The Fountains of Fair Oaks

So I walk out to my truck and there is a tow notice on my truck. So my roommate went to the office and said what’s the deal. Oh well if the cars look like they haven’t been washed or moved we tag them… what the fuck you guys bumped your fucking head. We are in a drought. Just cause ur car is dirty meens u get a tow noticed. Come the fuck on. on a good note. The maintenance guys are awesome and super nice. And actually help when needed. That’s all.

I am not yet a resident, but my experience with the office staff has been amazing! Ashley has been so kind and helpful with our move in process! We consider her a friend and cannot wait to be a part of the fountains family. The grounds are beautiful, the apartments are updated and well taken care of. Ashley helped us find the model we wanted at the exact price we were looking for, downstairs and right next to all the parking! They welcomed our pup, but had a good screening process to make sure he was healthy (which I appreciate, because healthy pups being around is v important) anyway, can’t wait to move in to what seems to be the most safe, beautiful, and affordable complex in the area!

Lovely Aprtments with nice amenities. Everyone has gone to the utmost lengths at the office to get my fiancé and I approved, and moved in within our time frame! Every part of moving is hard, but they made the choice easier. Ashley, who holds down the office desk, is so kind, personable, and great at what she does. Everyone at the office has put themselves out just to find us exactly what we needed, when we needed it. We are stoked to move in to our new home!

I have lived in Fair Oaks for most of my life and out of all the places I have ever lived this is by far my favorite! It is the most beautiful apartment complex with friendly and experienced management. To this day I drive by and smile knowing and taking pride that I got to live here. If you are moving to this area I highly recommend this place!

What a nightmare… this place needs new staff, new management, and new ownership fast! The only good thing about this place is the one cool maintenance guy and the pool. Everything looks so beautiful when you move in but that’s about where it stops. Leslie was a pain in my a** right after we moved in. I came home everyday awaiting some stupid note on my door, I swear I felt like a child waiting for a punishment when I would come home. So, first off I have a Stanfordshire terrier (breed papers from the vet!) I gave the complex all his papers, shots, AND A PICTURE OF HIM. We put our pet deposit down and they told us we were good to go. The other girl who used to work in the office ASSURED us we would have no issues, we followed all the rules and gave them everything regarding our dog. They allowed us to move him in and we thought we were set to go. Neighbors saw that my dog was of pit bull descent and called the office and complained. Here comes Leslie with her dumb notes, telling me I’m harboring An animal that isn’t allowed blah blah «you’ll be evicted if you don’t get rid of him». So so so dumb, you guys have all his paperwork and pictures of him and allowed him to move in and took all my money for him, yet I’m getting notes telling me I have to get rid of him or I’m out. So after lots of confrontations with the office staff we pulled out my paperwork and I of course won because my contract proved it. The other incident that really sealed the deal for me was when my boyfriend took the trash out one night. Somebody left a bunch of trash all over the ground near the dumpster, so out of the kindness of his heart my boyfriend picked up most of the trash off the floor but left the really nasty stuff that he didn’t want to touch. Of course, a resident sees the last part of this action and tells the office that my boyfriend left trash all over the ground by the dumpster. We got another note on the door citing some trash/​litter law and that we had until the end of the month to move out. These people are a JOKE. Save your money ($ 1,100 per month for one bedroom). Invest it in a house, because your payment won’t be much more than that. And you won’t have neighbors telling on you all day for no reason and you’ll never have to see Leslie!

Don’t they appear to be so sweet when you walk into the office? If you want pretty granite and wood floors-​this place is nice. However, there are many facts you should consider. They raise the rent each year approx. $ 200. The utilities is added to the rent-​if you are off even a dollar when adding the utilities to your rent check, they give you a 3-​day notice and charge you a late fee of $ 50. They are very money hungry and only care about the «sell”-getting that lease signed.
When I first moved in-​one night I was sleeping and heard a noise at my bedroom window. Some guy was removing my screen and trying to open my window. Luckily my window was locked. When I turned on the light he ran off. I called the so-​called security phone number. Some guy was miles away and had to drive over. He said he would look around the grounds and report the incident to the office. No one from the office even contacted me. When I contacted them, (Barbara) said there was no report. I asked for more lighting because it is so dark-​never heard anything.
The end of July someone stole the BMW emblems off of my wheels to my car. I went into the office and asked for a parking spot closer to my apartment because for some crazy reason in am in the very back. I have to walk in the dark at night because there is very little lighting. I have spoke with Ashley twice and Daniel twice and each time I am told they are working on it. Well it has been two months and have heard nothing. I gave up.
About 4 or 5 weeks ago I took a package to the office to have returned to Pottery Barn. I was told «so sweetly» that it would be given to UPS. Last Saturday Sept 5, I found out that Pottery Barn never received my package. I called the front office and spoke with someone who obviously does not like her job. She went into some closet and saw my package was still there after all these weeks. I asked her why it was still there and her smart mouth answer was «well, you can always bring this to UPS yourself». I said «really?, had I known you were going to sit on it, I would have».
I emailed the office and reported this-​guess what… no response.
I don’t know what their purpose is in that office other than sell, they are useless and they do not care about the tenants. The only 5 star people here is the maintenance team under the supervision of German, but I have not seen him, he probably left.

After living here for over two years we have had our ups and downs. Over all it is a great complex and it’s hard to find anywhere else in Fair Oaks that is as beautiful as this place.

I have lived at the Fountains for a little more than a year now. I love it here! It is one of the nicest places I have ever lived and I love the over all look and appeal of the complex. The interiors are very nice and very new! I have not had any problems while living here. When something happens like the water main break (which was an act of nature and could not be foreseen) the management is right on it and taking care of the situation. They e-​mailed all residents to inform us about what had happened and what they were doing about it. They even updated us during the day to keep us informed of the progress. My favorite person in the office is Ashley. She is so sweet and bubbly and nice! She is very helpful and takes the time to explain things to me when I have had questions about my lease etc… Ashley was instrumental in getting me an awesome deal last year on a 2 bedroom! Unfortunately the rent has gone up quite a bit (rent has gone up most places) and I am unable to afford to renew my lease. I found another apartment nearby and I am glad for that because Fair Oaks is a wonderful place to live!

This complex is hands down, the best complex I’ve ever lived at. I moved here about 2 months ago. I always had my eye on this complex through the years but wasn’t able to afford them until I graduated college and got a better paying job. The moment I walked through the door for a tour, I received AMAZING customer service from Ashley, one of the leasing managers. She has been so extremely pleasant and great to work with since day 1. ANY time I need something, she’s there to assist me with an eagerness to help me as best as she can, as quickly as she can. She is always someone I can turn to if I need anything and I know she’ll get it done right away. I’ve briefly spoken to Deborah — the other leasing manager and she was incredibly nice as well. One thing that I love about living here that I never had before at my previous complexes is the quietness and types of people that live here. I have yet to see one weirdo or annoyance since moving in. Everyone is very nice, approachable, hard working, NORMAL. Just a much better quality of people than what I was used to at my previous complexes. The complex is beautiful, my apartment is beautiful and I absolutely love it. The kitchen is what sold me — granite countertops and beautiful dark wood cabinets. There’s ALWAYS parking available for when my family/​friends come over and I’m always getting complimented on how nice my apartment is. They have such a nice entertainment area near the leasing office with pools, BBQ, lounge chairs, TVs, that I have yet to use but definitely plan on using very soon! I really have no negatives at all about this complex. I’m so incredibly happy with this place and would recommend it to ANYONE! It’s really come to feel like home for me and I see myself living here for a long time.

Don’t live here. It looks nice, but it’s horrible. Incredibly thin walls, so you hear everything that the neighbors are doing and your neighbors will most likely be shady drug dealers that enjoy the cheap-​ish rent. Ours were. Our car was stolen from the gated lot within a month of living here. Our other car was broken into, windows smashed out within 3 months later. (No we don’t keep things in our car) Management provided no help. They refused to send out a letter to residents just to warn them of the thefts. We couldn’t get out of this place quicker. The entire experience was awful. They even charged us ridiculous amounts for cleaning, even though we left our place in immaculate condition and in their walk thru said there would be no charges and then we got a $ 300 bill. This place sucks. It’s a drain on your bank account and emotional wellbeing to live here besides being incredibly unsafe. Read my previous reviews for more details on other things that happened. Oh and they called my husband to ask him to talk to me about taking down my bad reviews. Please don’t ask my husband to control his wife. If they had a problem they should have talked to me directly. Rude. I can’t say how horrible this place is enough.

I lived here for quite a while.
Worst experience at at apartment EVER.
Had constant disrespect from noise and neighbors. The woman across from me was schizophrenic. The police came looking for her multiple times and she eventually tried to stab someone. When I told the rental office, they just smiled and shrugged it off.
I even sent the manager at the time chocolates as a peace offering.
GODIVA chocolates.
It didn’t help.
The only thing that helps here is moving out, and finding a place that is more suitable to live. That’s eventually what I had to do.
That might be harsh but so was my stay at the Fountains of Fair Oaks.

Leslie is a Liar she has no clue what she’s doing all they do is rip you off on fees and fines etc… Worst place to live unless you want to get robbed from the druggies that live here to the management that runs the place good luck

Just renewed my lease with the Fountains for another 18 months. Love my apartments and the beautiful grounds. Best animal-​friendly complex! The Fountains has a large green sprawling fairway for dogs to play, two beautiful pools, spa, gym, great tennis area with basket ball hoops!
I walk the terrace ground and admire the multiple fountains daily. Lovely people, fun neighbors, professional management.

I’m giving them only a one star because my overall bad experience with moving out and how they treated me. The apartments are updated and and overall pretty nice. However, a bit pricey for what they are. I paid $ 1072 for a one bedroom. The maitnience is friendly and quick with fixing anything that’s wrong. I lived there for yr and a half and through out my time they went through about 5 staff. When I moved in they were helpful but when I moved out they were the complete opposite. They charge top dollar for repairs. They charge you for things they do not do. The staff is lazy and unproffesional. Leslie is disrespectful and an air head. She gave me false information about what was done. She lied and then tried to back peddle to cover up. When she was called out on giving me wrong information she just made excuses that she didn’t know. It’s her job to know what’s being done and not just tell people what she thinks was done or what she heard was done. She is not knowledgeable of the things she should know. I’d rather have someone upfront tell me they don’t know something and they will get back to me rather than flat out lie. All she cares about is getting there money… There are much better apartments than this one… stay away.

This was a nightmare the worst place in the world to live I am not exaggerating in any way the staff is horrible rude disrespectful and does by care about their tenants at all. Yes the units are beautiful and over priced but that’s ok not the point here. I would think you would get treated with some respect no none zero. My unit was burglarized 2 times 3−2−14 then 3−10−14 I took days off work didn’t feel safe in my own home. The apartment manager LESLIE was no help at all totally rude and disrespectful she didn’t even say «hey I’m sorry for what happen are you ok are u safe» as a normal human would treat another human she did nothing offered me nothing never returned my calls was rude and disrespectful to the fullest. DO NOT MOVE IN HERE NO NO NO It was the most horrible experience in life. They never keep their promises or their word they never repaired my unit never offered anything and I was burglarized 2 times in less than a week. I would give them zero stars

I recently moved into this complex and had the pleasure of working with Ashley, who is new to the property. She was completely knowledgeable and very customer oriented. We moved into this unit three days ago, and was afraid of having renters remorse, and far from it! The grounds are completely beautiful, as well as the units. On our first day we noticed that the garbage disposal, and the blinds weren’t functional, so I did what anyone would do. I called the office, and put in for a work order, the SAME day the maintenance staff came out and had a solution for me, and it was fixed by the end of the day. My only concern is the back gate, people tend to be able to slip under. I just would like to see constant security on the property. Other than that, I have nothing negative to say. I’m believe me, i’m a hard cookie to please. I am absolutely elated to live here, and call my self a resident of The Fountains of Fair Oaks. I would highly recommend this property to any of my family and friends. :)

The management of this complex is so deceptive that they charged me rent for the month AFTER my lease expired and I had moved out. They also tried to charge me ridiculous cleaning fees including a $ 125 charge for «carpet stretching.» I had to take them to small claims court just to get back the $ that was mine in the first place!

I am working with Daniel, he has taken great care of me and all issues I have had. His follow up is impeccable! Maintenance usually arrives the same day and resolves any problems. Great attitudes and professionalism from both Daniel and maintenance!
The complex is very quiet and the apartment updates are lovely.

Beware of negligent management. PLEASE BE WARY OF SECURITY.
SUMMARY: tl;dr. Very nice apartment with wonderful landscaping. Sometimes amenities don’t work, but it’s bearable. Security non-​existent, gates that «break» often, and prolific nighttime vandals and thieves.
APARTMENT: Our apartment was in general good condition, with good, reliable appliances (refrigerator, microwave, dishwasher, laundry machine and dryer). Decent laminate. Decent carpet, but an odd and uneven floor in and around the closet. The AC filter was horribly full and we needed a professional within days of move-​in. Could have been better, but it really is a nice place.
AMENITIES: The lock to our mail room is often in a state of disrepair from what I suspect is accidental misuse (if you don’t pull the door towards you, you’ll probably spend 10 minutes jiggling and forcing the lock. I suspect many tenants do this).
Charcoal and gas grills are not allowed on personal patios, so the apartment has provided 2 gas grills near the pool. However, they almost never have gas (from improper shut down) and suffer the same misuse as the mail room locks because people can’t figure them out.
Management failed to have trees inspected for things such as dry rot. 75% of a tree fell onto our apartment within a month of move in (Sept 2012). It was not removed for 3 or 4 days.
The pool area, doggie stations and abundance of nice grassy areas are definitely a plus!!! This apartment is very dog-​friendly, and our neighbors have some wonderful dogs! Zero noise complaints!
SECURITY: Please, PLEASE be careful of this place. The gates often fail to close, especially at nights. The apartment claims to have security, but both my husband and I, who keep very late and odd hours, have never seen them once. Vandals and thieves jam the gates open. People dig through the garbage, at night AND in broad daylight. We have had the window of our car smashed and gas siphoned, and upon talking to neighbors (and the auto glass repair gentleman who came out and did 4 other repairs at the Fountains that day) found that there were many other incidences of both in our complex.
Many tenants have approached management over and over again and yet they do nothing. The landlord’s negligence and «failure to respond appropriately to a pattern of criminal acts in an apartment complex may give rise to liability». This is also grounds to break our lease. Security is paramount to choosing the place that I call my home, and it is because of this that, under this management, I would never recommend the Fountains of Fair Oaks to anyone.

I dont recommend this apartment complex. For the price, it’s not worth it. THe office staff is rude and not helpful. I have notices on my door ALL THE TIME when I get home from work for stupid stuff like «you may only have 1 guest at the pool and you have to be wearing a wrist band». Seriously… a wrist band? I live here! This is not Water World. There have been more services shut off at this apt than I feel is appropriate for not disclosing prior to move in and without a reduction in rent. They have shut the water off for an entire day 3 times in the past month for renovations. The part that is most annoying is that they don’t give you a 24 hour notice prior to shutting it off. Its unbelievabluy inconvenient. I have sent them 2 emails with no response. I will not be renewing my lease!
