Be wary of all of the 5 stars. I don’t believe anything in life is perfect. Lets begin with the negatives because that is what most people are looking for. Cons Parking: You get 1 parking spot which is perfectly fine if you or your family has 1 car. If you have 2 cars, it is very difficult finding a parking on the street after 4pm. Many people will wait in their car until and parking spot opens up and find a parking spot on Petit Ave and then take a short walk. Smoking: The manager(Jenn) is a heavy smoker so that is something to consider if you lease an apartment near her unit which is located by the entrance. I don’t live here anymore but I have noticed the smell of cigarette smoke especially on Sundays. If you live towards the back, I believe you are okay. Pros Management and Building. The manager does a pretty good job in servicing your needs and making sure everything is okay. They have a lady come by on Thursday and Fridays that keeps the premises clean. So the most part, the premises are pretty clean. When it is windy then leaves and trash collects at the front gate which for some reason it gets windy a lot in this part of the valley. The people are quiet while I was there. You can have a pet here but must put down security deposit. They check the units 2 times a year for water leaks in kitchen, bathrooms, damage, and check with the tenant with any problems. The owners do spend money on the complex to make it nice like recently adding outdoor carpet at the entrance and white fencing for 1st floor units that have a patio. The manager does a good job making sure people are following the rules of the property like no personal belongings left at parking spot or if kids are left alone at the pool without an adult or if kids are running around being loud. Apartment Room: Standard size. Laminate Floors on the 1st floor and granite countertops in kitchen along with crown molding I believe in all units but you’ll need to check. I believe now the rent is $ 1795 for a 2 bedroom, 2 bathroom. I gave it 3 stars because of the tough parking situation if you have more than 1 car and the cigarette smoke.

I had the best experience when I lived here from March 2013-March 2014. My small dog did too :). We loved the park, proximity to freeway, grocery, library, the gym and the mall. It was never bothered by any noise and I don’t think I bothered anyone with mine either. My one bedroom was absolutely beautiful and very well prepared for my move in, then well-maintained while I was living there. The intercom with«buzz in» feature was convenient. I had great cell phone signal. Laundry room was always clean(24hours too, if I remember correctly. very convenient). My apartment had tons of closet space both in the bedroom for clothes and the main area for other household storage. But Jen the manager was the best part of everything! I know she made it all happen, at the same time she always kept her calm, friendly demeanor. Thanks for everything Jen!!! I only moved for work reasons and because my family was growing by 6’1(my fiancé) and 4 paws(his dog, who is not apartment-sized). Just so you know this is an honest review, here are some honest, less than ideal things – neighbors(from the other buildings, I’m guessing since that’s where it’s in front of) don’t pick up their dog poop, street parking is tricky at certain times(but at least it’s free! but I would just move my car out of the garage at times when I did see a spot, and let guests use the garage)…that’s all I can remember!

Since 2009 the manager Jennifer has continued to offer me comfort in a safe and quiet atmosphere. With a prime location and great neighborhood, Kingsbury Villas’ upkeep is of the highest standard. From the pool, to the dual BBQ grills and private patio I enjoy the special tranquility that makes me the envy of friends & family! The availability and the assistants has been readily and valued! Any rare issue is resolved in the most courteous and timely manner, thnx JenJen!

I’ve lived here for almost 2 years and I loved the complex. If I didn’t have to relocate for work, I’d be here a lot longer. The complex is quiet and the manager(Jennifer) is super friendly and helpful. I really enjoy the apartment. This place is, hands down, the best apartment I’ve rented.

Me and my wife lived here for over two and a half years and we loved Kingsbury Villa. The only reason we moved out was to start our own business and we needed to cut back on our expenses. Everyone was very friendly and nice. Jen the manager was always such a great help. She was there with any of our problems and she was always quick to help. I’ve been living here for a little over a year and decided that it’s long past time to post a review. After having the lease on my then-current place yanked out from under me by a change in ownership I needed a place and I needed it quickly, and it had to be reasonably priced since I had used most of my meager savings moving just a few months earlier. A friend told me about Kingsbury Villa and put me in touch with the manager. Even though it was relatively late in the day she was happy to give me a tour of the complex and showed me through a unit that was being prepped for someone moving in later that week. Everything was in great condition and extremely well maintained and it was clear that the manager took great pains to keep the entire complex looking good. Once I completed the application it didn’t take long for her to get the approval and I was all moved in 2 weeks later. The place isn’t huge but for me that’s a bonus. I’m not a big fan of gigantic soulless arcologies. The pool is just about perfect for the number of residents, and having built-in grilling stations is great since I occasionally get the urge to char my food over open flame rather than on a stove. But probably my favorite feature is the laundry room. No more schlepping bags of dirty clothes to a laundromat and then waiting for an hour or more for the loads to finish; I can drop a few loads in a washer, go back to my apartment and watch an episode of Family Guy, swap them to a dryer and catch up on Walking Dead, and then bring it all back to put away, all without needing to drive anywhere. The manager is one of the nicest people you’ll meet and is very attentive to the concerns of her tenants. If there’s ever a problem it’s attended to very quickly and she makes it a point to walk around frequently to keep an eye on things which helps keep everything looking nice and working properly. Even the parking areas are kept tidy and the only problem I’ve had is when the battery on my parking door remote died on me, meaning I had to manually open it for a few days. Oh, the torture! This does bring up my only minor disappointment: non-resident parking in the area immediately around is at a premium, so any visitors may end up having to park down the street or at the nearby park, but that’s just circumstance and shouldn’t reflect on Kingsbury Villa at all. I only mention it in the interest of full disclosure. Aside from the guest parking situation the location is a bonus in my opinion. Even though the 5, 405, and 118 freeways intersect nearby, the neighborhood is very quiet, and having a park and library literally down the street is great for anyone with rambunctious kids or who just likes to get out of the house without trekking across town. There are plenty of grocery stores and several shopping centers within a few blocks, and a good-sized movie theater about 5 minutes’ walk away. The diversity of businesses nearby means that if you need some sort of service you can probably find it within a few minutes’ drive and there are major shopping areas not much further than that. It’s also within easy bus or biking distance of Cal State Northridge. Since this is getting long I’ll just wap it up here and reiterate my opinion that this is by far my favorite apartment in a long string of them, and I’m still surprised I pay what I do for rent. it’s not an el cheapo flophouse but it’s definitely well worth it, and I’ve paid more for much worse in the past. I’m definitely glad I came here.
