Glad I escaped. Nice apartments that were built centuries ago, but it’s the management that’s bringing this place down.

SAVE YOUR MONEY& SANITY! Do not even consider moving into this place! Lived here for 1 year and couldn’t take anymore. This place looks so serene from the outside if you’re just visiting the complex. If you have a view of the bay YOU WILL BE CHARGED ALOT MORE FOR RENT. Nice view can’t lie. But here’s what it’s like to have been a tenant. MANAGEMENT IS AWFUL! They do not care about your concerns nor complaints and trust me you’ll have plenty. From dog poop everywhere, loud barking dogs all hours of the night, drug dealers all around bumping their music middle of the night, trash everywhere, security is present but non chalant, NO PARKING if you have anyone over as they are always taken, cars being broken into, 3 rape incidents, laundry machines taking your money and not working-​management won’t help you btw you have to deal with the laundromat company yourself, VERY CHEAP CARPETS you can tear into with your nail, HOLLOW WALLS — I could hear my neighbors phone vibrate all the time aside from other things, the kitchen and bathroom countertops as well as tub are the cheapest material so if you get toothpaste on it YOU WILL BE CHARGED to repaint or relaminate NO JOKE! It also stinks of dog and cat urine and becomes repulsive during warm weather. RENT INCREASES EVERY YEAR BY ALOT! $ 1675 to $ 2300!
Pros: gym and the view if you live on a certain floor with the view of the bay, other than that you’re screwed.
TRUST ME THIS PLACE IS A DUMP. If you want your deposit back forget it. These assholes bring you a checklist of things to be cleaned before you move out. The staff member that came for the initial inspection of our apartment was in awe because of how immaculate we kept the apt. Comcast guy came once and said our apt should be a showroom-​but SHITY VIEW took our entire deposit! We have no kids nor any pets and I have a cleaning ocd-​so here you have it. Btw apartment tenant turn over rate is ridiculous. Every single tenant in our building unit moved out within 6 months of each other.
Save your money, sanity as well as hygiene and look elsewhere.
They think contacting me on Unilocal is going to make any difference! Wish they were this prompt or responsible during our stay there!

Just moved into this complex with my roommate and the office team (Alex, Leslie, and Lisa) have all been super helpful with the process. They have answered all of our questions and have helped with any issues that have arisen. Thank you for your help office team!

Pros
I moved to this place so me and my 10 year old daughter could enjoy the amenities. At times it can be peaceful — it’s mostly in the morning. Because we are poolside, you can hear the water from the pond and due to the many trees surrounding our apartment you can hear the birds chirping.
The gym area is nice but the other pool next to the courts doesn’t look like it is maintained like the main pool. There’s is no net for the volleyball court.
Cons
Maintenance — The bbq pit is not working? Where’s maintenance? Just like our lousy wash system and pay machine that keeps breaking down every week. It’s a joke. I am really upset that it’s been close to 2 months for the work orders to be completed. They have to come out again. They followed up 2 weeks ago and they still haven’t made it out here. It’s very frustrating.
Crime — There was a shooting here not too long ago. There are also a lot of robberies that have also taken place in the community.
Pool — People from the college regularly sneak in and the office staff does nothing to ensure that the people actually live here. Because this is a big community next to the college you get disrespectful, immature young girls and guys that thinks it’s okay to wear inappropriate attire in the pool area. So if you have kids, you have to watch out for this. The girls flaunt around in thongs, drinking and smoking weed. They don’t enforce what could also be worn in the common pool area which is unfortunate. Management doesn’t enforce this for the families or kids that live here. They cater more to the college kids and keeping them happy. If you complain, it falls on deaf ears. I posted pics, you can see for yourself.
It is also very common to see alcohol drinking in the pool area. People also sneak in past closing hours and throw BBQs past midnight even during weeknights. We also woke up to people attempting to start a threesome in the jacuzzi area at night. During the summer the pool area can be very problematic. College students and outsiders that don’t live here sneak in use up the BBQ space and old residents still have the pool key and swim here anytime they want.
Maintenance — The maintenance of this place is not up to par and certainly doesn’t reflect the amount of rent you pay for this unit. My closet door is still broken that they have been here to fix multiple times. I am still waiting for maintenance to come out!!! It’s been over a month and they followed up once and still haven’t heard back from them. The paint easily chips, and the cabinetry is very old. I also have mold in our shower area that I tried scrubbing off.
Rent — Rent for my two bedroom will be increasing to almost $ 2500, which is part of their standard 10% increase per year. This doesn’t encourage long time stay. Can I ask what they are doing with this money? Definitely not updating the apartments. Maybe the amenities to make it look better.
Management — Darneisha, Alex, Nicole, and my favorite Lisa really do care about the apartment community. Do not deal with Tim because he has no concern for any of your concerns, it falls on deaf ears. They don’t care about us voicing our concerns. Once he stated «Am I the bikini police when a girl was in front our balcony on all fours, bong on the table in a thong bikini.
Laundry — Laundry machines are always breaking down. It’s joke how they rip you off here and the machines don’t wash your close right. I always have to select power wash and select an extra rinse cycle. You also have to be careful. I had all of my white clothes stolen out of our laundry facility. They don’t lock it at night.
We are entering into our last year. I can’t stand living in a place where they cater to an immature environment. They rather cycle out families and keep the community dorm like. You’re better off at a different community than wasting your hard earned money than to deal with this BS.

Great place to live. Checked a few other places around the area didn’t feel that vibe. Great staff. All was friendly and helpful. First week when moving in we had a problem with our refrigerator, called the main office and maintenance was here in less than an hour. Replaced it and everything was running smoothly. This part of the complex everyone seems to be very quiet which is a major plus! The grounds are well kept. Wish those running water that goes along side the buildings started to work again. That would give it more of a luxurious feel to the landscape. Hopefully it goes back on during the winter when there’s lots of rain. Overall it’s a nice place to live. Great staff too!

This is the 3^rd time they refuse to find my package in the office. They told me that package is never been delivered. So I had to talk with UPS back and force to figure out where the package went. Eventually, UPS have to give up on the package and I have to reorder it. But 1 month later they sent me a notice said that I have a package that is never been picked up, and they will through away if I do not pick up right way. How irresponsible stuff is!!!

The office staff don’t care about the residents. You tell them about a complaint and they don’t care about your concern. You have to tell them several times before you can get anything fixed. There was black gunk coming out of the bathroom sink where we brush our teeth. They didn’t care. Finally after telling them 3 times they cleaned it up. You are not allowed to have hot water. Except when the weather is hot out. We have told them about this about 10 times. They say it is fixed and maybe the next day the water is a little bit warmer. Then goes back to what it was. Just warm shower. I like a hot shower especially on a cold day. They will raise the rent $ 100 a year.

Been living here 8 months. The only thing I would really complain about is the pet friendliness of this place. We have a small dog, and nowhere can we find a grassy ground for our pet to do his business, unless we walk by the street. We are paying $ 50 a month for our pet. The pet ground looks like it is not maintained at all. Like all the other Unilocalers, dog poops all over; noone pickups! I’ve lived in other apartments and only paid $ 25/​month for our dog, and with that comes a nice grassy fields for pets.
Other cons:
1-​Yes, you can hear your neighbor as if they’re only in the other room. In the beginning, I thought someone is taking a shower in my bathroom even when I’m the only one home.
2– Expect college parties; loud conversations/​karaōke or someone pissed on the phone!
3– Guest parking — forget having people over… where would they park??? We paid the extra $ 40 for another spot, but it wasn’t near our apartment. My daughter went on a mini vacation and she left her car parked there. It was towed because noone knew they were doing ground maintenance/​asphalt/​painting. Sure they put flyers in the area, but since we don’t live in the area, I didn’t see the flyers. We cancelled that! It was closer to park on the street if she finds one, otherwise, she parks behind me in the garage. She comes home late so most of the time there is no more guest parking; we have the garage instead of the covered carport.
4– I have to walk by the garbage shed everytime and it’s always filthy
5– The countertops get dirty/​stain easily but harder to clean. Our bathroom countertop has old tape and stain that wasn’t removed!
6– Their keys can be easily duplicated! and i haven’t asked if the locks are replaced each time a tenant moves out. Our’s doesn’t look like it’s been replaced for quite awhile.
For the most part, the complex is quiet if you get lucky with your neighbor. I like the courtyards setting. My apartment is the 1 bedroom and 1 bath one. The bedroom is pretty spacious. We have a queen bed and a full size bed for me and my daughter and still plenty of room for drawers, desks etc… there’s plenty of closet space in the bedroom and a big one in the hallway too. Closet doors are all mirrored. The living area is also big that goes out to the patio. There’s a storage out in the patio. There’s a fake fireplace in the living room and mirror over it; Fake as in fake logs and a plugged in C9 bulb (like the ones you use for Christmas villages). Packages can be delivered at the office, but sometimes you have to wait for your turn to be waited on just to pick it up. One time i had to wait 20 minutes behind 2 costumers waiting and looking for apartment and it only took a minute for them to give me my package. (Alex wasn’t there)…

I lived here for over 3 years and finally left when a better opportunity was presented. The rent will go up every year by atleast $ 100 no matter what. Not like most apartments but you will pay for utilities such as water and garbage.
When I moved in the staff was very helpful and pleasant. The staff does change quiet often inside the office. Maintenance staff is pretty good and they have a ²⁴⁄₇ number just in case of a major issue inside your apartment.
Apartment Grounds:
A lot of trees and vegetation. There are a lot of dogs and cats in the apartments. It is common to see feces throughout the area so be careful where you step. The apartment provides plenty of trash cans and plastic bags at various locations for pet owners to pick up after their pets. I had a lower level porch and hated how the grounds keepers use their leaf blowers to blow leaves and other items into my porch leaving my chairs and various items left outside covered with dirt and leaves. Very inconsiderate and unprofessional to do that. The pool is usually crowded and noisy during the warmer months. Despite the rules posted you’ll most likely see plenty of alcohol and loud music until or past 10pm.
Parking Lots:
Parking is a major issue unless you come home early or park on the street which fills up quick too. There was a $ 40 fee for an additional reserve parking space. It was common to come to the apartment and find an unauthorized car in my spot. I would call security but the person usually came back to their car within 1 – 2 hours and wouldn’t get towed. I seen plenty of other vehicles towed. It was common to see vehicles broken into with shattered glass on the ground. My neighbors car was stolen directly from outside their window. Students from CSUEB park in the lot and walk on to campus. It is common for residents to run stop signs and speed through the apartment so be cautious when walking around. I almost got hit a few times while driving, walking to various locations at the apartment. It was common to find garbage/​trash in the parking lots around the cars. The grounds keepers can only do so much but it also takes the residents to do their part and not litter.
Apartment:
The interior had what appeared to be wooden floors but was basically wood grain vinyl and felt like linoleum floors. We had plenty of issues because the vinyl floor would rise along the seems and the previous tenant left plenty of stains on the ground in the kitchen, living room and bathroom areas. We did not get brand new floors. The kitchen area was very bad. The cabinets were old and had a lot of moisture/​liquids damage because the side were warped and bridle. The shower faucet broke often as well. After awhile I was unable to control the water temperature because parts inside were stripped. The interior paint was the worst. They do not properly repaint the interior of the apartment. It was common to find the paint sticky in the kitchen and bathroom areas. The walls and floors are very thin so you will hear your neighbors such as their conversations, heavy feet, or even sneezing.
Security:
They are around at night and will help towing cars but other then that I found them to be very unreliable. I called them often because my neighbors upstairs fought a lot whether they were slamming their doors, yelling or getting physical. The security guard told me no one was home or they weren’t doing anything. Also had times where 10 – 20 people would loiter in the parking lot after 10pm and be noisy which is an inconvenience because I worked at 6am and my neighbors worked early as well. I called security regarding this issue and they told me they are off in 20 minutes so they would not be able to do anything and the next shift would handle it but they wont be there until at least 30 minutes later. I only lived about a 2 minute walk from their shack located outside of the leasing office. I worked security before so I know it is relatively easy to have a crowd disperse and does not take long. I know security guards here are not Police Officers but they could at least address the issue directly or indirectly and due to safety concerns then have Hayward Police involved when needed. Overall, you are better off handling things yourself or directly calling Hayward Police which was what I had to do multiple times because of my neighbors’ domestic violence issues and people loitering in the parking lots.
I would only recommend college students to live here but if you have a family or working professional then avoid this apartment. Good luck getting your deposit back. They will find everything and anything to charge in the moving out fees which ironically matched the Security Deposit fee when I initially moved in. This review sums up my 3 year experience living here. Come by and take a look if you are interested but do you research based on other reviews and explore options around the area.

My husband and I have lived at City View almost 8 years and we like it. Rafael came up to fix a clog in the sink recently and my husband pointed out the bathroom floor is getting old and discolored. The next week Rafael had a team here putting in a new bathroom AND kitchen floor — the type that looks like wood. They did a wonderful job.
Charles also replaced the kitchen light in a timely manner and re-​caulked the back of the kitchen sink. Both Rafael and Charles were very friendly and helpful.
We have never had any problems here. The maintenance people and office staff have always been friendly and helpful. The grounds are very nice and well-​maintained. The acoustics in the apartment are great. We had college students living below us years ago and we could barely hear their parties until they started to leave and talked outside, and that was no big deal.
We have always paid our rent on the day it was due and we don’t complain about every little thing so our rent hasn’t gone up too much, since we sign a new lease each time. We do like City View. I can walk around the grounds early in the morning, or at night, and never have any safety problems.

An update of my review:
–We have been here for more than 5 years and last year was the first and only year we actually get Hot water for shower. Be prepared to take shower during winter in lukewarm water.
–Laundry machines don’t wash well. They take money, but don’t wash very well. and my clothes aren’t filthy.
–2 weeks ago, two the units nearby got broken into, in the span of only 2 hours while my neighbour was away. Care to notify and remind your renters? Nope. They covered it up. They have to cover it up– on top of all the cars being broken into/​stolen around here. Every neighbour who’s been here for awhile around me has had their car stolen /​broken into. Mine too.
–Still, watch where you step, there are mines (dog poop) everywhere.

Ahhh City View, part of me liked the place, part of me didn’t. My girlfriend and I lived in the community for two years and have seen my fair share things. From the moment I first visited the community, I already had bad feeling. But since there was not a place within our price range this was the only community that would work for us. After placing a hold on the apartment, I get a phone call the next morning and was told that because I did not do the applications yet, they would take my hold off. We were never informed that we had to do the applications right away and I had to contact the leasing manager to get it resolved.
Once we moved in, we needed a second spot for my girlfriend’s car. At an additional cost of $ 40 it wasn’t that bad. We had the second spot up the hill a bit near the maintenance shop. Guest parking was not available because City View does not appear to regulate how long a car has parked in one of the «guest» spots. I would often see the same car park there over and over again. Our second parking was often taken by some kid who had a party and we were told to park somewhere else most of time. What’s the point in paying $ 40 if I constantly have to park somewhere else. It came to a point where we were fed up with that spot and asked for another. Our second parking spot was closer to our apartment. However, I guess someone didn’t like the fact that we got that spot and would often find her car with a dead battery since the headlights were turned on. As many of you know a 1996 Accord is one of the easiest to break into. With that said the car was stolen as well and once we got it back and requested a different parking again, it was broken into and the stereo was stolen. My car was dented as well from someone moving in a bunch of boxes in the middle of the night and of course management couldn’t do anything and my new neighbors denied everything.
The apartment itself was a decent size (662 sqft) with a small utilities closet by the front door and with a good size balcony. I loved the fact that we can have a bbq on the balcony since people would often use and take up the community one. The appliances were pretty old, especially the stove/​oven which had a 70s feel to it. The paint and drywall in the closet and storage outside were chipped all around but they did install new carpet. There was an electric fireplace which we used for the first month as it was fun to do. The bedroom was a decent size and fit most of our stuff. There was a space heater in the bedroom and dinning room area. The walls are very thin so you can actually hear your neighbor either using the restroom or having a little adult fun. The biggest annoyance I had here for the apartment came towards the end of our time here. The refrigerator wasn’t working properly and everything inside were melting or going bad. Once I put the work order in, they replaced it within 24 hours, which is great! However, the brand new refrigerator started to go on the fritz again and I placed a second work order in which I informed them that it was most likely the outlet. The maintenance guy came in the told my girlfriend that the fridge was shorting out because we plug in a regular old iron. That statement made absolutely no sense. I plugged the fridge into a different outlet and it worked fine until the end.
The amenities are pretty good. There is a decent size fitness center, a game room, a pool/​bbq area and a few places where you can either take a dog, kids or a relaxing place. You can read other reviews regarding these amenities since my amenities key never worked for the fitness center or game room. Laundry is located throughout the community and there are no cameras in there. So you would either sit and watch your stuff or don’t care if it goes missing. People would grab your clothes and throw them on top of the machines if you leave it there for a couple of minutes after it is done. I say people and not residents because there are many people outside of the community who uses the laundry rooms.
Management and maintenance were pretty good after the move in. I never really needed to go to management that often but when I needed to there were quite helpful. Maintenance were pretty quick with the work orders except for one time when my kitchen light was out for 2 weeks even after I placed the work order. The after hours patrol was pretty good at helping us when people parked in our spot.
The community has a lot of students from CSUEB and would leave a lot of garbage everywhere yet the staff cleaned it up pretty well every morning. If you’re looking to move in, I would strongly suggest that you think about being able to hear your neighbors all the time, possibly having your spot taken by some kids having a party or your vehicle being vandalized. Again management and maintenance does everything they can and what can you expect from a place that houses a lot of students.

So far so good! My girlfriend and I, recently signed our lease at CityView Apartments last week. We are moving in this Monday!
I will say this, after working with Alex in the leasing office, I’m pleased with the experience thus far. Alex has been exceptional to work with, flexible, and has gone out of his way, to make our experience good.
I’m excited about the location, view, and amenities. I’m sure I’ll update this post, after a few months of living there. So I give my feedback on the living situation, but I don’t foresee any big issues honestly.

we have lived here at city view for almost 8 yrs now, and although the rent keeps increasing every yr, id say it is worth the money for location, amenities, and upkeep. dont get me wrong tho, we still cringe when our lease is up anticipating the damage for renewal. grrr.
a few issues we have every now and then would be dealing with repairs. some times it takes within a day or two, or even a few hrs, other times we’ve had to wait for a few months til they attend to our concerns. overall, they do a good job when it comes down to work quality, i. e cleaning up after themselves, leaving notes of entrance, and giving us a heads up.
the parking is a hassle. id say pay the 40 $ to save you the time, and peace of mind finding one after a long day’s work. you can eat a box of noodles in the meantime rather than a gourmet meal once a month to pay for it.
there will be college kids galore here, bc if you havent noticed, theres a big campus called cal state east bay across the street. duh! with the yrs we have lived here, there’s really only been two annoyingly crazy ones, the rest are tolerable. just pop a sleeping pill, turn on your own headphones, and youll rest peacefully in your own world. but if you cant handle the expected parties some of em will likely throw thruout the yr, get a mobile home and ‘bye felisha’.
to conclude, we’d like to recognize alex at the office! he is fairly new, but each time we have had a concern, he addresses them outstandingly and professionally with grace and good humor. he has followed up as he promises, and takes great care of us in acknowledging issues genuinely. thank you, and we hope with all the consistently rising rent you are compensated appropriately!

The most ghetto over priced to stay please be prepared to tow cars, have people busting out windows, making all kinds of noise anytime a night and security is a joke. Management is soft as Cotten when it comes to regulations on the property this place has been the worst place I’ve ever lived in. They have the NERVE to charge what they do, the accept section 8 the walls are so thin you can hear the people up strait from you pissing. Don’t waist your time or money on this place. The amenities are hella old and they don’t have washers and dryers. The whole property is covered in dog shit.

This place is amazing! All the amenities that it offers, from the pool to the health center, make it feel like a live-​in resort. I moved in recently and i gotta say the whole process went by very smoothly! The staff in the leasing office was very helpful especially Alex who went the extra mile (literally) to help me move my 70lb suitcase! I would definitely recommend living here.

After the nightmare dealing with The Bridge, we found City View up on the Hayward hills. Alex was very tentative and helpful with our application process until we moved in. Even though he is fairly new to the job, he demonstrated excellent customer service, very knowledgable about the leasing business and not to mention super super nice. Whatever we need his assistant with even after we already moved in, he will do his best to assist us
I love the location. The best place in Hayward compare to others. The problem we face is the parking situation because all the visitor spots are ALWAYS taken. College kids throw party late at night during weekdays. Other than that Amenity is great. Maintenance team are on the spot! We submitted our work order and they resolved it right away.
Overall location is great! CiTy View Property management team and maintenance are the best especially Alex! Kudos Award for Alex!!!

I’ve lived at City View since June of this year and the I can say that they’re staff in the office has always been very helpful when I’ve had any issues, however, there have been many issues with the apartment. (1) I’ve had a leaky toilet, (2) paint that is sticky and peeling (I believe they’ve only used primer and not paint on the walls) and they did a horrible job painting the kitchen (everything sticks to the inside of the cabinets), (3) I have had a serious problem with ants, and silverfish and it’s not yet been resolved, (4) my microwave handle just came off in my hand (which was fixed the next day), (5) my drawer on my stove keeps coming off the tracks (6) the shower had to be re-​done because they putting cocking right over the mildew and I complained, (7) I have complained a couple times about my extremely loud neighbors that have parties constantly.
All in all, I feel that I was given the completely wrong impression regarding how well this complex is cared for and I’m seriously disappointed in the amount of rent I’m paying for getting so little and constantly having to complain about things that shouldn’t be an issue if they were done right in the first place. If I have more issues, I’m going to see what I can do about breaking my lease and I’ll contact an attorney if needed. I feel it’s unfair for people to pay as much rent as we are for such a crappy environment.

I just moved into City View Apt and already want to MOVE OUT!!! I feel like I have to constantly report a problem with the leasing office. I know the guy we talk to, can only do so much, but the leasing office need to be more strict on their policy. I have never encounter such inconsiderate, rude, and careless neighbors before.
People walking their dogs without a leash and not even picking up after them. Smoking and throwing it everywhere.
I also understand some of the complex are college students, so there’s never any guest parking, but when you reserve the carport for your guest please make sure they know how to park.
As many people on Unilocal is unsatisfied, I am surprise, they haven’t become more strict on people living there.

I have been infected with bed bugs in my apartments recently. I don’t know how I got them but I believe it got transferred over from my neighboring apartment. When I informed the leasing office 5 days ago they said Wait 3 days. Now after 5 days they want me to wait another 10 days before the pest control can come. I’m getting bit all the time. I feel they are providing horrible service to their residents.
