A lot of bugs, spiders、cockroaches.
The sounds of AC are really loud and really annoying.
They also increase the rent $ 150 after the first year. Totally not worth it.
After we move out, they charge us incredible amount of clean fee even though our place is very clean and no damage.

We had a loss of hot water here last week due to a leak in the hot water line. Once detected, the problem which was an arduous task was resolved within a couple of days and now the hot water is better than ever. I want to take this opportunity to commend the General Manager and his staff for the professionalism and efficiency in the handling of this situation. They showed diligence in providing constant updates as well as genuinely cared about the inconvenience the leak caused. KUDOS to Andrew, Michael, Danielle, Hector and Juan for a job well done. I have lived in several communities since moving to Orange County from Hawaii in 1970 and have to say, this is the best!

I want to write this review to help Apartment goers because I KNOW HOW STRESSFUL and scary finding a quality place to live is.
Let me start off by saying I am picky. And I am very attentive to detail.
I’ll cut right to the chase. This really is a good place to live.
I lived here for two years.
Safety: My favorite aspects of this community is it’s SAFE. Not a single time did I ever feel unsafe and I am pretty sensitive when it comes to strange noises, suspicious people, etc. I was more or less the neighborhood watch for this community as I’d report people illegally parking in handicap spaces, or once in a while people not cleaning up after their pets (rare). It’s gated and has a security guard that comes during the EVENING hours. And it’s gated. The staff keeps the community very clean. I feel the vast majority of people here are quiet respectful families. I really did not have any problems for the most part with the quality of the people. No partiers or loud people. Occasionally there is one dude in a dark grey pickup truck with a loud $ 20 muffler who speeds around the complex like he’s a race car driver. This complex has occasional 2 or 3 speeders but I’ve reported them. Not a huge deal.
Cleanliness: Great complex. Not ONE single time did I ever see any nasty bugs like roaches. I know you apartment seekers will see this as a NUMBER ONE issue. NO BUGS. Occasionally tiny spiders (very rare) or sometimes during the rain little shrimps will be outside. Other than that a very clean complex. No bugs, no ants, no rats, no mice.
Convenience: Somewhat close to the freeways, and close to a lot of good places to eat. You are RIGHT on the edge of Costa Mesa/​Fountain valley and Santa ana. Avoid driving one block towards Santa Ana because things get a bit sketchy (told you I’m picky). Still no issues even going to Santa Ana, I just prefer to stay away from those dirty areas. They’re probably more prone to crime and general «ghetto“ness. That was the only thing I didn’t like.
The Staff: They are attentive and quick to respond to maintenance issues. I had a couple issues with sloppy repairs but they quickly fixed it. Shout out to Hector for the great response. Also shout out to Michael Esteban. This guy is always on top of stuff and looks, dresses, and handles himself professionally – by far over and above the other staff. Irvine Co. should consider making him the top manager of the complex. The others (won’t mention names) act like you’re bothering them while Michael always has a «corporate» and friendly demeanor when he deals with you. Mayra C. was also great as well but I think she works at another place.
As far as deposit, I got most of it back. There was a little deduction for cleaning but that’s life. I am laughing at this review to the right at this person complaining they subtracted $ 200 for the deposit. Please disregard those people as they don’t know how life works. They must think people clean for free.
The parking: A lot of people here have crowded households and jam pack way too many cars. A lot of the cars are junky and huge eyesores, but it’s ok the people seem decent. Parking spots (even assigned) are a bit tight but that’s apartment life. Guest parking fills up quite fast so find your parkings early. Still this place has tons more guest parking than most.
As for rent… they DID raise the rent a little too much for the area in my opinion. The apartments are great, but the area is just decent. No worse, no better.

I moved out around the mid of April 2016.
Two weeks later, I received my deposit and it was about 200 hundred less.
The Galleria didn’t tell me the reason and just deducted from my deposit.
It’s really unpleasure experience to live The Galleria.
Truly don’t recommend this apartment.

I have lived here for a few months now and love the community. It has a newer feel with the overall look of the community, appliances, washer and dryer inside the unit, and gate system.
Staff here is amazing. I can say that was a huge part in selling me on this place and deciding who to sign a lease with. We worked a lot with Tony, who has excellent service skills and is very friendly. Also, the manager in the office was so kind and took the extra step to print the bike trail for me since I had mentioned interest when I first visited. Also, I have met the head handyman on-​site and he is very friendly and helpful as well.
The community is nice and quiet (my roommate and I are able to keep our windows open without any issues at night).
I am overall very pleased with my choice to live here. There are places nearby to eat, a bike trail which runs all the way to the beach, and a gym inside that they are planning to expand.
So the reason for the lost star — parking. If you are one of those people who are home after 5pm on weekdays, before 7pm rolls around, you are golden and will find parking no problem. If you typically like to come home past 8pm, your parking experience will be questionable and you will sometimes end up across the street.
I have a 2 bed/​2 bath and was provided 1 carport (additional cars would use first come first serve parking in the community). If you have only 1 car in your household, disregard the parking situation (unless you like to have late night guests) as you would have an assigned carport. Weekend parking is good though, on the plus side. :)
Also, storage is a bit of a juggle since we unfortunately do not have a coat closet in the unit.
Again, very pleased overall with the community!

I’ve lived at this complex for four years. The first two years were okay, didn’t really have too much of a problem. The complex is quiet. The staff and maintenance are overall friendly. The parking is decent. Then, I decided to upgrade to a bigger floorplan and that’s when things got worse for me. First off, I starting finding cockroaches in my apartment. BIG ONES. In total I have found five. They fumigated my apartment to get rid of them but then I found another in my bathroom sink. If that wasn’t bad enough, I had a new neighbor move in upstairs who has a kid that constantly stomps, bangs, and jumps up and down. Sometimes causing my whole apartment to shake. The previous residents that lived above me hardly made a sound but these new neighbors make me feel like I’m living underneath a bowling alley. Not only that but the mom and her boyfriend have loud sex at all hours of the day. My bedroom is directly underneath theirs and I can hear their headboard slamming against the wall, their bed squeaking and them moaning. These sexcapades go on almost every day and all hours. In the morning on the weekends, at 2am on the weekdays, in the afternoon. It’s gotten so bad that I’ve had to start wearing headphones or sleep on my couch in the living room. Some residences don’t pick up after their dogs. They have a guy come in twice a week to clean up poop but it isn’t enough. Every time I take my dog out there’s a pile of dog shit somewhere. Also, the area is pretty bad. It boarders Santa Ana and a couple apartments were broken into. I will definitely not be renewing my lease.

I have lived here for the last year now, and to be clear, I’m moving out because I’m moving in with someone. However, if I didn’t have that option, I’m not sure if I would have stayed simply because the area that you are in is not worth $ 1550 for a one bedroom. However, the 2 bedroom options are a lot more affordable if you can split with someone.
Having said that, other than the not so great location, the maintenance staff is quite on time, Mayra at the leasing office is very on top of requests and it’s great having your own stackable washer/​dryer. Never a problem with additional parking for guests. The gym is quite small and the pool not great, but I’ not too fussed about amenities.

Hats off to the maintenace staff, they are truly great!

I really enjoy living here at the galleria. The staff is great and very courteous. They respond quickly to any concerns. This place has a very small neighborhood feel which is good. The grounds are always clean and the landscapers are here like every day. The resident events are a nice touch. Always a good thing when you wake up and know there’s a free chic fil a biscuit waiting for you. Can’t wait for more taco guys!

I found the reviews on here quite shocking. Let’s clear the air a bit. Dogs, yes people have them and yes some people are lazy and leave presents for the rest of the residents. I lived in an appartment that had a morning pooper scooper dude. That would be nice to have that here. However, that extra cost would just get tacked onto the rent. Not really worth it in my opinion.
The old appartment that I lived in had 3 full time security folks every night, in Newport beach! So my question would be, does one feel safer when there is a need for security at that level of intensity?
I’ve been living here for three year in total and used to move every year all around Orange County from Newport Beach to Laguna Niguel, I settled here for one reason, laziness… No actually a few…
1: great staff
2: responsive repair crews
3: close proximity to work
4: friendly neighbors
5: walking distance to food

Fresh N Easy left! That hurt and probably the reason for my departure in the future… once I overcome my main reason for remaining here, who knows when that will be.
Oh yea and if you really want to experience water problems, move to Cota Mesa! That was a weekly occurance there amongst other more unacceptable vagrant issues!
Oh if you want too see rent increases that are shocking! Try South Coast Metro Aspens, I mean Santa Ana, they drop bombs above the $ 300 mark!
Newport beach attempts to sneak in $ 700 unless you protest! Laguna Niguel trys to go $ 500… with all things being equal, this fountain valley appartment complex is just fine. Drop by and say HI.

I really like living here. Great management. Awesome maintenance man. And a really nice lady always cleaning the complex from outside to the gym room. Parking is cool.
Laundry on site. Patio. I live in a dual master bedroom complex which is awesome. Pet friendly. My neighbor seems cools
I only wish the gym room was bigger and that there was a steam room since the rent is so steep.

I enjoy living here. Good management, clean grounds, and it’s one of a very few places in the area that made it easy to own a dog. My neighbors in two different units have been quiet and nice, the parking is not a problem, and the apartment is pretty well laid out and maintained. Plus, on-​site laundry! That’s a major thing for me, since I regularly wash workout clothes.
My major criticisms are that the units have poor storage (very little closet space) and the recycling options are pretty limited. Otherwise, no issues with the units. The price is a bit high, however, given how relatively small the units are. That’s a bit of a problem, given that I know there are other complexes with similar prices but more space.
Still, not a bad place to live.

I lived here for 2 years before moving out earlier this summer. I would describe it as mediocre at best. The neighborhood was quiet but I had quite a few immediate neighbors who would throw loud late night parties, blast music that went through my floors, or just had kids and an unleashed dog (who wasn’t friendly) running all around. The office staff and maintenance staff were friendly and helpful. There was always a lot to have fixed though. Throughout the 2 years our water smelled like methane, scary! They would repeatedly shut water service to the complex for repairs but the smell never went away. The water also never gets hot, so not hot dish washes, no hot showers, and always cold washes in the clothes washer (not even warm!).
Now all of these I lived with. Here is what pushed me out. A kid was **murdered** right on the outside wall of the complex. Two local high school students met in the ⁷⁄₁₁ parking lot, they got in a brawl, and so one kid called in his friends. That kid also had a gun in his car trunk, he pulled it out and killed the other child. This made me feel really unsafe in a complex that was already too close to Santa Ana and with gates that are a joke. Anyone can get in following someone’s car or through the always unlocked pedestrian gates.
Icing on the cake, after the too close to home murder they wanted to increase my rent by $ 150! This place is NOT worth $ 1750 a month.
