On the selling side, we’ve noticed that most buyers really don’t want to deal with fixing up a home. They find it overwhelming. So we have a very effective formula and a team of professionals to implement it, so you can quickly and cost effectively sell your home. I got into this business because I wanted a business where I could use all my past experiences and also exert my entrepreneurial spirit. Being a REALTOR allowed this. Every day I utilize my background as a former CPA, when I run calculations of expected ROI for an investment property or expected cost to rehab a home, or help a client figure out what is a conservative amount of housing payments to take on. My experience in online marketing for Netscape taught me about SEO, click through rates and creating marketing copy.

We were looking to buy our first home in this crazy market and had meetings with a few real estate professionals — Sunil Sethi Real Estate was fourth on the list. But the day we walked out of his office after our first meeting with Sunil & Austin, we knew our search had ended. Two months in, we’ve moved in to our new home. Sunil & Austin held our hand throughout the entire process while fielding all our questions and taking the time to educate us. They were pro-​active in liasing with all the different players involved and were on top of all aspects, even anticipating and addressing challenges while keeping us in the loop the entire time. My wife and I have been working with Sunil for the last 5 years, both for buying and recently selling our home. It is hard to find a realtor who is trustworthy and has your best interests. We finally have a place to call home — all thanks to Sunil! We found him on Unilocal,six months ago. In the very first meeting we were impressed with his honest, straightforward approach, utter professionalism and clarity of direction. He helped us define our budget, area, criteria and in narrowing down our search. He is not the kind of agent who would send you auto generated emails about listings in your area. Neither does he push or pressurize your purchase decision (which we value a lot).
Our engagement model was very independent and we saw a lot of homes during open houses and if we liked something — we went back with Sunil. He pretty much taught us all the fundamental attributes to look for in a house. This made us a lot more confident as first time home-​buyers.

Sunil is a very hardworking, knowledgeable and well-​connected realtor/​agent. Ideal for purchasing your first home. Our interactions with him over 4 – 5 months and ~10 offers were very positive. I feel he was mostly there to guide us and help us make decisions for ourselves.
What we really loved about him:
1) He’s highly educated, and had a successful career outside of real estate. He set up this business from the ground up. He does this because he likes to, and he’s good at it. I meet a lot of agents who do this part time, or in the summers, or because they’re helping a relative or friend. Buying in a seller’s market required an agent that is completely 100% committed to the job. Sunil was available to us pretty much at all times between 8am and 10pm, 7 days a week! We had several offers that involved very tight timelines, and he came through with information, offers etc every time in a timely manner. You will get a lot of face time with him, and in the past 5 months I really learned a lot from talking with him, whether in person or by phone.
2) He never pressured us to make an offer. He never pressured us on price or terms of an offer. He never said «no» to writing an offer, even though there were offers we made that were very weak in current market conditions (we were new to this, so we only realized after the first few that we were way off).
3) He has a great set of contacts (inspectors, loan officers, handymen, contractors, movers, insurance agents, you name it) to help answer questions and help as and when needed.
4) He has very helpful insights into the pros and cons of a house. He has good opinions on interior design, renovations, and the costs/​benefits of these. He points out repairs/​substandard work so you know what you’re getting into most of the time.
5) I felt like he was truly working for my interests. There were times when me and my wife got emotionally sucked in to making offers on homes just so we could get into a place («what if the market continues to rise and this is the best place we can get»? or «What if we get priced out and have to move further away or into a smaller place next year?» Or «Im tired of looking lets just over-​offer and buy the next house we see»…etc…etc). Sunil turned out to be a great support, keeping us rational and pointing out the real pros and cons of the houses we saw, keeping us from bidding on just about anything and over-​offering just for the sake of getting a house. On one offer, he managed to save our inspection contingency, even though we agreed to drop it to get an offer accepted. This really bailed us out of a serious issue: inspections showed water in the crawl space, and the cause could not be determined. Because Sunil kept the inspection contingency for us (despite us agreeing to drop it), we were able to walk away from this problem /​home.
In the end, we found a great home that met all our needs (well most anyway :-). 5 months, ~10 offers with Sunil. I recommend him with no reservations. (I even got a Unilocal account set up just so I could write him a review).

I got introduced to Sunil Sethi through a co-​worker and decided to work with him after evaluating a few other agents. We successfully purchased our first home and extremely pleased with the level and quality of service Sunil provides. I highly recommend him if you are a first time or a repeat home buyer.
In general, it’s a very tough market for buyers in the bay area with very limited inventory of homes. This makes it extremely important to work with the right agent. I found Sunil to be knowledgeable, professional and extremely helpful.
On being knowledgeable… Sunil grew up in the area and worked here for a long time. He could quickly assess homes based on multiple factors including the neighborhood, build quality, amenities, etc. Also, he could quickly advice on major/​minor fixes typical with older homes. A very important thing is his ability to come up with an offer that might get accepted based on his knowledge of the market, etc.
He is a true professional. He started off with a class on home buying and accompanied us to the first few open houses till we got a hang of it. He was very deliberate in educating us on what to look for and what to avoid. He always thoroughly represented our interests with the sellers’s agent and other parties through the end. He was always available to answer questions and address concerns even after the close.
He is also very personable and helpful through out the process. He understood what we were looking for and facilitated through the process. He was also well networked with various parties Sellers agent, Lender, Escrow, etc making it much easier.

we were a first time home buyer looking to buy a home before getting married. we didn’t think we were going to be able to in such short amount of time, but with the help of sunil and steven, they helped make it happen!
for being first time home buyers, we had no idea what was in the fremont/​union city area. sunil and steven walked us through each region. what was good. what was bad. what to look for, and where we should never look. they gave us an intro session about the areas and about what kind of home we were looking for. they really tailored everything around what we are looking for. the amount of data and knowledge they know about real estate and this area is vast and thorough.
they walked us through every step of the way. from what we wanted, to making and submitting bids, to home inspections, to home walkthroughs, to estimating cost repairs, to negotiating pricing, to when we got our keys. and when we had questions at each step, they were quick and responsive, and their use of docusign (online document signing) is extremely convenient.
they really set the bar high. we definitely recommend these guys not only if you want to buy a home in the fremont/​union city area, but also friends that are on your side along the way to a new home. you won’t be disappointed. give them a call.

My wife and I wanted a house in Fremont and we stumbled across Sunil using Unilocal.After a lengthy phone conversation we knew we didn’t have to interview another realtor.
Sunil was extremely resourceful and guided us in the selection process. He also meticulously went through the home inspection reports and made us aware of items that needed attention. He repeatedly impressed us with his efficiency and resourcefulness. He promptly answered our emails or calls on any queries. We had an offer down and were able to purchase this beautiful house.

When we decided to upgrade from a condo to a single-​family home, it was a no-​brainier who we turned to for our real estate agent. Sunil and Steven walked through our condo and suggested we remodel our place to sell it for top dollars. Sunil helped us pick out high-​quality materials at a low price and by the time it was all said and done, our place transformed into a luxurious, move-​in ready condo. He has a whole list of vendors who sell quality stuff for great prices so everything was done rather cheaply. Bottom line: our condo sold in one week cash and for $ 75k more than what we expected.
Then our house hunting started. Sunil was more than patient and very understanding and considerate of what we want in our next home. He shared us invaluable information about how to be competitive in the current market and what we can do to increase our chances. The housing market was crazy by then and extremely competitive. Although he was working with other clients and have other housing projects at the time, he treated us as if we were his only client. We placed bids on several homes and unfortunately, one of them was a shady deal where the seller and the agent refused to disclose vital information on the renovations. Knowing we really liked the house, Sunil went above and beyond and researched the house, sifted through his networks and resources and saved us from a deal that would have cost us a lot of time and $ 70k and probably more. We finally closed on a beautiful home that we absolutely love and it only took 2 months of house hunting. I heard from recent home buyers who took 6 – 12 months to finally get a place. And we believe that Sunil is a big reason why we got into a home that quickly and we absolutely love the house!

My wife and I were finally serious about buying a house to call our own, and we literally didn’t have a clue about where to start. Luckily, we knew that Steven was in the realty business. So we gave him a call, and everything was amazing from there. Steven immediately recommended that my wife and I have an introductory meeting w/​him and Sunil so that we could really get an understanding of the home-​buying process, and how they would be there for us every step of the way from beginning-​to-​end to help us understand what was going on and how to make the right decision. Steven & Sunil were very easy to talk to, and ALWAYS looked out for our best interest. It was very clear to my wife and I that they valued their clients’ happiness, safety, and future far more than just «making a purchase».
Even before attending our introductory meeting, Steven invited us to one of their open houses so my wife and I could see them in action. Not only are Steven & Sunil great at buying homes, but they are skillful in selling homes as well. Seeing their ability to design, upgrade, and fix-​up homes to appeal to most audiences today shows that they also have a key understanding of how to meet your needs and preferences as a buyer.
After talking with Steven & Sunil at our introductory meeting, it’s hard to imagine going through this important process in our lives w/​anyone else as our realtors. They not only informed us about everything we need to know and prepare for, but they taught us a lot about what to look out for and expect as well. In fact, by the end of this process, we ended up feeling like we learned so much information from them that we could almost do their job ourselves. They are that good!
Considering how limited the housing market is today and how the selling-​value of houses are starting to rise, Steven & Sunil were vital in making sure we didn’t rush into purchasing a house that we were just «settling» for. They understood what my wife and I wanted to have in a home, and they did their best to ensure that we never lost sight of that. At the same time, they were great at keeping us realistic in our search and communicating to us what was necessary to do in order to get what we wanted. They both know that purchasing a home is a large commitment and step in life, so they focused on making sure we would purchase a home that we’d be happy with not only in the short-​term but in the long-​term as well.
Without going into even more detail, because I could easily go on-​and-​on about how working with them to purchase a home is the best decision you can make next to actually choosing the home to buy, I wanted to express how helpful and supportive Steven & Sunil are from the moment you meet them to the moment you get the keys to your very own home in your hand. Sunil and Steven exceeded all our expectations on every front.
They are data-​driven and manage the whole process objectively and critically. They have a commanding knowledge of the market and went out of their way to help us understand the whole Fremont region, so that we can choose our locations wisely. They provide insights based on school districts, builder quality, possible renovation costs, distance from highways/​mainroads and even possible insect problems if near a creek, etc. Steven came with us to every open house and pointed out everything they could, so that we would be able to make the most informed decision possible on the house.
They listened very well to our aesthetic preferences and functional priorities, and the houses they recommended reflected just how well they synthesized that information. We felt very much that they were driving the process based on our needs and wants. Every house they did not actively recommend ended up being wrong for exactly the reasons they suggested.
They were there for us, at every point, at any time. They returned all our calls right away and went out of their way, at every turn, to help us with every kind of inquiry we could think of. Even after the purchase of the home, they were there for us through the loan process and even helped us find contractors for renovations. We still call them with questions, and they’re still there for us!!!
They also seem to have great repoire with many people in the industry, and it seemed like the process moved more smoothly for us because of Sunil and Steven’s reputation.

My husband Danny and I were introduced to Steven and Sunil through my coworker who had just bought a home in Fremont. We were first time homebuyers looking in the Fremont area and honestly had no clue where to even begin!
I called Sunil and left a voicemail, and within a few hours he called back. He gave me an overview of the process and arranged a time for me and Danny to meet with him. We went in at 4 pm on a weekday afternoon, and Steven and Sunil spent a good 2 hours with us going through everything from introducing their backgrounds and familiarity with the tri-​city area (having both grown up here they were intimately familiar with the various neighborhoods); explaining the different neighborhoods within the Fremont area including which ones to avoid; directing us to resources on their website and other sites to learn more about school rankings, crime statistics, etc; the entire home buying process from start to finish: and asking us what our search criteria were and what aspects were most important to us. Needless to say, we were overwhelmed with great information and definitely left their office that day feeling like we had gone with the right realtors! They emphasized that they would never pressure us into buying a home that wasn’t right for us and they were true to their word. They shared stories of other clients that had rushed into buying, and hearing these scenarios taught us a lot about what we might encounter.
In the subsequent months they sent us not only listings that met our criteria but also provided additional insights that we wouldn’t have known otherwise. They came to open houses with us, arranged for numerous personal showings and walked through in detail the pros and cons of each home, roughly how much things would cost if we needed to fix certain things, and when they simply thought a particular home wasn’t worth our time, they said it like it was.
We ended up making 4 offers, with the 4th being accepted. Through each offer, Sunil and Steven walked us through all the documents we had to sign, going through them with us page by page — so helpful given how foreign some of the language was. Everything was done electronically and was super easy! We would receive emails indicating there were forms they had prepared that needed our signature, and with just some easy clicks we were able to take care of everything without needing to go in person to sign. Incredibly helpful given our busy work schedules and wedding planning (just two months away at that time!) They also walked us through the counter offer process and gave us tips on how to make our offers more attractive.
Sunil and Steven also directed us to a fabulous loan officer who stepped us through the loan process. They were there for every inspection, walk through and answered our calls with questions promptly. We couldn’t have imagined going with anyone else. Even now, having lived in our new home for 4 months, we still go to them for guidance regarding things like repairs (they have an extensive network of contacts for anything from handymen to carpet cleaners/​stretchers). Whenever we hear of friends looking for a home in the area, we refer them to Sunil and Steven. We couldn’t have asked for a better/​smoother process, thanks to them!

Sunil and Steven are great. They worked patiently with us to find my dad the perfect townhome. Every few days, Sunil would send us recommended places with useful commentary (even great restaurant recommendations!). Once we had found the right place, Sunil and Steven walked us through every detail of the process and made it a breeze to go through all the paperwork. I especially appreciated that no matter when I called, Sunil and Steven were willing to make time for us — I always felt very well taken care of. Also, we were able to do a lot of our signing via DocuSign online, which was super convenient.

As a first time homebuyer I was looking for an agent, who would help navigate me through the process, knew about great, safe neighborhoods in the Tri-​City area, and most importantly, someone who would not pressure or intimidate me into making decisions I was not comfortable with.
