I have known this company for over 15 years and I hire the boys at Advanced Group for all of my deals. Their knowledge and understanding of properties is above any in the industry. They are outstanding in customer service and they are always on time, friendly, responsive in a business like manner.
I have used every single inspector for both my personal home and commercial investments as well as apartment buildings I have done inspections on.
As I work in Los Angeles, Studio City, Glendale, Burbank, Pasadena the entire west side including Beverly hills, Santa Monica, Malibu well enough said these guys work everywhere. There is never an issue with their work and expertise. I am also fond of the way their administrative team handles scheduling and conflict resolution. Real estate transactions can get tricky, but Mary and Michael are so on top of things anytime I need their involvement with my transactions.
I am a Broker with a team of 11 agents so having such a strong company to hire for our deals is instrumental to our success.
The reports include a lot of photos and they are emailed to you withing 24 – 48 hours.
Contrary to inspectors who give you an on the spot inspection report this company takes their time to be detailed with all the findings so they do not feel rushed or have the client get anything less than a perfect report.

I had the pleasure of working with Advanced Group Property Inspections in the process of buying a new home. Booking the appointment was super easy. I dealt with a gentleman named Ruben who guided me through the entire process and booked my appointment. On the day of, someone named Mauricio arrived on time just as scheduled and did a super thorough inspection of the home. He was able to find a few small kinks that I really appreciated, being the perfectionist that I am. Mauricio answered all my questions I had the inspection report in hand within 24 hours. I select 5 stars and see it reads «Woohoo! As good as it gets!» and it couldn’t be more right about these guys, and yes, I actually have paid them and used them 2 times.
There’s a saying this nerdy dude I used to work with would always say, that I now echo as I get nerdier and older: «You get what you pay for». And honestly, how often do you know you got what you paid for?
I literally get way more than I pay for from these guys, the 10’s of 1000’s of dollars that these guys have saved me are insane from a property my agent, his inspector, and the seller would have me believe was turn key.
I felt it was off and called all around desperately for someone who would check out a property NEXT DAY when I had to sign off on contingencies for that evening. I was literally 24 hours away from being the owner of a huge nasty money pit.
So every A team has a few superstar players, and I have to give a big shout out to Horacio.
He’s an amazing inspector and saved me from some very obvious things that the average inspector wouldn’t really care to point out, or even miss.
After dealing with multiple inspectors, I find that some have a niche specialty; wood, electrical, plumbing, etc that they keep an eye out for and have more detailed notes than the average bear on. Horacio has a blend of all of the above from coming from an educated background and many jobs in various fields. He caught a lot of things that the other inspector did not, and some of these were pretty serious things that were obvious and overlooked.
I told Rubin, who you will most likely talk to when you call, that Horacio is their Odell Beckham of the home inspection business. Rubin is great and makes sure you get a fair quote for the property size, an appointment time that normally fits your schedule’s needs, and is pretty solid about follow ups and communication, which I’ve noticed is also very important after having the inspector that was supposd to meet me there, no-​showed and they were able to get someone out next day.
Point being, use these guys, you know yoúll get a qualified and educated inspector you can trust, and if you are lucky, my dude Horacio might be able to come out and save you some money or educate you on what you need to do to the property to be happy there avoiding safety and visual concerns a general inspector will find, communicate, and then present an amazing report with summaries, clickable paragraphs for these summaries, and most likely some solid pictures, as Horacio at least has considerble photography skills.
Do not stand in the way of his pictures, but if you do, smile.

My husband and I couldn’t have been happier with the service Advanced Group gave us. We had an inspection done on Tuesday with Alex Kay and his assistant Haik and they both delivered great service. As a first time home buyer, Alex and Haik explained their findings in detail and assured that my husband and I understood the condition of our soon to be home. I had the home inspection on May 2015 before I purchase the property. The inspector’s report show everything good, no problem in the house. But I just moved in to my house this weekend and found out so many electronic outlets are not working and kitchen sink’s water doesn’t go down. All this issues were never wrote on the inspection report. Now I have to find the service to fix by my own.

I cannot believe how well put together and organized AGPIC is. Arman conducted my home inspection and he was more than what I could have asked for.
I was very skeptical when first booking a home inspection and I wanted a company that was reputable. The reviews on this company speaks for itself. The report was so detailed and organized that I was able to maneuver through it with no problems. Arman found a few small problems with our back house that I would have never seen myself. When I called him to ask a few questions about his findings, Arman answered the phone right away and spent about thirty minutes on the phone answering all of our questions.

I recently had my home in Irvine inspected by Alex from Advance Group Property Inspections and I could not ask for more from an inspection company. I had a list of questions and concerns that were all immediately addressed and noted in their very thorough inspection report. AGPIC is the only inspection company I’ll work with going forward for all my Southern California inspection needs and recommend them to all my family and friends.

Arman Shahenian did our inspection for our new home in Nov 2014 and I was not very impressed. When we asked him what the ‘R’ rating of our roof insulation looked to be, he gave us a blank stare. I had to explain to him what insulation ‘R’ rating was. He shrugged and said their was insulation and we could buy more at Home Depot. My biggest concern, however, was with issues we had with our foundation. He again shrugged off our concern and advised my husband to buy some foundation supports and do it ourselves. Seriously? What horrible advice to give to new home owners. We ended up hiring a foundation company to address the concerns, which involved replacing several posts. He also told us it would be impossible to level out our floor, but the foundation co. was able to level it out enough for our doors to close and cracks in the wall to close up.
I would never use Arman again and never recommend him. He was going to get 2 stars as he did spot a second asbestos pipe that we did not know about, but then again, he did not spot the third asbestos pipe that my husband ended up finding.

My mom has been in the real estate business for over 10 years and in all her years in the industry, she can confidently say that AGPI has been the absolute stand out among all the home inspectors she has worked with. I’ve seen her deal with some really unprofessional and shady inspectors in the past, and she cannot say enough good things about AGPI.
