Absolute Charm Bed and Breakfast Reservation Service

Me and my boyfriend spent 2 nights at the Rockview Cabins to celebrate our anniversary. I originally picked these cabins because they were close to Enchanted Rock (the reason we mainly came to Fredericksburg); however, the cabin’s close proximity to the historic downtown made our 2 days there much beyond Enchanted Rock. The cabin itself was simply lovely: comfy king bed, fridge, stove, all tools needed to cook ourselves dinner one night, a fantastic bathroom with whirlpool tub. The deck was fantastic with two swinging chairs with a simply breathtaking view of Enchanted Rock. At night, it was really funny to be gazing at the stars only to hear the sound of pack of pigs running about. The only downfall of our time at the cabin was when I was stung by a small scorpion in the bathroom. I called the owners of the property and the nice woman rest assured me that I would be fine, and was extremely apologetic. Considering the great time we were having, I couldn’t be mad. The drive in the property, while a bit of a drive, was scenic and hilarious when we would bump into cows during the drive. Because we loved it so much, my boyfriend will now be bringing his family to these cabins in July. The cabins aside, the Absolute Charm staff was very accommodating and sweet. They took care of us and the meal vouchers took us to great places for breakfast and dinner. We’ll be back! :)

Absolutely HORRIBLE. We arrived to a room with many problems and when I called Gretchen refused to show me another room saying she’d give me back our money and we’d be on our own. Panicked and already feeling as if our romantic getaway had been ruined and we’d just need to go home, we called the home owner who personally found us another place to stay since AC wouldn’t. He saved our trip when AC didn’t care enough about their customers to do so. We had big issues we the other place like it wasn’t clean, hot tub had gross film, bugs in the coffee pot, the path to the door was so overgrown you had to walk through bushed to get in, the Internet didn’t work. They wouldn’t even taking $ 10 off a night or even offer a simple apology. Horrible people, horrible business ethics. I will suggest the owner of the home who did so much to help us and save our trip, as for Gretchen and AC, I will tell everyone I know to never do business with them.

Booked this place for a girls weekend. We were excited about the king size beds, whirlpool garden tub and jacuzzi. I checked in at the Main Street location and was greeted warmly. Got the keys to the property and was ready to party. First Oder of businesses was get that hot tub on and poppin’ but, was disgusted to find what looked tone like most of the previous guest spray tan floating in the edges. I get red the goop up with a makeshift skimmer and turned the heat up in an attempt to boil the funk out. Go to the bathroom to wash my hands and found that the soap package had been open and the soap had already been used. Okay, I’m willing to let it slide, don’t want anything to spoil the trip. After going out that night where we received terrible service at every venue we visited we came home, one of was brave enough to test the hot tub waters. I decided to take a nice while pool bath, filled up the tub, and turned on the jets, immediately was hit with the smell of sewage and realized the jets were pumping in dirty brown water. So no bath for me. Our beds were comfortable but not king size. On check out we realized we forgot something so returned to the house, it was unlocked but the «cleaning crew» had already been there. They made the beds but there’s no way they had time to change the sheets. Now we’re home, and the friend who dared the hot tub has a rash. When I called to inform/​complain about the conditions Liz at the office offered me a half hearted apologize and quickly hung up. Terrible customer service with a side of apathy is no way to run a business.

This place was absolutely amazing! That place I’m referring to is Drop Tine Ranch that Absolute Charm set up for us. The convenience of picking up our package and directions were superb and easy after our late arrival. Christine assisted me upon calling to confirm our stay. Our room was in great condition as I expected to be more rustic, we were surprised to walk into a well kept Majesty cabin over a pond where we were able to watch the fish feed in the morning and the ranch dog sit with us as we enjoyed our morning coffee. Please do yourself a favor and take advantage of the service of absolute charm. You will not regret it. I’m very appreciative of the ranch owners and absolute for allowing us a 5 star stay on their property. God Bless them!

This review is of The Barn at Post Oak advertised on the Absolute Charm website. We have booked with AC before and our suite was great, this time around, no so much. Word of advice– CALL and talk to someone to ask exact details of your room/​suite. We really felt that The Barn was slightly falsely advertised from the pictures and descriptions on the AC website.
The room itself was very nice, very clean and decorated nicely. However, there was absolutely NO privacy! To start, the curtains on the numerous windows were made a a burlap material, we could see people walking back in forth in front of our room (mainly the owners) and we were afraid to have the lights on at night for fear that we would and could be seen through them– not to mention the bright light of morning shining through. The windows of The Barn face the owners driveway and house, so we did not feel secluded in any way– constantly seeing and hearing them and their friends during our entire stay, hardly charming and romantic to say the least. One of the most disappointing let downs of our stay was the lack of privacy around the hot tub. It’s such a nice porch area with lots of potential, but the fence was basically sticks nailed together with huge gaps here and there– you could absolutely see inside of the porch, totally ruining any chance of relaxation and romance. Perhaps the worst part of our stay was the inability to sleep at night due to the crowing ROOSTERS right across the street– 1am, 5am, we never got to sleep past 5:30−6 because of them, it was terrible. And to top it all off, the coffee pot (Keurig) did not work. It would drip a few drops of coffee and then stop. We spent at least 20 minutes each morning just making our coffee, and only 5 tiny creamers were provided with bags of sweetener in a ziplock bag.
My purpose of this review is to give feedback to Absolute Charm and to the owner of The Barn. This property has much potential, and we appreciated the owner’s effort in trying to make it a nice place– it’s just NOT for couples! A girls weekend would be ok, if you can stand the roosters!
My husband and I have stayed in many b and b’s, and this one just lacked the privacy, charm, and special touches that should come with this industry. We were disappointed to say the least, but still had fun in Fredericksburg. We will be back, but we will never rent from AC in the future– we just can’t trust what we may end up with.

Stayed at Der Fels. Great location for wine tasting. Very clean and nice accommodations.

Love Absolute Charm B&B Reservation Service! My husband and I book with you guys every year we’re able to! We are actually booked for next weekend for our 17^th wedding anniversary! Our first stay with you was at the Master Suite at The Victorian Mansion! Loved that room! All of your properties are so private and beautiful! Loved Cindy’s house last year! Now this year were staying at Commanche Homestead! We like to stay at different properties every time and every time we love it! Hard to pick a favorite! Your reservation service is the best we’ve ever experienced! Your staff is always so helpful and friendly!

My friends and I were looking for a peaceful get-​a-​way for New Year’s Eve and we found the perfect place! The Andees B&B (booked through Absolute Charm) was brand new and so beautiful! Located 20 minutes outside of town in the country, gave us the quiet, rest and relaxation we were looking for. The owners are absolutely delightful and have gone to great lengths to make their B&B one that is top-​of– the-​line. Their attention to every last detail did not go unnoticed. The continental breakfast was so much more than expected, as was the champagne, snacks and the little «extras» left in the guest rooms. The owner Tim was so kind to build a fire in the fire pit for us each night. It is truly a beautiful, serene environment that was just what we were looking for. I have no doubt that this place will be fully booked in no time and we can’t wait to return.

This was our first trip to Fredericksburg, and it was for our first wedding anniversary. We usually stay in modern, unique hotels… but there really isn’t much of that going on in Fredericksburg. (Understandable). So my husband mentioned a B&B, since there’s so many there. Honestly, we stayed in one of those style places a few years ago in Grapevine, TX, and heard the moaning from neighboring rooms all night long. Then we had to endure an awkward breakfast the next morning with several couples, some of which clearly hadn’t moaned for years, which confused us even more. Lol.
So when the husband suggested it, I did a quick search of B&B’s in the town, and started reading reviews and looking at amenities. Absolute Charm was such a refreshing site to stumble upon! There was dozens of options, all different styles, complete with pictures and no-​nonsense pricing and calendars showing available dates. I was able to quickly find a secluded cabin (Zach’s Place) about 10 miles from town, with a private hot tub on the back porch that overlooks a huge plot of land with deer, fox, and all sorts of critters. It looked amazing, and the pricing was very reasonable. So we booked it.
Fast forward to the day of the vacation, and we arrived at the office to collect our keys and information packet; I was pretty impressed by their process. A beautiful folder full of breakfast vouchers, maps, information, and instructions. We found the cabin pretty easily, and it was perfectly clean and quaintly set up for us. My only complaint was that the cabin didn’t have Wifi, and the cell service with Verizon was a little spotty up there… so I was bummed I couldn’t do any early morning writing on my laptop or work. But I guess it was probably a good thing. :-) Highly recommend this place for couples who want to reconnect, but not so much for the city person who was hoping to gain some inspiration to get some writing done!
We would totally book this room again. But we might bring food with us next time– that 15 minute drive to town wasn’t too convenient in the dark!

We have frequently visited Fredericksburg and I have always used Absolute Charm for my rental needs. There are so many properties to choose from. This trip we stayed in Lilys Place… great outdoor fireplace and hot tub and a block from Main. I would give 5 stars if they would honor the lower weekly rate on a one night stay during the week rather than the higher weekend rate. The folks in the office are always super helpful.

Stayed at Amorosa Cottage Oct 16 – 18. It was perfect! Outdoor fireplace, coffee bar, amazing beds; décor was quaint, homey, and charming décor. And just a few blocks from all the action on Main!

We stayed at the Riesling suite at the Der Fels which is an absolutely fantastic place to stay. The only negative is its a little ways from downtown Fredricksburg but it’s close to all the wineries. So it depends on where you want to spend the majority of your time.
The suite itself is very comfortable and is in great shape. The hot tub is also fantastic. We highly recommend this suite.
The one downfall is that this is hardly a bed and breakfast. One you do not get breakfast at the suite which we were aware of but we were promised breakfast coupons. We received these but they are only for $ 14 for both people. All the places that they are valid for cost well over $ 14 for two people. Please provide at least $ 10 a person on your breakfast coupons if we are going to book again.
I want a bed and breakfast not a bed and half a breakfast…

We love absolute charm. This was our second time to stay at the Texas Star. The cabin is located outside of town with vouchers provided for breakfast. The cabin is cozy, comfortable and gives just the right amount of privacy within 15 – 20 minutes of town. You can sit outside and really enjoy nature listening to the sounds and looking at the stars. It also had a nice gazebo which was new from last year. This has become our go to spot.
Whenever we have dealt with absolute charm they have been really great. They have always been professional, kind and courteous. There was some sort of construction one night on the road outside our cabin and the next day they called because they were told about it and wanted to make sure we weren’t disturbed by it. I would definitely recommend.

They ended up refunding our money. Not absolutely heartless. However, I still believe the company ought to review their cancellation policy. If I had not written a review/​had they not rebooked my room, we would have been out the cost of the room plus $ 35. Considering they would’ve saved money by not having to clean our room nor provide us breakfast vouchers, they were getting money out of us either way. To charge the $ 35 cancellation fee is just a ridiculous penalty that shows no understanding for life happening. Get rid of the fee and I’ll be willing to give more stars for better business practices.

Super easy to book, and great communication via email!
They put your keys to the suite you book out front in a lock box if you arrive after 6pm and you can drop it off similarly too.
The quilts out front are great to let you know where the office is.

Good service, nice rental cottages. Flexible reservation options. Nice getaway place. They have private hot tub and cozy rooms. Staff is available ²⁴⁄₇.

We stayed at Angel’s Diamond cottage on Orange Street during our two day stay. There were a lot of great things but some concerning things.
This was a special anniversary celebration but I thought we would have everything covered as the web page promised: chocolate, fresh flowers, champagne, wine and snacks. gourmet soaps, luxurious linens etc…
We found a previously frozen chocolate Pepperidge farm’s cake with some blackberries poured on top and some in a bowl. No fresh flowers and no snack. When we called and asked to sub out the champagne and wine they said that they could give us two more breakfast certificates and that if we wanted any substitutions on the alcohol we should of told them sooner.
The web page also promised imported soaps/​lotions.
We found HEB hill country fare and equate walmart soap in their original pump dispensers. In the shower we found used Sauve conditioner and no shampoo and no kleenex and no blow dryer. We put a roll of toilet paper in the kleenex dispenser. The quality of the soaps etc… did not even hit the quality you get at super 8.
We called the office and they came by with some Pantene shampoo and conditioner from the local grocery store and a blow dryer. The operator explained the soap ladies car broke down. No luxury soaps on this stay. They also said they had so many properties to take care of that they make mistakes. This is what she repeated to us again as we told her about the missing promised items at the end of our stay.
Not all of the staff at Absolute Charm seem too concerned about the customer’s relaxation in the end. They have a lot of properties to manage and they had to clean 70 places the morning we left. I feel sorry for them, sure, but should the customer really have to expect less than was promised and should we be worried about how difficult it must be to coordinate the cleaning of 70 rooms in less than 4 hours. We paid almost $ 300 a night for our stay and it seems that they have a lot of balls rolling at once and some of the little special things that make a b and b stay special are getting lost. It is all about the little details when you pay a lot of money.
The hot tub was out back on a concrete slab and big enough for two, but their was virtually no privacy from the other two properties on the same site as all the backyards face each other and the houses are close together. Yes there is a fence, but it is not solid. The tub worked great!
The bed was very romantic and not too soft, not too hard. the bathroom was beautiful and light filled from high windows and had a regular tub shower configuration. Don’t come here if taking a romantic bath is in your plans. the kitchen was cute and the whole place was very clean.
Breakfast coupons will work for lunch so don’t worry about getting up so early. They have about 5 places to pick from. We enjoyed the Sunset Grill and The Ratskeller for brunch. Be careful to check hours and days of operation. They are closed on weird days of the week.
We may book again with this company, but honestly I felt like they did not want to hear to much critique. They are very busy and it left me wondering if we would of had a even better stay with an independent b & b who focuses on one property.

I was satisfied with the service. The place was clean and exactly what I was looking for.
If you stay in the Primrose cottage, bring slippers. The floor is all stone and cold.

We recently booked «My Other Place» through Absolute Charm and were hoping for a relaxing and romantic weekend, however the location did not live up to our expectations based on the listing description and rate.
We arrived at the location to find our view was less than described. Some debris in yard (old basketball, empty plastic containers, etc) that needed to be mowed. There were a few cats on the patio furniture and since me and my wife are both allergic we couldn’t sit on the porch.
Then we ventured inside and noticed the «continental breakfast» food was 90% expired and previously used. We just decided to eat breakfast in town. Sticky floors, broken tiles, dirty bathrooms including used soap with hair on it; the place needed a thorough cleaning.
Couldn’t sleep for a while due to sounds similar to someone walking around upstairs. After clearing the house SWAT style I finally realized the tree limbs were rubbing the roof and I finally got some sleep.
We contacted Absolute Charm and they apologized and discounted our stay but I would have rather paid full price and had a better experience. I hope they have a talk with the owners and can get the situation improved for the next people that stay at «My Other Place.»

My wife and I have stayed at an Absolute Charm property once before and had a great experience. However, this stay was absolutely terrible.
We arrived at our B&B shortly after check in began at 3pm. We were given our keys and made a short drive to our property. Lincoln Street Bed and Breakfast (more on the breakfast later.)
Anyway, we came into our room (the Verde Suite) and it was absolutely freezing. The air temp outside was 33 and the thermostat read 55 in the room. We immediately turned the heater on and then cranked up the heat. Nothing happened. We thought it might just take a while so we headed off to dinner. 2 hours later when we returned, still no heat. I found the «emergency contact» number in our packet which immediately went to voicemail when I called. I left a message and got a call back within a half hour. The person who came over was apparently the maid and she brought along her son. They messed with the thermostat for a while and finally it kicked on.
Then came the rain.
At about 5am, my wife woke me up and said water was dripping from the ceiling. Sure enough, the roof was leaking right on top of her side of the bed.
We piled up the towels and couldn’t ever go back to sleep.
We waited around in our room for 3 hours and then took off to breakfast. As part of our stay we were given a certificate to eat at a local place. Here’s the kicker, the value was a whopping $ 14. That covered one of our meals. We paid for the other.
All in all, this was not a good experience. I’ll amend this review later and let you all know if Absolute Charm does anything to make this right.
