With a lot of moving pieces during the home buying process, I needed a steady hand that would put me at ease. While I do not usually search for professional services — such as a home inspector — via Unilocal,I decided to use it because I didn’t know where else to start. Tommy from HomeSpector was the best rated and after reading the reviews, I decided to give him a call. I called him on Sunday morning and he was able to fit me into his schedule for the following day, which was very serendipitous.
As many have wrote about him, Tommy is a true professional. He arrived at the location before I did (he was already taking pictures of the home) and he was ready to walk me through the process. The inspection took about 2.5 hours for the 3 bedroom home but the time flew by as I learned so much during the process. He is very knowledgeable and he talks to you with clarity and in laymen terms, using as little technical jargon that made me feel comfortable. He took his time to answer all my questions and gave honest feedback. At the end of the inspection, my real estate agent noted how thorough he was compared to the other inspectors that she has seen in the past.
The home inspection report was in my email inbox the following afternoon, which was a phenomenal turnaround. The report was written in a clear language and there were plenty of pictures to explain each section of the report in visual detail. The hardcopy of the report arrived the next day.

Purchasing a home is one of the biggest decisions you will make in your life and having a home inspector who is dedicated to his profession and knowledgeable is all the more important as well. I had called several companies for price quotes which had ranged from $ 450 to $ 650 but we finally settled with Tommy even though his prices were higher. Prices with him will vary depending on the size and age of the house. Ours was older and a little larger than the average so it was pricier for us. Check on his website for discount codes. Also, scheduling an appointment with him wasn’t hard at all and he will do everything he can to accommodate you into his schedule.
Upon meeting him at the house, he was sweet, polite and to the point of what he was going to do, where he was going to start, etc. He is very personable and both my boyfriend and I felt at ease as he walked around the whole house with us. He took plenty of photos while he explained to us what he was checking for and what should have been done to prevent water damage, leaks, mold, etc. He also made suggestions on how to improve the house when he did find issues or when he didn’t see certain things. He does talk a little fast, but he also repeats himself many times and you can ask him as many questions as you want. I brought a notepad with me to write things down, but 15 minutes in and I just stopped because I realized I wasn’t looking at what he was doing or showing. You really don’t need to write it down because everything he says will be in his PDF file he emails you the next day and will also be in the hard copy he sends you the day after. By the end of the inspection, we were just very glad we chose him to do the job.
Overall, if you want an inspector who knows what he’s doing and will go above and beyond, Tommy is your guy. Tommy and his colleague Jerry combined have 30+ years of experience in home inspections. Look no further! This is absolutely the best home inspection company out there. Tommy and his assistant did an AMAZING job inspecting every square inch of a home that I am considering purchasing. The information he provided was invaluable. My only regret is not finding him sooner. He gave me a very fair price and was EXTREMELY knowledgeable and professional. We spent at least 2.5 hrs exploring ever square inch of the home in great detail. The report he provides is extremely comprehensive and he is available for any questions. Our offer was just accepted on what should soon be our first home purchase. I found HomeSpector here on Unilocal and based on the ratings gave them a call. I spoke with Tommy who was professional and very explanatory. He advised that he himself was unavailable, and would assign Jerry to assist us. I later received a follow up call from Jerry, we were scheduled and on our way.
Jerry was prompt, unlike myself who was stuck in traffic. Jerry advised, he would begin his exterior checks and would review his findings when I arrived. We went through a few pieces of paperwork, he gave his business card and a pamphlet to my wife and I, and he began to explain the process. We went through the inspection room by room, floor by floor. As we made our way through the house, he stopped and explained everything.
The inspection went on approximately 2 – 2.5 hours, the house is about 1400 sq. feet. Just as others have mentioned, he inspected, identified and explained everything. He had this funky telescoping ladder and his pouch on his hip, with all of his go to tools. Camera, screwdrivers, flashlight, etc. He inspected for termites and advised how managing the vegetation close to the house would be beneficial.
We had question regarding the heating unit and water heater. He answered all.
He took ample photos and let us know they would be in his report, and they were as promised. There was a quick turn around for the report, he prepared it and emailed it to us and sent a text message to my phone to ensure we received it.
After the inspection and reflecting on the process, I only wish he could have given the chimney and roof an even closer look. Due to the cape style of the house, the steep pitch of the roof he was unable to safely walk on it.

Tommy arrived a couple minutes late, but sent us a TXT message prior that there was traffic which was completely understandable for a Saturday afternoon on Memorial Day weekend. We went through a few pieces of paperwork, a few pamphlets and business cards were exchanged, and he gave us a quick explanation of what he will be doing (visual inspection, no furniture will be moved, etc.). He will also mention that he prefers you shadow him (follow him), so that he can show you everything he inspects as well as educate you tremendously. And I must say that he did a superb job explaining everything and areas of concern. Don’t worry about bringing a notepad to jot anything down that he explains, as he will say countless times that he will be detailing it in the report. I was hesitant at first as I prefer not to rely on anyone else for my note taking, but I decided to put my paper and pen away, so that I could focus and listen to everything he had to say. Believe me, you will want to, especially if you’re a first time homeowner as he will explain a lot of things you would have not noticed otherwise. Do be sure to wear something comfortable as you’ll be walking and standing for a few hours depending on the house.
In the 3-​hour inspection for a 1650 sq. foot house, he had his trusty telescopic extension ladder, tool bag, and inspected everything including the sidewalk, driveway, walkway, vegetation close to the house, siding, foundation, gradient level, decks/​porch, roof, gutters, chimney, garage, electrical, plumbing, basement, heating unit, water heater, appliances, fixtures, and a whole lot more than I can remember. He took an abundance of photos with his point & shoot camera, so don’t fret about forgetting a detail. All photos and details will be included in the Inspection Report.
When we wrapped up the 3-​hour inspection, Tommy was so great to give me another discount off the initially agreed price for being an Elite Unilocaler. Awesome and completely unexpected!!! In a money-​driven culture like today, there is no one like Tommy that takes pride in his work and truly provides exceptional service to his client. Purchasing a home can get expensive, and these little things truly make the experience so much more positive.
The following day, which was a Sunday, Tommy provided a 60+ page soft copy in PDF format with an insane amount of details and photos. It can get lengthy to read, but I’d prefer more information than less. And 4 days from the inspection, I received the same report in the mail as a hard copy bound in a 3-​ring binder. Included in the binder were the Termite Inspection Report, homeowner/​move coupons, a 200+ page book containing safety and maintenance related articles for homeowners, business cards and a few other pamphlets.
Tommy is a very down-​to-​earth and amiable person to talk with. All in all, the inspection did not feel like a task at all. It was entertaining, educating, and a great experience. Let’s not forget that I now feel like I know the house a lot better for any problems to address proactively, rather than waiting for any issues to worsen up to the point of repairs costing a big chunk of your savings. There’s no doubt in my mind that I would recommend Tommy for your next home inspection. Well worth every dollar spent!

Overdue review. Purchasing a home and needed an inspection, Unilocal did not fail me this time found tommy due to the positives reviews. He was through, patient and knowledgable.
