Fairfield Crossing Apartments

Lived here for about 6 months. Subleased the apartment from a colleague, Had to move ONLY because of work as I was relocating to a different city. I had an amazing deal of living on a month to month lease at a great price. While I was leaving they allowed me to sublease the apartment to a friend of mine again on a month to month basis at a great price. The washer and dryer within the apartment is of great convenience. The location is perfect. Walk-​able distance to Hmart, Target, dunn loring metro, mosaic district, lots of restaurants and a movie theater. The apartment had plenty of closets for storage, huge walk-​in closet, and a very large bedroom (i was in a 1 bed, for some reason 2 bedroom apartments had smaller master bed).However nice the inside of apartment is when maintained well, the walkways and stairs are smelly and from the outside they look really old. The fitness center is very very small and not worthy to go in even once. The trash is the biggest negative of the apartment complex as you have to walk up to the fitness center to dispose it. I would give it a 3 star for location, in house W/​D, closet space and spaciousness at a reasonable rent for the location

Wish I could give them negative stars. My aunt and her family migrated here from another country about six months ago. They are now ready to move out of my mom’s place. They looked around at the various apartments and decided to go with Fairfield because of the location. Because English is their second language I have been involved in the process.
The price they quoted us increased by $ 5 in two days
Move in date is 16^th. Application was submitted on the 7^th, approve by the 11^th (which was a Friday). They said that it will take them a few days to type up the lease agreement and told us to come on the 15^th to sign the lease. Prior to move in we need to have renters insurance, gas/​power accounts set up.
My aunt called Washington gas and they were unable to confirm her identity (due to the fact that she recently migrated here, no background/​info on her in their system). They asked that she drive to their office to apply in person. They also asked for a copy of the lease agreement.
My aunt called Fairfield and told them about Washington Gas request. Michael answered and said they would be able to provide copy the lease. And only two members need to sign now. The rest of the family can sign later. My aunt got there at noon but was told to come back an hour later because the manager was at lunch. She returned and Krista said that in order to sign the lease and get a copy all parties must present. My aunt left and came back with her whole family. Then Krista said no she cannot give them a copy of the lease. No one at Fairfield want to sign the lease. They wont sign it until the 16^th. Wth? Move in date is the 16^th. They won’t let you move in until you have a gas account set up. In order to set up the account they need a copy of the lease agreement. Why are these people giving my aunt’s family a hard time??? It took them 3 days to type the freaking lease. These people are idiots they do not know what they are doing. What a waste of time they kept changing their words. Why can’t they sign the lease and provide them a copy? They’re said they cannot give the copy because the lease starts the 16^th. The sign date doesn’t have to be the same as the start date. Idiots I am so mad! They probably are doing this because my aunt and her family does not speak English. Just stay away from this place.

If only I could give negative stars.
Let me start off with the positive. It is close to I495 which is fantastic and close to the Merrifield Mosaic District. The complex does that pets (but only 1 dog). The maintenance staff is super friendly and they know how to do their job. When my heater crashed last winter the maintenance worker came at midnight to fix. Other than that, it’s not worth the headache.
–The walls are very, very thin. I could literally hear the neighbor’s cell phone alarm go off (and it was on vibrate). You can hear all of the thumps if you’re not on the top floor and depending on your neighbors that may go on well into the early morning (2 AM).
–Parking would be fine, if we didn’t have to share with the condo property (Dover Park). If you do take a tour look at the parking lot signs carefully; both Fairfield Crossing and Dover Park can park in the spaces, but there is a point where only Dover Park residents can park. Talk about fair. Then when the weather gets nice, parking is limited because people come to play tennis on the public tennis court. If parking is filled, the leasing office will tell you that you can park on the main road, but if you don’t move your car by a certain time it will be towed. FUN!
— The lighting for the side walks are spotty. Sometimes they decide to go off while your walking and since the hedges are high, it makes for a scary situation. The office staff have been notified and still nothing has been done. The inside building light isn’t synced with daylight savings time, so you can expect it to be dark when you get off of work. Clearly safety isn’t a big concern to them.
–The office staff sucks. They never seem to know anything when you call and ask. I’m not sure if there’s a lack of communication between Christa (office manager) and the rest of them, or they just seriously hate their job.
— About 5 building are connected to one water pump, so when they have to do «emergency repairs» they shut of the water. Sometimes they let you know in advance by placing a paper on the building door, but other times you’re just surprised. Don’t bother to ask when it’s going to be back on, because they never know.
— The complex is currently renovating. The renovations take about 1.5 weeks. The workers are here from 8 — 4:30, so if your home sick don’t expect to get any rest. You’ll hear their loud music, machines going, thumping back and forth, ugh.
— There is only one dumpster for the whole complex. So it’s gets filled up pretty quickly and then people just leave their trash out side of it. I haven’t seen any rats yet, but I don’t live near the dumpster.
— The low rent is how they get you in. Because it’s around 1200 and the other apartments are around 1400+. However what they don’t tell you is that they eventually want to raise your rent put to 1490. Really!!! For this piece of sh*t. So as you can imagine there is a high turn over rate. Instead of trying to keep the tenants they have they rather lose them and get new people. GREAT JOB CHRISTA!
Don’t rent here, but if you decide to, then at least speak to the tenants

The location is great, within walking distance of awesome groceries at H-​Mart as well as the Dunn-​Loring metro stop, a quite competent dry cleaner and a tasty Mexican restaurant. The setting is also nice, with trees & green space, I like the renovated appliances, and the rent is competitive so far. I am a bit wary of future increases, since signing the lease also required us to sign an NDA regarding the rent, which seems suspicious to me. Building maintenance has been prompt & friendly, if only partially effective, when we reported a minor leak and a few other move-​in issues.
However, the property management, while very polite, is very frustrating, and there are several problems with the complex itself:
— They give at most 24 hours notice before entering an apartment. This means you must drop everything to prepare whatever it is they want prepared after you get home from work, exhausted.
— They do not knock before attempting to enter apartments. I was in the kitchen, right next to the front door, when a maintenance man on an errand I did not request was stopped from entering by the security chain. THEN he closed the door and knocked. This is not the correct order for legal entry to rented premises.
— They frequently (several times per month for the last five months) turn the building water off for «emergencies» that look exactly like plannable building renovations to my untrained eye. When this happens, they usually post a sign on the outside of the building, then turn it off that same day. On only one occasion have we had even one day’s notice that the water will be off. If you are home sick when this happens, you have no warning that e.g. the toilet will not refill after you flush.
— You need a pass to use the pool. You must supply a passport-​sized photo, which took us some effort to acquire. The form implies it might take a long time to issue, so I was very patient. When I checked back after a month, pool season was pretty much over & they had lost our applications, including of course the photos. Try again next year, I guess, if we still want to live here.
— The floors are extremely thin & squeaky. I have very sensitive hearing & play movies very softly, yet we have received noise complaints from our neighbors, whose every step, sex act, laugh, TV show, conversation, and snore we can also hear.
— There is inadequate parking, and several of the parking areas are inaccurately signed (e.g. they say it is OK to park when it is not), which has contributed to a couple of near-​tow experiences.
— The trash dumpster becomes extremely overloaded every weekend. By Sunday night, there are typically around four dozen bags of trash spilling out the front onto the sidewalk. Gross.
— Some of the equipment in the gym is in very poor repair. To be fair, I keep forgetting to call it in, and maybe no one else has either.
— Despite these borderline issues, many of which are common to large apartment complexes, we referred a coworker who was looking to move, which is when we discovered that they will do anything to get out of paying the $ 400 referral bonus they advertised. Because our friend came in to see an apartment, THEN asked us about our experience, they won’t count it as a referral even though he wrote us down when he signed the lease. If they hadn’t offered a referral bonus, I wouldn’t be offended, but offering one and then reneging when it is time to pay up is pretty slimy. This is the final straw for me. We’ll be telling everyone else we know NOT to move in.

I have been living here for a year now. I now regret that I did not check their reviews before renting an apartment with them! Most horrible place to live. I am going to list down some of the disadvantages I faced:
I have two cars and each of them has been hit and run in the parking lot. When I went to complain about it in the office they said they could not do any thing about it!
Water outages are mostly uninformed and for almost half of the day. So many times I had to cancel my plans because of it!
5 times my washer and dryer in the kitchen started leeching at odd times! I had to call the emergency line and then they would wasted all day clearing it.
Few days after we moved in one of our car was towed away even after having the permit to park!
One night after almost midnight the tow truck comes and tries to tow my truck! I saw him and asked him to drop my vehicle, I was even ready to pay the drop fee. He refused and resisted! I finally had to call 911 for help and that is how got my car rescued from that guy!
While I was trying to adjust with the above mentioned issues one day I come to my kitchen and there is this standing out of no where. I screamed as I was terrified and asked him to leave right away! I call the office to complain and they say it was a scheduled inspection so they have the right to enter your apartment if you don’t open after once knocked!!! I told the manager CHRISTA that my food was cooking in the kitchen and tv was turned on and I was in the restroom bathing my little one and talking to her, so there was no way that the worker could not figure out that the people were at home so he should have gone out and tried knocking again! To which her response was that our workers are not supposed to be investigating and that what he did was right and that if I am unhappy I can give in a 30 days notice and leave!!!
I am very disturbed and do not feel secure at any time in my apartment. And every day I return home I have a feeling that somebody opened and surveyed my apartment in my absence!
Please do not rent these rubbish apartments!

Despite the great location, and decent apartments (sans the paper thin walls and creaky floors), I am leaving here feeling unsatisfied, nickel and dimed, and downright ticked off. My boyfriend and I were loyal tenants for a little over two years, and in our second year moved into one of the renovated units. During our second lease term, we asked to end our lease/​move out early about a month before the end of our lease. They would not allow this, but in these conversations there was zero mention or reminder of putting in this notice regardless. We were both out of town on business when they lazily slipped a half-​assed letter under our door with a measly mention at the bottom that we need to provide a 30-​day notice to vacate. No phone call attempt, no email… just the bare minimum amount of effort in hopes that we miss it and they can potentially squeeze more money out of us. Ok, I get it… it’s in the lease… in small print on page who-​knows, but work with us here! Hear out our situation! Work with us! We’re going to be gone anyway… what loss is it to them?
After attempting to reach the property manager on multiple occasions, and after much avoidance on his behalf, we finally got to sit down with him and try to reason with him. They. Did. Not. Budge. There is a part in the lease that stipulates that the property manager reserves the right to modify anything in the lease. He was simply unwilling.
This was simply a case of the management being inflexible, rude, and highly unprofessional. They don’t care about you, or your situation, or your loyalty. They will rip you off for every penny they can squeeze out of you.
The «master» bedroom is no larger than a linen closet, tenants are allowed to smoke in the units (so you are SOL if your neighbors are smokers), AND their office management staff is truly useless.
Shame on management. Poor business acumen. Don’t you fools understand successful businesses operate on referrals?

OK, so I have lived here at Fairfield Crossing for a year now. I could not be happier that we are going to be leaving this roach motel of an apartment this weekend! When you first go into the leasing office, everyone seems (for the most part) friendly and more than willing to assist you with any questions. They are able to show you models of the apartments on the spot and the prices were (with the spring special they had at the time) reasonable. Being the cheapest one we had come across and having a few days to find a place to move in, we quickly applied and signed the lease. So we move, I’m excited to be in my new place and all is good. Cut to day two, when my roomate discovers a cockroach in the bathroom. I really thought it would be no big deal, bought some bug baits for the cabinets and hoped for the best. Boy, was I wrong about what I was about to endure for the next year of my life. I absolutely HATE bugs, so I may be biased in my opinion but I think that anyone in their right mind would have an issue if everytime they open their dishwasher, whether it be dirty or clean, about 6 large roaches scatter and run into the crevases. And I feel like anyone would lose their appetite if while cooking dinner, you have to kill at LEAST 5 roaches. I mean these things are everywhere. Cabinets, walls, crawling on your couch, GROSS. So, when you try to contact the leasing office about their obvious infestation, they pretend they’ve never heard of this and will have it taken care of right away. They send some schmucks up about every 3 months to put some sticky baits under your kitchen sink and that is literally about it. For the most part, the property is kept up nicely, there are always land scapers out there keeping everything neat, but once you walk into your unit it’s cockroach world! I didn’t even want to decorate my walls or anything living here because it would just the roaches more places to hide. Needless to say, this has no been a very good year for me here. I can’t even come home from work and relax on my couch without the fear that a roach will crawl on me. If you put your drink or plate down for 5 minutes, I hope you were done with it because there WILL be a roach in your drink or crawling on your plate. Completely disgusting and unacceptable living conditions here at Fairfield Crossing. If I were you, I would completely avoid this place. Now I am having to spend an arm and a leg to get a moving truck to bomb all of our things and pay an exterminator to come into our new place and spray before we move all to prevent these little bastards from hitching a free ride. PAIN IN THE ASS!

I lived in Fairfield Crossing Apartments for a year. There is a reason I was only there for the length of my lease. My husband and I moved into one of the «renovated apartments». Not sure what they actually did, because the shelf in our master bedroom closet fell down six times! Finally the contractor decided to do his job correctly, on the sixth try and it stayed. The dishwasher was hooked up backwards so water came pouring into the sink and down the counter for the first few weeks of our lease. Months later, that water damage, and other water damage from old appliances, caused the kitchen and entryway hall to ripple and tear. The contractor came, reeking of cigarette smoke (entire apartment smelled awful!) to do a one day job… it took him and another man two days. I have nothing good to say about the contractor who works for Fairfield Crossing. The regular maintenance guys did do a good job and they did it promptly.
The office staff takes your compliments or questions, but never does anything with them/​answer them.
It is definitely not worth the $ 1500+ you pay a month in rent. I would keep searching elsewhere!

Fairfield Crossing Apartments is not a bad community overall. The common landscaping is kept neat and trim, and maintenance requests are responded to in a reasonable timeframe. There is a Neighborhood Watch program in place. The staff will occasionally hand out breakfast treats to the tenants or host get-​togethers for the tenants. My only real complaint is the thin walls of the apartments, which lets you hear what your neighbors are doing — including what you really don’t want to know about! Overall, though, I would recommend them.

These apartments suck. They have the weirdest rules. old apartments. i can hear my neighbours snoring at night. all appliances are old. very old. service requests take forever to fill. The people in the office just dont care. Their response is… «I am busy dont disturb»
