Elms At Oakton

I have been living here for a year and seriously I couldn’t be happier for this choice. Ok so like every complex has pros and cons. However, I can barely find a con. The only con would be the customer service specially the one coming from the knew hired people working at the leasing office. The maintenance crew are awesome, specially Wilfredo! He rocks! I never have any issue with any maintenance request. The apartment overall are VERY SPACIOUS, and nice good looking apartments. I mean maybe kitchen cabinets may need to be updated (I mean the rent price will increased if those kitchen cabinets are renew). Anyway, the complex is pretty quite, nice, clean, and neighbors are very respectful! The most important info that you need to know is that there is plenty visitor parking space for your guests!
Once again the leasing crew (the new ones, ugh, are not that friendly, and if they are, thats a fake smile)

I created a Unilocal account just so I could review this apartment complex. I have never disliked a complex more. The walls are so paper thin you can hear everything that goes on in the neighboring apartments. The staff is rude and extremely unhelpful. Maintenance never comes when they say they will and when they do come, a few times they never even knocked, they just barged right in scaring myself and my dogs.
You also better make sure you have a thorough and very well documented walk through before moving out (maybe even with a lawyer present) because they will charge you to have the carpets professionally cleaned, then charge you again to replace the carpets among other fees they feel they need to tack on when you move out. They also like to blame needing to replace the carpet (even after it’s been professionally cleaned) on dog urine just because you have a dog. I can assure you our 6 and 4 year old dogs are fully housebroken and have never urinated inside.
I would not suggest living in this apartment complex.

Have been living here for 3 months, and though we may still be in the honeymoon phase, I love this complex. We had looked around town and decided to go with the Elms based on the professional interactions we had with our leasing agent, Petra and the fact that we liked the apartment and the price! When we toured, we were able to look at the actual unit, not a staged apartment – I appreciated this as I think it provides a better picture of what to expect and prevents «surprises» on move in day!
The amenities here are nice. There is valet garbage, which is $ 30 extra each month. Five nights a week you put the trash can right outside of your door and it is picked up – easy enough! This is not an opt-​out program, but we are further from the dumpsters and don’t mind! I also like stopping in the clubhouse for my printing needs. They have two computers and a printer, which makes it a quick stop to print something if you don’t have a printer or just haven’t unpacked it yet! I would also add that they seem to be pet friendly and although there is a breed restrictions list, it seemed quite short. There is a non-​refundable fee for pets (varies depending on one or two) and pet rent is $ 35/​month, which I thought was reasonable.
The location is great. We are right by 66/​123, which makes for an easier commute. Also, there are some strip malls and shopping centers less then 5 minutes away with all kinds of restaurants, groceries, and etc.
Maintenance is friendly and fast. I put in a work order around 10:00am and by 1:00pm, I had heard from the maintenance staff (Wilfredo is great!). He also did a great job cleaning up after the repairs were finished, which was much appreciated!
The apartment itself is quite nice. The windows are large – about a half a foot off the floor to a half a foot to the ceiling. Each unit also has a balcony or patio, which is a nice size. In our 2BR, we also have a storage unit on the patio, which is great for storing furniture or off-​season clothing. The carpets are a beige color and the walls a cream. You do have the option to paint, but need to paint it back to the original color before moving.
Here are the less than stellar aspects. If you’re like me, these things can be easily overlooked, especially in light of the pricing at this complex:
1. Before moving in, the apartment clearly received a fresh coat of paint. This is obvious as even the closet shelving/​racks are painted over. A little weird, but doesn’t bother me – at least it’s fresh paint!
2. We live on the middle level. Noise is to be expected. Occasionally I hear our super nice upstairs neighbor opening/​closing drawers, or the person next door talking loudly on the phone. Nothing else really, which is nice.
3. There’s not a bathroom/​linen closet in our 2br, 1ba unit. We are getting creative with storage as I like to stockpile bath and beauty products!

May seem nice initially but do not be fooled. The property manager Desma and her employee Iris are down right liars and rude. My husband and I were speaking with her about a letter we received on our door and she was rude, hung up on us and even lied to her superior saying my husband was cursing at her which was a complete lie. Iris is no better since she seems to be Desma’s little minion lol. When I told her superior, Karen, her employees were lying to her she immediately took their side even though she was not privy to any part of the conversation. In addition they «lost» our $ 400 pet deposit which was a money order and placed neatly on their desk (since they were too busy to actually assist us) and are now claiming that we never paid it since they have no record of it. I wouldn’t be surprised if one of the low life dishonest employees took it.
More Cons–
Although the apartments are designed nicely (we have the 2 bdrm plus loft) they are not built the best. For example, in our apartment there is a large crack in the drywall going up the stairs that randomly appeared, many light switch covers were installed incorrectly, there is one switch that goes to nothing, the bathroom toilet paper holder was installed crookedly, etc. There are also many apartments with bug problems including ours. In addition, the walls are very thin. When my neighbors turn on their bathroom fan at 2 am I can hear it and it is loud enough to not be able to go back to sleep. Another thing we have an issue with in terms of structure is our cable and internet do not always work. Verizon came out took a look and said this was due to incorrect wiring which causes lack of power.
Another thing we do not like is the lack of privacy. For example, management sent out a notice that the electricians would be coming by to do work on the units in our complex. A month or two ago the electricians showed up, cut the electricity for about 4 hours to do work which they still haven’t finished. Whats the big deal you may ask? This was not scheduled nor was there an option to have them scheduled, they just randomly showed up. For most people this may not be an issue, however, we run a business and do most of our work at home and on top of that we have a 7 month old. Additionally, when you ask that these constant «maintenance appointments» (no joke like 2 or 3 every couple of months) they will completely disregard your request.
They said the carpet was new when e moved in, however, it was not (We blacklight tested it the day we moved in on our own and found many stains).
Mail guy is constantly putting things in our mailbox that do not belong to us or putting things of ours in others’ mailbox.
They could ice the walkways better in winter. There is a driveway thing by our apartment and an area that freezes over more that I and many other residents have slipped or almost slipped on. One of these was a pregnant lady. They decided not to renew our lease at the end of the month which is fine since we are purchasing a house anyway, simply because we failed to keep them up to date on our pet situation (we moved in with a dog who we rehomed because she was too hyper around our baby. We told them this and were refunded our pet deposit. We then got another dog, paid the pet deposit (which they either lost or stole) and that dog died from old age. We then got another dog from the shelter who ended up attacking my husband a few days after we brought him home and so the shelter let us pick out a puppy who we have had now for the past 6 months which they are just now noticing). Nowhere in the lease does it say anything regarding keeping them specifically up to date on our dog situation.
This place is a joke and only appears nice. If you like lack of privacy and love dealing with the rude dregs of society (aka the property manager) live here.
