Capital Property Management

These guys should NOT be allowed to be in business! Our HOA used them for a year and they were impossible to work with! No return calls and horrible service. Don’t do business with them.

Update: Just had my final dealings with this company as I fired them today. The last straw was when the owner conducted an inspection of my property with a difficult tenant without my knowledge after I repeatedly told him I wanted to be present for the inspection. When I confronted him, he first lied about it saying I told him to go ahead without me. Sorry, I have the emails that prove otherwise. Then he again reiterated that he was trying to save me from a lawsuit. No thanks.
I will say the employees of this company seem decent and competent, it’s the owner you need to watch out for. Dishonest, unethical and unprofessional in the extreme. My only advice to prospective clients if you must deal with this person is to document absolutely everything. You’re going to need it.
Run from this place! The only reason I gave one star is because one of the property managers I dealt with was a competent individual. The rest of them, including the owner, are evasive, terrible at communicating with clients and seem to be totally unconcerned with resolving the issues their clients have.
Capital rented out my property for me, and while the tenants they found may have possibly looked good on paper, they turned out to be something very different.
As another reviewer stated, Capital collects rent from tenants on the 1^st of the month, but does not send owners the proceeds until the 15^th at the earliest. We knew that going in, so while it is a strange practice, at least we were warned in advance.
What we were not warned about was the way Capital handles landlord/​tenant disputes. In our case, our tenant decided to stop paying their rent and requested to break their lease. They made a claim of mold in the house, which we were obligated to disprove with a very expensive and inconvenient site test and laboratory analysis. The test came back negative for any unhealthy mold or other contaminants.
Nevertheless, Capital happily honored the tenant’s request to break the lease and made virtually no effort to collect the unpaid rent. I never received anything in writing from the tenant regarding anything. All I got were assurances from Capital that someone «had talked to the tenants». Not acceptable! We live in a litigious society, people! If it’s not in writing, it didn’t happen. I had to call and email them multiple times per day to get any action on serving a 3 day notice, trying to collect rent, assessing a late fee to the tenant, etc.
The owner seems to be unreasonably afraid of being sued by a tenant, and never failed to mention that possibility to us in our discussions with him. I won’t speculate on the history that may have caused that fear, but it probably wouldn’t reflect well on his track record.
In all, the experience was a nightmare that is unfortunately still ongoing. I will never, ever do business with Capital again and anyone who asked my opinion would receive the same suggestion.
I can’t speak to the tenant experience, but if you’re a property owner, stay away from these people!

Well, we’re back down to one star for these guys and that’s where it’s going to stay.
Happy to say I am finally leaving Capital Property Management. They have been my property managers since 2008 but I am not really happy with their services.
Here are my gripes:
Difficult and almost impossible to get ahold of. For the longest time they had no one answering their office phone at all. Now they do sometimes but that doesn’t matter. You still cannot actually call and talk to the person that you need to. You always have to leave a message. Good luck getting that call back!
The next day, if you’re lucky, you might get a lengthy email explaining why you did not get that call back. Then, they keep sending you email messages to explain. Soon, you realize that all of the time spent on explanations in emails took a lot longer than that one call back you wanted ever would. Now, repeat this process again and again and again and you’ll feel where I’m coming from.
They collect the rents on the 1^st-​5^th but you won’t actually see the proceeds of this until at least the 16^th, 17^th, or 18^th each month. I cannot fathom why it takes this long and although they have explained it to me time and time again; it still doesn’t resonate for me.
They tell you they will do one thing and then they do something else. I had asked for a check to be mailed to me. Instead of doing so, they went ahead and deposited money into my account. Wrong! Follow directions next time instead of doing what YOU think is in MY best interest. I’ll be the best judge of my best interest, thank you!
Written in my travelogue: It’s definitely in my best interests to find another company who is professional and accessible. These guys are neither. Bu-​bye!

I agree with the last reviewer! i rent from this property management and the can’t seem to keep it together. managers are neber available they take forever to fix things literally and only opens the office when the rent is due. And ever rents to anyone job or not as lomg as you have money you can move in. they don’t improve proeries they only promise to fill up your rental within 30days that they do, however the rent to the wrong people and all i can say is hide you kids need I say more. i moved out as soon a I noticed danger. they have management and very unprofessional and don’t return calls ever.
