Del Mar Property Management

As a 24 year old young professional, I was weary of this company after reading a previous review stating that they discriminate against people my age. I am so happy to say that this was absolutely not the case during my recent experience with Del Mar Property Management. I applied for an apartment (with no cosigner) and was approved & offered a lease just two days after submitting my application. Wanda answered my emails promptly, and I had a viewing scheduled within two hours of my first email inquiry. I ended up deciding to pursue an apartment in a different location, but felt it was necessary to write a review based on my short time spent working with Wanda and this company. Don’t let the negative reviews discourage you, they are professional and completely fair!

I am a 24 year old working woman trying to find an apartment. I have 4 years of previous rental experience and a 734 credit score. It shouldn’t be this hard to rent an apartment!!! I always pay my rent on time and just got done with paying $ 1300 a month for the past year and $ 1395 for my rent for the year before that. This extremely discriminating property management company for some reason does not allow co-​signers. Why not have even more people on the lease to be responsible for paying for the rent?
I spoke with an extremely rude manager named Jeff who would not even take the time to explain why they don’t allow co-​signers. All he said was «It’s non negotiable.» And before that he was hesitant to even let me see the apartment because of my age. He assumed that someone aged 24 wouldn’t have a good credit score. He also judged my mother for calling for me (originally) to inquire about the apartment. I HAVE A FULL-​TIME JOB. I CANNOT MAKE CALLS DURING THE DAY. That is why my mother is calling for me.
Well… he and Del Mar Property management are losing out on someone who pays their rent on time every month, who has a great credit score, who is a quiet respectful tenant, and more. They are also losing out on having someone who makes over 400 K a year (my father) as a co-​signer. Do NOT put up with this company’s discrimination against young adults!!! I have a college degree and a full-​time job. Why should my age be a factor!!! I can meet most of the rent on my own, and my dad chips in on whatever I can’t pay. We’ve been doing this for years. In the past, we have never had any company have a problem with me having a co-​signer.

I and my family moved to the Central Coast about eight months ago, and were fortunate to get a rental soon after getting here. The house is now up for sale, and we were forced to find another rental. The rental market is CRAZY in this area! Too many prospective tenants, and too few rentals. Every property we had seen over the last month or two we found ourselves going up against several other prospective tenants. It’s a nightmare to try and find rentals here in this area. We had visited other property management companies in Arroyo Grande, and let me tell you… those are some of the most unprofessional people in the real estate industry. One company held our application fee/​check for a week and never processed our app or contacted us (thank God). Another was supposed to hold an open house within a half-​hour window, and never showed up, while us and 10 to 15 other people were outside the house waiting. Yet another company told us on one day that a property was still available and they were taking applications and to come in the next day, and when we came in the next day we were told that the property was already rented.
I and my family are very impressed and happy with the professionalism, courtesy, and urgency in which Wanda, Jeff, and Claudia treated us! I honestly would not recommend anyone to any other property management company than Del Mar who might be interested in renting in this area. Wanda and Jeff were sincerely happy for us when we were accepted. My wife actually cried when I told her that we got the house she wanted. This was the most beautiful house we had viewed during the last two months of our search.
I want to note (not brag) that I worked as a REALTOR for Century 21 in California for many years before moving here, and that I am a recipient of the Century 21 Centurion Award, which is reserved for the top 2% of all Century 21 agents worldwide. I only mention that because I know what it is to be professional, to treat all clients with respect, I understand all the aspects of customer service, and to have the sense of urgency when attempting to achieve the goals of your clients. Trust me when I tell you… the staff at Del Mar exceeded our expectations.

Finding a place in any area is a tough. When I was looking for a place to rent I filled out many applications with many different property managements. Many were rude and unprofessional, leaving me frustrated. When I came across Del Mar Properties I was pleasantly surprised with the professionalism and kindness of Wanda and her staff. I felt as if I have found a diamond in the rough. (Forgive my Aladdin pun) If or when there has ever been an issue with a leaky faucet for example it has always been addressed quickly. I always recommend Del Mar Properties to my friends when they are looking for a place to rent.

We have been renting through del mar for over a year now and have never had any problems. I have gone through many other property managements in this area and would hate to ever have to go through anywhere else besides del mar.

Wanda manages the home that my husband and I have been renting for a year. We are also home owners in another state, so we understand the importance of an efficient property manager. Wanda has addressed all issues that we have had in a prompt and professional way. She has proven herself to be courteous, responsive, and very trustworthy over the past year, and we are looking forward to working with her for another year.

I rented a property that Wanda managed. Del Mar Property Management was always very helpful. The only time I had a maintenance issue was during a rainstorm and Wanda was able to have the issue at hand resolved almost immediately. I loved using her service so much and the rental I lived in that although I was offered a new job that came with new living accommodations and free rent I nearly declined the offer.

I have been working with Wanda and staff for almost 20 years as a general building contractor and have found her to be kind, professional and a pleasure to work with. I hope I am fortunate enough to continue to provide services to her business for years to come.

We have been renting through Del Mar with Wanda for 3 years and the experience has been great. She has been very professional and always courteous. She has taken care of issues such as other tenants parking in front of our garage and locking ourselves out (oops) swiftly and without complaint. The staff at Del Mar did their best to get my family and I into a home and were quick to respond to my families every maintenance request. Even better, the staff Del Mar is very friendly and willing to work with you to ensure customers get what they need.

My fiancé and I rent one of the properties that Wanda manages. She has always been very nice and helpful. She made things very easy when we first moved in. She has always been quick to respond to any emails or phone calls. We’ve had some awful property managers in the past and Wanda has been a breath of fresh air.

Four years ago I needed someone to manage a property I inherited since I do not live in the area. I contacted Del Mar Property Mgt and met with Wanda. She was very helpful in advising me on what improvements were needed to maximize the property’s rental value.
She found the perfect tenants. They’ve been there almost four years, pay the rent on time, and have taken care of the place like it is their own property. When minor issues come up, Wanda lets me know in a timely manner and deals with them for me. I receive a monthly statement on time as well as the rental checks. Wanda and Del Mar have made managing this property as hassle free as possible. If you are looking for someone to manage your rental property, I highly recommend them.

I may have the unique distinction of being both a property owner and a tenant, simultaneously, in which both homes are managed by Wanda at Del Mar Property Management. In addition, she has managed homes for family members for years.
For the house I own, she found me the most incredible tenants who have been renting the house for 7 years. They not only pay on time, but they have improved the property to the point of getting a city beautification award. Wanda finds good and reasonable professionals whenever anything needs to be repaired, and she stays on top of seeing the work through to keep the tenants happy, as well as me, the owner.
For the house I rent, she has been more than fair and accommodating. I once forgot to send the rent on time, and she sent a very courteous and tactful message to remind me.
If you are an owner, you will find that Del Mar carefully screens potential tenants who will be held accountable to treat their new homes with respect. This is as it should be. If you are a renter, please know she will be careful to make sure you have the ability to pay your rent and have that respect for the homes she manages. That is also as it should be.
I highly recommend Wanda if you are an owner and/​or if you are a responsible renter. After doing business with her on both sides of the fence for years, I know she is the best, and I would recommend her unequivocally. And I do it often.

Wanda at Del Mar Property Mgmt has been managing my home as a rental for some time now. She is very professional and thorough. I depend on her experience to help me make decisions that will best protect my property value, find me renters that will respect my home and provide a nice home to others. Wanda and her staff manage all the repairs or maintenance on my home as needed. I have worked with other property managers but Wanda is devoted to providing a very solid service. I’m sorry Virginia had a bad experience but with my experience I’d say Virginia was an isolated case.

I have dealt with Del Mar Property Management over the past 12 years and have found Wanda and her staff to be nothing but professional, quick to respond and go beyond the standard when it comes to customer service. Being a local on the Central Coast for over 50 years, I highly recommend Wanda and Del Mar to owners looking for the right management company to tenants looking for someone who will be there and cares.

I’ve never felt the need to write such a horrible review, but after my experience today it’s only fair. Terrible service provided by Wanda; Scatter brained & unprofessional! Only spoke with her over the phone once and she was very condescending. It’s not hard to be nice… she really needs to change her attitude. I’ve dealt w/​several prop. mgrs., but none as rude as her… she takes the cake on this one. There’s a lot more to the story, but I won’t go on. BOTTOM LINE: I would NEVER want to have her as a property manager.
