I can’t tell you how efficient this company runs their operation and how happy I am with the way they are managing my single unit. At first I thought I was too small of a client for them because I only have one unit BUT Wall Street Realty property management treats me as if I am their ONLY client. Before I ended up hiring Wall Street, I did a lot of research on other management companies and found out that Wall Street was not the cheapest company as far as price but the reason I chose them was because of their solid reputation and their staff which I met in person. I was correct in choosing this company because the small amount that they charge over their competition is well worth it. You get what you pay for! They always collect the rent in time and make the deposit to my account in a timely manner. Any maintenance issue that comes up they notify me before taking any action and wait
for my approval. Once I approve any maintenance item they are on point with having it done the proper way and keeping the tenant happy as well as getting the best contractor to perform the job at a fair price. So far I’ve had an excellent overall experience and I would like to thank the staff at Wall Street Realty property management

My family and I went through 3 different property management companies until we finally found Wall Street property management about 3 years ago. Ever since we hired them we have been ecstatic with their service for our 8 unit apartment building. It literally feels like we don’t even own the building since none of the tenants have access to us and we never hear the problems directly. Every month we receive the excess cash from the building along with financial reporting that is very thorough and easy to understand. In case we ever have any questions we deal with their company accountant directly. Also when it comes to major maintenance matters, they inform us and they make sure we are on the same page as them as far as the final solution. We are always informed of every step that is taken and we really appreciate that. Generally our building manager is Oshin but in his absence we are able to talk to anyone at the company and they all are very helpful. I recommend wall street to any landlord who’s looking for superior service.

In the past i gave wall street a review I felt was appropriate at the time. It appears however that Wall Street started making changes and has really started to show a quality of service. Thank u Wall Street.

Our condo association board had become inefficient over the years and very «senior citizeny». Homeowners weren’t getting their concerns handled in a timely fashion, association approved service providers were not receiving payments when promised, and financial statements were written in hand! I tried helping with the financial statements but one needs computer literacy for proper execution of an Excel spreadsheet. Yeah, maybe I could have done more, but I have a demanding day job and its not volunteer work, if you catch my drift. But I digress. We were reluctant to move to a property management company, but it was the right decision and we haven’t had a single concern since making the switch 3 months ago. Wall Street Realty is very proficient, accountable, and available when we need them. Arthur has shown nothing but the utmost professionalism and as a homeowner I could not be more grateful for Wall Street Realty.

Where do I begin? I have never been happier with a management company than I am now that I made the switch to Wall Street Realty. I can honestly say they have been my saving grace. I was having such a hard time keeping up with the demands of my buildings tenants that I didn’t know what I should do. I was referred to Wall Street by a good friend who had recently made the switch.
I won’t lie I was a little hesitant at first because I always felt like if I wanted things done right I had to do it myself, but boy was I wrong! Arthur and the team at Wall Street property management blew me away. They are so detail oriented, caring, knowledgable and prompt in resolving any issues that may arise. I knew that I had made the right choice when one of my tenants had an after hour emergency with their plumbing and called Wall Street and had a response to their issue within ten minutes of contacting them. I mean I couldn’t have done things faster if they had contacted me, I thanked my lucky stars I had Wall Street there. The piece of mind they have given me is priceless and I can’t emphasize how important it is to have a team like Wall Street looking after your tenants and your building.

I had been using Wall Street Realty for almost a year now and I am very happy with the services I receive. Jennifer is always responsive to my requests and inquiries. Staff is very professional and quick to respond. I don’t think I will get this kind of attention from any other property management company.

I just want to take this opportunity to compliment wall street management on the vendors that they use. We have been with this management company for a very long time and we could not be happier with all of the professionals that they send to our building. Starting with the vendors that we have an ongoing relationship with, such as our gardeners, pool person, pest control rep, janitorial crew as well as the ones that show up for one time occurrences. My favorite is Tony, our main gardener. He is this Italian guy that has the best personality and sense of humor. Every time I see him he says hello and sometimes we chat for a couple minutes. He loves what he does and he is great at it. I have noticed that every time I see any of the vendors in our building they will make it a point to smile and say hello.
Also, from time to time I will run into a contractor or a plumber and they have always been courteous as well. The vendors that do work in our building are not only nice, they also do a great job in maintaining the integrity of our building. Even when it comes to after-​hours emergencies, Wall Street Management always manages to send someone out in a timely manner who gets the job done. I believe that vendors directly reflect the management company therefore it is not a coincidence that we have such great people working at our building. I truly love our building and I thank our management company for providing us with such great services!

I just want to share an AMAZING experience I had with this company regarding a plumbing emergency that occurred at 2:30am! I live in a building which is about 45 minutes away from the Wall Street Realty’s main office and they have been managing our building for the past few years. I never really had to call them since everything is pretty smooth for the most part. Well… a few days ago I got home around 2:30am and I noticed water all over our master bathroom, it was devastating. I contacted Wall Street and pressed 9 for emergencies and left a voicemail. Someone literally called me back in 5 minutes and asked me about my emergency situation. I briefly explained everything to the representative and they had a plumber show up to my house in only 25 minutes! The plumber who showed up was very courteous and he was able to unclog the blockage fairly quickly; he also helped me clean my floor!
The most impressive part is that wall street property management is not located too close to our building but they managed to get a plumber to our unit fairly quickly. Thank you guys for taking care of my issue quickly and efficiently! I hope this does not occur again but if it does at least I know it will be resolved in a timely manner.

I am a board member of an HOA and I cannot be happier with the management services that Wall Street Realty — Property Management provides us. Before they took over we were in a mess due to previous management; or mismanagement I shall say.
Ever since we have been working with Wall Street there have been improvements in the following areas:
Our bills always get paid on time, our maintenance emergencies get taken care of in a timely and effective manner, our meetings are ran in a civil manner and we are much more productive than before, our homeowners are well informed of the HOA tasks, our reserves have been increasing as opposed to decreasing, our annual elections have been conducted timely and efficiently, the list goes on and on…
Even though I am currently renting out my condo, I do happen to take my HOA very seriously because of my investment into this HOA. Ever since we have been managed properly, I’ve been considering purchasing another condo and having these guys manage the HOA. Owning an investment property is not easy so it definitely helps to have the right management company on your side.
I recommend this company to anyone who is part of an HOA and is currently not happy with their existing management company. Also, I would like to mention that our current management representative is Oshin so we deal with him majority of the time. From time to time we do deal with other employees and they all seem to be nice and professional. However, our main point of contact is Oshin and we are extremely happy with him so if you call this company you might want to ask for him to be your property manager.

I was finally able to take a vacation because of Wall Street Realty! I own a duplex and I had been on a bad streak of getting the worst tenants. Before hiring these guys, I had gone through an eviction as well as a tenant breaking the lease prematurely and damaging the unit.
Once I hired WSR, they immediately found me a great tenant who pays more than the previous tenant and has yet to be late. Another benefit of working with this management company is that they send me easy to understand financial statements monthly. This makes it easy to track my money without having to constantly check my balance online and wonder what certain charges are for.
Owning a rental property is great ONLY if it is properly managed. Before hiring this company, I had actually considered selling my duplex! My cash flow from this property is currently not very much; therefore it wouldn’t make sense to keep it AND have to deal with a constant headache. However now that my property is in great hands, I can keep it for a very long time. My cash flow is going to increase in the long run; in the meanwhile I don’t want to sacrifice my personal life by being too involved.
I am very content working with Wall Street Realty and I can’t wait to purchase another rental property so that I can have it managed by them!

I own a small duplex in Studio City, where I live in one unit and the other I have been renting out. My previous tenant who has been living there for many years decided to move and I did not have the time or energy to find someone and go through the whole process of getting it rented out. My friend who is a board member on her HOA had recommended I contact Wall Street Realty Property, they had been managing their property for many years and were very happy with all of their services.
After contacting Wall Street I found out that they manage all types of property from large HOA’s to single family homes. After speaking with them I read their excellent reviews on Unilocal and decided to give them a try. There associates were very informative and quick to respond to any emails and questions that I had. They took care of the whole rental process, from finding the appropriate rental price, listing and showing the unit, to finally finding the right tenant and completing all the necessary credit and background checks. I was so pleased with everything that I event took a vacation during the whole process. I am extremely happy with all the hard work Wall Street Realty put into my property and recommend them to all my friends and family.

We just recently moved into our new place, and these guys where the ones helping us out with everything starting from scheduling a showing for our apartment and all the way through to helping us with setting up all the services.
Oshin and Jessica are just awesome! Every email we sent them with whatever questions we had were promptly answered with simple and easy directions.
In our case they work as intermediaries between us, renters, and the owner, and so far everything went just smooth, leaving each side totally satisfied with their services!

I am not a real estate investor or a Realtor — so most of the housing stuff is new to me. I own a 2-​bed townhouse that we bought when we got married, then once the kids came moved out and decided to rent it out.
At first i thought i would handle it all — can’t be that hard right…
Well — i was wrong. it takes time to list your property to rent out, find a qualified tenant, check credit and references, etc… so we hired Wall Street to manage it for us, and they ended up finding us a great tenant, going on 2 years now.
They also manage the property for us — so we don’t have to get involved at all… they make this very easy, and their staff is very friendly as well.
I even referred my dad — to have Wall Street manage their HOA.
I will continue to use Wall Street and refer them friends and family.

I rent a house and I have recently had some trouble with the property management company. As I was relating my tales of woe (fence in disrepair, leaky toilet, bad garage door opener…) to a group of friends, no less than FOUR of them recommended that I call Wall Street Realty and make the introduction to my landlord. Apparently Artour and the crew at Wall Street have been quietly making life easier for lots of people I know.
After talking to several people at Wall Street now, I have personally found everyone over there to be courteous, professional and to have fantastic attention to detail. They really take a proactive approach to property management and I’m looking forward to working with them myself. Call them. Seriously. If they don’t take over managing my house I’m going to be terribly disappointed.

I think to be Fair, it is reasonable to give 2 star instead of 1 in my case soley because I did not have the opportunity to comment their mgmt competencies after I cancelled my listing agreement with them.
I let Wall Street to take over my property for Advertising to rent it out and to Manage before I left US for an oversea assignment. Everything went really well from contract signing to property walk through in which I was intricately involved in this part of the process.
After what I called a successful walk-​through with their listing personnel. I was assured that everything looked just fine and nothing need immedicate attention to have it rented out. Afterall, we paid professional carpet and cleaning agent to clean the house after i had moved out. And I left on 1÷26÷2014. Then things went little south from there. From that point on, I had requested and was promised that the advertising to be done for both online and by physical sign display. In addition, within 2 weeks of advertising, I asked to discuss any feedbacks from house showings so that we can make appropriate adjustment. I followed up with emails on the 3^rd of Feb and with additional emails sent for almost every 2 days or so. My first response was recevived by ²⁄₂₀. In addition, My neighbour reminded me and questioned why the physcial sign was not posted until 2/​21, almost 1 month after I left. Email communication from that point forward was spotty but at least I get them back after 2 to 3 attemps.
After several weeks of failed attempt to rent it out at a reduced price, I had asked the mgmt to cancel my contract so I take my property back. The mgmt team asked me to pay them a full leasing fee plus ½ of mgmt fee for the entire year totaling over $ 2000. I initially was outraged of this demand and expressed my concern because it has only been 2 month without any progress being made. My attorney informed me that I had entered into a service agreement and its difficult to prove that they are at Gross negligent in order to cancel the contract without any penalty on my part. Nevertherless, I made my reasoning to pay them 450 dollar of cancelling fees with an assumption that they ‘took care’ of my property during that 2.5 month. Fortunately, Wall street heard my voice and agreed to lower to 450 instead of original amount they proposed.
As I mentioned, I did not know if they are bad at managing property. I am assuming they are good since they have got a lot of positive reviews. However, what they did with listing my property and the communication style was unacceptable to me from a service industry standpoint. I hope Wall Street can be a really good company as we all know that the Los Angeles area lacks really good mgmt team. I do believe having a good business practice will go a long way in today’s environment. I believe they can, just matter if they want to.

I am writing this because I want to highlight a good experience that I have had. I own a home in a small eight unit condo complex in Mission Hills.
We recently changed our Property Management Company and I for one did not vote for the company that the other members of the Board chose.
I was looking out my window watching a women taking notes. She inspected the inside of the trash bin, landscaping and other areas. The next day I received a «Walkthrough Report» with just about 20 issues. Some of these issues, I had frankly given-​up on.
Two weeks later I noticed that nearly all of the issues had been addressed. She had issued violation letters, supplied us with bids and even had a City light addressed that had taken our previous Management Company a year to complete.
We have been with Wall Street Realty — Property Management for six months and on the second Tuesday of each month I notice Jenna walking the property and every Wednesday, I know that I can count on the «Walkthrough Report».
It may be a simple matter to some but in my book customer service does not have to be difficult.

We are a townhome complex and new (since August 2013) clients of Wall Street. Our experience so far has been quite disappointing.
The first mailing to all homeowners had several errors in it — how much the HOA fees were and where to send them. Be sure to see all communications before they send them out.
It seems like their rates are good when you first sign with them — but be warned — they will nickel and dime you. It seems like much of what we’ve requested has been outside the scope of their included services and hourly charges apply.
I have never known a management company to charge for updating homeowner information for the intercom or changing the phone service for the intercom.
We are now in a position of asking them «is there an extra charge for this?» before we request anything of them. Personally, I would rather pay a few dollars more for the monthly fee and not have to worry about all the add on costs.
It will be interesting to review the extra charges incurred after a year to see whether or not their lower monthly fee actually ended up costing us more money.
Artour speaks of building relationships, but ours is off to a rocky start. We’ll see if things improve — transitioning from one management company to another can be a painful process.

I would like to share the wonderful experience I have had working with Wall Street Realty Property Management. I own a 8 unit apartment building located in Glendale and have been managing it myself for several years, but recently have become overwhelmed with all the stress and responsibility associated with the property.
I was referred to Wall Street by a close friend who has worked with the company previously and was extremely satisfied with their services.
Their staff and associates were very friendly and helped guide me through all the necessary processes. Their knowledgeable and hardworking marketing department, developed a aggressive marketing campaign which quickly filled all the vacancies I had.
