The Batch Yard

Very much like the loft layouts and the amenities are fantastic! I don’t quite understand why the property is covered in dog poop and people are allowed to park in fire lanes. Unless they clean up their act I’m not sure how they will survive as a high and apartment complex.

This place has all the flair to entice people in but at the end of the day we’re paying an absurd amount to live in a 700 sqft apartment that’s built horribly. I’ve had more than a few work orders put in for things breaking and, while they respond quickly, they almost never solve the problems. Do what you will with your money but I can’t justify spending it here. You can get way more for your dollar in the middle of the city.

First, I know there are limitations to living in an apartment in this city and I want to say that the staff of Bozzuto are quite friendly (one of the reasons I chose the Batch Yard was for the management). Here are the main things that have been frustrating, specifically for the cost. 1. Parking situation. We were mislead on our tour. One of the main reasons we picked the building that we did was because parking was in the same building, then on move in day, we are told, no– the parking is somewhere else. 2. Street noise– is ridiculously loud, there are no sound dampening curtains that work. 3. On that same note– the people that live upstairs are loud… all the time. Meaning things we have hanging up, shake. Despite sending a message to the management, nothing has improved. This is particularly painful because during the tour, we specifically asked how much of an issue this is, and were told that this has not been a problem. 4. Constant notifications that there are reasons to come into the apartment, then don’t happen (this is problematic for our pet and when scheduling maintenance). 5. Packages– some of our orders were returned, despite communicating with the office that it would be delivered. Positives– close to the orange line T, quick drive to station landing, assembly row, Charlestown. Nice pool and gathering area, great workout facility, pet friendly and in unit washer and dryer.

Now that I have lived here for a while and have seen this community fill up, I need to update my score.
Pros
Love the gym, best apartment gym in the area
The pool and roof deck and community center is beautiful and is a lot of fun to hang out
My apartment is big compared to apartments I would get in the city
I can’t hear my neighbors in my apartment (which is a huge plus because I always hear them in the hallway).

Cons
Yes…it is now only a mediocre place. The landscaping has gone downhill. Not the staffers fault, but it’s the dog owners who let their dogs pees in the grass that have a sign saying «no dogs on grass», also they do not pick up after their dogs poop, so you are constantly stepping in dog poop. I have a dog, but I obey the rules and always pick up after my dog and only let him go in designated areas.
People park on the side of the building even though it clearly states it’s a fire lane. I understand there’s a lack of parking, but because of all the cars, it’s an obstruction and there is an accident waiting to happen
Now that a new company has bought the place they will now be charging for parking as well as a monthly pet fee (these were free before). The rent is also being hiked up significantly. Now I understand supply and demand, but these apartments are not near anywhere. You need to catch the bus, über or drive to go anywhere. At least at other luxury places around here you are next to a shopping area.
Packages from UPS are just thrown in the lobby of the bldgs, the package concierge is only for USPS and fedex packages. People have complained of packages that have gone missing.
I’m looking forward to buying a place, because paying 500K for a condo is cheaper than a 1bedrm apartment here.

My boyfriend and I moved here from the North End and am beyond happy with our decision. We needed an updated more spacious apartment and stumbled across the Batch Yard. It’s crazy how close it is to the city; 3 – 4 miles away from the North End right on the Charlestown line. I have an easy commute up RT 1, and my boyfriend rides the orange line into the city which is right at Sullivan Square. Don’t even get me started on how beautiful the apartments are. Our apartment is easily double the size it was in the North End. Plus amazing amenities such as garage parking, laundry in unit, brand new stainless steel appliances, a walk-​in closet the size of my old apartment and a balcony. The huge sliding door that closes off the living room from the bedroom is nice to keep the lofty-​feel apartments separate. Not to mention it’s extremely dog friendly which is awesome for our golden retriever. There’s a dog park, fenced in common area with big lounges and grills and a doggy-​bathing station. Almost everyone has dogs too so you don’t feel like you’re annoying everyone when your dog MUST say hi to everyone. It honestly feels like a young adult college. Most people have a 9 – 5 job or something else keeping them busy, but everyone still loves to drink beers/​wine on the roof deck or by the pool.

I have lived at The Batch Yard for a month now and I love it. I am so glad that I chose this place over any other luxury building in Boston. The location is amazing. Most people think Everett if too far out from where they want to be in the city, but it is right on the Boston/​Everett line. You can drive to The North End side of town within 5 minutes and its a straight shot right up route 99. Assemble Row is a few minutes away, Revere Beach is close as well, along with easy access to 93 and the Mass Pike. The best part about Batch Yard are the units. The whole complex is loft style apartments that have never been lived in. Some have balconies, others have the open industrial look of exposed pipes, and all have awesome features that you won’t find anywhere else. On top of that, this place has the best amenities of any luxury complex around. I am a broker and have seen every new apartment complex in Boston, but Batch Yard has by far the largest and best amenity spaces, and you are not paying super high prices that you would be within Boston city limits. The gym is massive and open 24 hours a day, everyday, and all of the equipment is brand new. It has a library where you can chill out and read the numerous books they have to offer. The pool is heated and there are grills and lounge chairs for you to enjoy. The roof top is my favorite part, where you can relax and check out the panoramic city views. When you walk into the lobby it feels like you are in a 5 star resort, which has everyone sold as soon as they walk in. On top of everything, the leasing staff is the best team around. They are very professional and helpful to find you an apartment that suites you best, and are always there to assist with anything even after you have moved in. If you haven’t toured The Batch Yard yet, I suggest you do so. I guarantee you will love it as much as I do.

I have lived at the Batch Yard since October. It’s a great place to live. Convenient to the city, has comfortable public space and well planned apartments. I take the bus to Sullivan Station and the Orange Line into the city. I work in the Seaport and it’s 35 – 45 minutes to commute, depending on the day. I über to or from work often and it ranges from $ 10-​$ 13. You can walk to Target/​Gateway Center — it’s so convenient to to Assembly Square and Station Landing as well. The apartments are energy efficient and the materials are good quality. The gym is amazing and I look forward to having the pool and roofdeck open for the summer. The staff here is very attentive and helpful, especially the maintenance guys. There are frequent get togethers and resident events that I have enjoyed participating in. I have two dogs and there is plenty of space for them to run around in the dog run. The one major negative for me is that the hallway noise is loud. I can’t hear my neighbors on either side of me, and I infrequently hear my upstairs neighbors but when people walk down the hall, you can hear every word of their quiet or loud conversations. Since my bedroom borders the hall, this is an annoyance after I have gone to bed.
All in all, I am really pleased with the Batch Yard Apartments.

The Batch Yard is a great place to live. I moved in in January & I couldn’t be happier. I love the modern look & atmosphere. The lobby is very cozy & a great place to hang out by yourself or with friends. They also have a common room that you can rent out. There’s a fridge, a freezer, an oven, a couple of TVs, & even a beer tap in there that you can use if you decide to host an event. And even if you’re not renting it out, you can still use everything. The gym is definitely one of the best I’ve seen in an apartment complex. There are various types of equipment & it’s well-​kept. There’s even a library & computers that you can use at your own leisure.
The roof top deck is awesome. Very spacious with comfortable couches. The pool is a nice area too. There are lounge chairs out there as well as a projection screen for movies. There are also a couple of grills.
All of the people I have met here are really nice, including the staff. They’re always very friendly & answer any questions I may have. They definitely try to make sure that the tenants are happy. I once mentioned a piece of equipment that I like to use when I work out that the gym here didn’t have & they ended up ordering it. It’s little things like that that make you want to live in a place like this. They even cater to the animals here. They have a dog run in the back & they had a little meet-​and-​greet with the dogs in the lobby one day.
The location is very convenient to get into Boston. The bus stop is right out front & Sullivan Station is only a few minutes down the road. Gateway Center & the new Assembly Row Outlets are also just a few minutes away, which have a lot of places to shop & eat.
If you’re looking for a modern, friendly place that’s close to the city, this is it!

Love this place! Super clean and amazing. Can’t wait for the pool to open to welcome in the warm months.

Hi Unilocalers! I read Erica T’s review and I thought I would add my few comments! I’ve been living at the Batch Yard since November and I love it! The location is awesome. To get to work I take the bus to Sullivan Sq. The 105, 104 and 109 busses stop right at the entrance so basically there is always a bus that is convenient for me when I’m ready to head out in the morning. A short drive away is Target and other Gateway center shops, Assembly Row with restaurants and outlets, and also nearby is Stop & Shop in Somerville or Market Basket in Chelsea. Lot’s of options less than a mile away! I have Über’d back and forth from the city and Cambridge and it’s been less than $ 14 so that’s pretty great as well.
So living in a new building and being the first residents there are a few kinks to work out as the window issue mentioned earlier. I had the same problem but the management immediately responded and fixed the problem. They are wonderful, all the staff is! Katie was my leasing agent as well, so a special shout out to her!
A few other notes:
The Nest Thermostat — it’s pretty cool but honestly have not used it that much. Being on the 4^th floor and getting direct sun through the floor to ceiling windows in the morning, I feel it’s pretty warm in my unit despite being the winter. Definitely a plus to keep my electric/​gas bills low. Something to keep in mind when looking at the units here.
Covered Parking = awesome not having to clean off my car if it ever snows!
Noise — You definitely hear the commuter rail trains but its not all the time and/​or super loud (unless you’re on that side of the building?) Something else to keep in mind ! And You will also hear the occasional plane overhead since we are so close to the airport. This doesn’t bother me at all, but just pointing that out.
Pets — Lot’s of people have pets here which is great! There is a dog run in the back where you will find some furry friends running around. Most are friendly :)
The gym is awesome and I’m looking forward to hanging out around the pool when the weather gets warmer!

I have been living at Batch Yard for two weeks so far so below is why we moved here and what we think so far including all the pro/​cons
Location: Don’t be turned off by it being in Everett. It is as close to city as most of Charlestown and is closer than Somerville, Medford, and Malden. It is located right on route 99 which is a bit of a busy road and in the morning there can be traffic. For anyone that is familiar with the area since they finished the construction of the bridge the traffic has been manageable. I mostly work in the Seaport and it takes me under 30 minutes to get there in the morning/​night door to door. Driving in on the weekends to get to the North End/​Financial District it takes about 7 – 10 minutes and to get to Backbay/​Fenway it is about 12 – 15 minutes. You pretty much can’t get a better option commuting unless you are directly in the city. For people who take Über the trips are typically $ 10 – 20 depending on where you are going. If you are not familiar with this area Station Landing and Assembly Row are both just a short drive away and between the two there is pretty much everything you could possible need. If you do take the T everyday you first need to jump on a bus which picks you up right outfront and brings you to Sullivan Square — not as convenient as Assembly Row or Rivers Edge but still manageable.
Rent; In comparison to the prices at Assembly Row and Rivers Edge the Batch Yard seemed to be cheaper when we were looking. Overall, you are still paying a premium to live in a luxury building but it is affordable considering the amenities.. One parking spot is included and another parking is available for rent at $ 125. Something to keep in mind is you are required to get renters insurance which was about another $ 200 for the year — not expensive but another cost of moving in.
Unit: Granite countertops, stainless steel appliances, some units have islands, floor to ceiling windows (that open), loft style ceilings, many of the units have balconies which can fit about 4 chairs on them comfortably, a large closet in the living space, walk in closet in the bedroom, washer and dryer in unit, and updated bathroom. Overall we are really happy with the unit but with anything there are a few cons. First the floors are cement to go along with the loft feel of the unit. They look like they are unfinished and everyone that has come over has asked us about them. We ended up buying large area rugs for the space to help cover the floor but it is defiantly a con of the apartment. Also I should mention the other places we looked all had carpet which I don’t personally like in an apartment unit either. The floor to ceiling windows are great on a sunny afternoon but in the morning the shades that are provided are very thin and let in a lot of light. At night you can see through them which again is pretty but when you are trying to sleep the city lights can be distracting. Obviously you can get curtains but since our entire unit is windows that process will be expensive. It has been raining and the windows leaked a bit and they have a lot of condensation on them which makes the shades wet. Not enough water to complain about but something we did find frustrating. Overall I would say its pretty loud since you have a train and planes going by. If the windows are closed the noises are muted a bit but you can still hear them from the living room and bedroom. They are not loud enough to keep us up at night but if we wake up in the morning falling back asleep can be frustrating with the commuter rail honking every 10 – 15 minutes as it goes by. I think this is something that most residents will get used to and typically if I am watching TV I don’t even notice the noise. The unit has «the nest» for temperature controls which is awesome! Basically you have control of the temperature from your phone. They have a high-​tech key entry which is used to enter the building and your unit. There is valet waste pickup… you leave your trash outside your door and they take it down for you.
Amenities: The gym is hand down the nicest gym I have seen in any apartment building in/​around Boston. The pool area is nice and so is the roof deck. I have been to Assembly Row and think overall they have a nicer pool area and roof-​top lounge that has fire pits. The Batch Yards has a group area that has TV’s and chairs etc but in comparison River’s Edge had a movie theater you could rent out which I thought was a better option. Batch Yard has a library area and also a number of Macbooks you can use. It is really nice to have a printer/​scanner in the lobby but not sure how much use the rest of that area will get… overall the lobby is gorgeous!
Katie was our leasing agent and she was/​has been great. We emailed her so many times before moving in and she was always so helpful. I would highly recommend making an appointment with her if you can when you come and see the Batch Yard she defiantly won us over.
overall we love it so far

Brand new community now open. Previously a candy factory and many of the features were retained including the original Charleston Chew sign. Great amenities with plenty of outdoor places to hang out including rooftop deck, ping pong, pool with movie theater. Kitchens are great as are the high ceilings with large windows.
