Lumina Apartments

If I could leave negative stars I would. The office staff are horrible and talk down to you. 4 days beforehand they send notices out saying they are doing random walk throughs in all apartments. They refuse to choose a date and time when you’re available. Instead, they give you an entire week span when they could show up and let themselves into your apartment. They tell you your apartment better be clean and tidy because it’s the law? You get citations for having your dog run off leash. Yes, they do have a small fenced in dog area BUT it is so worn down muddy with feces… you’d rather enjoy running your dog on the nice grass than be covered in who knows what… thus requiring a daily bath. I want to move. I’ve only been here 4 months and it is by far the worst place I’ve ever lived. I am not a complainer by any means nor do I go out of my way to write reviews… but they hit their last nerve with me when they gave a 4 day notice to vacate all animals out of the apartment for an entire week while they search my apartment without me being there. «Board them» or «leave them with a friend» is their response. Not everyone has the $ 20+ per pet per day to board them. Not everyone has family in the same state! We barely know anyone because we just moved here!

I have to give this place 1 star. We walked in looking for two apartments. One for my family and one for my mother in law.
The hours stated that they were open until 6. We walked in at 4:45. A sign on one of the desks said no tours after dark. When we asked to see the property and the apartments, we were told that it was too late for a tour. Sunset today was 6:06!
We were told that we can look around the club house but would have to come back tomorrow if we wanted a tour. She wouldn’t even show us around the club house herself. She said at her desk, never offered is to sit down and handed us flyers.
The whole time it felt like they couldn’t be bothered with us.
We left after 5. The sun was still up, went to two other apartments, received tours, sun was still up.
Don’t think we will be living here. If they can’t even be bothered with us for a tour… Can’t imagine they treat there tenants very well.

I moved to Lumina late last year and have had a really positive experience so far. Issues have come up, and each and every time someone gets back to me about fixing it within a few days which seems to be pretty standard for such a huge complex. The apartment we live in is one of the remodeled ones and we rarely hear our neighbors. Living off Powell of course you hear traffic noise but it’s just white noise and doesn’t bother me. The gym is always clean and often not very busy (once there was 4 of us in there — not packed!) and is often empty when I want to use it. Since it’s winter I haven’t used the outdoor pool, but I have enjoyed the indoor pool and outdoor hot tub. I really enjoy being able to pay my rent online as well — makes it a LOT easier esp not waiting for landlords to cash the checks. Overall I am really happy about it!

I recently moved into lumina apartments and really enjoy living here. They are very dog friendly and my dogs love to go to the dog park and play. There is a very nice indoor pool as well as an outdoor seasonal pool and a year round hot tub. Their fitness room is very nice giving multiple options for your workout. All of my neighbors have been really nice so far. The only thing is there are often loud noises outside as well as in adjacent apartments. Which is to be expected.
Although this is supposed to be a 100% non smoking community, my apartment smells like stale cigarettes which is very annoying for a person who has never smoked. They don’t have a drop box for rent, seems crazy to me that they expect you to pay your rent on time when you work the same hours they are open. If it’s late they make you pay in certified funds which no one tells you until you rush your ass home to barely make it before they close.

Black mold, loud neighbors, thousands of parking spots and yet, still no where to park because of illegal parking which the management has decided they «cannot take care of» They lost my deposit which is required to be paid before move in, and claimed I moved in without giving them one. I told them daily my clothes washer was broken and it took them a month and a half to come and fix it. Their repair men think putting a tiny block of wood under the dish washer is the best way to fix it from falling out of the hole its put in. The pool was closed for 9 solid months due to continual break in’s and vandalizations. I’m so glad to have moved out of that hole. Literally. The first floor apartments are UNDERGROUND. Not as great as they would like you to think. I actually cannot think of a good thing to say accept they are really great con artists.

This place, now known as Lumina Luxery Apartments is great at first. The new owners seem to have a great vision for the place, which my husband and I can’t wait for. Now, This. Place. Is. Ghetto. Our neighbors are sloppy. They leave out trash and old food constantly in our hallway. It’s dog friendly, but most of the residents are so dang lazy to pick up their dog poop that you constantly have to watch every step you take. The roof top is constantly in the grass from being blown off by the wind along with trash from the dumpster. There are ALWAYS people digging through the trash. We also can never have a package delivered here. Even after signing the package slip for ups to leave it they won’t. Ups let us know that they will never leave a package due to how many thefts they have had. I’m really hoping that since the new owners seem to want to change this place around that they also weed out all the lazy, druggy neighbors out too. If nothing changes, we will defiantly not be staying here or recommend it to anyone.

When your a resident they ask for feedback. On this question: What is it like living at Holly Ridge? This is what I wrote I think it sums up holly ridge.
It’s like paper cutting your balls and putting them in lemon juice. I hate that their is no parking because you guys are greedy and want everyone to pay an extra $ 10 a month. 2 bedroom should equal 2 spots. The show unit is way nicer than the actually apt. Staff is rude, letters constantly posted on doors about maintenance or picking up packages that just got delivered. We’ve had more letters posted here than anywhere either of us have lived combined. Dog shit everywhere because half the year there is no bags and the other half you don’t enforce the rule. Chimney doesn’t vent properly because of the fireplace was designed by a retard (and yes it is open correctly and not plugged). When the wind blows the carpet gets blow off the stairs. All the screens are falling out or don’t fit properly. The people living here are white trash, at $ 850 you would think they can’t afford it but thank god these guys love HUD. Pit Bulls, and Rots all over the ground although they are specified as not allowed. Internet speed sucks and no one will tell you that till after you move in. In closing you guys are world class bastards who strategically show you the show unit in the nicest light possible. And yes these will be on google and Unilocal in about 5 mins.
Check out google reviews, please don’t go there and let them charm you and think hey this place can’t be that bad. That is exactly what we did and we regretted signing a year lease within a month of living here.

I wouldn’t even rate it a one star! Bad experience even before I started living there! But I had no choice at the time but to move there. Bad customer service!!! Too expensive for the size. I can’t iwait to move out! I wouldn’t recommend this apartment complex to anyone!

I am giving Holly Ridge an overall 2 stars due to a mix of several disappointing repeated offences. Holly Ridge strives to uphold a distinguished name but they do not follow through or enforce rules in their complex which is really their biggest down fall. It is a very nice place to live, but its not until they enforce those rules they have set out for their occupants, that they can regain a good reputation. Their lack of order is turning the community of Holly Ridge into a dump.
When my husband and I first became tenants of the apartment complex the employees were very eager and efficient in helping us get our paperwork filed and the rent was well under priced for the nice apartment we received. I noticed though that there was a clause in the lease that stated that all balconies/​front porch areas were to be well maintained. No piles of garbage or shoes in front on your door and strictly only potted plants, grills and patio furniture were supposed to be on your deck, violation of that would result in a fine on their next rent. The apartment did not affirm that statement nor had any repercussions for the violators. As a result, it made a 5 star complex look like a 2 or 3 star complex, very dumpy and trashy. Alot of apartments had piles upon piles of garbage and old rotten couches accumulating on people’s decks.
Another thing was that they did not monitor the trash areas, even people out of the complex would drop off their trash there as if it were the city dump. I wouldn’t be able to throw away my regular garbage because there would be 4 Christmas trees there, or several mattresses, couches, old tv’s. There were many over-​sized items constantly in the dumpsters that should not be in the community dump area. Along with that, the recycling areas were very far from most of the dumpsters so it discouraged people from recycling, causing a mix of garbage and recycling to fill the dumpsters 2x as fast.
Before we moved into the apartment the staff showed us all the «fabulous amenities» it had to offer. There was a tennis court, sauna, indoor/​outdoor pool, hot tub, «work out room,» and a billiard room. All of these amenities were supposed to be 18+ unless supervised by an adult. When I would go to work out in the work out area after school hours it would be filled with unsupervised teenage boys (one time there was SEVENTEEN OF THEM!) «boxing» against each other with their boom box blaring offensive music. As a young woman in her very early 20’s this did not make me feel comfortable. The materials were obviously not cleaned on a daily, nor weekly basis, materials such as weights were not put back into place or zeroed out. The yoga mats had chunks missing from them, half of the machines did not work. Some of the seats were missing the exterior leather fabrics (making them chunks of foam) which makes them highly insanitary for working out on and a quick way to catch infections and diseases!!! Children would hang out with their friends in the work out room after leaving the pool and get all the equipment wet, which made me unable to use the yoga mats and the bikes. There was a camera in the work out room but there was no security or staff monotoring the tapes. The sauna did not work and it was covered in graffiti.
Whenever I had issues and brought them up to the staff, they would «take note of it» but never get back to me. They consistently went into our apartment even though we signed an agreement saying that it was not ok for staff to come into our apartment without us being home at the same time. I have expensive electronics and jewelry and do not feel comfortable with random people inside my home without me being there.
When I moved out because my husband was enlisted into the Navy, the apartment was very difficult to communicate with. They told us they would «take care» of our electricity and change of address. They did not, causing me to not get my mail for almost one month and then I had to pay an extra months worth of electricity. These were simple tasks I could have taken care of on my own but I did not because I thought Holly Ridge was. I canceled my extra parking space 3 months prior to my leave and they never filed that notice and then tried to charge me still for a spot I never used. When I made my last minor payments for drip pans and our last months water for $ 76 they never filed it. In result we were put into collections! We brought in our receipts and letters of notice to collections to the office and the manager said she would contact them the next day but never did. When we went back a week later, saying we were still getting calls about our collections notice, she said she was too busy to deal with it at the time and would do it later. It took us from the 4^th of December until January 14^th for us to sort things out, once we threatened to file a lawsuit against the Apartment for ruining our credit

I’m giving this 4 stars rather than 3, because most of the problems were due to neighbors, and natural human behavior in neighbors, not the complex in general.
My husband and I lived here for 3 years before buying our own house. Would I move back if I couldn’t own a home? Yeah. All in all, I think it was a good price for such a big space. They didn’t raise rent TOO much, they fixed things quickly when we asked them to. Overall, I liked this apartment experience, the fact there was a pool, the grounds were well kept, and the quality of neighbors was not bad compared to friend’s apartment complexes. Every time I went in, or called the office, I was treated nicely and my issue was handled. I hear a lot of complaints on them, but I never had a bad experience. I also think if you go in acting like a jerk, a lot of people will treat you like one, no matter where you are.
Some things were a hassle. Parking was a pain if you had guests. It’s not that there weren’t enough spots, it’s that tenants would park their 2^nd cars in visitor’s spots, rather than forking over a few extra bucks for a permanent spot. Once, we had a war with a Fed Ex truck that was parked there for like 2 months. That one’s pretty hard not to notice. This is hard to police, and I don’t blame the management for it.
People in the complex don’t scoop the poop, let their kids run around screaming a bit too often, and cars play music too loud in the parking lot sometimes. This can happen anywhere, it just depends on the neighbor. One lady who lived above us, had post-​partum depression or something, and any time we made the slightest noise, would slam on her floor (our ceiling) constantly. I think it’s funny, cause I can hear the upstairs people way more than they can hear me. I doubt you hear my headboard shaking for the 2 minutes your husband can last, like I can you, since I’m below you. Normal apartment stuff.
Once, though, she called the complex and complained because my husband sneezed really loud while he was in the shower… at 2pm on a Saturday AFTERNOON… a Saturday. I apologize that people have allergies, and it echoes cause he’s in the SHOWER… wow, go live in a gated community lol. or buy a house, like I did.
Anyway, this is too long already, but what I’m getting at, is you can’t really judge an apartment complex for attitudes of neighbors. They’re not kindergarten teachers, and if you don’t know who’s dog is pooping in the grass, there’s nothing you can do about it, except watch where you’re walking. I don’t think it’s a ghetto complex, and, when I moved out, they actually refunded some of my deposit, which, from what I hear from friends, is pretty far fetched. I’d lived there 3 years, some stuff was worse for wear and tear lol. Anyway, if the complex seems good, try it, but maybe pay for an extra parking space for visitors, and tape the parking sticker on their window when they come.
