I am from Philadelphia and miss the Cheese Steaks. The Sub place is a gem in a run down shopping center and offers the closest thing I can find to authentic cheese steaks. Great Meat and Bread. Quick, friendly service. this place is closed now as of 4÷1÷2013!!! bummer.

This place makes great sandwiches! Although they moved into a rather dodgy plaza, they make an impressive sandwich and the staff are always really great. To my knowledge this is the only place in Franklin you can get a steamed sandwich(UT Fans probably miss them from knoxville)… My favorite is the California Club… their gross overuse of avocados makes my heart smile. Not fancy… but pretty damned good.

Fresh ingredients, friendly service, and above all else, AMAZING bread. That Sub Place is a welcome addition to the 96/Royal Oaks dining scene, which consists mainly of fast food offerings and a couple of casual dining places. Their operation is clean and professionally run, the open kitchen helps to reinforce that image. Their hours and days of operation were a little spotty when they opened(no Saturdays?), but are better now. I find excuses to go to Franklin just to visit this place.

Let me get the only falter(for me) out of the way. They should offer more side dishes. Now, it’s a sub shop so, let’s talk about that. I understand the owner/operater of this shop has been in the business for over 30 years and this is his latest endevor. It shows. That Sub Shop has it all figured out. There are countless meat options, toppings and bread choices. Anybody can use excellent cuts of meat and offer lettuce, tomato and onion. It’s the bread that makes a sandwich stand out. They have fresh, homeade bread that will bring you back again and again. To give you an idea of their selcection. I had a sub made on a Rye sub roll. You don’t find that in the south. The prices are great. $ 4.99 for a regualr sub and only 5.99 for a 9.” There is a XL that is 8.99. They are piled with meat and toppings. You can have your sub cold, steamed, or baked.
