I always thought PMC was average among property management companies, however it took them over 3 months to get a security deposit back claiming it got lost in the mail… There were 5 of us with separate forwarding addresses and none of us received anything. We called them weekly and every time there was a different excuse or they «just put it in the mail». I finally had to get a lawyer to pressure them into getting our deposits back. The majority of campus property management companies are in the business to screw naïve college students over, and PMC has a talent for it.

Absolutely horrific customer service from the start. Our unit had not been cleaned since the last tenants had moved out. There was food in the sink and we had to harass them to have the carpets cleaned. And given that I had to pay a carpet deposit this should have been done. None of the windows in our unit would open, which was a fire hazard and the only reason they fixed it. When our kitchen flooded due to plumbing problems I called them the minute their office opened that morning to report it, only to have to call them again that afternoon because no one came to fix it. I was then told that I had called too late in the day and my kitchen would have to remain flooded until someone could come out the next day. Of course I then had to call a third time the next day before this actually happened. Anyone you speak to at their office except for the receptionist, is extremely rude and condescending and will treat you as though you are dumber than dirt. The parking spaces for my unit are extremely small and difficult for me to get my small sedan in and out of, I have actually damaged my car trying to maneuver into those spaces because they parked their giant cleaning vans in spaces around mine. To top it all off my car was just towed from my assigned parking space which I have been parking in for a month now without issue. When I called the towing company I was told that I needed a permit to park there and it would cost me $ 250 to get my car back. PMC has never issued me a permit to park there and I’m sure will not be reimbursing me even though it is entirely their fault that I have incurred this cost. I would recommend anyone in the Eugene area to get as far away from this company as they can. I haven’t even lived in my unit for a full month and I would do anything to get out of my lease. I wish I had seen these reviews before I had signed my lease.

If I could choose zero stars for this company I would. PMC had sent me my security deposit check the day of the cut off (31 days according to Oregon law). This check bounced, and now I’m at over 60 days and still no check. Not to mention I was charged over $ 100 in fees for cleaning and painting, when the unit was cleaner than when I moved in. This company is a joke, and as you can see, not one positive review has been added. Hopefully I’ve warned some people, and they won’t make the same mistake I did!

Worst rental company I have ever worked with. I would call multiple times with immediate repairs needed for my apartment and they wouldn’t return my calls for two weeks. Most employees treated me rude and seemed annoyed to be at work. Not to mention there was black mold growing in my bathroom and I asked to have this fixed and all they did was send someone to paint over it. However black mold is extremely toxic and unable to be removed by just paint. Basically I hate this rental company and wish I had never given them my money.

This is worst most unprofessional management group ever. It starts with the people who work there, and they all need to try harder. I rented for six months from them. We really wanted to keep renting the house (it was great), but the company denied our phone calls to let them know we want to keep renting it, and proceeded to show the property to other people while we were living there after we called them telling we wanted to rent it again and they shouldn’t show the property. They most likely did this because they wanted new tenants so they can raise the rates, or maybe they are just complete airheads and really just ignored our requests (which may happened). Either way they treated us unprofessionally, and refused to work with us even after seeing them in person several times.
Overall they screwed us, and treated us like crap. My roommates and I all called several times and left messages before they told us the due date was to renew the rental, but never heard anything about it. We all showed them call history of our phones to try and prove that we actually called, but they disagreed and thought we made it up. Also when I was tracking down someone higher up in manage meant it took me several phone calls over several days to do this. That should not happen. Also I was treated very rudely on the phone constantly getting interrupted with someone transferring my call while I was in the middle of explaining my situation to them which frustrated me because it caused me to repeat myself several times. Very inefficient. Basically, I can’t believe they are still in business. I find there service terribly unprofessional. DON’T RENT FROM THEM!!!

DONT LIVE HERE!!! I live on one of their cheaper properties and they do not care about students or the way their properties look. Speaking to them is the equivalent of speaking to a five year old child!!! There are holes and mold all throughout our property, nobody checks the property, and nobody monitors the parking! They have no idea how to run a property all they care about is that they get a paycheck in the mail! They claim not to have enough parking passes or spots to park yet they allow for people who don’t live here to park here. When I told the lady that she told me she couldn’t do anything about it and I asked me if I was sure of what I saw. She basically called me a liar and is ok with having a non resident park in our complex! DONT LIVE HERE!!! I literally spoke to to dumb, dumb, and dumber with no resolution to my problem! The workers only care about their paycheck and not about the students. Hopefully I don’t die from mold poisoning or from a loss of brain cells from trying to talk to the idiots who call themselves «management»

I was living in a cute 2 bedroom owned locally. PMC took it over this year and it has been nothing but awful. No responses, no respect, think they can treat us like crap because we are college students, and is completely disorganized. Towed our car even though on the no-​tow list. Would not ever respond to our safety needs. Took weeks to resolve parking issue. No one to contact in an emergency. After 15 month of living there decides we need a guarantor form even though we have never missed or been late on a payment. Emailed a blank form so no way to tell what was on it. Honestly if i could move i would. Do not trust them, get everything in writing, never expect good service. PMC exploits college students and gouges them on rent.

THIS IS THE WORST MANAGEMENT COMPANY IN THE STATE OF OREGON. They are completely irresponsible, lazy, and incompetent. I arrived on the day we were allowed to move in as stated in our renter’s contract, they told me without any warning that I would not be able to move in for another three days because they needed to replace the carpets. This was the first BREACH OF CONTRACT. Because I was told I could move in on the fifteenth, all of my furniture was delivered that day, and had to be moved by the people replacing the carpets, who in turn broke my bed frame which PMC refused to take responsibility for or replace. The second night of living in the apartment, the property owner/​manager entered the apartment with his key, without knocking or calling first, without any warning whatsoever, which can be extremely invasive and risky for a young woman living alone. Completely inappropriate, and also a breach of contract in which it states the management company must give 24 hours notice before visiting the property. We had many issues with stuff damaged or broken or dirty (we had to deep clean for three hours the day we moved in because the place was filthy: shower drains clogged with hair of previous owners, sink stained with food, etc). Including a motion sensitive porch light which helped prevent people from breaking into our cars parked along the side of the house. They postponed helping us fix the light while our cars were repeatedly broken into nightly, until they put us in touch with someone who was able to fix it (that company was very nice and attentive). Our apartment was also broken into as part of a sting of burglaries, and I even woke up to the intruders in my bedroom. We had many valuables stolen which were fortunately replaced by insurance, and I left a message with PMC explaining what happened and requesting to get our locks changed. They never called me back. We avoided all contact with the rental company after that. And now, two months after our lease is up, my roommates and I have been calling incessantly to get our $ 2500 deposit back. Each time we get the same answer that they sent the checks, and it must be the mail’s fault. And each time they claim they are going to send out a new check that day. I live in Portland and it takes 1 – 3 days at the most for a letter to be sent from Eugene to Portland. This has been every day since September 15^th, 30 days after our lease ended. This is another time they have BREACHED THE CONTRACT. It is illegal in the state of Oregon to withhold a deposit that is intended to be returned for more than 30 days after the end of the lease. Not only are they attempting to swindle college student out of their money, but they are breaking the law. AVOID EUGENE RENTALS/​PROPERTY MANAGEMENT CONCEPTS AT ALL COSTS.

PMC is horrible. I’ve never called in and not been placed on hold. When I finally get to speak to the receptionist, she can NEVER answer my question and has to transfer me to someone else, which always ends up being voicemail and I never get a call back. Don’t bother emailing them, because you won’t hear back. They have until tomorrow to refund my security deposit before reaching the 31 day limit. When I call in, they can’t even tell me if the check has been sent or not. Truly just an awful company to ever deal with.

As a property owner, they did not live up to their promises to me. I was never given a chance to vet tenants. PMC was called monthly to repair things like the garbage disposal, dishwasher and they were charging it to me. They didn’t notice the tenants were not mowing the lawn or that they had started to breed large dogs. When the tenants moved out, I had over $ 2,000 in damage to the yard they refused to pay for and the carpet was stained which they also refused to pay for. They had to replace a cracked sink and a burned backsplash.
Also, the rents were always delivered to me late. The staff person always said she was swamped or she was just getting back from vacation.
They changed the locks without advising me and the removed my personal property while we were in transition (they had to repair quite a bit of damage from broken sprinklers, painting, holes in the wall, etc.) I brought a stool down because I was nursing my daughter and meeting with various contractors of my own to repair the damage since their people were pretty much overpriced and incompetent. The people in the office were very rude to me about returning the stool. Yes it was just a stool, but I had to have somewhere to sit down to nurse a baby.
If you own property, find someone else to manage it for you. These were the most unprofessional selfish people I have ever dealt with in real estate. If I could give them 0 star I would.

Company is the most popular due to it having the most properties… These properties are all apt’s unit, its there thing. Make sure anything they say to you is in writing, terrible at response. They are overloaded with properties and calls for the number of employees. This is your typical college ran company, trying to make bucks on you.
