box to check «Without Prejudice».
I informed Yousef that I no longer needed his services and I wanted a refund since I felt I could have done what he did for me, myself! He did not file a UD complaint which is what I originally retained him for.
He only refunded part of my retainer and made me state in an email that I would not write a negative Unilocal review and implied he could sue me for libel.
I choose to exercise my 1^st amendment write to freedom of speech and am only listing truth and facts.
Overall, I did not have a good experience with Yousef. He is intelligent and quick to respond to emails but at the end of the day, he should have refunded all of my money back as what he did for me several eviction attorneys in LA do for free.

Let me tell you, in the last 10+ years I have worked with all kinds of lawyers for many different business related matters and I can tell you that Mr. Monadjemi was the ONLY attorney who didn’t pad the fees, didn’t nickle & dime me and actually was as thorough at the beginning of each case as he was at the end — full follow through! Let me say it again… FULL FOLLOW THROUGH! What a concept! (If you’ve had any experience with lawyers they are always great at the beginning and they quickly become very expensive yet fairly useless at the end — but not this guy!)
Mr. Yousef Monadjemi’s work is truly impeccable and his fees are VERY REASONABLE. He is honest and up front and walks you through each step of the way. And the great thing is he knows all the ins and outs and tricks of the trade so he is on top of it when the opposing counsel is trying to pull something or has not prepared their documentation correctly, etc.

I had a great experience with Yousef. He’s very knowledgeable and he respond to all your requests and emails so quickly. He also cares about his clients. I had a car accident and went through a lot of problems and he took care of everything.
