Kuester Management Group

This management company is horrible! I can’t believed my annual Hoa fee goes to pay for their crappy svice. They are out to fine you and get your money, doesn’t care about the interest of people in the community or their situations. Their customer service is horrible, especially their community manager for fort mill/​Charlotte location Mary Thaxton. She is rude! She ignored your email for month and when you do talk to her, she would never let you finish your sentence and very eager to get off the phone. She does not provide genuine customer service or try to help solve your problems. She probably only does best sitting in her office collect weekly pay check. Can’t believed the board pays them to bully you with your own money and nothing you can do about it.

Keep looking folks, just a quick update on the response below from Mr. Kuester to the review – hilarious the way he worded the statement – as if there was something «confidential» about this matter or something I shouldn’t have done that he can’t discuss. They sent my account to an outside attorney, he made lots of dough for «farting» as one of the board members said – never talked with him, his assistant sent out a couple of form letters, put me in the foreclosure stack when they made their trip to the county. I wrote Kuester a letter offering a settlement, they misrepresented the amount I offered (in writing). I never got an accurate statement by the way (to this day), I don’t think their computer system can produce one (I’ll be happy to email it to you, the one the attorney used and never acknowledged)… I finally got a settlement after I contacted a board member about a toilet leak upstairs that occurred while I was away (it should never have happened, that bathroom was rarely used… worth a mention). So the association got screwed waiving fees and the attorney made out like a bandit. Of course, Kuester couldn’t find the check I sent exactly where they told me too. and yes, they changed lockboxes for the monthly assessment without notice and it caused more crap as the other person reviewing noted. If you have any questions, let me know. They are on the «lots of little things tour» doing lots of things they shouldn’t that in and of themselves are probably not a big deal but added together make for a bad outfit.

Kuester has a bully mentality.
Stay far away from this company which comes off as being completely without wisdom and common sense.
We live in Bridgemill and have a basketball pole facing in their opinion, the wrong way. The backstory is that ten years ago we received APPROVAL from our builder who was at the time, manager of our neighborhood, to place the pole where it currently sits because had we placed it where it was supposed to be, per bylaws, it was mere feet from our good neighbor’s air conditioner, Dish satellite and other sensitive exposed electricals. Can you imagine how happy he’d be with us every time a free throw hit his siding?
Now ten years later, Kuester is hired to be our HOA and they are relentless that we move it. We’ve asked for a rep from Kuester to come out – nothing but threatening emails and mailings from them, where they stalk our property from the curb and snap creepy pics of our pole.
To add to that, we have been warned about a mailbox that needs tending to.
Memo to Kuester: Roger. Understand mailbox needs a fresh coat of spray paint. It’s been a cold spring with often inclement weather on the weekends. I’ve got the mailbox on my to do ASAP. (Mind you we have one of the most pristine yards, beds, foliage and house façade in the neighborhood. In other words we deeply care how we present ourselves and our property and we respect our neighbors enough to keep things lovely.)
Meanwhile – while Kuester is bullying me relentlessly, the communal neighborhood fencing across the street from me is falling apart and desperately needs painted. IT HAS BEEN THIS WAY SINCE KUESTER HAS MANAGED BRIDGEMILL!
Kuester – oh where oh where are you in getting this addressed? (Crickets chirping.)
Oh wait – I know – they’re driving around snapping creepy pictures of everyone else’s problems –while letting common areas fall into severe and shabby disrepair.
Life’s hard enough, run, don’t walk from a Kuester managed property or neighborhood. There’s a reason why they have such terrible ratings from the people they supposedly ‘serve.’

Same as Kristen, they changed address without notice and then charge late fees. When you ask for a refund on them, they said «oh, we can’t do that.» They advised me to go on their website and pay immediately. Well, when you try to log in on their crappy website (that also charges a 3% fee to pay with a card), it asks for your email to send you a link to reset your password– I thought I already had one. They also approved a repair and I had a renter in there. When the renter moved out a year later, I found out they never even completed the repair!!! They I had to go back and find all the emails to prove they actually approved it and never followed through! They of course tried to blame it on the board members who out of the goodness of their hearts volunteer for a thankless job!

Incompetent and intransparent management company.
Never reply to e-​mails. Currently waiting on a reply to an e-​mail sent 15 days ago despite a reminder e-​mail 3 days ago.
A few other examples:
1) Received an e-​mail from Kuester support not too long ago that said the following:
«In recent weeks, concerns about possible criminal activity have been brought to the Board’s attention. In light of these concerns, we would ask all homeowners to remain vigilant. Should you note unusual traffic or suspicious activity, we ask that you call the police.»
Nothing else was in that e-​mail. Would you please tell me the nature of the criminal activity so that I know what I should be looking out for? How much more vague can it get?
2) In another situation: Me: «Could you please add me to the e-​mail distribution lists so that I can be sure that I receive all relevant electronic communication from Kuester. Please also send me a confirmation e-​mail once I have been added to the DGs. I am worried that despite the fact that I have an online Kuester account and paid my HOA dues online I appear to be missing on certain DGs. Finally note that homeowners not receiving e-​mails was something that was brought up during the annual HOA meeting held last December.»
In response Kuester support says: «Thank you for your email. We were experiencing a minor „glitch“ in our system which has now been corrected. We apologize for the inconvenience this may have caused you. Please let me know if you have any questions or concerns.»
Now that adequately addressed my concerns in regards to not being on the DGs … not.
During the next HOA meeting or open board meeting I will be sure to propose to replace Kuester with another management company. It cannot get worse.
P. S.: If you look at Kuester reviews on their own website you will see plenty of overall 5 star ratings: Yet on Facebook they have 3.5 and on Unilocal 2.5 stars. I do wonder where that discrepancy comes from.

In my opinion, this is a very unethical, crooked management company. I have had experience with them in two different neighborhoods. They overcharge and are impossible to contact. If you are able to speak with them, they will never give straight answers. Everyone I have spoken with in my current neighborhood has had a terrible experience with Kuester and wants change. Many homeowners decided to start attending association meetings and question what they felt like were unethical behaviors by both Kuester and the HOA board. When Kuester found out about this, they tried to prevent owners from attending and speaking at meetings. Members had to bring the actual bylaws to meetings and quote from them the rules that gave them the right to attend and speak. Due to the frustration with Kuester, some homeowners posted negative reviews online. These owners were then sent emails from Kuester threatening to sue the home owners if they did not remove the negative reviews. Unfortunately, these home owners were unaware of their 1^st Amendment right to post honest, negative reviews so they subsequently removed their posts due to fear. It is my opinion that Kuester uses the threat of fines and lawsuits to keep home owners from taking any action against Kuester’s poor management practices. When I purchase a new home, my number one requirement will be that Kuester is not the management company.

Honestly the worst HOA management company out there. The company changed addresses twice while overseeing our home. They never communicated change of address and this resulted in constant issues with payments. Furthermore, if you pay with an on-​line bill pay get ready for big headaches — they overlook these payments — resulting in delinquent notices. They have actually sent me to collections when i refused to pay late fees due. They had my payment on time — they just didn’t process on their end and then sent me to collections for the late fees!!! Horrible, big aggravation and time sucker because they can’t manage their own office!

This is the worst property management company I have ever seen. Purchased a property in water way palms and have been trying months to get access to the gated property. They answer the phone but they can never ever get in contact with their representative at water way. They say they will call back but never do. 20 + calls and four months later still no luck. I wouldn’t recommend anyone purchase a property that is run buy this horrible company…
Update. I finally got in touch with kimber at their local office. She is great and very easy to deal with. A true asset to the company. She helped me get access to the property and boat storage. It still shouldn’t have been such a nightmare to get in touch with her. My advice to the company would be to set up a welcome packet with the local office’s information. Who wants to call an office to be put on old for ten min only to be put on hold again then to be told they can’t get the person you need to talk to and never get a call back. My only other complaint is the current club house hours are from 8am to 12pm. I hope this time changes during spring and summer as four hours in the early part of the day is useless to most.

It took me 4 weeks and 7 phone calls to finally have a contractor come fix my roof. I also requested it a year ago and never heard anything. THEY SUCK. Too bad my roof was leaking– «all we can do is contact our contractors» «Sorry they aren’t getting ahold of you» If this is a problem– don’t you think that you would switch contractors??? We sure have to pay our dues each month or we don’t hear the end of it! STAY AWAY IF YOU HAVE THE CHOICE!!!

The nickel and dime comment from Paul is spot on. I’ve been sent letters and charged for cleaning siding twice and the work was done and a message left for Kuester with no return call. I have neighbors with terrible looking yards, dirty siding, and others but they never receive a notice so this is personal for some reason. I’ve always paid my dues in advance and also cut grass for a vacant house beside me regularly but they still nickel and dime. If you have a choice STAY AWAY! Oh yea I even took proof into show the siding was cleaned with a date stamp on the cleaning and nothing was done!

Kuester is a very professional and courteous management company, We appreciate everything that Kuester Management Group has done for our board and our neighborhood

If I could give this company a zero rating, I would. Dealing with this management company is just a nightmare. Our hallways, stairwells, and foyer have not been swept and mopped in months. Our garbage shoot is backed up to our floor, which is the second floor. It has caused a rodent problem, not only in the trash area, but in each unit. We were watching television the other night when we heard a squeaking sound. We looked up and there was a mouse on the ledge overhanging our twelve foot ceiling. Just disgusting! Who wants to have to worry about rodents and garbage overflowing in the garbage shoot. I and others have called multiple times to get the place swept and the trash and dust bunnies just keep piling up. It is starting to look like a housing project and the property is approximately five years old. DO NOT USE THIS MANAGEMENT PROPERTY OR YOU WILL BE SORRY!!!

Run, fast! We could not get out from under Kuester fast enough. Being on the HOA board is difficult enough but then you throw in incompetent management and its even worse! Ben and Deb are masters at nickel and diming your association to death. We were double charged every single time we had to mail something, once in ‘Postage’ and once in ‘Office Supplies. Whenever we asked a question pertaining to any account they would always reply, «I will have to get back to you» It became a running joke they said it so often. We used to have to send multiple emails, and when I say multiple I mean over a dozen just to get the answers we were promised. We also had so many complaints from our fellow neighbors who would call them and never get anything resolved. Kuester’s reply? «We don’t show any calls» I understand that some people may not always tell the truth but come on! We are talking about a good 40 different homeowners all saying the same thing. I left the board because I moved and was so very happy not to have to deal with them again, but NO! They charged me $ 130 on my closing statement just to send a statement to the closing attorney showing I was up to date on my dues. How messed up is that? And I bet you they also DOUBLE charged for the postage. Do yourself a favor and save yourself the headaches, stay FAR away from Kuester!

If you are thinking about hiring Kuester to manage your property, think again. This company will under service and overcharge you. Their management will not return phone calls if you have a complaint, but will continue to have underlings placate you with vague answers to your complaints or concerns. If you have already hired them, you may want to revisit your contract to make sure you understand what they can do to you. You may be surprised.
