Two names you need to know: Shawn Garner and Andy Buchanan — outstanding team members.
The reality with Guild as a lending company is they operate as a team. In my experience, Shawn (Loan processing assistant) and Andy Buchanan (Mortgage Processor) were the two individuals I worked most closely with to get everything processed and pushed through. So while you might see different names pop up, these guys are the people who will ultimately determine how fast you close and how good the deal is that you get in the end.
I was in a unique situation where I have a solid income but little savings after completing my masters and moving to Denver. Due to my situation, I was qualified for down payment assistance through a CFHA preferred plus. Not only was Guild knowledgeable about this type of loan, they made it easy to understand and I got each and every question answered right away. Due to the structure of our deal and the type of loan, I put down a 3K down payment for closing and ultimately got almost all of it back at the end by proving my out-​of-​pocket expenses that I paid for inspections and classes for home buying.
How did I get this done you ask? Simple, Shawn and Andy made sure that they documented, recorded, and ultimately proved to all related parties my expenses paid and fought to get me every dollar possible. Every question I had was answered within 20 minutes to a day; and even if they didn’t know the answer, they let me know when I would find out by. Not only that, every time I spoke with them they were in a good mood and didn’t try and confuse me with terminology or anything of the sort.
Long story short — these two made my experience; the team at Guild was so easy to work with they took all my fears away about the home-​buying process and ultimately got me a home when I thought it was near to impossible.

Eric Kulbe is the Branch Manager and Senior Loan Consultant at this Guild location in the DTC. Eric is our go to guy for any loans, and if he says he’ll get it done, it will get done.
He took over my loan process last summer after a failed closing, and asked for three weeks to take care of it. The seller demanded only 15 days to close the deal. Eric got it done in 14 days, and that included getting an appraisal scheduled and reported within 3 days.
My company refers all our new loans to him now, due to how responsive and organized his team is. I can not recommended him enough.

We closed on our first home with Guild on 1÷30÷14, and the process, while complex and terrifying, was much easier with Eric and his team working for us. They helped us with the MCC program, which will save us a huge amount of money over the life of our loan, and locked in a good rate at a time when rates were going up almost daily. They were very accessible and responded quickly to emails and phone calls.

My realtor recommended two mortgage companies for a loan qualification. I contacted both and found Guild to be more responsive and knowledgeable. Brett Green handled everything from pre-​qualification through applying for my VA loan. He locked in my rate at 3.25% which had been fluctuating between 3.25 and 3.75% during my home search period. I close next Friday and could not be happier with my experience with Guild.

I am very disappointed with my experience at Guild. My agent recommended this company based upon his good experiences. I changed my mind from a 30 year to a 15 year 2 days after the offer was accepted, which was also about 30 days before closing on a house in Denver. My husband sat with me as I told Eric’s assistant of the change. I even apologized for the inconvenience. I never signed a document from this point on that indicated the term of the mortgage. I found out at closing that the term had not been corrected on the paperwork. My only option was to sign and deal with it later or not sign and leave my student daughter homeless until the correction could be made in a few weeks. I took this up with Eric and Sarah a month or so later. Both said that since I hadn’t put it in writing, they wouldn’t change the term. When I asked Sarah to ask Beth if it was her I had spoke to, I never received an answer. Eric has at least 2 women on his team and I couldn’t remember which lady I told. A lot had gone on during this time, such as Thanksgiving, Christmas and the purchase of another property. I complained to the head office in California. Their attorney called me and made it clear that since I hadn’t put it in writing he wouldn’t change the term without charging all his closing fees again.
The next disappointment at Guild was their bi-​weekly program. I had asked Eric if I could pay my mortgage bi-​weekly and the answer was yes. Great. No mention of any extra fees. I called Guild to set this up and was told they didn’t have one. I was told to call another company to set this up. I did and the fee is $ 399 plus $ 1 per payment. I complained to Eric, Sarah and the attorney. The attorney said he was sorry I found it unreasonable but most of his competitors charge this. Hmmmm, really?
I have purchased several houses over the past 25 years with mortgages and never have I been charged to make bi-​weekly payments. I’ve never even had a bad experience.
As a matter of fact I purchased a property in Alabama with the same purchase price and down payment a month after the Denver property closed. I used Prime Lending and had an excellent experience. I only had to speak to one person for the whole process. She sent me a worksheet showing her company costs which were much less than the ones at Guild. My loan was sold a month after closing and the new lender sent me a worksheet explaining how bi-​weekly payments would save me money and the set-​up was free. Perfect. That is a great example of how helping your customer make smart decisions may reap repeat business. A company which has an outdated business model of wringing every penny from the customer to satisfy their bottom line is shortsighted as consumers become more educated, in my opinion.
I learned many lessons from my experience with Guild. First, don’t have conversations with any team members, only use email. Second, get all costs in writing. Third, find out any hidden costs which is difficult because I’ve never even heard of charging for bi-​weekly payments. Fourth, I will never use Guild again.

My husband and I are first time home buyers in a not so great market. Our broker was Mike Bowen, and both he and his assistant have been awesome through this whole process. We bought a house in March of ’11 (tough climate for first-​time home buyers). Todd Gehrke was our broker, and he was fantastic! He was a great communicator, and courteous, and works with a very efficient team!
We had been working with another agency, and though we were told we would probably be approved, it dragged on for several months. At the suggestion of our realtor, we switched to Todd and we were approved in three weeks (we had all of our paperwork together already).
Todd is great at reading the market, and at his suggestion, we locked in an interest rate that was .5% lower than it would have been!
