Was looking for a new apartment in the north county area. Latitude33 looked to be a nice residents, the persons who helped was vary polite BUT failed to mention if you don’t get back to them in 3 days after putting a deposit down they just keep your deposit.
This was never brought up in any of the discussions. Never touched on, and was completely brushed under the rug. When I called to opt out of the apartment they sprung it on me. «We’re keeping your $ 400 dollar deposit»
I asked «when was this ever discussed between us» she then said «its on the website.»
Of course it’s on the web site, but what normal person sits at home reading through your bureaucratic policies. I’m interested in a place to live not your scheming plan to rip people off.
Apparently it’s on the website, which I’m sure it is. But what part of the site?
They spent all of what… 45 mints helping me for 400 bucks… All I got to say is if they fail to mention a little 400 Dollar heist, who knows what they will be pulling on you in the future. Stay away from this place. It will be better for your health.

If you have a high standard of living. Don’t go here.

I have lived here for a couple of years now and have loved it! But with the recent property management change I would recommend steering clear.
— Since they’ve switched PM companies I would estimate around 80% of the people who lived here have moved out due to outrageous rent increases. Just this week 3 people have moved out on my street and I suspect more are going to follow suit. It makes you very uneasy to see people who have lived here since they first opened moving out.
— The dog park is incredibly dirty all the time, and smells so bad that I can barely walk past let alone bring my dog there. I have talked to a few neighbors who have said their dogs have gotten sick after going there.
— On multiple occasions there have been homeless people sleeping by the pool, and on one occasion it looked like they were washing themselves in the pool.
— On the weekends the pool is overrun by a very shady crowd who gather in large numbers being incredibly loud. I sometimes feel unsafe walking around during these times.
— The community is surrounded by a very ghetto area. I have had to call the cops on people doing drugs, prostitutes, and a beating which all happened right outside my kitchen window.
— I had to wait an entire week to get my lightbulb changed. I think they only have 1 maintenance person who works here and has to maintain the property. So if something goes wrong prepare to wait for a while!
I WILL NOT be renewing my lease, although even if I wanted to I probably couldn’t afford it since they’ll probably raise it by $ 200 a month.

I’m pretty dissatisfied with the direction that latitude 33 has been heading. Under previous management it was no secret that the maintenance staff was a HUGE upside to living in this community. However, this now seems to be the biggest default. I have had nothing but unreliable experience with maintenance as well as the front office. Their timeliness and courtesy is unbefitting. I have been blown off on 3 separate occasions, I can only here «I will be there first thing tomorrow» and «I was just so busy yesterday» a couple times before I lose all sympathy.
The pool has completely gone down the drain, merky waters, stained concrete, and where are all of the pool chairs? There are mice that run all along the base of the grills due to lack of cleanliness making it quite unappetizing compared to the clean pool it once was.
Rent has increased a considerable amount and it comes with a truly degraded experience. I was once all about the Latitude life but now I feel completely different about the experience. The largest issue with new management is that they are reactive vs. proactive. It truly makes paying over $ 2000 dollars a month a tough pill to swallow. I really hope some motivated staff is brought in to bring this place back to what it once was.

If it was six months ago I would tell you to move in ASAP. But today I’m telling you not only to walk away but RUN. New management staff is sloppy and unprofessional what once used to be a beautiful property is now dirty and run down. It’s sad to see how much the standards have been lowered especially considering they just raised our rent an additional $ 200. Not only did they cancel and change our utility company without even a heads up but they also added an additional payment onto our online account for changing our lease terms without ever telling us. Considering we were on the phone yesterday one would think that would be an appropriate time to mention it but considering how sneaky they are I’m sure they were counting on a late payment. If I don’t have you convinced and you decide to move in anyways don’t be surprised when things don’t get fixed in a timely manner (work requests take 3 days minimum), you can’t ever use the ammenities because no matter when you go they are crowded with drunk people (This community is NOT family friendly), you can’t bring your dog into the dog park because it’s literally NEVER been cleaned, and most importantly you can’t even go home after a long day because all the gates are broken and you are locked out of the community. Do yourself a favor and save your time and lots of money and rent elsewhere.

Well I truly hate to do this but, what a difference a year makes here. Keep in mind I have lived at this complex from the beginning, this September it would be 3 years. But things have drastically gone down hill. Once Ryan left, it seemed people just stopped caring about the residents. No one followed up on anything. They sold the property in a very shady way without so much as a heads up and now want to raise the rent here almost $ 200. The new company, I honestly feel bad for, they walked into a community without so much as a hint as to what they were getting into from Lyon Property Management. Heather, the new manager honestly seems like she wants to help, and this review is in no way a reflection on her. However, time will tell if they are able to get everything together. While she definitely seems genuine and understanding, her staff leaves a bit to be desired. I just moved out, and due to them not knowing how to set the elevators for a move out (something that I am sure Lyons didn’t inform them of) my move took at least 3 hours longer than it should have with movers. So what should have been a $ 700 move ended up costing much more. I understand not knowing the ins and outs of the community, but when this is standard protocol, you should know. Unfortunately management was not in (it was a weekend move) so only staff was there. What was completely unprofessional was not even being willing to call maintenance to see if they were able to do it. This was seriously a simply thing that unfortunately ended up costing me a lot of money.
Look I understand these are supposed to be luxury units (that is definitely a stretch of the term as they are not) but you cannot justify that increase when you look at the surrounding area. There are homeless who essentially live right outside the gate so any time it opens they just come right in. Squatters at the Rite Aid next door are constantly hassling residents, the parking situation is an absolute joke. I was working with Lyon property management to renew my lease for three months because I was in the process of buying a home when they up and sold the property without so much as a courtesy notice. It is just downright distasteful that this is how they would treat residents that have lived here since the beginning. Again with the area going down hill the way it is, there is no economical justification to raise rent the way they are intending.
But all of this is nothing in comparison with the people they now rent to. I specifically mean the kids at the so-​called catholic college in downtown Escondido. First, calling that place a college is an affront to anyone who has ever even attended a 4 year university. Second, because these units are now essentially the dorms for this «school» they get premium pricing and rates that regular residents aren’t entitled to. Maybe that’s how they are trying to justify such large increases for everyone else. Third, and finally are the people that go there. These kids are some of the grossest, rudest, and socially inept people I have ever had the displeasure of encountering. They walk through the halls barefoot, sit in the halls along the walls eating and leave their trash out. They smell to high heaven. And when I say smell, I don’t just mean they have an odd stench. I mean a lot of these kids smell like they haven’t bathed in weeks. You can literally smell them in an open air hallway 30 minutes after they walk through. I have to hold my breath walking by a lot of them. It’s absolutely disgusting, and these are the residents that Latitude 33 prefers now. And before you think, well this just sounds like an out of touch asshole, keep in mind I am a professional who works 50+ hours a week, and who also just happens to be a current college student. I also lived in a dorm and a frat house, and I can honestly say that no one ever conducted themselves at the dorm or frat the way they do here. So there is a little bit of context for you, that even having lived in a dorm and a fraternity house I am shocked, appalled, and disgusted by the «college kids» that live here.
So now I am looking to move out. It’s sad because I truly did feel at home here and for a while there everything I said in my initial review was 100% true. But now it is nothing more than a memory. Lyon Property Management should be ashamed with the way they handled everything. What’s even worse, I am looking at renting at nicer units that are larger in mission valley and fashion valley for $ 100 less than what these guys are asking. Just goes to show that they are completely clueless when it comes to gauging the market.

Nice place to live if you like mice playing at your door and at the pool. Giant spiders everywhere. No maintenance staff. Plenty of amenities that don’t work. Lovely town homes, and apartments with everything you need because the hookers and pimps will prevent you from wanting to go outside

This is really the best apartment community in Escondido– the amenities are top-​notch, the residents friendly, and maintenance issues are taken care of right away. The maintenance staff go above and beyond to help out with anything you need. One of their maintenance crew, Jorge, helped me out when I accidentally dropped my keys down the trash chute– we both went looking in the dumpster for them; after a few minutes I gave up and thanked him for helping me. After I left he went back in and kept looking through the trash and found the keys! Wow! Talk about going above and beyond the call of duty!

I’d like to take a second out of my day to write this review in hopes that the people that are doing a great job representing for Latitude 33 gets the recognition needed and those that aren’t, get the training they need to enhance their customer experience.
First off I would like to say Latitude 33 is absolutely beautiful!!! Anne works in the office and treated myself and my roommate like family from the time we walked in the door. She even went as far as allowing my roommate to FaceTime me during her first tour when I couldn’t make it. And she was very welcoming even over face time. This was the first place we choose to tour and because Anne was so friendly, welcoming, and positive we made our decision to move without looking any further. When looking for a home to live in, it is important that the staff makes you feel the way Anne was able to make me and my roommate feel.
Now, on the flip side, my first visit did not go so well. I visited after a my roommate did, we returned together so I could get a in person feel for Latitude 33. Anne set us a appointment for 9:00 AM because myself and my roommate work very busy schedules. First and for most Kimberly was late opening the office, then when we got there she was just plain rude. Now I would like to give some specifics on why I say she was rude. Here goes some examples of her behavior.
She first made us feel like having a 9:00 appointment was totally against their policy or rules by saying «we normally do not schedule any appointments for 9:00 aM»
We ignored and explained Anne set an appointment for us. She then mentioned «I have a corporate conference call at 9:30» making us feel as if we were intruding on something that was more important than us taking a tour. As she repeated her self multiple times I finally asked the question «does that mean we can take a tour or not» in a very frustrated manner…
She said yes and finally took us on a tour in which I felt rushed, and was afraid to ask to see any amenities. Which I didn’t. I left that day very disappointed and told my roommate I was not comfortable or happy with Kimberly’s customer service and I personally would not feel comfortable going in the office asking her for anything if we moved in.
Now after talking to Anne over the phone she encouraged us to come back and tour again with her to give them another chance. She was able to once again WOW us and change my mind, I’d like to thank her for that. I manage a AT&T store and I went as far as foreign her a positive because we prevue ourselves on great customer experience !!!
Last but not least I would like to recognize Ryan, the office manager. He was extremely nice as well and welcomed us with open arms. Even though he was on vacation he still made a point to give us some of his time and offered us something special due to our experience. Just a simple smile is what set Anne and Ryan apart Kimberly…
I hope this review reaches the eyes of someone that could appreciate good customer experience. Ultimately we are excited to move into Latitude 33 and would like to thank Ryan and Anne for appearing as hey love what they do! As for Kimberly… Nothing personal but it’s important that you take this feedback and grow from it.

The best thing about this place was Mauro which was the maintenance guy. We truly have missed him. He was the nicest and most helpful employee on the property. The office staff were very… fake nice.
We were the first to live in our apartment. We moved out mid 2013. There were issues with a lot of things in our place such as the oven, microwave, unsealed granite counter tops, and the refrigerator. I don’t really blame Latitude for these things more so than GE appliances and the people they had put in the counters. When we had problems Mauro made sure to fix and take care of them. He is the best thing there!
There were a lot of incidents that happened while I was there. The fire trucks came quite a few times which meant there was an extremely loud fire alarm screaming everywhere. My theory is that people left their ovens on or something.
We lived facing the intersection and of course it was extremely loud. There were ambulances, fire trucks, or police car sirens every 30 minutes literally. The police station was down the street. Since there’s a dingy little motel across the street there was nothing nice to look at. If I left the windows open at night then I’d hear people fighting, on drugs, or drunk outside so I kept the windows closed. Some of the fights and arguments from the drunks/​druggies outside were amusing if you weren’t trying to sleep.
Parking was our major problem. There was not enough parking at all. In the beginning it was nice when not that many people lived there but we had two cars and a one bedroom (one assigned parking). They got rid of most of the guest parking and left a note on my bfs car that he needed to wash it. My bf is military and wasn’t home a lot. It wasn’t that horribly dirty or anything either. They really think this place is luxury and really spectacular when it really is just meh. It’s pretty weird.
As it got closer to our move out time there were more kids coming to the building running around with alcohol and not knowing how to get through the building since they didn’t have the access fob key. One time there were women’s underwear laying in the elevator. That was weird.
Upon move in they almost didn’t let us move in because I had an incorrect judgement on my credit report. They kind of looked down on me about it. The weird thing about it is they wouldn’t even allow us to move in even though we offered to pay the entire year of rent that day. We had the money so if they really feared we wouldn’t have paid rent because of this incorrect judgement on my report, we had the money to take that fear away. Either way, I provided the updated credit report with the judgment removed and we moved in. They just acted like I was beneath them when they saw it. It pissed me off because it’s just a subpar apartment in crappy old escondido lol. We had enough money in cash and then some to cover the rent for a year.
Overall, the experience was subpar and we moved out when our lease was up. Like most other apartments they raised the rent for if we wanted to renew our lease. We were so fed up with the property that there was absolutely no way we were willing to pay more for something we didn’t even like.

Didn’t end up getting a condo there. However the premises was very impressive. Everything from the business center, game room, legitimate gym and pet grooming room. Ryan in particular was always greAt to speak with. The price was a little high for what I was looking for but would absolutely recommend this place.

The maintence staff is great but the leasing office is worthless. They have a fake smile on them when they encounter you around the property. Honestly if your looking to rent for the price that you pay here add maybe a hundred bucks more and rent a house. They are always bitching about the smallest things. When the things they should worry about more they can care less, something is always broken down, elevator, gate, dog pee in elevator, things in the apartment always needing maintence. The place looks nice but it’s a rip off. Residents around me are constaly complaining about the place, and you constaly see people moving out.

Two days ago I moved into a beautiful, large one bedroom in the mid-​rise building. Everything is perfect and Ann, Kimberly, and Ryan in the leasing office are great to work with. Great amenities and shopping in the neighborhood. I love my new home here.

Great place to live… Amazing staff very friendly and professional. Also this complex has fantastic amenities such as a fire place, built in grills, business center, pool table, pool and spa, fitness center and a pet spa. I would highly recommend this complex to anyone.
