We are in the process of moving out and off to a bad start already. I just heard back from PPM and they informed us that there would be a $ 50 charge for doing a preliminary walk through. I have never heard of anyone charging for this service. Well see how it goes and update this as it plays out. Well PPM came through and we received our entire deposit back. They were true to they’re word and did what they said. If you rent from them make sure to document everything that is wrong on your inspection sheet.

It was terrible being a tenant of this company. After giving them a security deposit check, we lived in a home they were managing for a couple of years. Partially through the third year of our lease they contacted us to see if we would be willing to break the lease because the owners primary home was being foreclosed on and of course the one we were living in was not because we were paying their mortgage with our rent. We of course allowed the lease to be broken so that the owners could move in and have a home. Prior to moving out we requested a final inspection and this management company conducted that final inspection. We corrected every single item on the list. Two months after we moved out and inquired on the status of our security deposit, the property management group told us they had nothing to do with it and that I would need to work with the owner to get our refund. Long story short — we never saw a penny of our security deposit — making this rental company and the owner thieves.

i’m in the process of moving in and ppm is lacking in professionalism, courtesy, timeliness and any resemblance of customer service. hang on to your wallet when dealinfg with them as they will take you for every dollar they can, legit or not. i moved into a gated community and there was no remote for the entrance gate. i was told if i wanted one they would order it but i had to pay for it! the remote i received for the garage doesn’t work, but i have to wait for someone to meet me at the location so they can address the problem. i’m hoping this is done today, not when they get around to it. don’t bother calling, they don’t answer the phone and put everyting off unti the next day. if you leave a message for a return return call, don’t hold your breath!!!, the only saving grace is tha t the unit is very nice and i like the area. i’m crossing my fingers hoping i don’t have to deal with them unless absolutely necessary. by the way, rent is due on the first, but late after the 3rd. normally grace periods are 5 days, but not with these folks. beware, careful, get it in writing and don’t bend over in their presence. john

So glad I don’t have to rent ever again… We lived at our apartment for 2 years and left it in great shape, we even did touch up paint and paint fixed the paint that had the wrong sheen in the kitchen and bathroom. We paid a $ 1400 deposit including the dogs deposit, and they said they had to repaint the whole house for $ 780 and charged us $ 250 because they said since we didn’t live there for three years that we were responsible for 1⁄3 of the cost to paint the place! Ridiculous! And they sent us our check 4 weeks after their deadline to get it to us. Guess its not worth fighting for just $ 250… If you ever have to rent from Professional Property Management in Folsom, don’t do it. Along with what everyone else is saying, they are impossible to get a hold of! They say they are open 8am to 5pm, but don’t bother calling after 3pm or before 10am, no one will answer. And same thing between 12pm and 1pm.(They all have to take a lunch together after working so hard) We didn’t receive our deposit check until 6 weeks after our last day living there.(That’s 3 weeks longer than they have BYLAW) We gave them our new address when we gave them our notice. Not to mention I called 2 weeks after moving to make sure they had our new address and they wrote it down and said they would put it in our file. They ended up sending our check to the rental address!!! Hello??? We don’t live there anymore! And USPS sometimes lets things slip through the cracks with mail forwarding. So they cut us a check and had it sent to us after we called them wondering where our money was. Again, DON’T DOIT!

DONOTRENTFROMTHISCOMPANY!!! Let me say this when you put a security deposit down with this company plan on not making your last payment. They will charge you for everything they can think of and you will get nothing back of your deposit. They will not contact you until they need something and when you need something fixed… good luck. We settled. My heart just wasn’t in it at the time. But I still stand behind my advice. If you rent from them: every request in writing. Take LOTS of pictures of every aspect of the home & property. I kid you not, we were charged(and later readjusted) for taking down curtain rods that were there when we moved in. They also charged(& readjusted) for their handyman having to take time to cut the bundle of wires at the end of the living room, that were already there. The look on their face, when I explained to them that he had actually cut the wiring that was to the whole house speaker system, installed by the owner when built – PRICELESS! LOL! Renter beware & take precautions.
