Regency at Encino

I’m finally writing this review after living here for the 3 months. Ugh, it took me that long to unpack and furnish my new giant 3 bedroom home. I recently move here with my family after being on the other side of the valley for 10 years! I’ve been wondering and kicking myself it took me that long. Everything here is so convenient and just feels so good. The school district, the shopping, the restaurants and Mulberry Pizza! Our new home has great finishes that make living here be in the lap of luxury. From the granite counters, hardwood like floor to the stainless steel appliances, we were beyond happy. The community is perfectly quaint and small with landscaping that always is maintained perfectly, not a leaf out of place and a bloom in every bud. Now, all of this isn’t possible or happen by coincidence, it is the tireless efforts of the amazing manager Denise and her maintenance leader Marco. I’m not sure what they get paid but it should be doubled :)! Denise makes sure to communicate when they have updates on upgrades going on and with all of the fun things they plan for us as residents through out the different months. She is friendly, engaging, professional and I feel at peace knowing she captains our homes! Marco the man (as I call him) is always cleaning and checking and inspecting something. I love that he is so proactive about this place. Almost every time I see him he is double checking something or planning another. He is so friendly and his friendly salutations on the way to work start off my days with a great feeling. Regency, Denise and Marco, I love this place and you guys rock!

My boyfriend and I lived at the Regency for 10 months and while the apartment was fairly inexpensive in comparison to the area, the cost came out in utilities /​fees and we never got our deposit back. The problems we had seemed to be more with the property management company itself (I am never renting thru Essex again) than the apartment complex.
PRO: our particular unit had a great layout — we had a 1 bedroom and den. I loved the tall windows and the loft. Easy access to ventura blvd and freeways… great location.
CONS: The property itself is old, so living on the 3^rd floor meant that we had to deal with leaks and subsequent mold from the rainy seasons. Also, the windows are single pane (which is slightly better than using plastic wrap) so cost of heating and cooling was expensive.
The surrounds are poorly maintained — there’s always trash around, and the landscaping inside the community was always «under construction». My dog developed some type of allergy form whatever pesticides they use on the grass outside the building.
Management communication was poor and maintenance requests took forever. You have to follow up yourself as it doesn’t seem like they have a good system of tracking this. When it rained in april, we suffered a lot of water damage. It took almost 5 months for them to come and take out the molding door frame where we had the most water damage. I’m sure there was black mold all throughout the apartment.
We paid a full security deposit and an extra deposit for the dog. When we moved out, we didn’t get any of it back, and furthermore we had to pay out extra because they charged over $ 800 for replacing the entire unit’s carpet. They claimed that there were stains that couldn’t be removed — these stains were probably from all the water damage we suffered during the rainy season, not from my «dog» as they claimed. This was insane — when we moved it, they merely cleaned the carpet but after living there for 10 months, they decided that there was enough «damage» that it needed to be replaced at my cost? Management was difficult to work with and we pretty much just gave up and ate that cost.
I lived in Irvine for 10 years prior, and never had my deposit completely taken away after I left. Essex is a terrible management company and they never helped understand why we lost all of the deposit. I’d recommend renting out a house through a private owner, instead of thru Essex.

This is truly one of the nicest apartment communities in Los Angeles and I love living here! The complex is small and *extremely well maintained*. It is situated at the end of a tree-​lined cul de sac which lends an additional peacefulness to it.
Denisse Relles is a warm, caring, extremely competent Property Manager and as the per the other reviews, she, together with Marco Rodriquez our Building Superintendent, create a home for us all that is beautiful, well maintained and extremely clean, with lovely landscaping. Many of the neighbors have lived here for several years and everyone is very friendly and respectful of each other. It is a wonderful place to live.
I highly recommend Regency at Encino!

My fiancé’ and I love this place! It’s surrounded by a beautiful area and has the best community. We are originally from the LA area near UCLA on Westwood, and this place has better traffic and is much more relaxing. The neighbors here are very friendly, quiet and welcoming. Management here is top-​notch and I thank Denisse for all the help in making Regency at Encino the home of my fiancé’ and I. Denisse is very professional and accomodating, here we feel very much welcomed and comfortable because of her. This place is absolutely fantastic, well maintained, and gorgeous with flowers and plants surrrounding the outside area as within. I personally recommend living here for anyone seeking to find a safe and relaxed community within a beautiful area and convenient stores in proximity.

Marco and Denisse are the best and keep this place a great place to live. Thank you Marco and Denisse!

I’ve lived in a lot of places including the beautiful Studio City L’Estancia, but I think this has been my favorite apartment. I moved here because I needed to be closer to family and I was pleasantly surprised by the community feel. I’m really sad I have to leave my fabulous 3-​bedroom after only 1 year, but I’m moving states and unfortunately I can’t take Dennisse and Marcos, the manager and maintenance manager, with me. That would be adult-​napping. You don’t care about my sentimental thoughts so here are the FACTS.
· NO BUGS! (That is my # 1 Priority)
· Clean and NEW (I did not see my place before I rented. I saw another apt that was vacant.) When I finally saw my three bedroom I fell in love! Granite countertops… HUGE bedrooms, well maintained. I think the washer/​dryer could have been bigger, but that’s nitpicky.
· Management is GREAT! Quick response to anything. Literally, I asked them to change my lightbulbs because I’m too domestically challenged to do it myself. Dennisse is amazing. Marcos, the maintenance manager is on it and they’re super polite and patient.
· Love the area, close to shopping (Ralph’s and Gelsons on the Encino side; Pavillions and Ralphs in Sherman Oaks, Whole Foods too for the health freaks). The Galleria and Ventura Blvd provide a ton of restaurants. I walk to Le Pain like 5x a week because it’s literally around the corner.
· I feel safe in my apartment.
· The neighbors are great. They don’t bug you but are really nice.
· Pet friendly. If you have a dog THIS IS THE PLACE FOR YOU. If you don’t have a dog, AMAZINGLY it is not a noisy place.
· EVERYONE keeps the community clean. Pool always sparkles. The flora is maintained.
Well I hope this helps someone. I always looked at Unilocal and never really post myself but the other day I looked up great grilled chicken on Unilocal and discovered California Pita. I was inspired to review other stuff I liked.

I’ve been living here for over 2 years now. The new manager, Denisse Relles, is amazing. Thanks to her and Marco Rodriguez, the building is in top-​notch condition.
Furthermore, the neighbors are extremly nice and kind. A very pleasant and safe place to live.
Did I mention LOCATION, LOCATION, LOCATION!
Located right by the 101 and 405 FWY. Walking distance to many restaurants and entertainment venues.
I highly recommend this place.

I’ve lived here for 5 years & LOVE it! It’s a beautiful property that is very well kept & clean. Management takes care of any request I have within a day or two. Our manager Denisse is great! Very nice & responsive. Easy access to 101 & 405 without having to hear the freeway. Plenty of parking on the street for my guests since we are in a residential neighborhood. It’s so peaceful & pretty, I really love living here!

My husband and I have lived here now for a little over four months and have overall really come to enjoy it. The staff is very helpful and kind. We did have a few issues that we brought to the community manager’s attention (Denisse) and she was very attentive, responsive, empathic, and more importantly took quick action to help resolve these issues.
The majority of the issues I mention are really not an issue with the community but more so with our upstairs neighbors. I won’t get into that here.
We also wanted to acknowledge Marco who takes care of all the maintenance with some others who help but he specifically has been a friendly face who is very hardworking and quick to help with any issue that arises.
This is a property that pays attention to detail and there is a ton of flowers and greenery and the landscaping is well taken care of. We are on the first floor and we felt a little exposed and when I mentioned this to Denisse, she quickly implemented a turn around and had the small rose plants in front of our balcony removed and replaced it with new bushes that should grow high enough to give us our privacy. The point is they did not have to do that and it was appreciated. :)
The price is high for us I won’t lie but it’s one of the more well taken care of properties that we found between Sherman Oaks and Encino and the location is great as well. Super easy access to the freeways. We are hoping to stay long term and will have to wait and see if they jack up the rent or not at the end of the lease.

Denisse it absolutely amazing! She has been helpful since before I even moved in. She continuously goes out of her way for me. I will put in a request for work done in the morning and she will make sure (if possible) that the work is completed the same day. I could not be any happier! Truly a place to call home

Love living here! It’s so quiet and neighbors are so friendly. The office team and maintenance always go above and beyond when I put in a work order and they do it within a day or two. This property is so close to everything on Ventura and yet still a hidden gem. Love my brand new kitchen and washer/​dryer in unit. Move here! You won’t regret it!

I am so surprised at the bad reviews on this complex. Our lease signing and move in were a breeze! Yes it is a bit pricy, but the quiet/​safe neighborhood, the friendly tenants, and the proactive maintenance staff cannot be beat! BTW I have never smelled weed in the hallways. I am so sad to have to leave Regency at Encino behind, but my husband has just accepted a job that will require a move closer to his location.
Pros– great pool, safe, friendly staff and tenants, dog friendly (with very responsible owners), great location, controlled access parking, roof-​top patios, quiet neighbors. Maintenance responds very quickly to the RARE maintenance issues. Our packages are left in the office and we get a friendly reminder via email that day. We have never had any thoughts of leaving this place. All of our friends and family have LOVED coming to visit and staying with us.
Cons– There was one pipe leak in the garage that leaked all over my car, but stuff happens. Our washer sounds like a rocket ship taking off because it has been broken (center piece flies off during every cycle) since we moved in but the old maintenance man said he couldn’t find anything wrong with it.
Overall, we HIGHLY recommend Regency at Encino!

I just love living here. Denise in the office is great at getting things done. The staff is very professional and easy to work with. If something doesn’t work which is rare it usually fixed within a couple of hours. I was a home owner try getting something fixed that quickly. I never want to leave.

As much as I love my unit and the neighborhood, Essex is THE WORST company I’ve ever rented with. They are rude, condescending and really don’t care about their residents. The management in the office is clueless, unprofessional and is hardly in the office or locks residents out so she can’t be bothered. There is poor communication and they drop the ball on pretty much everything. It’s been a revolving door of people working here and I haven’t even been here 2 full years. Don’t even bother with upper management because they don’t care and will not follow up and take care of issues. When you live somewhere, you want to feel at home and welcomed by the staff. This is NOT the case at Regency. If you’re looking to rent, DO NOT RENT FROM ESSEX!

I have been living here for 2 years and its been great! The place is clean, quiet and when there’s a problem or minor repair of any kind, it is attended too immediately.
I was pleasantly surprised about that. The management team is wonderful and friendly.
The location is perfect, and I feel very safe. I don’t see moving for a very long time.
I highly recommend living here. I was surprised to see some of these «not so nice posts»
because its nothing like what me or anything of tenants I know have experienced.

I moved in here in late 2013 and was hoping to call Regency my new home. The place is beautiful and it’s in a great location. Generally I am a laid-​back easy-​going person that doesn’t actually like to complain, but I want to inform people of my experience so you can make a more informed decision about where to live. While living here for the past 4 months, so far the following has gone wrong:
* fireplace wouldn’t start
* door lock broken on balcony
* basin of toilet leaked twice and flooded bathroom/​hallway floor
* washing machine malfunctions
* dryer wasn’t putting out heat — took 3 cycles to dry towels
* interior wall of microwave sparked/​caught fire
* dishwasher does not work — dishes were dirty after running 2x on heavy wash
* water streamed from wall vent in dining room and flooded carpet
* water streamed through bathroom light fixture and flooded bathroom
* water streamed from kitchen ceiling and leaked onto countertops
* mold/​moisture issues from leaking pipes/​water leaks/​flooding
* other minor issues such as door latches not working
I know with each apartment there may be problems, however management is typically not quick to respond and some of these issues have persisted for weeks/​months. They just offered me a different one-​bedroom in the complex for $ 300 more per month… seriously? None of these problems were caused by me.
I am extremely disappointed because despite the beautiful surroundings, it is not ‘vacation’ living here as advertised. I’m truly looking forward to when my lease is over.

Awful place. Screaming babies…5 kids in a 2 bedroom apartment. Car dinged and damaged by other cars in the parking garage. Leaking pipes… promises to reimburse for damage NOT done. Manager finally leaves after terrible service. I would NEVER move here again.

MY boyfriend and I moved here in November and I wanted ot wait to review because you never know how things will go after you’re settled. I just moved from the beach so was really scared about picking a «valley» apartment and I am so glad I chose Regency! Its the perfect balance of small but still offers the amenties youd find at the larger places. The pool is great, its a secure building, and Christina the manager is awesome and always helpful! My apartment is one of the pre-​renovated ones, but i still LOVE it! I have washer and dryer which is unheard of in the valley, assigned parking, and a beautful quiet apartment in a neighborhood I dont mind walking alone in the dark in! Most importantly, its close enough to everything I rarely drive far for anything these days! I walk alot too. I am so happy and plan to live here for a long time.
