Real Property Management Select

I have had a terrible experience with this company. We are homeowners but chose to rent a house when we moved from the East Coast last fall so that we could get an idea of the areas and choose a community where we want to buy. We «inherited» this management company when our previous management company sold the business to RPM Select. As a homeowner who uses a property management for our own home back east, this is a business I would never use and advise any other homeowners never to use after our experience as tenants. We spent tremendous time, care, and money caring for this property as it was our own. We spent funds out of pocket that a lot of tenants would never do because we want to take pride in where we live and we understand the position of a homeowner wanting to maintain the property in excellent condition. But in return, we received absolutely inexcusable delays on major repair issues. We went weeks without working AC while the maintenance manager traded blame with the AC company and the owner for lack of action. I had a newborn baby and an elderly mother and it was during the heat of the summer. The interior of the house reached 95 degrees for days and days and I had to literally stalk the management to get any movement on our repair request. As previous posts have noted and I can confirm, it is virtually impossible to get in touch with anyone besides a voicemail. All repairs must be submitted through the company’s online portal and there was never a response until I repeatedly, sometimes up to 10 or more times, submitted, and followed with numerous voicemail messages. And the kicker: at the end of all of this, we were not returned our full security deposit after we left the home absolutely spotless. We were charged for a major item that had been documented as a pre-​existing problem upon move-​in. Then we were charged for a litany of other items, some of which were normal wear and tear, others that were completely untrue and still others which we had notified and requested repair for previously without any response. I also found it interesting and laughable that every item on the list was exactly $ 65 to repair no matter what was listed, adding up to hundreds of dollars deducted from our deposit. Please beware of this management company. Be especially vigilant about documenting every date, request, correspondence, and failure to respond by the company. You will need all of this information to defend yourself at the end of your lease and receive back the deposit you are due.

As a single mom, I would RUN from any property «managed» by this company. The house was not in good condition upon our move in date, one toilet had old human waste still in it. The carpets were not professionally cleaned nor did they appear to have ever been cleaned. The account manager Amy is heartless and somehow my most recent check for rent was «lost in the mail». I leave all my mail in my business outgoing mailbox and out of the hundreds of letters I mail to clients daily, my rent check gets lost? This is the first time in the 3 years I have lived in this home that rent was ever «late», but never the less, they charge 10% late fee which increases by $ 10 everyday until rent and all late fees are received. The service request for repairs are a joke. You are lucky if they even respond to them. And if they do, they never follow up on items that need repair. Lucky for me, I have a handyman boyfriend.

DO NOT DO BUSINESS WITH THIS COMPANY I am a single women who lives alone and I have never had one late rent payment. I am absolutely disgusted with this company and the lack of professionalism. There has been two noise complaints on my property and both times I was not asked my side of the story which in the first case it wasn’t even me playing music the neighbors next door to me were having a party and I’m unsure how my rental property got involved but i was held responsible. The second time there was an argument between friends and I wasn’t present at the time but I wasn’t even notified until receiving notice of final warning before eviction I didn’t even receive a courtesy call just a notice in the mail, not to mention they didn’t even provide me with a mail box key at the time of move in so I had to go to the post office myself and order one. So didn’t receive the notice until months later so imagine my surprise. Also there have been multiple problems with the plumbing and general up keep of the property, for example there was some sort of leak in the neighbors behind me apartment that went on for weeks and spread to my closet and mildewed half of my shoes before i even noticed. So long story short save yourself a headache and seek out a property management group with some sort of professionalism because I’m sure that there are other property managers that we appreciate the thousand dollars of dollars of business that you will do with their company

I am new to real property management. It took a little time and a lot of repairs for me to move into my new home. I am very happy with the real property management team. Diann was great to work with. She catered to my needs as best as possible in trying to find a property in time. She was always available via phone call or text when needed. So far I am a fan, Diann is great to talk to and she gives answers right away. The only reason I didn’t give them a five star is because my property needed a lot of repairs that didn’t happen promptly or at all. Nothing major but things that were suppose to get repair or replaced before my move in but didn’t or at all. But this does not take away from my experience with Diann St. Peters. I will recommend people to work with her.

So far I am a fan of RPM property management. I have been working with
Diann St. Peters and she is tops in my book. She is knowledgeable, professional, courteous and a joy to talk with. She replies promptly to my emails or texts. I have also had interaction with Kat and she is also very professional and a joy to work with. I have not secured a place yet but will definitely report back if I experience the same problems or concerns as previous clients. The only reason why I did not give them a perfect 5* was that my business is not yet complete. I will keep you all posted. Wish me luck Unilocalers!

BEWARE… If you like being ignored, lied to, disrespected then this is the place for you. They have there flunkies call you and let you know everything is ok but that is a lie. Then when you call them they claim they never said that and call you a liar. They do not care so please save yourself some grief and run away from these idiots in Fairfield office of real property management. this site makes you give them a star in order to post I give them no stars and raise them 3 jokers

I’ve got all the previous bad reviews beat hands down! I have been a tenant of theirs for well over 2 years. When we moved in the property was not cleaned. We had to clean the house while moving in. I still have the same items that need to be fixed since I moved in. The irrigation (sprinklers) have not worked and all the grass is dead, the dish washer is falling apart and the garage door has been broken for over 6 months. We had to dispose of old carpet remnants, garbage and tire that was left in the back yard. The yahoos that they send out to do the repairs have the combined IQ of an ice cube. They sent out one repair guy to do repairs in the eves of the roof that was scared of heights. I had to go up there and do the repairs for him. Then, they all promise me that they will get it fixed ASAP, but never return to fix any thing. I have called in for repairs and have missed work for an entire day while waiting for repair guys that never show.
They should not label themselves as «Property Management». A more suitable title would be «Rent Collecting Slum Lords».

Eric took care of a few of the punch list items. My opinion is starting to change. It show they have the potential to be a grade A management company. Thank you Eric, and looking forward to seeing if you can get the rest of the list completed.

Working with RPM thus far has been extremely positive — everyone is professional, friendly, and quick to respond. I’m so grateful for their help during the leasing process!

DO NOT RENT FROM THESE CROOKS!
We rented a home from October 2012 to October 2014. We were sent a notice that due to the owner selling the home we would be forced to move in 60 days. This company kept almost our entire security deposit for things that are normal wear and tear. They charged us for painting of accent walls that were painted when we moved in! They charged us for landscaping things although we are in a drought and that is the reason we let the lawn go. Horrible business practices, missed inspections and no compassion by anyone in the company. Amy is brash and rude and everyone else with the company just has this don’t care attitude. You would think they would have been a little more considerate as we were forced out. They did not offer to help us relocate or even ask if we were interested in any other propertys. I would NOT RECOMMEND them to anyone! 0 stars!

I have seen two rentals I was interested in listed on Craigslist, but their website and ads indicate they charge a $ 150 «PSI» fee to move in. I finally emailed to find out what this fee was and Brandan Nordell responded with
«It is a $ 150 one time fee you pay when you move in. It covers a move out and move in inspection that we provide copies of. We also provide an online tenant portal where you can pay rent online, request maintenance repairs, and access all of your documents. There is also a 24 hour maintenance hotline provided.»
So they want tenants to pay to pay for the «privilege» of paying online (when, really, that clearly benefits them), they want to charge for the move in and move out inspections that every other reputable management company provides at no charge, and they want tenants to have to PAY in order to report an after hours maintenance emergency?!
None of that seems like a $ 150 value to me, as a tenant.
Additionally, when I mentioned that if a landlord wants to withhold a portion of the deposit, they are required to provide an itemized list of deductions (i.e. provide proof they inspected the unit), Brandan said «there is no such law». Which REALLY was a huge red flag for a property management company to either not be aware of tenant landlord law OR to lie about it.
I hope owners realize that when they place their properties with this company, they probably are losing out on great tenants and appearing super shady.
As a tenant, I’m going to stay FAR away from this place! My interactions with this company don’t make me want to do business with them at all.

Don’t rent from there, it’s not the «Property» it’s going through the «Management Company». HOA makes up there own rules, violate and charge you for unexplainable fees! You will be stress and have a headache if you rent from them!!!

My husband and I found a house that we absolutely loved the day it was first posted to their website. Between myself and my husband, we called 6 times and left messages for Brandon, was was the supposed property manager for that property. Never ONCE were any of our calls returned. It was a complete disregard of our time. There are too many property management companies in Sacramento to treat prospective customers like that.

I rented a property managed by Real Property Managment from May 2013 to May 2014. Overall, it was a positive experience. Kaitlyn Galileo, the operations manager, is very professional and does a great job. She was always very helpful and easy to work with. I also really liked how everything, from lease signing to paying the rent each month, could all be done online. I would have given 5 stars but a number of times I waited longer than necessary to get calls back whenever I had filed work orders online. However, all of the maintenance workers who came by and fixed things were very nice and did a good job.

Office staff is friendly I will give them that. Otherwise, we put in an app for a house we really loved. We didn’t realize nor were we told until after the fact that 7 others put their application in for the same place. It would have been nice not to waste the money knowing there were 7 other applicants. Then they asked if we wanted another one of their properties on James st in Fairfield… um no thanks. We didn’t put our app in for that we put it in for the one that had 7 applications. my advise is to wait to send your app and ask how many other applicants they have received. save yourself $ 70.

I have been in contact with Kaitlyn at the office and been shown properties by Bandan and they have both been so helpful. Kaitlyn has put up with my numerous emails and questions so well and has gotten back to me right away on al of our correspondance. She helped us find the perfect rental and we couldn’t be more pleased! Brandan has been great about shcheduling showing times that work into our work schedule and he always double checks before the appointment to make sure we are all set. Iwould reccomend them to anyone looking to rent!

I have only contacted the agents of this company via phone, and have never met them in person. Yet after my experience today with one of their agents, I doubt I will deal with them at all from this point on.
I had an appointment to see a home I was interested in renting out earlier today. When I got to the home, I saw a car parked on the driveway and thought it was the car of the agent (Brandon is his name). I was looking forward to seeing this home, so I knocked on the door, expecting to see the agent. I was greeted by a lady instead. She turned out to be the tenant of this house. I told her about my appointment, and she told me that the agent, Brandon, called her to cancel this appointment. BUT HE DID NOT CALL ME ABOUT IT! Never got a call or even a text about it from him beforehand. I just talked to this agent the day before to reschedule my appointment, and he agreed to it. If I wanted an appointment canceled, I would be the one to cancel it. Not the agent, and especially him keeping mum about it. I already had a tough day earlier, and this was just more garbage to deal with.
I called up the agent after and confronted him on this issue. The best he did was apologize and say that the property was already rented out by someone else. He even came up with some lame excuse like «we didn’t get your name» on the appointment. The same person that called me and addressed me by my name just yesterday!
I wanted to talk to Brandon’s manager, but he said they were not available at the time. If his manager is reading this post, I would like to have him or her discuss this issue to him, and that he should get FIRED for his incompetence. If they really need some business (and, judging by most of the reviews here, it seems like they do), their agents need to practice some professionalism and honor the commitments made their potential clients.
Because of this experience, I will no longer seek out to rent properties from RLM. I will gladly take my business elsewhere.

I would give negative stars if possible. My experience has been beyond terrible. I hired RPM at a time in my life where i needed help and for someone to take care of my property. I hired RPM and it took about 5 months for them to find a renter from when i first signed the contract. The PM that was assigned to my home didn’t find a cleaning company and instead him, his wife, and someone else cleaned the home for the new tenants… which i appreciated! However, they removed all of the cleaning supplies i left for the new tenants… which i thought was shady. The tenants had a few issues, AC, fence, etc… RPM took FOREVER to respond to my emails… at one point it took them a MONTH to respond to me about when my fence would be repaired… and i followed up over and over and started cc’ing everyone just to get an update. They said they contacted my neighbors… but didn’t provide me with the letter they sent… nor did they know how to write a professional letter as the one they FINALLY sent me wasn’t even dated. Yet, i was charged $ 10 for each letter they «sent» out. My neighbors have yet to reimburse me for the fence… which is a separate story. I asked them if they certified mailed the letter to my neighbors and the individual i spoke to said, «Oh, i didn’t know if you wanted me to…» and yet they didn’t think to ask me FIRST? RPM sent out a new contract a few months into handling my rental apparently indicating that they were taking $ 300 from my rent to have on hold… yet they tried to have me pay for incidentals when the $ 300 was supposedly for incidentals! Then it was time for a property review… tell me why i had to pull teeth to find out when the review was, if someone already did it, and then for them to provide the results online. Oh btw, they don’t post anything important on the owner portal unless you tell them to multiple times. But of course they do post your checks for you to see how they paid all their bills first! I terminated my contract early because i got fed up with their incompetence, lack of follow through, lack of interest in taking care of my home, etc. They provided me with my keys and checks in a reasonable time frame… yet when they returned my keys they didn’t return the other garage door opener (as the tenant has 1)… i emailed them only to get a response that they didn’t receive 2… which i then provided them with a response and my original email documenting how i left 2 on my kitchen counter… i still do not have a response from them as of yet and i’m out of my garage door opener. Also, you cannot opt out of the $ 25 monthly eviction fee once you opt in… once again SHADY.
I spoke with my tenants and asked them how they liked RPM… they indicated that it was very hard to get a hold of anyone to get things like window washing done… They said they had to call multiple times in order to get anything done!
All in all, GO SOMEWHERE ELSE unless you are extremely patient and can wait months for things to get done or get a response! Or do it yourself, save yourself the 8% they charge!

I can’t speak for other owners but my experiences with RPMS have all been positive.
Living out of the area, we were looking for a property management company that was professional and courteous not only to the homeowner but also to tenants. They found tenants quickly and are always responsive to our needs. Another plus is that they run background checks on applicants so we are able to rest assured that we have good tenants. We have never been bothered with tenants having maintenance issues. RPMS staff are quick to respond and get things fixed.
We’ve been using this property management company for a couple of years and from what I can tell, our tenants are happy and so are we.
I would definitely recommend RPM to anyone looking for property management.

As a current tenant of one of RPM’s properties, I would not recommend them. Ever since I moved in I have had trouble with the staff at RPM. The staff are very unprofessional, unfriendly and not motivated to do their job. The secretary is rude, the office manager is always away or «unavailable» and it is like pulling teeth around there to get something done.
E.g. Today I called because I received an email claiming that I was late on my utilities. When I signed onto RPM’s tenant portal it was stating I had a utility bill past due and also a late fee, which tripled the utilities in cost. Since I just paid the rent and utilities 15 days ago, I decided to call.
When the secretary answered the phone, I asked to be connected with the office manager. I was then put on hold. The secretary then picked up asking me what the call was concerning and I told her my issue (obviously the property manager was too busy to do her job).
After telling the secretary my issue, she then stated that it was my fault because I was past due. Once again I explained that I paid my bills 15 days ago. The secretary got extremely rude with me. Her tone was snooty and at several occasions during the call she began to laugh at my issue. At this point I got unfriendly and I wasn’t going to be charged for their mistakes… Moments later she put me on hold to talk to the property manager. Once the secretary came back, she informed me it was their system that glitched and I would be refunded (thankfully)… This whole mishap could have been avoided if the property manager would have taken my call, instead of avoiding it, in general.
At the end of the day, RPM is the middleman between lessor and lessee and should be working to please their customers on both ends. The staff’s attitude and methods of handling many situations is unprofessional, and working customer service for 15 years I know that is not the way a company should handle things… In a few months I plan on paying whatever fees and terminating my lease, due to my negative experience with RPM and if you are a property owner I would take your business elsewhere unless you want your tenants vacating due to the unprofessional staff (that you are trusting with your property) at RPM.

If I had to say anything about this company it would be, RUN!!! All they did for us was take their percentage of the rent. Plus, when the one of my renters was late, they would charge me the late fee instead of the tenant! This happened three times.
THEY NOW ARE BEING INVESTIGATED BY THE CALIFORNIA DEPARTMENT OF REAL ESTATE. Save yourself some heartache and go with another property management company. Nicholas Munsee is absolutely useless.
