Saw a property on a Monday with my realtor and immediately informed Noah’s that we were interested. We had one simple question which took their employee 3 days to respond to (after numerous unreturned e-​mails, texts and calls). Then, when we were about to move forward, they drop a last minute bombshell that the property was foreclosed on, is bank owned and under contract with a potential buyer. Why did they not inform us of this important detail at the beginning? Why are they renting out a property that is in limbo, and can cause potential issues with the validity of the lease? Why did they waste our time? Thankfully my kind (and honest) realtor contacted a well versed real estate attorney on my behalf who advised us to RUN from this mess. I am surprised by the unethical and unprofessional (not to mention their rude employee handling this particular property) manner in which they handled this transaction, which thankfully was stopped by us! We certainly dodged a bullet…

I have read some reviews here and am a bit stunned at some of the issues reported about Noah’s. They have been professional, highly responsive, acted quickly and we could not have been more pleased. Each month we get an up to date statement that is accurate and helpful. Their email and phone support has been highly responsive. My wife a I had a condo in Leisure World. The renter had issues (faucets, etc) which Noah’s promptly dealt with. We found if you are willing to work with them they work with you to resolve any issue. Most excellent experience (3+ years). Would use them again in a minute.

I’ve worked with Noah’s Preferred Properties several times over the past few years and can tell you that they are a great company to work with. They were honest, trustworthy and full of resources to help me find the right rental property for my circumstances. If anyone in Montgomery County is considering looking for a rental, or putting their property on the market for a rental/​management, this company is a great choice.

It’s been over a year, and since I’ve switched management companies (if you want a REAL property management company that will treat you like a MVP and your property with respect — go to Silver Spring Property Management
), I realized JUST HOW TERRIBLE our experience with Noah’s truly was!
First some background: my husband bought a condo at the *peak* of the housing bubble, so we’re upside down and can’t sell it without incurring a significant loss. So we called around to a few property management companies, and Quincy from Noah’s seemed very honest and upfront.
I am still holding a LOT of anger, but I’m going to try to be as factual as I can:
To start with, we were told that our condo could be rented out «quickly». But it took 3.5 months… and the first 2 months I’m not sure they were really marketing our condo, since I didn’t see any ads or listings. However, after we got upset, we «suddenly» get 2 applications (both within a day of each other) for our condo.
Also we were told that our condo could rent for around $ 1100/​mo. When Noah’s called us with the applications, they did do a good job telling us about each applicant, HOWEVER, they neglected to tell us that the tenant that we choose only wanted to pay $ 950. When we confronted them, Noah’s basically told us that they did tell us (no, they did NOT) and that it was «too late». ARGH.
Then, when the tenant moved in, we had accidentally left a plug in carbon monoxide alarm (which the condo does not even need, my husband was just having a period of paranoia when we first moved in). Well, the new tenant tells Noah that the carbon monoxide alarm is «broken» and that we needed to replace it… and NOAH AGREES. Um what??? HOW IS THAT A REQUIREMENT?!? We also left an old lamp, if that had burned out, would we be responsible for replacing that too?
Shortly after this, the tenant emails Noah’s with a list of things that they need fixed (e.g. the chaulking around the tub needed to be redone, ect). And Noah does *NOTHING*. They respond to the tenant that they would contact us… but they don’t. EVER. FINALLY, it got so bad that the tenant started to threaten to withhold rent… and THAT is when Noah’s decides to forward all these emails to us with a «warning» that we needed to fix this ASAP. Um… we would have IF WE HAD KNOWN ABOUT IT. Long story short, my husband felt so bad about it, that he bought the tenants a $ 50 GC to make up for the inconvenience (WE did that… Noah’s did jack shit), and the tenants were like «oh, we don’t blame YOU… we know that it was all Noah’s fault.»
That set the tone for the next 3 years. It was CONSTANTLY like this. During the polar vortex they sent out a maintenance guy to look at the heater… and we get charged for ADDING FREON TO THE AC UNIT. WHY ARE YOU DOING AC WORK WHEN IT IS –20 OUT??? And when we *in writing* asked Noah to NOT use that guy but to use *our* guy (who charged at a reasonable rate, and is 100% more honest), they constantly «forgot» and still used their guy and forwarded us unexpected and unreasonable bills. Then when the tenant decided to go to month-​to-​month *indefinitely*, we were told by Noah’s that they got to pay the same rent because they didn’t write in a clause that would make month-​to-​month more expensive (WHAT THE WHAT???).
I only wish Unilocal allowed more space for reviews, because I would happily post all the emails that went back and forth between my husband and Noah’s…it would speak VOLUMES about the lack of professionalism and how Noah’s just doesn’t seem to care once they get you to sign with them.
When the tenant finally moved out, we called Silver Spring Property Management (
) who stared at us in HORROR over these stories (BTW, SSPM is a DELIGHT and being with them has been teh complete opposite of our experience with Noah). When we walked through the condo (this is after Noah’s «walk through» which we requested to be present at, and they agreed but then never contacted us) there were TWO HOLES in our walls that was clumsily patched up with *DUCT TAPE*. When we called Noah’s on it, they claimed that they didn’t see it, and that since the holes were «fixed» they wouldn’t withhold the tenants’ security deposit.
UGH. Just writing all this is making me mad again!!!
TL:DR version: Noah’s is TERRIBLE… we would have had a less stressful time managing the condo on our own!!!
P. S. I just looked at some of the other reviews, and I just want to point out to everyone how Mark Noah never seems to take responsibility for any of the issues complaints… it’s never their fault. Which is basically how all our interactions with them was like. So don’t take just my word for it, just look at how they respond to their Unilocal reviews for an idea of how responsive they will be when you have a problem that needs fixing.

I’ve thought about Marc Noah’s response to my review. I do agree with Marc that we could have done a better job in moving out of the house. So he is 100% right about that. What I wanted from them and the only way I would even consider changing my review status to a 2 from a 1 (still horrible) is if they acknowledge that living in a house dependent on a company that fixes things poorly or not at all is frustrating.
All I ever wanted from them was a simple apology for the fact that the refrig was never repaired during our 1.75 years. That a number of other issues remained broken for more than 5 months. We had no dishwasher for nearly 9 out of the 22 months we rented the house.
Given that we paid at the high end of the market we expected high end service. Sadly that was not Noah’s goal.
So Marc, back in your court. Can you apologize publicly for the horrible customer service your company provided us?

I have been a Realtor for 23 years and have had many dealings with Noah’s Preferred Properties over the years and they have been nothing but professional and they do an excellent job. In fact, I have even referred them Landlords/​Clients of mine as well as Renters over the years. Based on the feedback from my referrals I will continue to send business there way, they are a good family run business.

I’ve used Noah’s for 8+ years & am pleased with their property management services. They have rented two of my properties in Maryland.

Worst leasing agency ever experienced, and it makes perfect sense why so many properties are available. I spoke with two separate «NPC» reps (i.e. Dee — Leasing «Specialist» and Emily — Asst) who were unbelievably unaccommodating and lacked any semblance of professionalism.
I will never use, or recommend NPC. I wish I had gone to Unilocal before beginning my rental search as I would not have given NPC a call given the preexisting reviews.

Just like the rest of these reviews, we are incredibly disappointed with Noah’s.
We loved living in our house, and for the most part, the Noah’s management and maintenance staff were responsive (to be honest– the maintenance staff were friendlier than the management folks). Our property was inspected at the six month mark and they let us know the place was in great shape.
It is our move out experience that makes me never want to do business with this company ever again. We left our house way cleaner than we found it, as many of the other reviewers have commented. We never received an move out inspection report from Noah’s, nor did we have a walk through with a property manager. We were surprised when our refund check had taken out more than half of our security deposit for items for items that were not our responsibility. It seemed as if the managers never performed an inspection and just gave our landlord (about whom our neighbors all had hateful stories!) carte blance to do whatever she wanted.
We loved living in the property, we loved our neighbors, we loved our location. It’s painful that such a wonderful experience is now tainted with this mess. We will be filing a report with the county so that there is a more formal record of this company’s complete shadiness.

We rented a single family home from Noah’s for 4 years. Initially our experience was medioaker. Looked at a few houses in the short & settled on one. Noah’s did not go out of there way to help with the move in process. Did not meet us at the house with the keys, instead expected us to drive across the area after a long move/​drive to pick up the keys. Also when we were initially in the rental process with them they kept asking for additional money for this & that, it would have been really nice to know all the fees & money needed up front.
They did not do inspections at all the first year, then all of a sudden started doing multiple inspections/​year. The time window for the 5 minute inspection would always be 9am-​5pm. Nothing like sitting around and waiting all day! When I mentioned repairs to the inspector, he would always tell me to contact this person or contact that person. It was always a pass the buck kinda of presentation.
The few times we needed repairs (electrical wiring, garbage disposal, front door, damage to outside of house due to storm), I always had difficulty getting getting ahold of anyone and always needed to make multiple calls. There is a repair form on their website, I tried using that with no response as well.
When calling the office the phone system is horrible, if you do not have an extension number, good luck! And when you do have an extension the phone ALWAYS went to voicemail.
Somewhere along our rental stay our property manager had changed & we were unaware so we were calling the wrong extension for a time. One time when our online banking switched over our rent was 2 days late & we received a very unfriendly call from our new property manager. When I explained the situation she was not very understanding and not at all friendly.
Noahs did not make it very accommodating to move out either. I call and cancelled all our utilities. The gas company told me the landlord had to call and transfer service back into their name. I made sure to call Noah’s & tell them. Spoke to Quincy, he said he would pass along the information. Apparently he never did, we were billed over $ 100 for a month of gas after the time we had already moved out. You would think a rental company would know that they have to call the utilities ti put them back in there name. So I thought we were done with Noah’s, but I guess not, now we need to get this gas bill settled with them. Just a headache & a waste of my time for someone at Noah’s not doing their job.
Noah’s totally will nickel & dime you if your house is not perfect upon move out. $ 75 to clean the microwave (that didn’t even work!) & to sweep laundry room floor! $ 60 to replace batteries on smoke detector! Wow! And we made sure to scrub that house down before we left so there would be no problems, good thing we did or else who knows what they would have charged us for.
Bottom line, find another agency or rent directly from an individual. When you need something from Noah’s it is very difficult to get ahold of them, but when they want something from you they will track you down & not be very friendly about it.
I really hope someone from Noah’s reads this and makes some changes in their companies procedures & staffing. I would never rent from Noah’s again nor suggest it to a friend if they do not change things.

Contacted Noah’s about 2 of their rental properties, on a Wednesday morning, was transferred to Quincy. I was told the SOONEST he could show the properties was late Saturday morning. By Friday, one of the properties was rented, I was baffled, since I assumed NO one could view the properties til Saturday. Was told no it was leased — but could see the other property on Saturday. We drove out to Clarksburg, only to find a message on my cell that 2 apps had been registered on the 2^nd property, so turned around and headed home. Quincy called and got uppity that he’d driven all the way out there, and we were not there (why when the place was rented), talking about filling in for Marc Noah, and losing out on commission. REALLY? His main concern was not getting me into see the properties, but all about HIS commission. So we missed out on both properties, because of Quincy.
Filed a complaint with their office, received a phone call from a manager, basically saying, it was our fault for not requesting to see it by a RE agent, or someone else. We assumed it was unavailable to EVERYONE until Saturday — but not the case. Let me see I said I’m available 24/​7, I was told the soonest it could be shown was Saturday — and somehow this is MY fault. Manager could have cared less, again stating this was MY FAULT, that I should have made it known I wanted to see it sooner. REALLY? Great way to treat people — real professional.
Working with a real estate agent now — but would not rent anything from this joke property management company if we had to.
