Good management company to rent from. Maintenance issues are taken care of in a timely manner.

We found a house that was listed on Zillow being rented & managed by Mosaic Properties, I should have known from the beginning not to do business with a company that is such a scam. The website said the application fee per person was $ 35.00 but I was charged $ 40.00 & the only reason I knew of the price change was because I reviewed my bank statement. Once I was notified that we were approved I asked Monica about the price difference on the application fees her response was that the prices had changed but that Mosaic had NOT charged it on the website. On top of that I was also charged a «non-​refundable cleaning fee» which was explained to me by Monica that the fee is to have the home thoroughly cleaned upon MY move out so that the next tenant can move into a clean home, which I understood and would have liked the same courtesy in return, but yet again MOSAIC FAILED in that aspect. The day we received the keys we went into a home that was NOT cleaned. The home is over 2000 sq.ft. and it literally took me 2 full days of cleaning I took over 80 pictures that I emailed to Mosaic requesting to know the name of the cleaning company and the name of the company that supposedly cleaned the carpet, and refunding my money, I even asked for copies of the invoices of the services till this day have NOT received that information and I have been in the home for about 5 months. Don’t even get me started on what a POOR POOR job they do on completing work orders. I placed a work order on 11÷6÷15 that my oven is not working and today is 12/​20/​2015 & I still don’t have a working oven. They send maintenance techs out and they come look, they leave and you never hear from them again. This is not the only work order that I have placed that takes more than 30 days to repair things if they even repair them, but don’t be late on your rent cause they are ALL over the charges. I am in property management for apartments & I understand that apartments & homes are different however I also know that it DOES NOT take more than 30 days to complete work orders and that customer service is a big aspect in our industry and Mosaic does NOT provide any type of customer service and the employees are rude as well. I HIGHLY RECOMMEND THAT IF YOU ARE LOOKING TO RENT FROM MOSAIC YOU TURN AROUND AND WALK AWAY NO MATTER HOW NICE THE HOME IS, YOU ARE SETTING YOURSELF UP FOR HEADACHES.

I reported Mosaic Properties to the BBB (See below). They did respond however they did not resolve the issue. Please take warning if you want to rent from Mosaic Properties. View their other complaints on the BBB website. Mosiac Properties had several different stories after I reported them but it was very clear that they have zero customer service skills:
I found an apartment listing of Mosiac Properties through Zillow. The house was the perfect price and location. I tried scheduling 2 viewings through their online portal. Both were declined. I tried calling the office multiple times and did not receive a response. I then had to email Mosiac Properties asking if anyone worked in the office. I let them know that I had called several times and that if I did not hear back I would leave a nasty review on Unilocal.This finally got their attention. Monica called me the next morning and scheduled an appointment with me over the phone. The very next day I got an email saying my 3^rd scheduled appointment was canceled. I tried calling the office again. No response. I had to email again to get their attention. Finally we got to see the house and we loved it. We went home right away and applied for it (each application was $ 40). I called the next day around 2pm to ask about my application. Monica said she was waiting on approval from the owner of the house. She gave no other information. I called again the next day and spoke with Monica. She let us know that our applications were approved however the owner chose to go with a different applicant. Monica admitted to running our credit knowing that we would not be chosen for the apartment. I asked if we could have our money back because that seemed very shady and unprofessional. She said «no we already ran your credit and another business has your money.» I personally work in the property management industry and I know that is not how it works. I also know it costs about $ 10 to run an application and the rest is profit. At this point I am furious that I have been ignored and had to call multiple times just to find out they created a loophole to keep my money. I asked to speak with her manager and she gave me her Broker, Erin’s, phone number. I spoke with Erin who was very polite and at first agreed that is not how they should do business. I asked if she could offer me any solution like contacting the credit company to remove the inquiry or to refund my application money. She declined both. She did not seem interested in finding any solution for me.

I would say they are unethical at the very least. After calling Monica my wife was instructed to do an online application on a home that had already been rented. She told us our $ 40 would be refunded. Yes I know it’s only $ 40 but don’t have someone do an application when there is no chance of renting the home. Monica tells us we will get refunded. Two weeks later I call and she tells me all refunds are sent in 7 – 10 days… well in my book 2 weeks is still 14 days! What scam artists, what a total joke of a company. To piss me off over $ 40 bucks has me giving them the worst review I can think of.

This company is horrible. i have a BBB complaint against them. They took over 6 months to find me a renter and they still couldnt do it. Even after I lowered the rental price $ 1000 and added landscaping. They refused to give me my startup money back.

18 months ago we rented a beautiful 5000 sq.ft. home from them in gilbert. Mike our property manager at the time was great, and was always on top of anything that needed to be fixed, and always available by phone. About 3 months into the lease Mike was no longer with the company, and they have gone downhill ever since. Jessica the person in charge if maintenance requests has the personality of a sewer rat, and about the same amount of customer service skills. The only contact we have ever had with Dennis our property manager was him offering to sell us a house. I have been on a conference call with the 2 owners and Charles the office manager and was assured by them; certain situations were going to be taken care of, still nothing.
So now, they took 2 rent payments this month. It went out of our bank ACH on Monday, well today is Friday, and they are telling me the «check» still hasn’t cleared their bank so until it does they cannot refund our money to us. Ohhh wait, but I can stop payment on the check if I like… CHECK??? They took the money directly from our account, there was no check involved, and according to the bank, the money is immediately transferred from the automatic clearing house (ACH), and that if I want to dispute the charge I can, but they want us to change account numbers blah blah blah… Really Mosaic, we have paid you over $ 60,000 in rent in the last 18 months, never late, but you cannot refund our payment you took twice right away?

AVOID AT ALL COST!!! I love my rental home but the customer service is awful. I will be moving solely because i never want to deal with them again. every person is rude andi have to call 3 times a day and never get a call back unless they want money. I have already called 6 times in the last three days and still have not hear back… When asking what the admin fee was (which i have never heard of before and was not posted in the listing) the manager replied «well thats MY money». uh excuse me? and then they said they dont have to rent to us, after we drove 2 hours to sign the paperwork.

I seriously had no idea that I would EVER rate a property management firm at 5 stars. Based on my last experience with RPM West Valley I was certain that all property management firms were terrible and just wanted to terrorize their clients and make them cry because they knew they were in another state and in a contract and there was nothing they could do about it. Oh no, quite the opposite over here at Mosaic! After having an absolute nightmare of an experience with another property management firm in the Valley (RPM West Valley), I couldn’t be happier that I found Mosaic Properties. My experience was so bad with RPM that I was shell shocked and terrified to even look at another property management firm. When I found Mosaic, I was in the process of interviewing several other property management firms. The Mosaic representative answered all of my questions and concerns (there were many), and walked me through their contract and terms. They even set up a separate phone appointment (I live out of state) to interview the account manager that would be assigned to me. Yes, I have a dedicated account manager! I was hesitant to not use sites like Craigslist to find a tenant (as that is how I had found every tenant in the past) but they walked me through why they don’t recommend it (you get significantly more dedicated applicants if they are using a fee for service website). And, sure enough, they found me a tenant quickly and she was of excellent quality. Seriously I couldn’t freaking believe it, it sounded too good to be true. Well, after a year she already signed on for another year’s lease! I am ecstatic. My account rep walked me through all sorts of different options for painting my condo before it was rented out, and helped coordinate with the painters. My check got lost to the painters and they were so helpful in getting everything resolved quickly. Their owner log-​in is easy to use, and easy to download for year end tax planning. After more than 1.5 years of excellent service, what finally drove me over the top to take the time to write a 5 star review: The owner recently sent out an email to all owners letting us know that they are sponsoring two families for the holidays that are in need. Are you kidding me? A company that does right by its clients, treats the tenants with respect (enough so that they want to sign on for another year), AND take care of their community? I am sold. Mosaic, you have my heart (and by business).

My rental house was managed by them until it got transferred to Colony American Homes. I had a pleasant experience with Mosaic. I am in a nightmare situation now with Colony American Homes. I wish they never would have transferred me to them.

Mosaic Property Management has been managing the rental of my home in Gilbert for 9 months. I have nothing but great things to say about them. My property manager is Dennis, and he is amazing. I am a very type A person and Dennis has always been able to meet and exceed my somewhat demanding expectations every time. I am always notified as soon as any concern with the property comes up via an email or phone call. They do not move forward with anything that has to do with the property without discussing it with me first and gaining my approval. I have always been able to contact them including Dennis on my first try to discuss any questions or concerns I have.
I live out of state and the amount of peace of mind this company and Dennis have afforded me when it comes to my home is invaluable. I interviewed 6 other property management companies before deciding to go with Mosaic Property Management and I clearly made the right choice. I have recommended then to friends, family, co workers, and anyone in need of property management services. Their care and concern, promptness and attention to detail is a rare find these days. I am grateful for all their hard work and dedication: great group of people.

I had a rental house in Gilbert but I am not local, so needs a property management to help. I found Masaic at Unilocal and would like to give a try. When I talked to them, I was told they would keep me updated weekly for the status of rental. However, nobody contacted me for weeks after I made all the requested deposit. When I asked for the status, the one of owners Liz is not a friendly at all and complained I did not wait enough time. I gave up the confidence let them to find a tenant and find other property management to help. I will never ask them to help. It wastes time and money.

I have not rented through them (and will not be), but here was my experience: Last Friday I made an appointment to see a house today (Wednesday) at 4:30pm. The person I spoke with did not give me the name of the agent I would be meeting, though in restrospect, I definitely should have asked. I just called right now (3:45pm) to let them know that I would be about 10 minutes behind but I was on my way. I was informed that (1) They had no record of an appointment for me and (2) the house I was interested in was taken now.
Granted, the woman I spoke to today (Jill) probably did not personally lose the appointment herself and she was apologetic and did try to find out if there was another property that would suit my needs (there turned out not to be), so my beef is not with her. But it’s a little frustrating to say the least when a company is so inconsiderate of your time. Very unprofessional.
All that to say, if you do end up working with them, write down who you spoke with, what time, who you’re meeting, what day, and CONFIRM before driving there.

I should have known from the beginning… We showed ourselves the house. At no point in time did anyone from remax actually meet us at the house we were going to rent. We were given no instructions on how to use the remote speaker system, remote lighting, or remote fountain system. Other than that, they weren’t terrible until towards the end. Some repairs took a little long (but as I understand, it was to get owner approval, such as the 4 days we were left without a hot water heater in winter). The owner had written that they should be doing biannual inspections of the house. That was not done until the last month of our lease. Then, Dennis who was to inspect the house, couldn’t be bothered to show up at the appointed time, let alone call me to let me know he couldn’t. Finally, our lease was up. Keys were returned and I said I wanted to be present during the walk through. I was not even privy to the appointment being made. I was not able to make the appointment. I did not receive the security deposit until 15 business days after the keys were returned (Arizona law is 14 business days). I called twice the preceding week and only received a phone call the day before I received the check. Then, the check wasn’t signed, so I had to go back and get the check signed. When I went back the office staff took over 15 minutes finding the stamp to sign the check with. I couldn’t speak with the manager since they were «on a retreat». While I was waiting, I got to hear the front desk girl tell a customer about her marital problems, unwarranted. I will be waiting to speak with the manager of the office on Monday.

Absolutely top notch customer service. The RE/​MAX team helped us find tenants for our townhouse in Gilbert and we could not have been more pleased. Every detail was taken care of for us, money well spent. Mike and Liz, keep up the good work, you have a customer for life !!!

Have had great success with Remax Mosaic from the time we started. Efficient and punctual getting renters in the house, they even had another tenant lined up before our previous tenants ended their contract early. It really has been hands-​off and they have managed the entire process for me. Great accounting folks that help me manage the books, great team handling the repairs and always confirmed with me before anything was done, and the property manager Mike J has been timely in his responses and takes great care of our house. Reasonable fees considering the market and they are well worth the investment. Will continue with Remax Mosaic for a long time!

I live out of state and have acquired a portfolio of properties in the Phoenix area over the last 12 months. The team at RE/​MAX has made it possible for me to get peace of mind in helping me to remotely manage all aspects of the residential rental business. This includes property inspections, tenant screening and applications, repair/​maintenance management, city paperwork filings, and interacting with contractors. They know the local area well and work with the utmost of professionalism to get the job done.

The wonderful people at Mosaic have taken very good care of renting out my property. They are thorough and careful when screening potential renters. I have been very fortunate to have found such a diligent and hard working management company. I would highly recommend this company to everyone.

We have been in our house for a little over 4 years now and love it. Each time we need something fixed/​dealt with (very rare mind you), someone has taken care of it within 12 hours. If we had questions regarding our lease or anything else, management has always been very helpfull. We have never had to care for our pool or yard even. This company has been wonderfull and has amazing service!

I was surprised to see Heather R’s review, except I’m not surprised about the last property manager — I had a problem with her as well, but I went right to Mike (the owner) anytime I had issues, and he would always take care of it. I know they let her go about 6 months ago… so maybe Hearther, R’s comment here made an impact. I have been using them for the past 4 years, and I honestly can say that I am grateful for them. Now, my boyfriend also uses this company to manage his home in Phoenix and we wouldn’t change a thing.
