DO NOT RENT FROM THIS COMPANY. Folkerson evicted my two young kids and myself when I was 6 month pregnant because I did want I was suppose to do. The day I signed my lease I have him on video asking what I need to do to add my fiancé/​kids father to the lease because he was in a different state. He told me to write a letter and he has never seen anyone get rejected, there isn’t a issue with thag. The same day I turned the letter into the office. He replied back no roomamtes, I wrote back stating he isn’t a roommate, does he need to fill out an application, what do you need and the next letter was eviction notice and court date. I signed my lease July 24 the eviction was for July 10, we went to court the judge sided with him because they are buddy buddy. There isn’t a real office to go inside and talk to someone all you can do is call the number leave a message and no one will ever return your call. You have to do everything in writing l, he doesn’t come out and fixed anything as promised. I’ve lived in that house for a month and a half and already have to leave. Not because rent was late, not because of pet voliation, but because he didn’t want to add anyone to the lease after he told me it was ok. If you don’t believe me you can call my phone 2 564 179 188. If I could give this business zero starts I would. Do not rent from this property management. I ignore all the bad reviews this company had and decided to rent a property from them. Worst mistake I ever done. Please learn from my mistake and avoid renting from Mr. Folkerson at all cost. He does not return calls or emails and no matter how clean you leave the house, he will not give return your deposit. I met with Mr. Folkerson for my final move out inspection, during the inspection he said the house look good and there was no issues. I provided a carpet cleaning receipt and he assure me that there were no issues. Four weeks later, I get a letter in the mail charging me $ 580 in cleaning fees. This guy just takes advantages of his tenants avoid at all cost.

I rented a town home from December 2011 till March 2013. When searching for a location in Killeen I came across many negative reviews about the property management, and decided to still give it a go. When I first met Mr. Folkerson he stressed the «no pet» policy, I had just redeployed and was on crutches and injured and had hoped to get a dog for security. The property was nice and I had two parking spots for both of my cars. I figured damn a dog I need a place to lay my head at and for the price I couldn’t beat it. I signed paperwork designating that I would never have a pet whether a dog to a fish, no problem I bought a pistol instead ;) I had to call in only 2 service calls for my a/​c and toilet, now it is hard to reach anyone outside of the phone service, but they got it fixed for me. I gave a 60 day notice of my vacating the property, since I was leaving the state I made an exit interview with Mr. Folkerson, he was a no show. However, my deposit was received a few days ago and it was the full deposit returned. No complaints here…

If I could give this place negative stars I would. My experience with them was a nightmare. Yes their properties might look nice, but all I have to say is BEWARE!
My husband and I rented a townhouse from them. The property was nice, but was a little tattered. However, it was a much bigger place than we could have ever dreamed of renting in California and for a cheap price. Sounds good so far right? read on…
My husband signed a one year lease since he knew he would be deployed in the next 6 months or so and wanted to make sure that everything was in order. Since he was deploying and since I had no family or friends in town yet he thought it would be a good idea to get a dog. I went in the management office to fill out the pet deposit paperwork. It was $ 100 (they cashed the check right away) on the agreement there were NO specifications on the size or breed of the dog. Since we were adopting the dog I wasn’t exactly sure what the breed was since she was a mix. So I put a question mark by the breed. I asked if that was ok and they said sure. They accepted my application with the question mark on it and my $ 100 check. Luckily I asked for a copy.
Fast forward several months, my husband got deployed. As many families in Killeen know it’s really tough to deal with deployments and ESPECIALLY at the beginning. My dog really helped me during this time. I thought all I had to do was just wait for him to return home safely.
WRONG! 2 weeks after his deployment I came home at night from school to a notice of eviction on my door. The letter said I had 24 hours to vacate. The reason was that because I had a large dog. (???) Since there was NO specifications on the agreement I thought it was a mistake and went to the office first thing in the morning. The lady at the front desk told me very rudely that it was not a mistake. When I told her about how there were no specifications on the agreement and I EVEN left a question mark on the form her response was… «Well your husband knew» And this is after I had told her he was just deployed. Of course my husband didn’t know anything about it when I did speak to him. It broke my heart to add to the stress he was already going through.
The strange thing was that the property manager never came around the property when my husband was still there. However, he started popping up here and there once my husband had deployed. I even caught him harrassing my dog from the other side of the fence one day. At the time I didn’t know it was the property manager though.
So with the eviction notice they wanted me to pay the rent for the rest of the lease which was like 4 months, keep my deposit, and have me out of there ASAP. I couldn’t believe it and luckily an awesome lawyer at JAG was able to help me at least be able to stay til the end of the lease. In the end I ended up having to give up my dog and move to a not so great area in Killeen.
I know this is long post, but I know that no body wants to put their family or deployed spouse through this. Deployments are difficult and heart breaking enough without greedy vultures trying to take you for all you’ve got while you are most vulnerable. I was completely disgusted by their behavior. But learned a lot about the lack of tenant laws in Texas.
I did contact the Tenant’s Union of Texas and forwarded all of the paperwork and correspondence with this shady management.
If you rent from them get EVERYTHING in writing, keep multiple copies, and do not get pets.
One more thing. he kept our whole deposit (which was expected) but then charged an additional $ 680 of ridiculous charges. One was like $ 80 to sweep the driveway because there were leaves. It was freaking fall! and windy! AND there were trees right by the driveway. Another was over $ 100 to clean the leaves out of the gutter.
If you do rent from them good luck.

I would give 0 stars if I could. My wife and I rented a place from here and the property was pretty good at first, although the neighborhood left something to desire. There were a few things wrong like a cracked window in the back but they assured us it would be fixed. Things quickly started breaking. They would not answer the phone, refused to answer emails, no office hours, there was no way to contact them. the only time we heard from them was the 1^st of the month with a bill. We contacted them somehow about a pet deposit and they informed us it was $ 500. We found a dog we were thinking about getting and trying him out for the weekend when a guy stopped by and asked about the dog. I told him we were trying it out and on Monday we received a notice that my family had 3 days to vacate the premises. Ok you know what fine, we technically violated the lease whatever, but 3 days? We found a place and moved out in 2. Then they had the balls to charge us for the next months rent even though they kicked us out well before the next billing period. They charged us $ 2400 and kept our deposit. I filed complaints against them to Fort Hood Housing and the Better Business Bureau and whoever will listen. DO NOT rent from them unless after you rent you don’t ever want to be able to contact your rental company. ZERO out of 5 is my real rating. However, don’t take my word for it, 95% of all reviews online are 1 star. Even their website is kind of creepy.

When looking for a place, we narrowed our search to two companies and Folkerson was one of them. Their properties were very well cared for and looked amazing compared to most of the slum agencies in the area. My only complaint is their communication & office system. They can be difficult to reach and block their calls to you. Somewhat understandable I guess. I really liked their small company feel. In their defense, I can appreciate the fact that they charge for damages and repairs. We looked at a home they were repairing and they were actually making repairs. From my experiences they were one of the few companies that did. We didn’t end up signing a lease due to layout/​floor plan issues but I would definitely recommend them based on what I saw.

Be warned in dealing with them. They do their own repair and prep work, and in my opinion they grossly overcharge for the work because the profits go straight back to them. They made much more off of us through the work then they ever did in management fees, and it’s hard to believe that wasn’t their intention given the very, very high amount we were charged for simple and mostly unneeded things on an only 2 year old and well maintained house. We weren’t ever asked or even told the work would be done, they just did it and took the money from our escrow deposit and rent proceeds. We’ve found out since that most companies give you a dollar amount (like $ 200) that they will do before they ask, but with Folkerson this was not the case. We never knew what we were getting until we got our deposit, and even then they would refuse to detail how the hundreds of dollars were spent and would only mail a monthly statement midmonth, which would have very undetailed invoices attached that lump summed the work together. They (meaning the office staff of very few that includes the owners wife) offered no kind of communication or customer service on top of everything else, and more often then not were actually really rude to us. My suggestion is to research them, read reviews, and ask hard questions to them and get promises in writing. I didn’t do so until afterwards and that’s when I saw how many other unsatisfied people had dealt with them with the same complaints I had. I’m sure it would have saved me some major, major money had I known about them beforehand… and we were only with them for a few short months. They try to sell themselves as quality freaks, but in my opinion it had nothing to do with quality, in my opinion I was just left very taken advantage of and left trying to take care of a huge mess from across the country. It was not a good experience at all.
