Bosshardt Property Management

Let me state first, I waited to post a review until my security deposit was back in my hands because I wouldn’t put it past this company to retaliate. They are horrific!
I moved to Gainesville, FL from Massachusetts as a career move. Not being familiar with the area we decided to rent instead of buy. Probably not a smart decision, at least to rent from Bosshardt. It started with the showing, the property manager didn’t show up to the appointment as he had forgotten. OK fine, I can forgive that. He was a nice guy when we did meet him and never had an issue with this particular individual again — but he got fired. They never told us…
Then we did the application, and were told that if we were approved we would need to put the security deposit down BEFORE we would be provided a copy of the lease. The lease included requirements to have the place professionally sprayed for fleas as well as professionally clean the carpets (that were offered to be replaced because of their age). I didn’t think these were necessary since we opted not to replace carpets as we had a dog. The lease terms were NON-​NEGOTIABLE and we would forfeit our $ 1200 if we didn’t sign the lease. That’s a big red flag! After much back and forth with «Beverly», I opted to sign the lease to avoid losing the deposit.
After a while we noticed a leak in our garage which was coming from the shower pan. This required demolition of the master bathroom shower and we were told this would take 3 days to fix, so we opted to have it done during labor day weekend as we would be out of town. That ran on, and on, and on. We had to pay to put our dog in daycare so that he could not be present during demo. Each day the contractor was supposed to come, they got called elsewhere and never showed. Now, I will say these guys were contracted by Bosshardt, they were not their employees. As the tenant I have no recourse here. I called Bosshardt and was told «We are not obligated to do anything for you under the terms of your lease».That was it — I was done… that was the moment I knew that I would not be renewing. Three weeks later and quite a few complaints the shower was completed.
I sincerely hope the owner approved them using different tiles because the repair was pretty terrible. I would be really irritated if that was my property because it was such poor quality. Note: I did receive two days of daycare cost back from the plumber.
The next challenge, the one that got me to notify them we are not renewing was in January we were told on a Tuesday that we needed to be home to let in a termite inspector. It’s part of the contract the pest control company has with the community. Well that is great but I had meetings that I couldn’t avoid and we had 1 day notice. I told them they can figure it out or send the property manager to be there. I would just have to sit there all day. No offense but my time is not free and I shouldn’t be expected to accommodate an agreement that I didn’t make! They wouldn’t cover the inspection so I stayed home to do it and made the accommodation. I told them I would not be renewing the lease (btw there is a 60 day notice period or it automatically renews for 12 months).
Fast forward to move out: Our lease was supposed to end on ⁴⁄₃₀ however we were already moved out at the end of March and someone wanted it on ⁴⁄₁₅ so we agreed that we would turn in the keys early so they could do that. I would have to pay the full months rent and wait for them to issue me a credit back. In order for them to have it ready for the next tenant (which they expect their current tenants to do EVERYTHING to make sure it’s ready for the next tenants) I would have to turn in the keys no later than the morning of the 11^th. I did this, but needed to turn in those receipts I mentioned above. Apparently even though I had no possession of the property I was expected to pay for the time period it took them to get it ready for the new tenant — 1 week. I was issued a refund for the 15^th to the 30^th even though we turned the keys over (and our stuff was out!) by the 11^th. We also paid a $ 150 fee for them to oversee the ‘repairs’ which was essentially touch-​up paint (plus the $ 225 for the painting). No offense but they didn’t oversee anything. Apparently them doing what they are hired and paid to do actually doesn’t include anything.
We paid to professionally clean the unit, but they nitpicked it and I had to have them come back. The unit was NOT EVEN CLOSE to as clean when we moved in as it was when we moved out, but we still paid to have it cleaned further. I was told that the same inspection is done on all of their properties and I was basically wrong. OK great, I actually think I’m an idiot for thinking I might have received a different response.
FYI — I’m also a landlord in another state, and would never hire Bosshardt!
I’m at least somewhat satisfied that I have shared my story with others and they have opted to avoid Bosshardt!

I agree with Steve P. This company does not even deserve one star. The property managers lie to the tenants, they also harass the tenants, the yell at the tenants in front of other people. But what is worse, the upper mangers do not care. My advise to who ever is considering hiring this company, they better think twice. There are a lot better property management companies to choose from. STAY AS FAR AWAY AS YOU CAN FROM THIS COMPANY.

I recently reached out to Bosshardt Property Management when a tenant that I had secured prior to my departure from Florida vacated my property. Given that I am now on the West Coast, it was not feasible for me to go through the process of securing a tenant, re-​renting the property and attending to all of the many details.
An inspection of my former home resulted in the discovery that my previous tenants had done significant cosmetic damage to my home! Bosshardt stepped up and rescued me, coordinating all of the necessary repairs from securing paint contractors, lawn maintenance, flooring contractors, and general repairs; while keeping me 100% in the loop about everything.
Suzanne Melton has been a joy to work with and has kept me well informed of the entire repair process, with numerous «before/​after» photos of the home. She is treating my property with the integrity, respect, and concern that she would her own home. I am very grateful for all of the hard work she’s done.
If you’ve got an investment property in Gainesville and are a busy professional like myself and are separated from your property by distance or career choices, I highly recommend that you work with Suzanne or the Bosshardt team for peace of mind.

This is a zero star worthy business. They have the name power to monopolize the market and they take full advantage of it.
We are renting while plotting out when/​where to buy. Nothing about this organization has been easy to deal with.
The only thing Bosshardt has taught me is that I will not use them when we buy and I will never vote for Aaron Bosshardt in any of his political pursuits.

If you value your money I urge you to do some research about other property managers in the area. There is absolutely no other company that charges their tenants a $ 250 «administration» fee. Checking the condition of a unit and changing the locks before renting is their job as a property manager.
On top of that extra $ 250 that they will take from you (that no other company will), if you are a pet owner there’s even more bad news — a $ 300 completely non-​refundable pet fee. Even if your pet does absolutely no destruction to the unit, Bosshardt still earns $ 300 more from you.
When trying to reason with their employees and asking them why they view pets as a source of income, I was told it’s the same as paying monthly pet rent «anywhere else.» Pet rent is not very popular, especially not from property management companies. I’ve only ever encountered it from shady student-​aimed apartment complexes that are always trying to squeeze as much money out of their tenants as possible.
It’s very easy to look around online or make a few phone calls and confirm this for yourself. Allison Ables only asks for a $ 250 pet deposit, and it’s completely refundable at the end of your lease. Exit Realty does ask for a pet fee, but only for $ 100 in addition to a refundable $ 200 deposit.
Although I have not rented from them I think these initial fees say a lot about the company. I loved one of the units they had available for lease, but I honestly just felt scammed out of $ 550 by them. I urge you to look around more before entrusting them with your money.
Here are some other options:

I am a property owner in Gainesville, and hired Bosshardt to manage one of my properties. I have been unhappy with Bosshardt almost the entire year I was in a contract with them, and I urge all homeowners looking for a management company to AVOID BOSSHARDT! Many, many tenant requests went unanswered for several days, or were answered but no one was sent out to the property for several days. One time my tenants had a major plumbing back-​up, and after 2 days of not hearing from the company after submitting a request online, they called me directly and I took care of it on the same day. For the last few months of Bosshardt’s contract, the tenants constantly called me directly to deal with issues that Bosshardt was not taking care of fast enough. If you are looking for a management company that will actually manage and care for your house, this company is NOT it. They have increased my amount of work in owning this property, which defeats the entire purpose of even hiring a management company.
At the beginning of our contract, they hired a cleaning company for $ 350 to clean my house, and a week later my new tenants moved in and their move-​in form stated that several rooms and fans were dusty and walls were dirty, and there was hair all over the bathroom floors. Bosshardt claims they sent their cleaning staff out to the house, and the cleaning was done, but from the pictures I saw, there was no way that amount of dust could build up on fans and on baseboards and closets in one week. They are not trustworthy! Every contractor they send to my home is over-​priced (because Bosshardt requires them to pay Bosshardt a certain portion of what they make doing maintenance on the house if Bosshardt sends them) and at times, does sub-​par quality work. Stay away from them and hire another company.

Firstly, Bosshardt offers tenants a chance at a free month’s rent if they post a review online. Which is actually why I posted this review initially. So I would imagine many of the «positive» reviews found online are only there to enter the lottery. Unfortunately, as time went by we had difficulty getting responses for maintenance requests. Additionally, upon moving out we were charged for burnt out light bulbs (even though we replaced all of them before we left and even left extras), the air filter (even though we changed it the day we left), and several other items that were a problem before we moved in. It is very apparent that the staff who inspects the apartment after you move out is tasked to find ways to charge tenants and to return as little of the security deposit as possible. Of our $ 700 security deposit less than $ 300 was returned and this was after mailing in a complaint and being very thorough when submitting all paperwork. I even asked to set up a time to walk through the apartment with staff and I was told that was not allowed according to Bosshardt policy. I’d recommend that if you live in a Bosshardt property that you should take pictures of each and everything that is wrong with the apartment at check in and check out. Unfortunately, I don’t think it would help since I was charged for things that their staff had documented before we moved in.
